For Owners of $1M+ Homes in South Florida

Sell a $1 Million+ Home in South Florida With a Strategy Built Around Its Value

The right asking price is only one of the decisions ahead.

A waterfront home with a yacht moored at its private dock

Your home's waterfront features, condition, competing listings, buyer audience, ownership costs and timing determine how it should be presented, not a citywide median. Before committing to a listing approach, see the closed sales that genuinely compare with it, two or three price-positioning scenarios, what the sale might net you and which launch option fits your priorities. BreakThru Realty prepares that review in writing, from BeachesMLS and the public record, for owners of $1 million and up homes in Miami-Dade, Broward, Palm Beach, Martin, St. Lucie and Indian River counties.

Understand Your Likely Price Range

From the few closed sales that genuinely match your home, adjusted for water, lot, view, condition and finish, with the competing listings a buyer will see beside it.

See What Your Sale Might Net

A net proceeds sheet built from your own figures: payoff, the fee you negotiate, documentary stamps, closing costs, concessions and preparation, before you decide anything.

Choose a Launch Plan That Fits Your Priorities

Public exposure, coming-soon or a more discreet approach where the MLS rules allow it, with the cost of each in buyers and time stated plainly.

Before You Decide

The comparables decide the price, and there are few of them

Above a million dollars there may be only a handful of closings a year that share your home's water, lot and finish. A price anchored to the wrong ones is either tested by every buyer's adviser or never seen by the buyers who could pay it.

Buyers at this level bring scrutiny with them

Many pay cash or borrow privately, so the appraisal matters less; the inspection, the insurance, the seawall, the roof, the association's finances and the survey matter more. The questions arrive whether or not the answers are ready.

Privacy and exposure pull in opposite directions

A discreet sale reaches fewer buyers and usually costs price or time. That can be the right choice, but it should be a choice made on the figures, not a default.

What You Receive: Private Home Sale Strategy

A written review of how your home should be priced, prepared, positioned and launched, from the closed sales that genuinely compare with it, prepared by the broker of record before you decide whether to list.

Included once the broker has what the review needs

  • The closed sales and competing listings that genuinely compare with your home, with the adjustments for water, view, lot, condition and finish spelled out
  • Two or three price-positioning scenarios, each labelled as a broker's judgment rather than an appraisal, with what each one means for the buyer pool and the likely time on market
  • An estimated net proceeds sheet built from your own figures: payoff, the fee you negotiate, closing costs, concessions and preparation
  • What to do before launch and what not to bother with: repairs, staging, photography, video and floor plans, with the cost of each
  • The launch options open to you, public MLS exposure, coming-soon, or a more discreet approach where the MLS rules allow it, and the trade-off each one carries
  • The questions buyers in this price range and their advisers will ask, so the answers are ready before the first showing

What it does not promise

  • A promised price or closing date
  • A formal appraisal
  • A value for your home published anywhere

Prepared by hand by a licensed BreakThru Realty broker; nothing is generated automatically and no figure for your own asset is published.

Also Available: Waterfront Positioning Review

The same written strategy, built on the details buyers price differently on the water: dockage, bridge clearance, depth, seawall, orientation, flood zone and insurance.

Included once the broker has what the review needs

  • Comparable sales chosen for the water, not just the street: canal, river, Intracoastal or ocean, fixed bridges or open access, dock length and depth
  • A physical due-diligence checklist for the seawall, dock, lift, elevation certificate and insurance that a buyer's inspector and insurer will work through
  • Photography and video positioning that shows the water, the access and the view from each room, because that is what the buyer is paying for

What it does not promise

  • A seawall or dock certification
  • An insurance quote
  • An engineering opinion

Prepared by hand by a licensed BreakThru Realty broker; nothing is generated automatically and no figure for your own asset is published.

Also Available: Premium Condo Sale Review

The same written strategy for a residence in a building, where the building's finances, inspections, reserves and assessments decide as much as the unit does.

Included once the broker has what the review needs

  • The competing units in your building and the buildings buyers compare it with, with the sales that closed and the ones that did not
  • What the building's milestone inspection, reserve study, insurance and any pending assessment mean for buyers and their lenders, stated plainly
  • How your unit should be positioned: floor, view, exposure, parking, renovation and the terms the association imposes on a sale

What it does not promise

  • Association approval of a buyer
  • That a buyer can finance the unit
  • A number for your unit published anywhere

Prepared by hand by a licensed BreakThru Realty broker; nothing is generated automatically and no figure for your own asset is published.

