Live listings from the MLS for each community, by the kind of home: waterfront, condominiums, houses and new construction.

Your first step: BreakThru Florida Home Buying Plan

Before You Book a Flight, Know Where to Buy, What Your Money Buys and What to Look Out For

You are not simply buying a home in Florida. You are making a decision about the life you want next, from a place where you cannot drive past the house. The plan starts with a conversation about what the move has to do for you, and ends with a short list of communities and homes worth your time, what each would cost to own, and a tour schedule built around you.

What you receive

  • A buying consultation about what you want the move to do, what worries you and what must be true for it to make sense
  • A side-by-side comparison of the South Florida communities that fit, with the trade-offs of each
  • A first shortlist of homes for sale that match, chosen by an agent rather than a filter
  • An ownership-cost review for the homes you like: property tax, insurance, flood and association fees
  • A tour plan: live video tours now, and an in-person trip scheduled so one visit covers what matters
  • How buyer representation and compensation work in Florida, in writing, before any tour

What happens next

  1. Tell us where you live now, where you are looking, your budget and your timing.
  2. A local agent replies within one business day to schedule your buying consultation.
  3. After the consultation, your agent prepares the community comparison, the shortlist and the cost review.
  4. You tour by video or in person when you are ready, and decide what happens next.

Free and without obligation. Nothing you tell us is shared with a seller, and you sign a buyer agreement only when you are ready to tour.

Plan My Move · Find My Florida Home

Is moving from Wyoming to Florida worth it for taxes? Not for income tax: neither state has a personal income tax, so wages go untaxed in both. The costs that change are property tax, homeowners and flood insurance, association dues and sales tax. Choose the home for the life you want, and have a CPA compare the property tax bill for a specific Florida address, and an attorney review any trust or domicile questions.

Wyoming buyers arrive with one thing settled: neither state has a personal income tax, so no tax story needs untangling and the decision belongs to the house, the town and what it costs to own. BreakThru Realty represents Wyoming buyers in South Florida. We find the places with room for a truck and a trailer, price wind and flood coverage for each address, and tour on live video two hours ahead of you. Hiring an agent on the Florida end who answers to you is what keeps a cross country move from being decided by listing photos.

What Does Moving From Wyoming to Florida Cost Beyond the Drive?

Far more than the drive, which is three days with a trailer and something a mover can price in an afternoon. The figures that matter arrive after you unpack: a mortgage payment; a county tax bill computed from your sale price; wind insurance that carries a separate deductible for named storms; a flood policy, since so much of the coast sits low; association dues in nearly every newer subdivision; and an electric bill for cooling most of the year where a gas furnace used to run most of the winter. Wyoming property tax is low and Wyoming insurance is priced for hail rather than hurricanes, so the habits you bring will understate both lines. Any total printed here would be a guess about a house, a roof and a county we have not seen. Your agent replaces the guess with real quotes on every finalist and runs them through the Florida Home Cost Calculator, so you can read them against your Wyoming tax notice and your hail policy renewal.

Is Florida Cheaper Than Wyoming When Neither State Taxes Wages?

Not on taxes, and usually not overall; the costs move rather than fall. Neither state taxes wages, so take home pay stays where it is, and anyone who frames the move as an income tax saving is selling the wrong argument. Both states charge sales tax, with local additions in each. Where Florida costs more is property tax and insurance: an assessment reset to market value when you buy, which holds there until the homestead exemption applies, windstorm premiums driven by hurricane exposure, and flood insurance written as its own policy. A Sheridan couple who buys on a canal can find insurance rivaling the tax bill. Where Florida costs less is heating and, for many households, the distance to a major airport and a hospital. Put your Wyoming tax notice, insurance bill and utility costs next to the same three lines for one real Florida address, and ask a CPA to confirm the property tax figure for the county you pick.

Which South Florida Towns Leave a Wyoming Buyer Some Elbow Room?

