Moving From Atlanta to South Florida

Atlanta to the coast in a day’s drive? Scout it on weekends and buy with a plan, not a hunch.

Atlanta is close enough that you can see South Florida for yourself before you buy, and that is the advantage this page is built around. BreakThru Realty turns your weekends into decisions: we prepare each scouting trip so you compare communities instead of wandering, tour on live video anything that lists between visits, price insurance and association costs for the homes you like, and negotiate and close the purchase while you are still working in Midtown, Buckhead or Alpharetta.

Your first step: BreakThru Florida Home Buying Plan

Before You Book a Flight, Know Where to Buy, What Your Money Buys and What to Look Out For

You are not simply buying a home in Florida. You are making a decision about the life you want next, from a place where you cannot drive past the house. The plan starts with a conversation about what the move has to do for you, and ends with a short list of communities and homes worth your time, what each would cost to own, and a tour schedule built around you.

What you receive

  • A buying consultation about what you want the move to do, what worries you and what must be true for it to make sense
  • A side-by-side comparison of the South Florida communities that fit, with the trade-offs of each
  • A first shortlist of homes for sale that match, chosen by an agent rather than a filter
  • An ownership-cost review for the homes you like: property tax, insurance, flood and association fees
  • A tour plan: live video tours now, and an in-person trip scheduled so one visit covers what matters
  • How buyer representation and compensation work in Florida, in writing, before any tour

What happens next

  1. Tell us where you live now, where you are looking, your budget and your timing.
  2. A local agent replies within one business day to schedule your buying consultation.
  3. After the consultation, your agent prepares the community comparison, the shortlist and the cost review.
  4. You tour by video or in person when you are ready, and decide what happens next.

Free and without obligation. Nothing you tell us is shared with a seller, and you sign a buyer agreement only when you are ready to tour.

A Drive Away: How to Use the Weekends

The route south does some of the scouting for you. Florida’s Turnpike and I-95 pass the Treasure Coast before they reach Palm Beach and Broward counties, so a single drive down can include a lunch stop in Stuart, an hour in Jupiter and an evening in Delray Beach, in the order the coast is laid out. We build each trip around a question. The first weekend answers which county; the next answers which neighborhoods within it; only then do you walk through houses. Before you leave Atlanta your agent sends a route, the hours to drive each commute, open homes worth a stop and addresses to see from the curb. That is the coordinated tour plan from the BreakThru Florida Home Buying Plan put to work. Come in July at least once, since a spring weekend flatters every town on the map.

Intown or Outside the Perimeter: Two Separate Searches

An intown household in Midtown, Inman Park or Decatur usually values a short trip to dinner, older houses with character and a neighborhood with a center. The closest South Florida equivalents are the historic districts and downtown edges of Fort Lauderdale, West Palm Beach, Delray Beach and Lake Worth Beach, where bungalows, townhomes and mid-rise condos sit near restaurants. A Buckhead condo owner will find the high-rise version along the Intracoastal and the downtown waterfronts. Households in Alpharetta, Roswell, Johns Creek or East Cobb are often after the opposite: a newer house, a cul-de-sac, a community pool and room for cars and gear. That points inland, to the planned communities of western Broward and Palm Beach counties and north to Port St. Lucie. We ask which Atlanta you live in first, because a town that delights one of those households will frustrate the other.

New Construction Here Is Not the Atlanta Kind

North of Atlanta, a new house often means a wooded lot, a basement, a brick front and a builder with several floor plans ready. Here the land is nearly spoken for. New single-family communities cluster at the western edge of Broward and Palm Beach counties and across St. Lucie County, usually gated, on compact lots, and frequently inside a Community Development District that adds an assessment to the tax bill. Closer to the coast, new means a replacement house on an older lot or a condominium bought before it is finished, with a deposit schedule and a long wait. There are no basements, and new builds must protect their openings against wind, commonly with impact glass. The sales agent in a model home works for the builder, so register your own agent on the first visit. We go through the builder’s contract, the lot premium, the fee schedule and the realistic completion date with you.

