Living in Fort Pierce

Fort Pierce, the county seat of St. Lucie County, grew up around an army post built in 1838 on the Indian River Lagoon. Downtown still faces the water: the Fort Pierce City Marina, the restored 1920s Sunrise Theatre, the Saturday farmers' market on the waterfront, the Manatee Observation and Education Center and the A.E. Backus Museum, which honours the painter who mentored the Florida Highwaymen. Across the lagoon, the Fort Pierce Inlet divides North Hutchinson Island, with Fort Pierce Inlet State Park and the National Navy UDT-SEAL Museum, from South Hutchinson Island and its beaches. Indian River State College, HCA Florida Lawnwood Hospital, Harbor Branch Oceanographic Institute and Treasure Coast International Airport are in or beside the city, and I-95 and Florida's Turnpike run along its west side.

The Inlet, the Lagoon and Waterfront Homes

Fort Pierce is a boating and fishing town. The Fort Pierce Inlet gives a short run from the Indian River Lagoon to the Atlantic, and the city marina, private marinas such as the one at Harbour Isle, and boat ramps line the causeways. Waterfront homes come in several kinds: estates on large lots along Indian River Drive north and south of downtown, looking across the lagoon toward the islands; canal and lagoon homes near the inlet on North and South Hutchinson Island; and newer oceanfront homes further south on South Hutchinson Island, in communities such as the gated Watersong and Diamond Shores. For each home we check the water depth at the dock, the seawall or shoreline, the flood zone and elevation, the route to the inlet and, on Indian River Drive, whether the riverfront parcel across the road and its dock are part of the sale.

Oceanfront Condos on Hutchinson Island

Most Fort Pierce condominiums are on the islands. On North Hutchinson Island, buildings from the 1980s to the 2000s such as Tiara Towers, Hibiscus by the Sea, Bryn Mawr Ocean Towers, Aquanique, Oceanique, Barclay Beach Club, Altamira and the Ocean Harbour buildings line Highway A1A between the ocean and the lagoon, and some river-side buildings come with boat slips. On South Hutchinson Island, Ocean Village mixes 1970s and 1980s condominium sections with golf, pools and tennis beside the beach, while La Entrada del Mar and the Harbour Isle buildings sit on the water by the south causeway. For buildings three stories and taller, Florida's milestone inspection and structural integrity reserve study apply, and the reserves, any special assessment, the insurance and the rental rules decide the real cost of owning.

New Communities, 55-Plus and Country Living

West and north of downtown, Fort Pierce is one of the busiest new-home markets on the Treasure Coast. Communities such as Celebration Pointe, Bent Creek, Avalon Crossing, Palm Breezes Club, Creekside, Pineapple Grove, Waterstone and Seagrove have added single-family homes, villas and townhomes around lakes and clubhouses, and builders often offer incentives that never appear in the MLS. Buyers over 55 look at Spanish Lakes and Tropical Isles, where a home often stands on leased land or comes with a co-op share, so the lot rent or co-op fee belongs in the budget. Further west, along Orange Avenue, Okeechobee Road and the rural roads between them, homes on acreage and horse properties give room for barns, pasture and workshops.

Neighbourhoods

On the island, Ocean Village is the gated resort community just south of the inlet. South of the city, Indian River Estates offers block homes with no association near the Savannas, and Tropical Isles is a 55-plus community close by. To the north, Lakewood Park has large unincorporated lots, Portofino Shores is guard-gated around its lakes, Spanish Lakes holds two 55-plus land-lease communities, and Seagrove and Waterstone are the newest communities with clubhouses. In the west, Meadowood wraps its golf course near I-95, and Palm Breezes Club, Celebration Pointe, Bent Creek and Avalon Crossing offer newer homes around lakes. How much does a home cost in Fort Pierce?
Fort Pierce has some of the lowest entry prices on the Treasure Coast. Manufactured homes in the 55-plus communities and older block homes in neighbourhoods such as Indian River Estates and Lakewood Park sit at the entry level, newer homes in the west-side communities in the middle, and oceanfront condos, Indian River Drive estates and island homes at the top. Is Hutchinson Island part of Fort Pierce?
Partly. The Fort Pierce Inlet separates North Hutchinson Island from South Hutchinson Island, and the condo towers along North Highway A1A and the northern part of South Hutchinson Island, including Ocean Village and Watersong, carry Fort Pierce addresses. Further south, the rest of St. Lucie County's part of the island uses Jensen Beach addresses, and the southern end is in Martin County. Many island listings are filed under Hutchinson Island rather than Fort Pierce, and a Fort Pierce address does not always mean the city limits, so check the tax record for the exact property.
Does a Fort Pierce address mean the home is inside the city limits?
Not always. Many homes with a Fort Pierce address, in neighbourhoods such as Lakewood Park and Indian River Estates and in several newer communities, are in unincorporated St. Lucie County and pay county-only property taxes. Inside the city limits a home also pays city taxes and may be served by the Fort Pierce Utilities Authority, and older rural lots often use well water and septic. Check the tax record and the utility provider for the exact address before you compare prices.
Can I buy a waterfront home with ocean access in Fort Pierce?
Yes. The Fort Pierce Inlet connects the Indian River Lagoon to the Atlantic, and homes with docks line Indian River Drive, the lagoon shore and canals of the islands, and the communities near the inlet. The docks and no-fixed-bridge pages list the current homes. Water depth, dock condition, the seawall and the route to the inlet vary lot by lot, so we check them for every waterfront home we show.
What should I know before buying in a Fort Pierce 55-plus community?
Find out exactly what you are buying. In land-lease communities such as Spanish Lakes you own the home but lease the lot, so the monthly lot rent, what it includes and the lease terms belong in the budget; in Tropical Isles a home may come with a co-op share instead of a lease. Ask for the roof age and wind rating of an older manufactured home, the community approval process and the rules on pets and leasing.
