The Landings is a subdivision of custom homes built in the 2000s in central Palmetto Bay, recorded in two sections on cul de sac streets around SW 162nd Terrace and SW 166th Street near SW 87th to SW 89th Avenues. Lots run from about a third of an acre to more than half an acre, and the houses are larger and newer than most of their neighbors, with four to six bedrooms, impact glass, pools with summer kitchens and, on the bigger lots, a three car garage; some lots in the second section back onto a canal. Because the houses are newer, buyers compare roof age, wind mitigation and the permits for any additions, and they ask whether the canal reaches Biscayne Bay.
