Your first step: BreakThru Florida Home Buying Plan

Before You Book a Flight, Know Where to Buy, What Your Money Buys and What to Look Out For

You are not simply buying a home in Florida. You are making a decision about the life you want next, from a place where you cannot drive past the house. The plan starts with a conversation about what the move has to do for you, and ends with a short list of communities and homes worth your time, what each would cost to own, and a tour schedule built around you.

What you receive

  • A buying consultation about what you want the move to do, what worries you and what must be true for it to make sense
  • A side-by-side comparison of the South Florida communities that fit, with the trade-offs of each
  • A first shortlist of homes for sale that match, chosen by an agent rather than a filter
  • An ownership-cost review for the homes you like: property tax, insurance, flood and association fees
  • A tour plan: live video tours now, and an in-person trip scheduled so one visit covers what matters
  • How buyer representation and compensation work in Florida, in writing, before any tour

What happens next

  1. Tell us where you live now, where you are looking, your budget and your timing.
  2. A local agent replies within one business day to schedule your buying consultation.
  3. After the consultation, your agent prepares the community comparison, the shortlist and the cost review.
  4. You tour by video or in person when you are ready, and decide what happens next.

Free and without obligation. Nothing you tell us is shared with a seller, and you sign a buyer agreement only when you are ready to tour.

Plan My Move · Find My Florida Home

What should North Dakota homeowners know before buying in South Florida? Houses here sit on slabs with no basement, lots near the coast are smaller and many neighborhoods have associations. Flood risk comes from summer storms and hurricane surge instead of spring melt, and wind coverage carries a hurricane deductible. Royalties or farm rent from North Dakota can stay taxable there, so see a CPA. A local agent can tour homes for you on video and time your sale.

After enough winters of plugging in the car and clearing the driveway before work, a warm address near the water stops sounding like a vacation and starts sounding like a plan. The hard part is buying it from Fargo, Bismarck or Minot, a long way from any South Florida street. What you need is a home you have vetted, flood and wind costs you saw in writing and a North Dakota sale timed to match, which is the reason a brokerage with an agent already here matters more than any listing site. BreakThru Realty does the looking, the measuring and the checking while you stay home.

What Will the Move and the First Florida Year Cost a North Dakota Household?

More for the truck than most moves, because the distance is long, and then a monthly budget that shares almost nothing with a Fargo one. A mover from Fargo, Bismarck or Minot quotes the haul in advance, and the flights and deposits are simple to list. The bills that recur are the ones to study: a mortgage, property tax at your purchase price, cooling instead of heating, a wind policy with a hurricane deductible, flood coverage on many streets, association dues that may fund building insurance and reserves, and pool, lawn and air conditioning service through a season that lasts most of the year. The furnace bill you know disappears. We give no single figure here because the honest number belongs to an address. Your plan gathers real quotes for each finalist and runs them through the Florida Home Cost Calculator, so you can weigh them against your winter heating bills and your North Dakota property tax statement.

Is Florida Cheaper Than North Dakota Once You Own Here?

Sometimes, and rarely for the reason people assume. North Dakota restructured its income tax recently and many households now owe little of it, so the income tax case for leaving is thin; Florida has no personal income tax, but for a typical North Dakota household that difference is small. The real comparison is heat against cold and insurance against snow removal: a furnace bill and a heated garage on one side, air conditioning, windstorm and flood coverage and association dues on the other. Property tax here starts from your purchase price. A home that becomes your permanent residence takes the homestead exemption, which for 2026 can reduce assessed value by up to $51,411, though $26,411 of that amount does not apply to school taxes, and Save Our Homes then caps the growth in assessed value at 3% or the year’s CPI change, whichever is lower. Set your current bills beside one specific Florida home and have a CPA check the tax lines.

Where Should a Fargo, Bismarck or Minot Buyer Start Looking?

