Moving From Boston to Florida

Done with one more Boston winter? See which Florida home fits, and what it costs, before you fly down.

Imagine February with the windows open, in a Florida home you picked the way you would pick one in Boston: by walking the block, reading the condo documents and knowing the monthly number first. All of that can be done without leaving Massachusetts. BreakThru Realty represents buyers from Boston, Cambridge, Somerville, Brookline, Newton and the towns around them, whether you own a floor of a triple-decker, a brownstone condo or a house you have outgrown, and whether Florida will be home, half the year, or a second place to set beside the one on the Cape.

Your first step: BreakThru Florida Home Buying Plan

Before You Book a Flight, Know Where to Buy, What Your Money Buys and What to Look Out For

You are not simply buying a home in Florida. You are making a decision about the life you want next, from a place where you cannot drive past the house. The plan starts with a conversation about what the move has to do for you, and ends with a short list of communities and homes worth your time, what each would cost to own, and a tour schedule built around you.

What you receive

  • A buying consultation about what you want the move to do, what worries you and what must be true for it to make sense
  • A side-by-side comparison of the South Florida communities that fit, with the trade-offs of each
  • A first shortlist of homes for sale that match, chosen by an agent rather than a filter
  • An ownership-cost review for the homes you like: property tax, insurance, flood and association fees
  • A tour plan: live video tours now, and an in-person trip scheduled so one visit covers what matters
  • How buyer representation and compensation work in Florida, in writing, before any tour

What happens next

  1. Tell us where you live now, where you are looking, your budget and your timing.
  2. A local agent replies within one business day to schedule your buying consultation.
  3. After the consultation, your agent prepares the community comparison, the shortlist and the cost review.
  4. You tour by video or in person when you are ready, and decide what happens next.

Free and without obligation. Nothing you tell us is shared with a seller, and you sign a buyer agreement only when you are ready to tour.

The Boston Version of This Move

A buyer from the city or its inner suburbs is usually giving up something specific: a condo on one floor of a triple-decker in Dorchester or Jamaica Plain, a brownstone unit in the South End or Back Bay, a rental in Cambridge or Somerville, or a house in Brookline or Newton that has become more house than anyone needs. What that buyer wants is nearly always the same short list: winters spent outdoors, less shoveling, less maintenance, more light, and a front door that still leads to coffee on foot. South Florida offers that in some neighborhoods and not at all in others, and listings will not say which. Whether the plan is a year-round move, a split year or a second home, the BreakThru Florida Home Buying Plan begins with the daily habits you want to keep, then compares the handful of places where those habits survive, before any single property is discussed.

If You Love an Old House: Where Florida Keeps Them and What They Ask

People who chose a Victorian or a brownstone on purpose often assume Florida has nothing for them. It does, in smaller supply. The land boom of the twenties left Mediterranean-style houses in Coral Gables and in the historic districts of West Palm Beach, wood-frame cottages survive in Lake Worth Beach and a few Fort Lauderdale neighborhoods, and mid-century ranch houses are common. Each asks for a checklist Boston never taught. Many historic districts review exterior changes, so swapping original windows for impact glass may need approval. Insurers look hard at an older roof, the electrical panel and the drain lines, and usually want a four-point inspection before quoting. If you would prefer never to think about any of this again, homes built under the statewide code that followed Hurricane Andrew are the simpler path. We show you both kinds and price the insurance on each.

From a Three-Unit Association to a Florida Condo Board

Many Boston condos are one floor of a triple-decker or a brownstone, run by a handful of owners who split the insurance bill, keep a modest reserve and vote on a new roof by email. A Florida condominium is usually a larger enterprise, with a management company, staff and a budget that runs many pages. Under the 2022 law, condo buildings of three stories or more must complete milestone inspections and structural integrity reserve studies, and associations have to fund what the studies call for, so fees in some buildings have risen and special assessments have followed. Before you offer, we ask for the budget, the reserve study, the latest inspection report, the insurance summary and a year of minutes, and we go through them with you. Associations also approve buyers and set leasing and pet rules. For a legal reading of any document, hire a Florida real estate attorney.

A Cape House and a Florida House Keep Opposite Calendars

Owners on the Cape, the Vineyard or Nantucket already understand a seasonal house: opening and closing it, a caretaker, rental weeks and a flood map. Florida runs on the reverse calendar. The busy months are winter, and the house sits empty through the hot, wet half of the year, which is harder on a building than a cold one is. An unoccupied Florida home needs the air conditioning or a dehumidifier running, someone checking it on a schedule, and a storm plan that works when you are several states away. Ask whether the community allows seasonal rentals and for what minimum term, since many associations and some cities restrict short stays. Insurers may ask how often a vacant home is checked. We introduce home-watch services you hire directly and look for properties built for absence: impact glass in place of shutters someone has to close, and an association that handles the exterior.