How the Sale Is Run

  1. Review your goals. Price, timing, privacy, where you are going next and what the sale has to fund. One conversation, before any analysis.
  2. Analyse the home and the market. The closed sales that match, the active and pending competition, the features that move the figure and the buyers who are paying for them.
  3. Choose the position and the launch. Two or three price scenarios, the net proceeds of each, and the launch option, public, coming-soon or discreet, that fits your priorities.
  4. Prepare the home. Only what the buyers in this range will pay for: repairs, staging, photography, video, floor plans, with the cost and the consent for each.
  5. Market and qualify. MLS and its syndication, cooperating agents, registered buyers and direct outreach. Every buyer shows proof of funds or a lender's approval before a showing.
  6. Negotiate and close. Offers compared on price, terms, contingencies and certainty; inspection, appraisal and title managed to the contract dates; your attorney and closing agent coordinated through closing.

What Might a $2,500,000 Sale Net You?

Enter your own figures: the sale price you want to test, the brokerage fee you negotiate, your payoff and your costs. The arithmetic is shown line by line, and nothing is pre-filled as a standard rate.

At a hypothetical $2,500,000 sale price with a $900,000 payoff, documentary stamps at $0.70 per $100 come to $17,500 before the fee, title and closing charges, any concessions and preparation. Your closing agent confirms the figures for your sale; the calculator is an illustration, not a settlement statement.

An illustration with figures you enter, not an estimate of your property or business. BreakThru Realty does not publish a value for a specific asset; the review is prepared by a licensed broker and given to you in writing. The calculator on this page runs in your browser with the figures you enter and sends nothing anywhere.

How a $1 Million+ Home Is Priced in South Florida

The price comes from three sources read together: the closed sales that genuinely compare, the active and pending listings a buyer will see beside yours, and what the small number of buyers who can afford the home are choosing instead. The adjustments are where the judgment lies. On the water, a fixed bridge between the dock and the inlet, the depth at the dock, the length of seawall and the orientation each move the figure; on a dry lot, the street, the lot size, the age of the roof and the impact protection do; in a building, the floor, the view, the parking and the association's finances do. A price set high to leave room for negotiation usually does the opposite at this level, because the buyers who could pay the right price never look. The review shows you the sales and listings behind each scenario so the decision is yours and informed.

Who Buys $1 Million+ Homes Here, and How They Pay

A large share of South Florida's premium buyers are relocating from the Northeast, the Midwest or abroad, and many are seasonal residents deciding to stay. More of them pay cash or finance through a private bank than in the broader market, so the appraisal is less often the deciding step and proof of funds, timing and the buyer's own tax and insurance advice matter more. Winter brings the largest number of them to South Florida in person, which is why a home photographed, priced and ready early in the season meets the most buyers. Every buyer BreakThru Realty brings to a premium home shows proof of funds or a lender's approval before the showing, and showings are by appointment with an agent present.

Selling a Waterfront Home: The Details Beneath the View

Dockage, bridge clearance, water depth, seawall condition, lift capacity, lot orientation, elevation, flood zone and the cost of insuring the home affect buyer demand and how comparable sales should be chosen. A canal home behind a fixed bridge and a home with open access to the inlet are two different markets, however similar the houses. The Waterfront Positioning Review starts from those facts: comparables chosen for the water, a physical due-diligence checklist for the seawall, dock and elevation certificate that a buyer's inspector and insurer will work through, and photography and video that show the access and the view from each room. It does not certify a seawall, quote insurance or give an engineering opinion; it tells you which of those a buyer will ask for.

Selling a Luxury Condo: The Building Decides As Much As the Unit

Florida's milestone inspection and structural reserve requirements, the building's insurance, any pending or recent special assessment, the reserve study and the association's rules on sales and rentals all shape a buyer's decision and a lender's willingness to finance the unit. The Premium Condo Sale Review sets your residence against the competing units in your building and the buildings buyers compare it with, states plainly what the building's documents mean for buyers and lenders, and positions the unit on floor, view, exposure, parking and renovation. It cannot promise association approval of a buyer or that a particular buyer can finance; it makes sure the disclosure is complete and the questions are answered before they are asked.

Public, Coming-Soon or Discreet: Choosing the Launch

A full MLS launch puts the home in front of every buyer and every cooperating agent at once, which is how most premium homes find their best price. A coming-soon period, where the MLS rules permit it, lets the presentation be finished and early interest gathered before the days-on-market clock starts. A more discreet approach, limiting what the public listing shows or marketing privately with your written consent, protects privacy at the cost of exposure, and the MLS and brokerage obligations that apply to it are explained before you choose. The review sets the three side by side with the likely cost of each in buyers and time; the choice is yours.