In the county that matches the life being left behind, so take a few hypothetical examples. A Fargo or West Fargo household with a newer two story, a heated triple garage and a finished basement usually wants something similar near the coast, minus the snow blower, which points at Coconut Creek and the planned cities of Broward. A Bismarck couple already retired may want a single story home with almost no maintenance and quiet around it, which is Jensen Beach and Hobe Sound territory. Someone who wants a boat behind the house looks at North Palm Beach and its canals. A buyer who wants the ocean out the window and an airport close by looks at Hollywood. A Red River Valley farm couple might rent out the land and want a small place on the water for the cold months, at least at first. None of these describes a real client; they are the situations we ask about so the comparison in your plan starts in the right place.

What Are the Five Worries of a North Dakota Buyer, and What Do You Receive for Each?

Five questions arrive early from North Dakota buyers: whether they can trust a neighborhood they have never driven, what flood and wind coverage will really cost, where a heated garage and a basement’s worth of belongings will go, whether an agent two thousand miles away will keep them on the schedule, and how to close without a second flight. Each has an answer the Florida Home Buying Plan puts in writing, so you are checking a document rather than hoping.

  • A neighborhood you have never driven: the street and the neighbors on live video, plus the airport and office drives clocked at the hours you would make them
  • Flood and wind costs: premiums obtained for each finalist while the inspection period runs, with the flood zone and the elevation written beside them
  • Where your things go: the garage, the closets and any storage room filmed on each finalist before you decide
  • Staying on the schedule: an agent assigned by name, next steps with dates, and the inspection joined by phone with your questions answered
  • Closing from North Dakota: courier delivery or an online notary session arranged with the title company before the contract is signed

Do You Sell in North Dakota Before You Buy in Florida?

Getting a North Dakota house listed is easy. Getting it sold on a date that fits your Florida closing takes a strategy, and the order you choose sets it. Snow covers yards and makes showings harder, so some sellers there prefer to list once the ground is clear, while South Florida touring is busiest in winter; the two calendars pull against each other. One path is to close the North Dakota sale first and lease here for a while. Another is to purchase here first and carry two homes until the sale closes. A rent back can keep you in the house after closing, or you can write the Florida offer subject to your sale closing, a condition not every seller takes. If you need a listing agent, we can refer you to one licensed in North Dakota through a broker to broker referral, and any financing that has to bridge the two is a conversation to have with a mortgage lender before either contract is signed.

Rent First or Buy Now After Leaving North Dakota?

Rent for a winter if you have never spent a summer here or are torn between the Treasure Coast and Broward; buy directly if you already know the area. A season in a rental costs a second move and winter rents that run high, and it delays homestead, which you claim for a home you occupy on January 1 by filing before March 1. What it buys is certainty about the heat, the traffic and whether a quiet town stays quiet in a way you like. If you rent, your agent handles that search as carefully as a purchase, association approval included, and times the purchase to the lease end. If you buy now, the plan builds the summer test into the tours instead: your agent films at midday in August and at rush hour, so the one trip you take is for choosing, not for starting over.

Can You Buy Without Flying Down More Than Once?

Yes; a careful remote purchase can be done with one visit or none. Nothing is shown, in person or on camera, until the written buyer agreement Florida practice has used since August 2024 is signed; it covers the services, the agent’s compensation and how the agreement ends, and we walk you through it first. After that your agent tours for you, films the street and the neighbors as well as the rooms, and times the drive to the airport or the office at the hour you would make it. Association records are read with you before an offer. You join the inspection on a call and ask the inspector your own questions. When a single trip makes sense, we schedule it for finalists only. At closing, the title company can often deliver documents by courier to North Dakota or set up an online notary session, and before any money moves you call the title office yourself, on a number from its own website, to confirm the wiring details.

Will North Dakota Keep Taxing You After You Move?

