Living in Hutchinson Island
Hutchinson Island is the barrier island between the Fort Pierce Inlet and the St. Lucie Inlet, and buyers and the MLS use the name for North Hutchinson Island, across the Fort Pierce Inlet, as well. Most homes listed as Hutchinson Island sit on North Hutchinson Island in St. Lucie County, over the North Causeway from Fort Pierce, where North Highway A1A runs between the Atlantic and the Indian River Lagoon past Fort Pierce Inlet State Park, Pepper Park and the National Navy UDT-SEAL Museum. South of the inlet the island is reached over the South Causeway from downtown Fort Pierce, over the Jensen Beach Causeway, and over the Ernest Lyons Bridge from Sewall's Point and Stuart. Groceries, schools and hospitals are across the causeways; the island itself is beaches, parks, fishing and water on both sides.
Oceanfront Condos from the Inlet to the County Line
Oceanfront condominiums are the heart of this market. On North Hutchinson Island, buildings line North Highway A1A in every generation: Sea Palms from the mid-1970s; The Sands, Sands on the Ocean, Bryn Mawr Ocean Towers, Tiara Towers and Atlantic View Beach Club from the 1980s; Aquanique, Visions, Hibiscus by the Sea and The Atrium on the Ocean from the 1990s; Seabreeze at Atlantic View, Altamira, Grand Isle and Oceanique from the 2000s; and Cristelle Cay, completed in 2023. St. Lucie County allows taller buildings than Martin County, so its stretch of the island has towers of ten stories and more, while the Martin County end is mostly low-rise under that county's four-story height limit. For buildings three stories and taller, Florida's milestone inspection and structural integrity reserve study apply, and the reserves, the concrete restoration history, any special assessment and the insurance decide the real cost of owning.
Boating and Homes on the Lagoon
Houses and townhomes are a small part of the island market, and most are on the water. On the lagoon side of North Hutchinson Island, Queens Cove has deep-water homes with docks and lifts, Coral Cove Beach and Harbour Cove have townhomes with boat slips on the Intracoastal, and The Sands reaches from its beach to a private marina where slips are sold separately. South of the inlet, the Harbour Isle condominiums surround a marina off the South Causeway, and Surfside, Tropical Beach and Mariner Bay have houses and townhomes a short walk from the beach. On the Martin County end, the gated Sailfish Cove has deep-water estates, and Sailfish Point has its own marina at the St. Lucie Inlet. Two Counties on One Island
The St. Lucie and Martin county line crosses the island just north of the Jensen Beach Causeway, where South Ocean Drive becomes NE Ocean Boulevard, and it changes more than the road name. North of the line, homes pay St. Lucie County taxes and are served by St. Lucie Public Schools; south of it, Martin County taxes, the Martin County School District and Martin County's four-story height limit apply. The St. Lucie stretch south of Ocean Village holds beach parks, Florida Power & Light's St. Lucie nuclear plant and a long row of condominiums with Jensen Beach addresses, such as Island Dunes, Regency, Ocean Towers, Island Crest and Ocean Dunes, along with Nettles Island. In Martin County, Stuart Beach and the Elliott Museum face the ocean near the Stuart causeway, Indian River Plantation surrounds the Marriott resort and the Ocean Club golf course, and SE MacArthur Boulevard runs south past the House of Refuge and Bathtub Reef Beach to Sailfish Point, the private gated club community at the St. Lucie Inlet. Many of these homes are listed under Jensen Beach or Stuart rather than Hutchinson Island, so we search every name the island goes by.
Neighbourhoods
Hutchinson Island buyers think by stretch of island and by building more than by subdivision. North Hutchinson Island, north of the Fort Pierce Inlet, holds most of the condominium towers on North Highway A1A and the lagoon-side townhomes and houses of Coral Cove Beach, Harbour Cove and Queens Cove.