From Lake Lanier to Salt Water

If your summers revolve around a pontoon or a wake boat on Lanier or Allatoona, the boating here will feel like a different sport. The water is tidal and salty, so engines get flushed after every outing, hulls need protection and metal fittings wear faster. A lake boat can enjoy the Intracoastal and the rivers on a calm day, but the ocean beyond the inlet asks for a different hull and more experience. Storage changes as well. Instead of a covered slip at a marina, many owners keep the boat on a lift behind the house or in a dry-stack building, and a hurricane plan for it is part of ownership. Where you live decides how you boat: a fixed bridge can rule out a taller vessel, slow-speed zones stretch the trip to open water, and associations set limits on what may be docked. Tell us what you run now and what you hope to run, and we filter waterfront homes by what will fit.

Hartsfield Habits: Picking a Home by Airport

Frequent travelers from Atlanta are spoiled: one enormous hub with a nonstop to nearly anywhere. South Florida spreads its service across Miami, Fort Lauderdale and West Palm Beach, and the airport nearest your front door will shape your working weeks. Miami International is the large international gateway, with wide service to Latin America, the Caribbean and Europe. Fort Lauderdale-Hollywood sits in the middle of the region with a broad domestic schedule. Palm Beach International is small and quick to get through, with fewer destinations. All of them have frequent flights back to Atlanta, so connecting through your old hub remains an option and visits home are easy. If you fly weekly, we map the drive from each shortlisted address to the terminal at the hour you would leave, and we note whether a Brightline station could take the place of that drive.

The Money, Without the Sales Pitch

We would rather you move for the coast than for a tax table. Georgia’s flat income tax has been drifting lower, and the state already excludes a portion of retirement income for older residents, so what you keep by living in a state with no personal income tax may be modest. Against it, set what costs more here: windstorm and flood insurance, association fees, and in many cases the house itself. Property tax can cut either way. A Florida homestead removes up to $51,411 from assessed value in 2026, though the additional $26,411 on top of the first $25,000 does not reduce school taxes, and Save Our Homes then keeps the annual assessment increase to 3% or inflation measured by CPI, whichever is lower. Run a specific address through our Florida home cost calculator, ask us for real insurance quotes, and take the comparison to a CPA or tax adviser before deciding.

Georgia Contract Habits, Florida Contract Rules

Georgia buyers know a due-diligence period and a closing run by an attorney. Florida’s common resale contract gives a comparable inspection period, during which a buyer may usually cancel, but the closing is handled by a title company or an attorney named in the contract. Since August 2024, you and your agent also sign a written buyer agreement before the first showing, and a live video tour counts as one. Expect inspections you may not have ordered in Atlanta: wind mitigation, a four-point review on older homes, and a check for wood-destroying organisms that looks for drywood as well as subterranean termites. On timing, the short distance helps. You can list in Atlanta, drive down for the inspection and be back for your own closing, and the Florida closing can be signed remotely when calendars collide. Consult a mortgage lender if you will own both homes at once.

What Surprises Atlanta Buyers Once They Live Here

You stay on Eastern time, the drive home is manageable and the summer heat is no shock, so this move feels easier than most. The surprises come from the land itself. South Florida is flat, narrow and built out, with the ocean on one side and the Everglades on the other, and that shapes daily life in ways a visitor does not notice on a long weekend. Expect the adjustments below, and ask your agent which ones apply to each address, because they vary a good deal between a canal street in Fort Lauderdale and a gated community in Parkland. School assignment also follows the address and can change, so confirm it with the district’s own lookup before you commit to a street.

  • No basements and little attic storage, so the garage does more work
  • Pine and hardwood canopy gives way to palms, hedges and open sky
  • East-west trips are slowed by drawbridges and freight rail crossings
  • Many communities must approve a buyer or tenant before move-in
  • Summer rain arrives most afternoons; fall color and frost do not arrive at all
  • Lots are smaller and neighbors closer than in most Atlanta subdivisions

Why Work With BreakThru Realty Instead of Searching for Homes Yourself?

Anyone with an internet connection can search Florida homes. But when you are buying from another state, the information you do not have matters as much as the listings you can see.

A property can look perfect in photographs. Then you learn the insurance costs more than you expected, the condominium has a special assessment pending, or the neighborhood does not fit your daily routine. Your home search deserves more than photographs, estimated payments and descriptions written to sell the property. Our role is to help you understand what you are buying before you commit.