Not on wages earned as a Florida resident once your domicile has moved, but income from property located in North Dakota can stay North Dakota income. If you hold mineral interests in the Bakken, royalties from North Dakota wells can remain taxable there even after you become a Florida resident, and the same can be true of rent from farmland you keep. North Dakota has no estate or inheritance tax, and Florida levies neither, but an estate plan drafted for North Dakota still deserves a review once you move. Florida residency is something you document: a Florida license inside the 30 day window, registering to vote, recording a declaration of domicile with the clerk of court if you choose, and applying for homestead. A CPA or tax adviser who handles mineral income should map this out with you, and an attorney can review the estate plan. See Sources below for the Office of State Tax Commissioner.

How Does a Florida House Differ From a Fargo One?

It fights heat, water and wind instead of cold, and the calendar for water moves from spring to summer. North Dakota houses have footings below the frost line, full basements, thick insulation, a furnace or boiler doing most of the work and a garage heated so the car starts in January. A South Florida house sits on a slab with no basement, has concrete block walls, a strapped roof and impact glass or shutters, and depends on air conditioning that runs most of the year. The garage is the hottest room in the house, so it stores things rather than warming them. In exchange you get a lanai, a covered and usually screened patio that works as an outdoor room in every month, and often a pool. If you have sandbagged along the Red River in Fargo or Grand Forks, flood maps are not new to you; what changes is that water here comes from summer downpours, high tides and storm surge, so the risk peaks in the warm months, and the flood zone, the ground elevation and how a street drains after a heavy storm are part of choosing the house. Flood protection comes from its own policy, generally with a 30 day wait on a new NFIP policy. Wind is the other half: homeowners policies carry a hurricane deductible for named storm damage, and premiums follow the roof age and the protection on each opening. Your agent gathers quotes for every address you are serious about.

What Should a Condo Buyer From North Dakota Check in a Florida Building?

The milestone inspection, the reserve study and the leasing rules, in that order, before the view. A condo can suit someone who will spend part of the year back in North Dakota, because the association maintains the building and grounds while you are away, and Hollywood and the Treasure Coast towns both have buildings that fit a lock and leave schedule. Florida requires buildings of three or more stories to complete milestone structural inspections on a schedule and to fund reserves after a structural integrity reserve study, and in some buildings the result has been higher dues or a special assessment. Request the current inspection report, the reserve study, this year’s budget and recent board minutes, and keep in mind that an assessment already approved stays with the unit when it changes hands. Read the rules on leasing, guests and renovations before assuming you can rent the unit while you are north. Your agent requests all of it before you write an offer and reads it with you line by line.

What Does a Trip Back to North Dakota Take?

A connection, usually, and an hour of time difference. South Florida keeps Eastern time and North Dakota stays on Central, so a Fargo office runs an hour behind you. Fargo, Bismarck and Minot rarely have a nonstop to the South Florida airports, so most trips connect once through Minneapolis, Denver, Chicago or Dallas; low fare carriers sometimes add seasonal nonstops from Fargo to other Florida airports, which can work with a drive at the Florida end. The drive itself is three days and the usual route for the second car. If you will keep a house in North Dakota or spend part of each year there, a tax adviser should hear how much of the year you expect to be away before you name a permanent residence, because homestead and domicile both turn on where you actually live.

Where in Florida Should a North Dakotan Live?

Each link opens that community’s page, with the homes for sale there now. Your agent adds the streets, the buildings and the trade-offs a listing does not show.

Before You Fall in Love With a Florida Home, Understand What It Costs to Own

The price is one number. The mortgage, property tax, homeowners insurance, flood insurance and association fees are the ones you pay every month. Put your own figures into the calculator, mark which ones are real quotes and which are still estimates, and compare the total with what you pay where you live now.

Why Work With BreakThru Realty Instead of Searching for Homes Yourself?

Anyone with an internet connection can search Florida homes. When you are buying from another state, the information you do not have matters as much as the listings you can see: the insurance that costs more than you expected, the special assessment the condominium has pending, the street that does not fit your daily routine. Our role is to help you understand what you are buying before you commit.

