Moving From Philadelphia to Florida

Ready to trade the rowhome or the shore house for Florida? Know the town and the true cost before you bid.

The outcome to aim for is simple: a Florida home in a town that suits how you spend your days, bought at a price and a carrying cost you checked in advance, with the sale back home timed so you are never stranded between settlements. BreakThru Realty represents buyers from Philadelphia, the Main Line, Bucks, Chester, Delaware and Montgomery counties, and South Jersey who are purchasing in South Florida before they have moved. We translate the housing you know into the housing sold here, and we do the legwork you cannot do from Pennsylvania.

Your first step: BreakThru Florida Home Buying Plan

Before You Book a Flight, Know Where to Buy, What Your Money Buys and What to Look Out For

You are not simply buying a home in Florida. You are making a decision about the life you want next, from a place where you cannot drive past the house. The plan starts with a conversation about what the move has to do for you, and ends with a short list of communities and homes worth your time, what each would cost to own, and a tour schedule built around you.

What you receive

  • A buying consultation about what you want the move to do, what worries you and what must be true for it to make sense
  • A side-by-side comparison of the South Florida communities that fit, with the trade-offs of each
  • A first shortlist of homes for sale that match, chosen by an agent rather than a filter
  • An ownership-cost review for the homes you like: property tax, insurance, flood and association fees
  • A tour plan: live video tours now, and an in-person trip scheduled so one visit covers what matters
  • How buyer representation and compensation work in Florida, in writing, before any tour

What happens next

  1. Tell us where you live now, where you are looking, your budget and your timing.
  2. A local agent replies within one business day to schedule your buying consultation.
  3. After the consultation, your agent prepares the community comparison, the shortlist and the cost review.
  4. You tour by video or in person when you are ready, and decide what happens next.

Free and without obligation. Nothing you tell us is shared with a seller, and you sign a buyer agreement only when you are ready to tour.

Why Philadelphia Households Look South, and What They Hope to Find

People leave Philadelphia and its suburbs for reasons they can count on one hand: gray months from November to March, a wage tax that comes out of every paycheck, a house with more stairs than they want, and a shore place they wish they could use all year. What they hope to find is warmth, water and less upkeep, without giving up a real neighborhood. A Center City or South Philadelphia owner often wants walkable blocks and a small footprint. A Main Line or Bucks County household usually wants space, a garage and a club or a course nearby. A shore owner wants a beach town that does not shut in October. Those are three separate searches. The BreakThru Florida Home Buying Plan sorts out which one is yours in the first conversation, then compares the communities that match, so you are not touring a golf community when what you wanted was a beach block.

Rowhomes and Twins Meet Townhomes and Villas

A Philadelphia rowhome is its own lot from front step to back alley, with party walls, a flat roof and no association telling anyone what color to paint the door. A twin shares one wall. Florida’s attached housing looks similar from the curb and works differently. A townhome here is typically two stories with a garage, inside a homeowners association. A villa, in local usage, is a single-story attached or semi-attached home, close to a twin in layout and common in 55+ and golf communities. The question that matters is the legal form. Some attached homes are owned outright with the lot, and the owner insures and replaces the roof. Others are condominiums, where the association insures the structure and the owner covers the interior. That difference changes your insurance policy, your loan and your monthly fee, so consult a mortgage lender and an insurance agent about each one.

  • Who owns and replaces the roof: you or the association
  • Whether the home is a condominium or is owned with its lot
  • What the monthly fee covers: exterior, lawn, insurance, amenities
  • Age limits, leasing rules and vehicle restrictions in the documents

If You Own Down the Shore: How Florida Beach Towns Differ

A shore house runs on a summer clock: open by Memorial Day, rented by the week, closed after the last warm weekend, and a drive you can make after work on a Friday. A Florida beach home reverses nearly all of that. The busy months are winter, rentals tend to run by the month or the season, and many associations and some cities bar short stays outright, so do not assume weekly rental income. You fly instead of drive, with nonstop service from Philadelphia to Fort Lauderdale, West Palm Beach and Miami. The geography will feel familiar: an ocean side, a bay side called the Intracoastal, bridges and flood maps. If you loved a boardwalk town, look at Hollywood and its Broadwalk. If you preferred a quiet island with low buildings, compare Lauderdale-by-the-Sea and Vero Beach. Owners who plan to keep both houses should talk to a CPA about residency before deciding which one is home.

