BreakThru Dream Home Project is BreakThru Realty’s program for buyers who are open to a home that needs work. The brokerage finds homes in the location you want, checks what each could become before you commit, and coordinates the architects, designers and licensed contractors you choose, from a cosmetic refresh to a teardown and a new home.

Does BreakThru Realty do the renovation work itself?

No. BreakThru Realty is a licensed Florida real estate brokerage. Design and construction are performed by licensed, insured architects, designers and contractors that you choose and contract with directly. The brokerage handles the real estate and coordinates the people and the schedule.

Is the program only for large renovations?

No. Projects are grouped into four sizes: Refresh for cosmetic work, Remodel for kitchens, baths and outdoor living, Transform for whole-home renovations and additions, and Build for a teardown and a new home. A buyer planning new floors and paint is as welcome as one planning a custom house.

How do I know what a renovation will cost before I buy?

Through the Potential Check during your inspection period: a licensed contractor walks the home, a design professional reads the lot and the layout, and the flood zone, permit history and association rules are checked. The cost range comes from the contractors’ written bids, not from an online estimate.

Do I have to be filmed to use the program?

No. Being part of the series is optional and by application. The search, the Potential Check and the coordination work the same way for every buyer, on camera or off.

Most buyers search for a finished house and reject one after another because the kitchen is dated, the layout is closed or the yard has no pool. The things that cannot be changed are the location, the lot and the structure. Nearly everything else can. When the search starts from the neighborhood you want and asks what each house could become, homes that other buyers scroll past become candidates, and you stop competing for the few that are already perfect.

Four Sizes of Project

A project does not have to be large to belong here. The program is organized by how much changes, because the team, the permits, the timeline and the financing are different at each size, and a buyer planning new floors and paint should not be handed the process built for a new house.

Refresh: paint, flooring, lighting, fixtures, landscaping and other cosmetic work
Remodel: kitchens, bathrooms, impact windows and doors, outdoor living and pools
Transform: whole-home renovations, new floor plans, additions and second stories
Build: a teardown and a new custom home on the lot you chose

One Journey, From Search to Move-In

The journey has five parts and one point of contact. Find: we search by location, lot and structure, and show you homes for what they could become. Plan: before your inspection period ends, a Potential Check tells you what the home can become and what stands in the way. Design: you meet architects and designers and see the home on paper before work starts. Build: the licensed contractor you choose does the work, and we keep everyone on the same timeline. Reveal: the final walkthrough, and the day you move in.

Know Before You Buy: The Potential Check

The risk in buying a home that needs work is finding out after closing that the plan cannot be built, or costs far more than expected. In South Florida the reasons are specific: flood zone rules that cap how much you can renovate before the whole house must be elevated, wind codes for windows and roofs, setbacks and lot coverage that limit an addition, and association approvals in condominiums. The Potential Check puts a contractor, a design professional and those questions inside your inspection period, while you can still renegotiate or walk away.

An All-In Budget, Not Just a Purchase Price

A home that needs work has two prices: what you pay the seller and what you pay to finish it. We plan around the total: the purchase, the construction cost from written contractor bids, design and permit costs, a contingency for what the walls are hiding, and the cost of carrying the home while you cannot live in it. Comparing three houses on that total often changes which one is the best value.

BreakThru Realty is a licensed Florida real estate brokerage. Design and construction are performed by licensed, insured professionals you choose, under your own agreements with them. Our part is the real estate and the coordination: finding the home, organizing the Potential Check, negotiating the purchase around what it found, introducing professionals who fit the project, and keeping the schedule visible to you from contract to move-in. You decide who to hire, you see every bid in writing, and you sign with the professionals directly.