  • Personalized Property Selection. Instead of sending you every listing that matches a filter, your agent narrows the search to the homes that fit what you told us you need, and tells you why each one made the list.
  • Local Representation. You have someone in Florida who walks the homes and the streets, coordinates the inspections, and works the purchase with you from the first tour to the final walkthrough.
  • Financial Clarity. We look at property taxes, homeowners and flood insurance, association fees and the other costs of owning alongside the purchase price, so the monthly number is real before you offer.
  • Virtual Buying Support. If you cannot visit yet, your agent tours for you live on video and coordinates the transaction remotely, including a closing you may be able to sign from where you are.
  • Negotiation and Transaction Guidance. Your agent brings local market information, talks through offer strategy with you, and works the negotiation and the contract deadlines through to closing.

You are not simply buying a home in Florida. You are making a decision about the life you want next. We will help you make an informed one.

Before You Fall in Love With a Florida Home, Understand What It Costs to Own

The price is one number. The mortgage, property tax, homeowners insurance, flood insurance and association fees are the ones you pay every month. Put your own figures into the calculator, mark which ones are real quotes and which are still estimates, and compare the total with what you pay where you live now.

Estimate My Monthly Cost

Questions you may be asking

I am months away from moving.
That is the right time to start. The plan tells you which areas to watch, what homes there cost to own and what a realistic offer looks like, so the trip you eventually book is spent on the right streets.
Can I really buy without being there?
People do, and it takes more care, not less. Your agent tours live on video, walks the street and the building, attends the inspection with you watching, and coordinates a closing you can sign remotely where the title company and your lender allow it.
Does a buyer's agent cost me anything?
Buyer-agent compensation is negotiable and set out in the written buyer agreement you sign before touring. In many South Florida sales the seller or listing broker offers to pay some or all of it, but that is never certain, so we explain the position on each home before you tour it.
I can search listings myself.
You can, and you should keep looking. What a listing cannot tell you is what the insurance will cost, whether the building has an assessment coming, or how the street feels at eight in the morning. That is the part the plan covers.
I have a home to sell first.
Most out-of-state buyers do. The plan works through the order: selling first and renting, buying first, or a contingency where the market allows it. We can introduce an agent where you live now, and for anything about bridging the two, consult a lender.

Questions People Ask Before Moving

How do I buy a home in South Florida while living in Atlanta?
Combine a few planned weekends with a local agent who works the days in between. After a consultation and a written buyer agreement, we compare communities, shortlist homes, organize your scouting trips and tour new listings on live video. Inspections, insurance quotes and the closing are coordinated here, and you can sign remotely if a trip does not fit your schedule.
Do I need to come down before buying, or can I rely on video?
Because the drive is manageable, we suggest at least one visit devoted to comparing areas, ideally in summer. After that, video tours are a reliable way to judge individual homes, particularly when a listing appears midweek. Buyers who cannot travel at all can still purchase with care by leaning on the inspection period and on quotes obtained for the exact address.
Which parts of South Florida fit a budget built on an Atlanta home sale?
It depends on the housing type more than the county. Larger, newer houses are most attainable inland in western Broward and Palm Beach counties and in Port St. Lucie. Townhomes and condos open up locations closer to the beach and to downtowns. Waterfront houses carry the highest prices and insurance. We compare real listings with their full monthly cost, so the choice is concrete.
Should we rent in Florida first and buy later?
For an Atlanta household it is often unnecessary, since you can scout by car over several weekends instead of signing a lease to learn the area. Renting still makes sense if a job starts before your Atlanta home sells or you are split between counties. Weigh a year of rent and a second move against the risk of choosing in a hurry, and we will price both paths.
Can I bring my lake boat to South Florida?
You can, and many freshwater boats do fine on the Intracoastal, rivers and inland lakes with added care. Salt water demands flushing the engine, protecting the hull and watching for corrosion, and ocean runs call for a hull designed for them. Check that the home’s dock, lift and any bridges on the route suit the boat, and that the association permits it.
Will I find a new-construction home like the ones around Alpharetta?
You will find new houses, but on smaller lots, without basements and mostly in gated communities toward the western edge of the metro area or in St. Lucie County. Many sit in a Community Development District with an added yearly assessment. The builder’s representative works for the builder, so bring your own agent to the first visit to protect your position in the contract.