What Surprises Buyers From the Main Line and Bucks County

Suburban buyers from Lower Merion, Radnor, Doylestown or West Chester tend to expect a Florida house to be cheaper to run than a stone colonial. Not always. Lots are tighter than a Bucks County acre, neighbors sit closer, and old shade trees are rarer. Stucco, a sore subject in the Philadelphia suburbs, is the standard exterior here, usually applied over concrete block on the ground floor; where an upper floor is wood-framed, the inspector should look closely for moisture. Septic and well are uncommon near the coast but appear on larger lots inland and on the Treasure Coast. Country club communities may require a membership purchase with the house, on top of association dues. And very little is walkable outside a few downtowns, so a household used to Regional Rail should plan on a car for each driver. We raise each of these on the first tour, before you are attached to a floor plan.

The City Wage Tax: When It Stops and When It Follows You

The wage tax is the line city residents most want gone, and it does go, but only when Philadelphia is truly no longer where you live. Changing a mailing address while the household stays in the rowhome changes nothing. Residents owe it on their pay wherever they work, and they also owe the city’s school income tax on certain investment income, so a real move affects both. Commuters from the suburbs know the nonresident version, which follows work performed in the city. If you keep a Philadelphia employer after you move, whether the tax still reaches your pay can turn on where the work is done and whether working remotely is your choice or your employer’s requirement. Payroll keeps withholding until it is told otherwise, and a refund has to be requested from the city. Raise all of it with payroll and a CPA before your move date. The Pennsylvania page covers the state-level taxes.

From Purchase Price to Yearly Cost

A city owner whose rowhome carries a tax abatement can be startled by a Florida bill figured on a fresh market-value assessment; a collar-county owner used to heavy school taxes may find it gentler. For a home you live in full time, the 2026 homestead exemption is worth up to $51,411 in assessed value, with the portion above the first $25,000 not applied to school taxes, and Save Our Homes then limits the yearly rise in a homestead’s assessment to 3% or CPI, whichever is lower. Insurance is the larger unknown. Wind coverage depends on roof age, roof shape and window protection, flood coverage is a separate policy, and a new policy from the National Flood Insurance Program usually has a 30-day wait. Association fees complete the picture. We gather quotes for the specific address and work through the Florida home cost calculator with you. A CPA should check the tax comparison.

From an Agreement of Sale to a Florida Contract: What Is Familiar and What Is Not

One part of buying here will feel familiar: Florida closings, like settlements around Philadelphia, are commonly run by a title company. Less familiar is the pace. The contract carries an inspection period, often a short one, so inspections and insurance quotes are ordered as soon as it is signed. Condo and HOA purchases add governing documents to read before you are bound. Paperwork with your agent comes earlier still: since August 2024 the agent and the buyer put their agreement in writing before a home is shown, and a live video tour led by the agent is treated the same as a visit in person. From there, tours are live, so you can send the camera to the attic hatch, the garage and the lanai screens, and you join the inspection by phone. Signing can usually happen by mail or by remote online notarization. Before any wire, phone the title company at a number you verified yourself.

Selling the Rowhome, the Suburban House or the Shore Place First

Most Philadelphia-area buyers need the proceeds of one property to buy the next, and which property you sell changes the timing. A city rowhome sale puts the realty transfer tax on the settlement sheet and, as in many suburban municipalities, calls for a use and occupancy or similar certification before settlement, so build in time for both. A suburban house shows well in spring. A shore house tends to find its buyers ahead of summer, and some owners keep it for one more rental season to fund the Florida purchase, a choice a CPA should review. On the Florida side, a buyer who does not need a sale to close first has more room to negotiate, which argues for selling before you bid if you can rent here briefly. Consult a mortgage lender early if the purchase needs the equity. Leaving need not mean losing touch: a nonstop flight gets you back in a morning, and the time zone is the same.

Beach Towns and Inland Communities Philadelphia-Area Buyers Compare

Each link opens that community’s page, with the homes for sale there now. Your agent adds the streets, the buildings and the trade-offs a listing does not show.

Why Work With BreakThru Realty Instead of Searching for Homes Yourself?

Anyone with an internet connection can search Florida homes. But when you are buying from another state, the information you do not have matters as much as the listings you can see.

A property can look perfect in photographs. Then you learn the insurance costs more than you expected, the condominium has a special assessment pending, or the neighborhood does not fit your daily routine. Your home search deserves more than photographs, estimated payments and descriptions written to sell the property. Our role is to help you understand what you are buying before you commit.

