Living in West Park

West Park became a city in 2005, when the communities of Carver Ranches, Lake Forest, Miami Gardens and Utopia incorporated together, and it covers about two square miles of south Broward County. State Road 7 runs along its west side with Miramar beyond it, Hollywood lies to the north, Pembroke Park to the east, and the Miami-Dade County line, with the City of Miami Gardens across it, forms the south edge. Pembroke Road and Hallandale Beach Boulevard cross the city, and Interstate 95 and Florida's Turnpike are each a few minutes away, which puts Fort Lauderdale Hollywood International Airport, the Hollywood and Hallandale beaches and Aventura within a short drive and downtown Miami within a commute. Most of the housing is single family houses from the early fifties to the sixties on lots larger than many in the county. Broward County Public Schools assigns schools by address, so confirm the schools for the exact home before you rely on a listing.

Big Lots, Guest Suites and Streets With No Association

What West Park offers that much of south Broward does not is room. The fifties houses of Lake Forest, Miami Gardens Estates, Carver Ranches and Hyde Park sit on deep lots with mature trees, often with space to park a boat, an RV or several cars, and the listings carry no homeowners association. Owners have used that room: many houses now have four bedrooms, a guest suite with its own entrance, two primary suites or a separate guest house in the backyard. Those spaces are worth checking rather than assuming, because a guest house or second unit adds value and legal rent only when it was permitted, and the roof, the electrical panel and the plumbing in a seventy year old house may be original. We read the permit history and the survey on every West Park house before you offer.

New Houses on Older Lots

Because the lots are large and the original houses small, West Park has become a place where builders put up new houses one lot at a time. Houses being finished in 2026 in Carver Ranches and Miami Gardens Estates come with impact windows, high ceilings, circular driveways and garages, and a duplex completed in 2022 in Miami Gardens Estates shows the same pattern for income property. A new house next to a fifties original sells on a different scale, so we compare it with other new construction rather than with the street. Ask the builder for the permits, the certificate of occupancy, the warranty in writing and the flood elevation, and confirm the completion date before you contract on a new West Park home.

Neighborhoods

West Park is small enough to know plat by plat. Lake Forest holds the fifties and early sixties houses in four sections, with a lake in Section 4. Miami Gardens Estates, named for the old Miami Gardens community rather than the city across the county line, mixes early fifties houses, guest houses and duplexes. Carver Ranches holds houses from the mid fifties to the eighties near Pembroke Road and the city's small income buildings, Hyde Park the fifties houses with added rooms, and Sunland Park Section 2 the early seventies houses beside east Miramar. Every neighborhood page carries live listings and recent sales, and the lifestyle pages below cut the city by condition, new construction, price and income property.

Selling a Home in West Park

West Park owners usually come to the same decision point: sell the house as it stands, renovate it first, or sell the lot to someone who will build. BreakThru Realty works with hundreds of prequalified buyers searching for properties. Before you list, a broker checks your home against the requirements the buyers already working with us have given, from the lot size, the guest suite and room for a boat or an RV to the bedroom count, the income of a duplex and the price range, and contacts the buyers it fits; your home may be the one a buyer is waiting to find. If no buyer on file fits, the plan takes the property to the rest of the market through the MLS listing that cooperating agents search, priced from closed sales that match: a fifties house against houses of the same age and condition, a new build against new construction, a duplex against its rents. Every step follows your own objectives, from the timing and the price you need to where you are moving next. See If We Already Have Your Buyer, Request Your Property Valuation for a first number, ask for a full comparative market analysis when you are ready to list, or ask about a cash offer if a fast, as is sale matters more to you than the last dollar.

Investing in West Park

Investors in West Park buy three kinds of property. The first is a single family house to lease by the year, often with a guest suite or a permitted second unit that adds a rent. The second is a duplex, the most common small income building in the city, from sixties duplexes with separate meters in Miami Gardens Estates to one built in 2022; triplexes and a few larger buildings stand in Carver Ranches. The third is a lot with an original house, bought to renovate or to replace with new construction. With no association, the city code and the permits govern, so confirm every unit is legal, read the leases, price the insurance on the roof as it stands and budget for a property tax that resets after the sale. Get Your Investment Property Analysis and we model the rent from current West Park leases and the resale from the closed sales that match the property.

West Park Real Estate FAQ

Where is West Park, Florida?
West Park is a small city in south Broward County on the Miami-Dade County line, east of State Road 7, with Miramar to the west, Hollywood to the north, Pembroke Park to the east and the City of Miami Gardens across the county line to the south. Interstate 95 and Florida's Turnpike are each a few minutes away, and Fort Lauderdale Hollywood International Airport and the beaches are a short drive.
How much does a home in West Park cost?
It depends mostly on the condition of the house and whether it earns income. Original fifties houses that need work sit at the lower end, renovated houses with four bedrooms or a guest suite above them, new construction above those, and duplexes and small buildings trade on their rents. The market table on this page shows the current median list and sold prices from the MLS, refreshed daily.
Is Miami Gardens Estates in the City of Miami Gardens?
No. Miami Gardens Estates is in West Park, in Broward County, and takes its name from the old Miami Gardens community that joined Carver Ranches, Lake Forest and Utopia to form West Park in 2005. The City of Miami Gardens is a separate city across the county line in Miami-Dade. Taxes, permits and schools follow the municipality and county on the tax record, so we confirm both for every home.
Can I park a boat or an RV at a West Park home?
Often, because most West Park houses sit on large lots with no homeowners association, and several listings point out room for a boat or an RV. The city code still sets where and how a vehicle may be parked, so confirm it for the address. For a boat on the water, one listing describes the lake in Lake Forest Section 4 as open to motorized boats; confirm that rule with the city before you buy for it.
Which schools serve West Park homes?
Broward County Public Schools assigns each West Park address to its schools, and the boundaries change, so confirm the elementary, middle and high school for the exact home with the district before you rely on a listing. Charter and magnet schools nearby run their own admission. We can pull the assigned schools for any listing you are considering.
What is my West Park home worth?
It is worth what buyers have recently paid for West Park homes that truly match it, and our free valuation starts there: houses of the same decade, size and condition on lots of similar size, with the bedroom count and any guest suite matched. We then adjust for the roof, the impact windows, the air conditioning and any second unit, checking its permit, and a duplex is valued on its rents as well. Ask for a full comparative market analysis before you list, and a cash offer if timing matters more than price.
Do you already have buyers looking for homes in West Park?
BreakThru Realty works with hundreds of prequalified buyers searching for properties. We keep each buyer's requirements on file: the neighborhoods, the price range, the property type and the features they are waiting for. Whether one of them fits your home is something a licensed broker checks for your property specifically, before the call. Your home may be the one a buyer is waiting to find; we confirm it before we call it a match, and a potential match is a conversation, not an offer.
