Living in Boca Raton

Boca Raton runs from the ocean to west of the Florida Turnpike, and it is really three markets. East of the Intracoastal are the beach, the Boca Raton Resort, Royal Palm Yacht & Country Club and the oceanfront condo towers. Between the Intracoastal and I-95 sit downtown, Mizner Park, the historic Old Floresta and Boca Villas neighbourhoods and the original mid-century subdivisions. West of I-95 is country club country: Boca West, Broken Sound, Woodfield, St. Andrews, Boca Grove and a dozen more, plus the newer GL Homes communities on Lyons Road. Top-rated schools, Florida Atlantic University, corporate headquarters and Town Center mall keep families and executives arriving from the Northeast every year.

Waterfront and Boating

Boca Raton has a real deep-water market. Royal Palm Yacht & Country Club, The Sanctuary, Boca Harbour, the Riviera and the Spanish River Land streets sit on ocean-access canals and the Intracoastal, and the Boca Inlet gives boats a direct route to the Atlantic. Fixed bridges on Palmetto Park Road and Camino Real cap vessel height on some canals, so we verify the route to the inlet, water depth and dock length for every waterfront home we show. Lakefront lots in the western communities are the other water market: no dock, but a view and a premium on the street.

Country Clubs and New Construction

No city in Florida has more private residential clubs. Boca West, Broken Sound, Woodfield, St. Andrews, Boca Grove, Boca Woods, Bocaire and Boca Pointe each have their own membership rules, joining fees and dues, and whether membership is mandatory changes the real cost of a home by hundreds of thousands of dollars. Lotus, Lotus Palm and Boca Bridges are where the new single-family construction is, and downtown and the beachfront hold the new luxury condo towers. We walk every buyer through the club documents before an offer.

Neighborhoods

On the water: Royal Palm Yacht & Country Club, The Sanctuary, Boca Harbour, Spanish River Land and Boca Raton Riviera. Central and historic: Old Floresta, Camino Gardens, Boca Villas and downtown. Country clubs: Boca West, Broken Sound, Woodfield, St. Andrews, Boca Grove, Boca Woods, Bocaire, Boca Greens and Boca Pointe. Newer luxury: Lotus, Boca Bridges, The Oaks and Long Lake Estates. Attainable: Boca Del Mar, Boca Lago, Boca Chase, Boca Winds, Sandalfoot Cove and Century Village. Each has its own page with live listings.

Selling a Home in Boca Raton

Boca Raton buyers compare homes club by club and canal by canal, so pricing has to reflect your specific community, membership terms, lot position and water access rather than a citywide average. Start with a free valuation built on recent BeachesMLS sales, request a cash offer for a fast as-is sale, or ask for a full comparative market analysis and a marketing plan before you list.

Investing in Boca Raton

Investors buy in Boca Raton for the strength of the rental market around Florida Atlantic University, downtown and the beach, for the steady appreciation of the club communities, and for the condo buildings east of Federal Highway that draw seasonal tenants. Association rental rules vary widely and club communities often restrict leasing, so we check the documents before you commit. We track price reductions, new listings and days on market daily.

Boca Raton Real Estate FAQ

How much does a home cost in Boca Raton?
It depends on the water, the club and the side of I-95. Condos in Century Village, Boca Lago and Sandalfoot Cove start well under the citywide median, established single-family homes in Boca Del Mar, Boca Chase and Boca Winds sit in the middle of the market, club communities such as Boca West, Broken Sound and St. Andrews run from the high six figures to several million, and the deep-water estates in Royal Palm Yacht & Country Club and The Sanctuary reach eight figures. The market table on this page shows current medians for single-family homes and condos.
Do I have to join the country club when I buy in Boca Raton?
In many communities yes. Boca West, Broken Sound, Woodfield Country Club, St. Andrews, Boca Grove, Boca Woods and Bocaire require membership with purchase, with a joining fee and annual dues on top of the price of the home. Boca Pointe, Boca Greens and the Woodfield Hunt Club are among the communities where membership is optional. We provide the current fees and the club documents for any community you are considering.
Which Boca Raton neighborhoods have ocean access for a boat?
Royal Palm Yacht & Country Club, The Sanctuary, Boca Harbour, Boca Raton Riviera and the Spanish River Land streets all sit on the Intracoastal or ocean-access canals, with the Boca Inlet as the route to the Atlantic. Bridge clearance varies by canal, so we verify the route to the inlet, water depth and dock length for every waterfront home before you tour. The no-fixed-bridge page on this site lists the current inventory with a clear run.
What is my Boca Raton home worth?
Request a free valuation and we will build it from recent closed sales in your community, adjusted for club membership terms, lot position, water access, condition and upgrades. For a listing decision we prepare a full comparative market analysis, and homeowners who need a fast sale can request a cash offer.
How does Boca Raton compare with Delray Beach and Fort Lauderdale?
Boca Raton is the deepest luxury and country club market in southern Palm Beach County, with the highest prices, the most private clubs and the top-rated schools. Delray Beach, just north, offers a walkable downtown on Atlantic Avenue, historic neighbourhoods and lower entry prices, with most of its clubs and 55-plus communities in the west. Fort Lauderdale, to the south in Broward County, has the larger yachting market and downtown. We cover all three and can compare specific homes side by side.