The towns at the northern end of the region, where lots are larger and the water is close. Sebastian, at the top of the Treasure Coast, has newer houses on roomier parcels and open land to the west. Jupiter puts single family streets on the Loxahatchee River and rural lots out in Jupiter Farms, many on wells and septic, which is the nearest thing here to room without neighbors. North Palm Beach offers ranch houses on canals with docks. Parkland has bigger lots inside gated communities at the edge of Broward. Palm Beach Gardens suits a buyer who wants golf, a clubhouse and a short run to the airport. An energy worker from Gillette taking a position on the coast needs a commute that works; an Air Force family leaving F.E. Warren with orders south needs a short list within a fair drive of the new gate; a Jackson owner used to high prices and seasonal living wants a winter base with a dock that can be shut for months. Tell your agent which part of Wyoming you are leaving, Cheyenne, Casper or Teton County, and the first towns on the list follow from that.

Which Worries Come Up First From Wyoming, and What Does the Plan Do About Them?

Usually these five: an association that bans the truck and the trailer after closing, insurance that nobody priced until the contract was signed, a lot that is a fraction of what you are used to, losing the right house to a buyer who could see it first, and doubt that anyone two time zones east will actually drive out to look. The Florida Home Buying Plan takes each one and answers it on paper, so you are reading a document and not listening to a promise.

  • Trucks and trailers: the covenants and parking rules for each house, gone over with you before an offer, so the pickup, the horse trailer or the camper is allowed where it will sit
  • Insurance priced first: wind and flood premiums quoted on the exact address inside the inspection window, while you can still cancel under the contract
  • Real room: the towns where a bigger lot still exists, with the carrying costs of each, laid out before you see a single listing
  • Losing it to a local buyer: an agent watching new listings on your behalf, with camera tours of the garage, the lot and the street as soon as a fit appears
  • The legwork: one named agent, dated next steps, the commute driven at rush hour, and a Florida broker of record accountable for the plan

Is Buying in Florida Before the Wyoming Sale a Good Idea?

It is when the Florida house matters more than the timing and your finances can carry two homes; it is not when the Wyoming sale funds the purchase. Buying first lets you take the house you actually want and make one trip with the trailer, but two mortgages run until Wyoming closes, so put the numbers in front of a mortgage lender before any offer. A sale first pins down what you can spend and usually means a few months of rent here. Staying on as your buyer’s tenant after closing can bridge a short gap, and a Florida contract that waits on your Wyoming sale is possible with an agreeable seller. Ranch property and homes in small markets can take time to sell, so build slack into the dates. If you need a listing agent there, our broker sets up a referral to a licensed Wyoming agent between the two brokerages, and your Florida agent runs both closings off one calendar.

Should a Wyoming Buyer Rent in Florida First?

Not if a job or a base has already picked the town and you have lived through a humid summer; yes if your only visits came in winter or you are still torn between a canal house and a rural lot in Jupiter Farms. Twelve months on a lease show you how the heat and the daily storms of the rainy season feel, and whether parking rules that look livable on paper work with the way you use a truck. You can also start the Florida job while the Wyoming house is still listed. Renting first costs the rent, a second move with the trailer, and a homestead exemption that slips by a year, since the exemption needs you to hold title and live in the home as of a January 1. If you lease, your agent gives the search and the association approval the attention of a purchase and aims the closing at the month the lease expires.

How Do You Buy a Florida Home From Wyoming Without Flying Down?

A local agent does the legwork under a written agreement and you make the decisions from home. Wyoming is two hours behind Florida, so a tour at ten here is eight in the morning for you. Since August 2024, Florida buyers sign an agreement with their agent before touring any property, and a tour broadcast to you in real time is a showing under it; we review it with you first, including what your agent is paid and how to end it. Your agent then films each home and its surroundings, opens the garage, checks where a truck and trailer would park, drives the route to the office, the base or the airport at the hour you would, reads the association file with you, keeps the inspector on the phone to answer your questions, and gets the wind and flood policies quoted on that address before your deadlines. The title company can usually mail the closing package to Wyoming or schedule a remote online notarization. Wiring instructions are confirmed by a call you make, not a call you receive, at a number you looked up yourself.

What Changes for a Wyoming Household at Tax Time After the Move?