  • Personalized Property Selection. Instead of sending you every listing that matches a filter, your agent narrows the search to the homes that fit what you told us you need, and tells you why each one made the list.
  • Local Representation. You have someone in Florida who walks the homes and the streets, coordinates the inspections, and works the purchase with you from the first tour to the final walkthrough.
  • Financial Clarity. We look at property taxes, homeowners and flood insurance, association fees and the other costs of owning alongside the purchase price, so the monthly number is real before you offer.
  • Virtual Buying Support. If you cannot visit yet, your agent tours for you live on video and coordinates the transaction remotely, including a closing you may be able to sign from where you are.
  • Negotiation and Transaction Guidance. Your agent brings local market information, talks through offer strategy with you, and works the negotiation and the contract deadlines through to closing.

You are not simply buying a home in Florida. You are making a decision about the life you want next. We will help you make an informed one.

Before You Fall in Love With a Florida Home, Understand What It Costs to Own

The price is one number. The mortgage, property tax, homeowners insurance, flood insurance and association fees are the ones you pay every month. Put your own figures into the calculator, mark which ones are real quotes and which are still estimates, and compare the total with what you pay where you live now.

Estimate My Monthly Cost

Questions you may be asking

I am months away from moving.
That is the right time to start. The plan tells you which areas to watch, what homes there cost to own and what a realistic offer looks like, so the trip you eventually book is spent on the right streets.
Can I really buy without being there?
People do, and it takes more care, not less. Your agent tours live on video, walks the street and the building, attends the inspection with you watching, and coordinates a closing you can sign remotely where the title company and your lender allow it.
Does a buyer's agent cost me anything?
Buyer-agent compensation is negotiable and set out in the written buyer agreement you sign before touring. In many South Florida sales the seller or listing broker offers to pay some or all of it, but that is never certain, so we explain the position on each home before you tour it.
I can search listings myself.
You can, and you should keep looking. What a listing cannot tell you is what the insurance will cost, whether the building has an assessment coming, or how the street feels at eight in the morning. That is the part the plan covers.
I have a home to sell first.
Most out-of-state buyers do. The plan works through the order: selling first and renting, buying first, or a contingency where the market allows it. We can introduce an agent where you live now, and for anything about bridging the two, consult a lender.

Questions People Ask Before Moving

How do I buy a home in Florida while living in Philadelphia?
The first step is the BreakThru Florida Home Buying Plan: a consultation, a side-by-side look at communities that fit, a starting shortlist, a review of ownership costs and a plan for touring. After that, your agent tours homes on live video, reads association documents with you, schedules inspections you can join by phone and keeps the Florida closing in step with your settlement in Pennsylvania.
Do I need to travel to Florida before buying?
You can buy without a trip, and the process is built to make that workable. Whether you should depends on the home. For a villa in a community with many similar units, video and documents answer most questions. For a house you will live in full time, a short visit to your top choices is worth it. We arrange the trip so that each stop answers a question still open.
Is a Florida villa the same thing as a twin?
In layout, often yes: a single-story home sharing one wall with a neighbor. In ownership, not always. Some villas are owned with their lot, and the owner maintains the roof and exterior. Others are condominiums or sit in associations that handle the roof, paint and lawn for a higher fee. The documents decide who pays for what, so we read them before you compare prices.
Will I stop paying the Philadelphia wage tax once I move to Florida?
A resident stops owing it as a resident once Philadelphia is really no longer home. If your employer is still in the city, the answer for your wages can depend on where you work and why, and your employer’s payroll office applies the city’s rules. Do not rely on an address change alone. Ask a CPA to review your situation and your move date before you count on the difference.
Which Florida beach towns compare with the Jersey shore?
It depends on which shore town you mean. Hollywood has a beachfront promenade with shops and cafes. Lauderdale-by-the-Sea and Vero Beach are low-rise and quieter. Deerfield Beach has a fishing pier and a short beachfront strip. Unlike the shore, these towns stay open all year and are busiest in winter, and the ocean is warm enough for swimming in most months. We compare housing types and costs in each.
Which parts of South Florida fit a Philadelphia budget and way of living?
Start from the home you have now. Owners of a city rowhome who walk to most things often compare Hollywood, Lauderdale-by-the-Sea and Deerfield Beach, where smaller condos and townhomes sit near the sand. Households leaving a larger suburban house tend to look at Palm Beach Gardens for club communities, or west of Boynton Beach for villas. A budget goes further inland and in older buildings, with higher fees or upkeep as the trade.