What Representation Involves, and What It Costs

If you decide to proceed after the review, representation means a written listing agreement that sets out the scope, the pricing and launch strategy, the marketing deliverables, the showing and qualification rules, the reporting you receive, the confidentiality terms and the brokerage fee. The fee is negotiated with you and documented before anything is marketed; Florida law does not set a standard commission and BreakThru Realty does not describe one. Weekly you receive the inquiries, the showings, the feedback, the offers and what the market is saying about the price, so decisions are made on the figures. Your attorney reviews the contract; your CPA advises on the tax consequences of the sale, including the home-sale exclusion and any portability of your homestead assessment.

Before You Ask: The Objections Owners Raise

Why not start above the market and negotiate down?
Because at this level the buyers who could pay the right price filter by it, and their advisers test every asking price against the comparable sales. A price the comparables do not support shrinks the qualified audience, and the later reduction tells every remaining buyer the home has been passed over. The review shows you what the sales support and what a higher scenario would cost in time and audience; it does not promise an outcome either way.
Will a private sale bring the same price?
Usually not, because fewer buyers see it, but it can be the right choice for an owner who values privacy or has a specific buyer in mind. The review explains the exposure options and the MLS rules that apply to each, and what limited exposure has tended to cost in the comparable sales. We never assert that a private sale always lowers the price; we show you the trade-off and let you choose.
Should I renovate before I sell, or sell as-is?
It depends on what the competing listings offer and what the buyers in your range are paying for. A kitchen may return its cost; a roof or impact windows may be the difference between a buyer insuring the home and walking away; a cosmetic refresh may be enough. The review prices the specific improvements against the competition rather than giving universal advice.
What does representation cost?
A negotiated fee, agreed with you and set out in the listing agreement before the home is marketed. There is no fixed or standard commission, and we do not describe one as customary. Other seller costs, documentary stamps, title and closing charges, are confirmed by your closing agent.
How are out-of-town and international buyers reached?
Through the MLS and the portals it feeds, the agents who represent buyers in this price range, BreakThru Realty's own registered buyers and listing alerts, and presentation built for a buyer who will see the home dozens of times online before flying in once: photography, video, aerials, floor plans and the answers to the questions they would ask on site.
What if I am only exploring?
Then the review is still the right first step. It is separate from any agreement, there is no fee and no obligation, and many owners ask a year or two ahead to learn what to fix and when to launch. You will hear from us about the review you asked for, and about the market only if you ask to.
How long will preparation and the sale take?
Preparation runs from a few days for a home that is ready to several weeks where staging, repairs or photography are needed; the review sets out what is worth doing. Time on market is longer than for a typical home because the buyer pool is smaller; the county and city market reports on this site show the current average for luxury listings in your area, updated daily from BeachesMLS. We do not promise a timeline.

Questions Owners Search For

How do I sell a $2 million waterfront home in Fort Lauderdale?
Start with recent closed sales of comparable waterfront homes, adjusted for lot size, dockage, bridge restrictions, seawall condition, renovations and location. Review the active homes competing with yours and choose a documented pricing, presentation and buyer-outreach strategy before launch. Qualify every buyer before a showing and use the feedback and the offers to guide the next decision. The Waterfront Positioning Review does that work in writing.
What counts as a luxury home in South Florida?
It depends on the city. BreakThru Realty sets a luxury threshold for each market from its own prices rather than a single statewide figure, and a $1 million home is a premium home in some cities and the median in others. Each city's luxury page shows its threshold and the listings above it; these owner pages use $1 million as a price band, not as a definition of luxury.
Do you give a free valuation for a luxury home?
We prepare a broker's opinion of the likely price range, in writing, from the closed sales that match your home, at no cost and with no obligation. It is not an appraisal and is never published; it is given to you. A lender, a court or an estate will require an appraisal from a state-certified appraiser.
What will I pay in closing costs when selling a Florida home?
Florida documentary stamp tax on the deed is charged per $100 of the price and is customarily paid by the seller, with title, settlement and recording charges, prorated taxes and association fees, any buyer credits and your loan payoff on top. The net sheet on this page lets you enter each one; your closing agent confirms the figures for your sale.
Can I sell my home without it appearing on the MLS?
In some circumstances, with your written consent and within the MLS and brokerage rules that apply, exposure can be limited. The trade-off is fewer buyers, which usually costs price or time. The review explains the options; the guide on private sale versus MLS on this site goes into the detail.