Wages stay untaxed, since neither state taxes them; what changes is property tax, where you are domiciled and how you hold title. Domicile still matters when there is no income tax at stake: it decides homestead, where you vote and register vehicles, and which state’s law governs your estate. The paperwork is light: Florida asks a new resident to switch to its driver license within 30 days, then register vehicles and voters here, and anyone who wants extra proof can record a sworn declaration of domicile with the county clerk. Homestead is the valuable step. File by March 1 for the house that is your permanent home on January 1, and for 2026 the exemption takes as much as $51,411 off its assessed value: the first $25,000 applies to all taxes, while the next $26,411, which rises with inflation, does not reach the school tax. After that, Save Our Homes keeps a homestead’s assessed value from climbing faster than 3% a year or the CPI change, if that is smaller. If you hold property in a Wyoming LLC or a trust, ask a Florida attorney before taking title the same way here, since how title is held can decide whether homestead applies. Airmen at F.E. Warren follow separate service member domicile rules, so a tax adviser familiar with military residency should confirm your state before you file anything.

Can You Keep the Truck, the Trailer and the Horses at a Florida Home?

In a few places, and nowhere by default. Wyoming gives you space and few neighbors with a say in it; South Florida lots near the coast are compact, and most newer neighborhoods sit inside a homeowners association that approves fences, sheds, paint and landscaping and often bans boats, trailers, work trucks and RVs from view. Read those rules before you love a house, and your agent reads them with you. Room still exists for the buyer who needs it: Jupiter Farms has larger rural lots, many on wells and septic, where horses are ordinary; Parkland offers bigger lots inside gated communities; Sebastian has open land and newer houses on roomier parcels. A condo turns the trade around: nothing to mow or plow, but every detail governed by the association, and since 2022 Florida law has required buildings of three or more stories to complete milestone inspections and commission a structural integrity reserve study, either of which can end in an assessment on current owners.

How Is a Florida House Built Differently From a Wyoming House?

It is framed against hurricanes instead of snow and wind chill. A Wyoming house is usually wood frame, insulated for long cold snaps, heated by gas or propane, often over a basement, under a roof pitched for snow. A South Florida house answers a different threat: concrete block walls, a slab poured at ground level, no basement, so storage moves to the garage. Roofs are tile, shingle or metal, strapped to the walls in newer houses to resist uplift, and an insurer will want the roof’s age before anything else; a wind mitigation inspection that documents the straps and the openings can lower the premium. Windows are impact rated or covered by shutters before a storm. Windstorm coverage carries a hurricane deductible, the share of a hurricane loss you cover before the insurer pays, usually far larger than what you would owe on a hail claim in Casper. Flood is a separate policy priced on the zone and the elevation, and federal flood policies usually carry a 30 day wait before coverage begins. Water and sewer come from a utility in most neighborhoods, though Jupiter Farms still relies on wells and septic.

How Do You Get Home to Wyoming for a Visit?

Through Denver, almost always: Cheyenne is a short drive from that airport and Casper, Jackson and Sheridan connect through it, so plan on most of a day for the trip west and two hours gained on the way back. The time gap is easy to live with, since dinner in Florida lines up with the end of a Wyoming workday and a Florida lunch hour is midmorning in Cheyenne. Keeping the ranch or a cabin for summers is common, and an attorney or tax adviser should say how a kept Wyoming home affects domicile, homestead and your estate plan before the year is divided, because none of that changes the house you buy, but all of it changes how you buy it.

Where in South Florida Should a Wyoming Buyer Live?

Each link opens that community’s page, with the homes for sale there now. Your agent adds the streets, the buildings and the trade-offs a listing does not show.

Before You Fall in Love With a Florida Home, Understand What It Costs to Own

The price is one number. The mortgage, property tax, homeowners insurance, flood insurance and association fees are the ones you pay every month. Put your own figures into the calculator, mark which ones are real quotes and which are still estimates, and compare the total with what you pay where you live now.

Why Work With BreakThru Realty Instead of Searching for Homes Yourself?

Anyone with an internet connection can search Florida homes. When you are buying from another state, the information you do not have matters as much as the listings you can see: the insurance that costs more than you expected, the special assessment the condominium has pending, the street that does not fit your daily routine. Our role is to help you understand what you are buying before you commit.

