Touring Homes You Cannot Visit
Our agents tour homes for you live on video, not with a recorded walk-through the seller approved. That means opening closets, running the taps, looking under sinks, stepping onto the balcony to show you what is really next door, and walking out to the street to show you the neighbors’ yards. Where it matters, the agent comes back at night or on a weekday morning to show you the noise and the traffic. Under the practice in place since August 2024, you and your agent put your working relationship in writing before any tour, and a live video tour led by your agent is a tour. We walk you through that agreement, including how compensation works and how the agreement ends, before the first tour, so nothing about it is a surprise.
Area Orientation Before You Pick a Neighborhood
Most relocation mistakes happen before anyone looks at a house: the buyer picks a town from a vacation memory or a magazine article and then shops only there. We start the other way round. You tell us how your week works: where the job is, whether anyone needs a school, how you feel about traffic, whether you want to walk to dinner or keep a boat behind the house. From that we build a shortlist of areas across the coast and show each of them to you, in person on a scouting trip or on a recorded drive if you cannot come down. By the time you see listings you already know which neighborhoods you are choosing between and why.
School and Commute Mapping
For each address you are serious about, we map the drive to the places you will go every week at the hours you will actually drive them, and we note whether Tri-Rail or Brightline runs anywhere useful. For families we look up the assigned public schools, but we never promise one: school assignment follows the address and can change, so the only answer to trust is the school district’s own lookup, and we show you how to get it in writing. The state gives every public school a letter grade annually, and a school-choice scholarship has been open to any Florida K-12 student since 2023, so the zoned school is only one of your options. Renting First, Then Buying
Sometimes the right answer is to rent. If you have never lived through a South Florida summer, cannot decide between two counties, or need to start a job before your old home sells, a lease buys you time to learn the region without guessing. We handle the rental search as seriously as a purchase: lease terms, association approval where the building requires it, and the difference between annual leases and seasonal rentals, which are priced and scheduled very differently. We then plan the purchase around the lease end, and around the January 1 date that decides when your homestead exemption can begin, so the rental is a step rather than a detour. Your CPA or tax adviser can confirm how that timing affects you.
Selling There, Buying Here, and Closing From a Distance
The hardest part of relocation is timing two transactions in two states. We help you choose among the usual routes: selling first and renting in between, buying first with a plan for carrying two homes, negotiating a rent-back from your buyer, or writing a purchase contingent on your sale where the market allows it. If you need an agent where you live now, we can introduce one through a broker-to-broker referral. For financing that bridges the gap, consult a mortgage lender early. On the Florida side, title companies can often arrange a mail-away closing or remote online notarization, so you may not need to fly in to sign. Always confirm wiring instructions by calling the title company at a number you found yourself.

A new arrival does not know which home inspector is thorough, which insurance agent will shop several carriers, or which mover handles long-haul jobs into a high-rise with a booked service elevator. We introduce you to local professionals so you can compare quotes and hire them directly: inspectors who do four-point and wind-mitigation reports, independent insurance agents, surveyors, movers, locksmiths, pool and lawn services, and, when financing comes up, lenders you can interview. You choose who to hire, and we stay in the loop so the dates line up with the contract and the closing.

Questions People Ask Before Moving
- Can I really buy a house here without seeing it in person?
- Yes, and people do it, but it takes more care. We tour on live video, walk the street and the building, get the inspection done with you watching, and make sure insurance is quoted before your contract’s deadlines pass. If you can make even one scouting trip, we use it to see areas rather than individual houses.
- Do I have to sign an agreement before a video tour?
- Yes. Since August 2024, a buyer and agent sign a written agreement before the agent shows any home, and a live video walk-through your agent leads is treated as a showing. We explain what the agreement covers, how compensation is handled and how it can end, and you sign only when you are comfortable with it.
- Should I rent before I buy in South Florida?
- Renting first makes sense if you are unsure between areas, have never spent a summer here, or need to arrive before your current home sells. It costs you a year of rent and possibly a later homestead start, so we compare both paths against your budget and timeline before you decide.
- How do I sell my current home and buy here at the same time?
- The usual options are selling first and renting, buying first and carrying both, a rent-back from your buyer, or a sale contingency. Each has a cost and a risk. We lay them out, introduce an agent in your state if you need one, and suggest you consult a mortgage lender about bridging.
- My agent back home wants to refer me. How does that work?
- Your agent’s brokerage and BreakThru sign a written referral agreement before we contact you, and the referral fee is set in that agreement between the brokers. You are not charged anything extra for being referred, and your agent stays informed as your move progresses.
- Which county should I start with?
- Start with how you live rather than a county name. Your commute, schools, budget and whether you want city, suburb or small town usually narrow the six counties to two quickly. We then show you both, so you are choosing between real neighborhoods instead of reputations.
