Living in Palmetto Bay

The Village of Palmetto Bay was incorporated in 2002 and covers the stretch of south Miami-Dade County between Pinecrest to the north and Cutler Bay to the south, from US 1 east to Biscayne Bay. It is a residential village: single family homes on lots that are generous by Miami standards, a few garden condominium complexes and newer rental buildings near US 1, shops and offices along US 1 and Coral Reef Drive, and the Palmetto Bay Village Center office campus on Old Cutler Road. Old Cutler Road runs through the east of the village under a canopy of trees, past the Deering Estate, the historic bayfront estate and nature preserve run by Miami-Dade County, and Thalatta Estate, the village's own park on the bay. Coral Reef Park, Palmetto Bay Park and Bill Sadowski Park serve the neighborhoods, the busway along US 1 runs north to the Dadeland South Metrorail station, and Florida's Turnpike is a short drive west.

Large Lots, Old Cutler Road and Rebuilds

Land is what sets Palmetto Bay apart from most of Miami-Dade. A typical lot is about a third of an acre, many on the east side are a builder's acre, and along Old Cutler Road and toward the bay a few estates sit on an acre or more. Most of the village was first built in the 1960s and 1970s with single story ranch homes, and those houses are now being renovated, enlarged or replaced with new custom homes. The area was hit hard by Hurricane Andrew in 1992, so ask what was repaired, rebuilt and permitted after the storm. Before you compare a dated house with a finished one, we check the survey and setbacks, the trees that need a removal permit, the flood zone and elevation certificate, and whether the property is on septic or public sewer, because each changes the cost of the work and the insurance quote. Lots offered with plans for a new house can save months; ask whether the plans are approved and whether they transfer to you.

Biscayne Bay, Canals and Royal Harbour

Water in Palmetto Bay means Biscayne Bay on the east and a network of canals inside the village. Bayfront estates east of Old Cutler Road and the lots of Paradise Point face the bay itself and come to market rarely, and part of the shoreline belongs to the Deering Estate and Thalatta Estate as parkland. The Royal Harbour Yacht Club at the east end of Coral Reef Drive pairs gated townhomes with a marina that reaches the bay with no fixed bridge. Inland, canal lots in Bel Aire, Coral Reef Estates, The Landings and Royal Palm Harbor put water behind a family house, but some of these canals are drainage canals with a water control structure between them and the bay, so ask whether a boat can reach Biscayne Bay at all before you pay for frontage. Check the seawall or bank, the depth and the flood zone, which is often AE near the canals and can be VE on the bay.

Schools, Parks and the Bay

Schools are a large part of why families choose Palmetto Bay. Miami-Dade County Public Schools assigns students by address, and village listings on the MLS most often name Coral Reef Elementary, Dr. Henry E. Perrine Academy of the Arts or Howard Drive Elementary, Southwood Middle or Palmetto Middle, and Miami Palmetto Senior High. Zones are redrawn from time to time and two sides of one street can fall in different zones, so we confirm the schools for the exact address before you offer. Private schools inside the village include Westminster Christian School on Coral Reef Drive and Palmer Trinity School on SW 176th Street. Weekends run through Coral Reef Park and Palmetto Bay Park, the Deering Estate with its historic houses and nature trails, and Thalatta Estate on the bay, and the path along Old Cutler Road carries runners and cyclists under the trees.

Gated Enclaves, Condos and Townhomes

Most Palmetto Bay houses sit on open streets with no homeowners association, but a handful of enclaves are gated: Old Cutler Cove off SW 147th Street, Old Cutler Grove South near SW 140th Street and the Royal Harbour Yacht Club on the bay, and a number of estates on Old Cutler Road have private gates of their own. Their associations set the fees and the rules on fences, leasing and exterior changes, so read the documents before the house. Condos are few and sit mostly near US 1 on the west side: garden complexes from the late 1960s and 1970s such as Villagio at Palmetto Bay, Casa Granada, Village Homes and Condos and the townhouse style Heritage Square. For buildings three stories and taller, Florida's milestone inspection and structural integrity reserve study apply, so ask for them along with the budget, the reserves and any special assessment.

Neighborhoods

Palmetto Bay buyers search by side of the village and by plat. On the east, Old Cutler covers the estates on Old Cutler Road and the gated enclaves named for it, and the Royal Harbour Yacht Club sits on the bay at the end of Coral Reef Drive. Mangowood and Eastgrove are in the north, close to Pinecrest and Coral Reef Park; Southwood, Coral Reef Estates and The Landings fill the center of the village around Southwood Middle School; and Cutler Hammock lies just west of Old Cutler Road in the south east. In the south and west, Herman Hills, Bel Aire and Franjo Park offer large lots, canal homes and the more attainable pool homes near US 1. Each neighborhood page carries its live listings and a local guide, and the price, lifestyle and property type pages below cut the whole village the way buyers search it. Many plats here are small, so if a street you like has no page of its own, ask us for its recent sales.