  • Find Your Community. An area comparison built from your commute, budget, schools and the way you live, before any listing is sent, so you choose between real neighborhoods rather than reputations.
  • Explore Homes Remotely. Your agent tours each home live on video, walks the street and the building, and attends the inspection with you on the line, so distance stops being the reason you miss the right home.
  • Understand Ownership Costs. Property tax at the reset value, homeowners and flood insurance, association fees and reserves, set beside the price of every home you like, so the monthly number is real before you offer.
  • Negotiate With Confidence. Local market information, an offer strategy talked through with you, and the contract deadlines worked through to closing, with the Florida specifics explained before they cost you.
  • Close With Local Representation. A licensed Florida broker of record, a written buyer agreement before any tour, and a closing you can usually sign from where you live, with wiring instructions confirmed by phone.

You are not simply buying a home in Florida. You are making a decision about the life you want next. We will help you make an informed one.

Questions you may be asking

I am months away from moving.
That is the right time to start. The plan tells you which areas to watch, what homes there cost to own and what a realistic offer looks like, so the trip you eventually book is spent on the right streets.
Can I really buy without being there?
People do, and it takes more care, not less. Your agent tours live on video, walks the street and the building, attends the inspection with you watching, and coordinates a closing you can sign remotely where the title company and your lender allow it.
Does a buyer's agent cost me anything?
Buyer-agent compensation is negotiable and set out in the written buyer agreement you sign before touring. In many South Florida sales the seller or listing broker offers to pay some or all of it, but that is never certain, so we explain the position on each home before you tour it.
I can search listings myself.
You can, and you should keep looking. What a listing cannot tell you is what the insurance will cost, whether the building has an assessment coming, or how the street feels at eight in the morning. That is the part the plan covers.
I have a home to sell first.
Most out-of-state buyers do. The plan works through the order: selling first and renting, buying first, or a contingency where the market allows it. We can introduce an agent where you live now, and for anything about bridging the two, consult a lender.

Questions People Ask Before Moving

What does the Florida Home Buying Plan include, and what does it cost?
Nothing, and requesting it binds you to nothing. The six parts: a consultation about what the Florida home must do, a comparison of towns with the room you want, a starter list an agent assembles, a cost estimate with insurance included for each favorite, a touring calendar, and our representation terms on paper. A local agent follows up within one business day of your request to schedule the consultation.
Will I pay less income tax if I move from Wyoming to Florida?
No. Neither state has a personal income tax, so wages go untaxed at the state level in both. What does move is property tax, insurance and local sales tax, and the open questions are domicile, homestead and how title is held. Have a CPA price one real Florida address against your Wyoming home, and talk to a Florida attorney about any LLC or trust before you take title.
Can I find land or a large lot in South Florida?
In some places. Jupiter Farms west of Jupiter has larger rural lots, often with wells and septic, Parkland has bigger lots inside gated communities, and Sebastian on the Treasure Coast has more open land. Near the coast, lots are compact and associations set the rules. Your agent checks zoning, drainage and association limits on each property before you offer.
Is a condo the right winter base for a Wyoming owner who keeps the ranch?
It can be, since there is no yard to keep up while you are back on the ranch, though the building’s finances deserve more attention than the view. Before offering, get the engineer’s milestone report, the reserve study, this year’s budget and the record of any assessment the board approved. Homestead covers only a permanent residence, so a seasonal condo will not receive it; settle your domicile with a CPA or attorney before you buy.
What does buying a South Florida home from Wyoming involve?
Mostly phone calls and video. Once the consultation is done and the buyer agreement signed, your agent streams tours of each home, checks the parking rules for trucks and trailers, drives the routes that matter, keeps you on the line during the inspection and gathers insurance quotes. One trip for the finalists helps if you can make it, and the closing documents can usually be signed in Wyoming.
Should I sell my Wyoming home before buying in Florida?
Sell first if the proceeds are your down payment, and plan on a few months of rent here. Buy first if two payments for a season fit your budget and you would rather move once. Staying on as your buyer’s tenant, or writing a Florida offer that waits on the Wyoming closing, can bridge the gap. Have a mortgage lender look at any loan covering both homes before either contract is signed.
