Living in Vero Beach

Vero Beach is the county seat of Indian River County and the centre of its shopping, health care and culture. The Indian River Lagoon divides it in two: the barrier island, with Ocean Drive, the beaches and the private club communities, and the mainland, with the historic downtown along 14th Avenue, Royal Palm Pointe on the river, the Jackie Robinson Training Complex at Historic Dodgertown, McKee Botanical Garden and most of the golf, gated and 55-plus communities. Three bridges join them: the Alma Lee Loy Bridge on 17th Street, the Merrill P. Barber Bridge on State Road 60 and the Wabasso Bridge to the north. Cleveland Clinic Indian River Hospital, Vero Beach Regional Airport, home of Piper Aircraft, and I-95 are all on the mainland, and Melbourne Orlando International Airport is about forty-five minutes north.

The Barrier Island and Ocean Drive

Across the lagoon, the barrier island holds Vero Beach's oceanside village. Ocean Drive runs past Humiston Park, the Kimpton Vero Beach Hotel & Spa, boutiques and restaurants, with Jaycee Park to the north and South Beach Park to the south, and Riverside Park on the river side of the island holds the Vero Beach Museum of Art and Riverside Theatre. Homes range from cottages and older houses in Central Beach and around the Riomar Country Club to oceanfront condominiums along A1A and gated ocean-to-river communities such as Castaway Cove, while The Moorings has its own yacht club. North of the city, John's Island in Indian River Shores, Orchid Island Golf & Beach Club and Windsor are private club communities whose initiation, equity and dues terms differ, and we confirm them before you offer. Beachland Elementary and Saint Edward's School are on the island.

The Indian River Lagoon and Boating

The Indian River Lagoon runs the length of Vero Beach and shapes both its waterfront and its prices. River-front homes with docks line the island's west shore in communities such as The Moorings, and on the mainland river-front homes include Grand Harbor's Laguna Village. Boats reach the Atlantic through the Fort Pierce Inlet to the south or the Sebastian Inlet to the north, a long run either way, so a Vero Beach dock is as much about the lagoon's fishing and cruising as the ocean. Water depth at the dock and across the flats, the seawall or shoreline, dock and lift permits and the flood zone vary lot by lot, and we check them for every waterfront home we show. On the mainland, many communities are built around lakes rather than canals.

Golf, Gated and 55-Plus Communities

Most of Vero Beach's community living is on the mainland. Grand Harbor, on the river north of downtown, combines golf and a beach club with villages of homes and condominiums; Indian River Club in south Vero wraps courtyard homes, golf cottages and condominiums around its course; and Pointe West, west of the city, adds golf villages and the gated Polo Grounds. Vista Royale is a 55-and-over condominium community with its own 27-hole golf course and clubhouses, and Woodfield is a 55-plus community of villas and homes on lakes. Majestic Oaks and Lost Tree Preserve are gated communities of family homes, and Verona Trace and Hampton Park add lake-view and new homes to the west. Club membership, association fees, age rules and leasing rules differ in each, and they are the first documents we pull.

Neighborhoods

It depends on the side of the lagoon. The 55-plus condominiums of Vista Royale and older mainland houses in Vero Beach Highlands and Oslo Park are the most attainable way in, new construction in Vero Lake Estates and the western communities sits in the middle, and golf homes in Grand Harbor and Indian River Club, river-front homes and the barrier island carry the highest prices. Is a Vero Beach address inside the City of Vero Beach?
Not always. The City of Vero Beach covers downtown, part of the mainland and the centre of the barrier island around Ocean Drive, but Vero Beach mailing addresses reach well beyond it into unincorporated Indian River County, including Vero Lake Estates, and Indian River Shores is a separate town on the island. The municipality decides the property tax rate, the water and sewer provider and the building department, so we confirm it on the county property appraiser's record before you compare prices.
Do Vero Beach club communities require a membership?
It varies by community, and it is the first question to ask. Some private clubs on the barrier island and on the river tie a membership to the home, others offer optional or invitation-only categories, and initiation fees, equity contributions and annual dues differ widely. Many mainland neighbourhoods, such as Vero Lake Estates and Oslo Park, have no club or association at all. Florida's milestone inspection and structural integrity reserve study apply to condominium buildings three stories or taller, including the taller oceanfront buildings on the island; two-story garden buildings such as those in Vista Royale fall below that threshold, but their budget, reserves, roof age and insurance still set the monthly cost. Many Vero Beach condos are also age-restricted, require association approval and limit leasing.