Selling a Home in Palmetto Bay

Your Palmetto Bay buyer may already be looking. BreakThru Realty works with hundreds of prequalified buyers searching for properties. Each one tells us the areas, the price range, the property type and the features they want, and we keep that on file. Before you list, a broker checks your home against those requests and prices it from recent MLS sales near it, and if no buyer on file fits, the plan reaches the rest of the market. A Palmetto Bay home is priced by its lot, its side of the village and its condition, and neighbors can land a long way apart. A builder's acre outsells a third of an acre on the same block, a house rebuilt with impact glass, a new roof and a primary suite outsells an original ranch home next door, and a lot on sewer outside the flood zone outsells one on septic in zone AE. East of Old Cutler Road, the bay and the tree canopy add their own premium. We price from the closed sales that match your lot size, plat, condition and flood zone rather than a village median, and we assemble the permits, the survey and the roof and wind mitigation reports before the listing goes live. Request a free valuation built on recent MLS sales, ask for a full comparative market analysis, or request a cash offer if you need a fast, as is sale.

Investing in Palmetto Bay

Palmetto Bay investors usually take one of three routes: a dated ranch home on a big lot to renovate, enlarge or replace and then resell; a family house to lease by the year to tenants who want the schools; or a garden condo near US 1 to lease to people who work in Kendall, Dadeland or Cutler Bay. Each has its own checks. A rebuild depends on the village's zoning and permits, the trees, the flood zone and required floor elevation, and whether sewer reaches the lot, which together set the margin on a new house. Houses lease mainly on annual terms, and the condominium associations set their own approval, minimum lease and leasing rules, so read them before you buy. Duplexes and small apartment buildings rarely come to market inside the village; the Palmetto Bay rental pages show live rents, and the price reduced page tracks sellers who have cut the price.

Palmetto Bay Real Estate FAQ

How much does a home cost in Palmetto Bay?
Houses in Palmetto Bay sell above much of south Miami-Dade, and the lot and the side of the village set much of the price. Garden condos near US 1 are the most attainable way in, pool homes in Bel Aire and Franjo Park come next, renovated homes on third acre lots in Southwood, Mangowood and Eastgrove sit above them, and estates on Old Cutler Road and near the bay carry the highest prices. The market table on this page shows the current median list and sold prices, updated daily from the MLS.
Which schools serve homes in Palmetto Bay?
Miami-Dade County Public Schools assigns students by address. Palmetto Bay listings on the MLS most often name Coral Reef Elementary, Dr. Henry E. Perrine Academy of the Arts or Howard Drive Elementary, Southwood Middle or Palmetto Middle, and Miami Palmetto Senior High, and Westminster Christian School and Palmer Trinity School are private schools inside the village. Boundaries change and neighboring streets can be zoned differently, so we confirm the assigned schools for the exact address before you make an offer.
Are there waterfront homes in Palmetto Bay?
Yes, in three forms. Bayfront estates east of Old Cutler Road and lots on Paradise Point face Biscayne Bay and come to market rarely; the Royal Harbour Yacht Club offers gated townhomes beside a marina with bay access and no fixed bridge; and canal lots in Bel Aire, Coral Reef Estates and The Landings put water behind the house. Some inland canals do not connect to the bay for boats, so confirm the route, the depth and the seawall or bank before you pay for frontage. The waterfront and canal pages list every one for sale now.
Are homes in Palmetto Bay on septic or sewer?
Both. Many houses built in the 1960s and 1970s are on septic tanks, while parts of the village, such as the Bel Aire sections and some streets in Southwood and Eastgrove, are on public sewer, and most homes draw on public water. A septic system affects the inspection, any addition or pool you plan later and sometimes the lender, so ask for the last pump out and inspection, and ask whether sewer has reached the street. We confirm the utilities for the address before closing.
Can I build a new home on a Palmetto Bay lot?
Many buyers do. Original ranch houses on third acre and larger lots are steadily being replaced with new custom homes, and some lots are sold with plans. If the land is what you are buying, look first at what the village zoning lets you build on that lot, which trees would need a removal permit, the flood zone and the floor elevation a new house must reach, and whether sewer can serve the property. If plans come with the lot, ask whether they are approved, how long they stay valid and whether they transfer to you.
What is my Palmetto Bay home worth?
Request a free valuation and we build it from the closed sales that match your lot size, your plat and side of the village, the age and condition of the house, its flood zone and utilities, and features such as a pool, guest quarters, impact glass and roof age, rather than a village wide median. If the house is likely to sell for its land, we price it against recent lot and rebuild sales as well. For a listing decision we prepare a full comparative market analysis, and homeowners who need a fast sale can request a cash offer.
Do you already have buyers looking for homes in Palmetto Bay?
BreakThru Realty works with hundreds of prequalified buyers searching for properties. We keep each buyer's requirements on file: the neighborhoods, the price range, the property type and the features they are waiting for. Whether one of them fits your home is something a licensed broker checks for your property specifically, before the call. Your home may be the one a buyer is waiting to find; we confirm it before we call it a match, and a potential match is a conversation, not an offer.