  • Find Your Community. An area comparison built from your commute, budget, schools and the way you live, before any listing is sent, so you choose between real neighborhoods rather than reputations.
  • Explore Homes Remotely. Your agent tours each home live on video, walks the street and the building, and attends the inspection with you on the line, so distance stops being the reason you miss the right home.
  • Understand Ownership Costs. Property tax at the reset value, homeowners and flood insurance, association fees and reserves, set beside the price of every home you like, so the monthly number is real before you offer.
  • Negotiate With Confidence. Local market information, an offer strategy talked through with you, and the contract deadlines worked through to closing, with the Florida specifics explained before they cost you.
  • Close With Local Representation. A licensed Florida broker of record, a written buyer agreement before any tour, and a closing you can usually sign from where you live, with wiring instructions confirmed by phone.

You are not simply buying a home in Florida. You are making a decision about the life you want next. We will help you make an informed one.

Questions you may be asking

I am months away from moving.
That is the right time to start. The plan tells you which areas to watch, what homes there cost to own and what a realistic offer looks like, so the trip you eventually book is spent on the right streets.
Can I really buy without being there?
People do, and it takes more care, not less. Your agent tours live on video, walks the street and the building, attends the inspection with you watching, and coordinates a closing you can sign remotely where the title company and your lender allow it.
Does a buyer's agent cost me anything?
Buyer-agent compensation is negotiable and set out in the written buyer agreement you sign before touring. In many South Florida sales the seller or listing broker offers to pay some or all of it, but that is never certain, so we explain the position on each home before you tour it.
I can search listings myself.
You can, and you should keep looking. What a listing cannot tell you is what the insurance will cost, whether the building has an assessment coming, or how the street feels at eight in the morning. That is the part the plan covers.
I have a home to sell first.
Most out-of-state buyers do. The plan works through the order: selling first and renting, buying first, or a contingency where the market allows it. We can introduce an agent where you live now, and for anything about bridging the two, consult a lender.

Questions People Ask Before Moving

What does the Florida Home Buying Plan include, and what does it cost?
There is no charge, and you owe us nothing for it. In writing, you get a consultation on your goals, a comparison of the communities that suit them, a shortlist an agent selects, a cost review of the homes you favor, a touring plan and our representation terms. After your form arrives, expect a local agent to answer within one business day and schedule the consultation.
Will my mineral royalties be taxed after I move to Florida?
Possibly by North Dakota. Florida has no personal income tax, but income from property located in North Dakota, such as oil royalties or farm rent, can remain North Dakota income for a nonresident. A CPA or tax adviser who handles mineral income should review your situation before you count on any change, and your estate plan deserves a look from an attorney once you move.
What is a condo milestone inspection?
A structural inspection Florida requires on a schedule for condominium buildings of three or more stories. Each such building also needs a structural integrity reserve study, which estimates what major components will cost to repair or replace and whether the association is setting enough aside. Results can raise dues or lead to a special assessment, so your agent reads them with you before you offer.
Where should I look if I want quiet, water or something newer?
Jensen Beach and Hobe Sound are low rise and slower, with older cottages, newer subdivisions and nature preserves nearby, at the cost of fewer stores and a longer drive to a major airport. North Palm Beach has single story houses on canals with docks. Coconut Creek is a planned inland city with newer houses, closer in feel to a newer Fargo subdivision. Hollywood puts condos on the ocean near the airport.
What replaces my heated garage and basement storage?
Mostly the garage and the closets, and the garage here is hot rather than heated. Florida houses sit on slabs with no basement, so a workshop or deep storage has to fit somewhere else, and attic space is often limited. Your agent films the garage, closets and any storage room on each finalist so you can judge whether your things will fit before you write an offer.
How do I sell in North Dakota and close in Florida without a gap?
Choose the sequence before signing anything. Selling there first may mean a short Florida lease; purchasing here first means owning two places until the North Dakota closing. Staying on as your buyer’s tenant, or an offer that depends on your sale, can cover a few weeks. We line up dates with the agent handling your North Dakota listing, or find one by referral, and you should ask a mortgage lender about bridge financing.