  • Humidity control and a set thermostat while the home is closed
  • A home-watch visit on a fixed schedule, with photos sent to you
  • Impact windows, or a named person responsible for closing shutters
  • Water shut off at the main and the water heater switched off
  • Association rules on seasonal leasing, guests and vehicles left on site

Leaving the T Behind

Plenty of people in Boston, Cambridge and Somerville get through a week on the T, a bike and their feet, with a car as an occasional tool or no car at all. South Florida will not support that, with a few partial exceptions. Downtown West Palm Beach, central Delray Beach, Las Olas in Fort Lauderdale, the center of Coral Gables and Brickell let you walk to dinner and coffee, and Brightline and Tri-Rail connect several of those downtowns. Groceries, medical appointments and the beach usually still mean a car, and each adult in the household may want one. The upside is that parking comes with the home and nobody shovels it out. Staying connected to Boston is easy on the calendar: nonstop flights leave from Fort Lauderdale, West Palm Beach and Miami, and you remain on Eastern time, so work hours and calls home do not shift.

One Long Weekend From Logan: What to See in Person and What to Leave to Video

Most Boston buyers can spare one trip, so the plan is built to make that trip decisive. Before it, the narrowing happens on screen. A written buyer agreement comes before any showing, a practice in place since August 2024, and a video tour your agent leads live is a showing; we go through that document with you first. Your agent then films each candidate area at street level and tours the strongest homes live, so the weak ones never cost you a flight. The weekend itself is for what a camera cannot carry: the walk from the front door to dinner, the noise on the balcony at night, the midday heat. After you fly home, the rest runs remotely. Florida uses a single contract with an inspection period built in, and you attend the inspection by phone. Signing can usually be handled by mail or by remote online notarization. Confirm wire instructions by phone, using a number you looked up yourself.

From a Boston Tax Bill and Condo Fee to the Florida Versions

Owner-occupants in Boston, Cambridge, Brookline and Somerville know the residential exemption, a reduction for people who live in the home they own. Florida’s homestead exemption rests on a similar idea, with its own figures and dates. For 2026 it is worth up to $51,411 of assessed value, the first $25,000 against all taxes and the rest against everything except school taxes, and it requires owning and occupying the home on January 1 and applying by March 1. A seasonal home gets none of it. A self-managed association gives way to dues that fund staff, building insurance and reserves. Homeowners insurance, a minor line in Massachusetts, becomes a major one, priced on wind exposure, roof age and window protection, with flood as a separate policy. We gather quotes for the actual address and work through the Florida home cost calculator with you. Your CPA should review the tax lines.

Which Home Is Home: The Condo You Keep, the Cape House and the September Lease Cycle

The Massachusetts page covers how the state taxes a former resident. The city-level questions are more practical. If you keep the Boston condo, decide what it becomes: a rental, a pied-à-terre or a sale next spring. A principal-residence exemption there and a homestead claim here do not belong to the same person, since each declares a different home, so give up one before you file for the other, and ask a CPA or attorney which. A place you can still sleep in also feeds the day count Massachusetts applies to part-year plans. Much of the city’s rental market turns over at the start of September, so a tenant, or your own lease, tends to bind you to that date, while condo buyers there are most active in spring. Work backward from whichever date you cannot move. If the Florida purchase depends on proceeds from a sale, consult a mortgage lender early about the gap.

Florida Places Greater Boston Buyers Weigh Against Each Other

Each link opens that community’s page, with the homes for sale there now. Your agent adds the streets, the buildings and the trade-offs a listing does not show.

Why Work With BreakThru Realty Instead of Searching for Homes Yourself?

Anyone with an internet connection can search Florida homes. But when you are buying from another state, the information you do not have matters as much as the listings you can see.

A property can look perfect in photographs. Then you learn the insurance costs more than you expected, the condominium has a special assessment pending, or the neighborhood does not fit your daily routine. Your home search deserves more than photographs, estimated payments and descriptions written to sell the property. Our role is to help you understand what you are buying before you commit.

  • Personalized Property Selection. Instead of sending you every listing that matches a filter, your agent narrows the search to the homes that fit what you told us you need, and tells you why each one made the list.
  • Local Representation. You have someone in Florida who walks the homes and the streets, coordinates the inspections, and works the purchase with you from the first tour to the final walkthrough.
  • Financial Clarity. We look at property taxes, homeowners and flood insurance, association fees and the other costs of owning alongside the purchase price, so the monthly number is real before you offer.
  • Virtual Buying Support. If you cannot visit yet, your agent tours for you live on video and coordinates the transaction remotely, including a closing you may be able to sign from where you are.
  • Negotiation and Transaction Guidance. Your agent brings local market information, talks through offer strategy with you, and works the negotiation and the contract deadlines through to closing.

You are not simply buying a home in Florida. You are making a decision about the life you want next. We will help you make an informed one.

Before You Fall in Love With a Florida Home, Understand What It Costs to Own

The price is one number. The mortgage, property tax, homeowners insurance, flood insurance and association fees are the ones you pay every month. Put your own figures into the calculator, mark which ones are real quotes and which are still estimates, and compare the total with what you pay where you live now.

Estimate My Monthly Cost

Questions you may be asking

I am months away from moving.
That is the right time to start. The plan tells you which areas to watch, what homes there cost to own and what a realistic offer looks like, so the trip you eventually book is spent on the right streets.
Can I really buy without being there?
People do, and it takes more care, not less. Your agent tours live on video, walks the street and the building, attends the inspection with you watching, and coordinates a closing you can sign remotely where the title company and your lender allow it.
Does a buyer's agent cost me anything?
Buyer-agent compensation is negotiable and set out in the written buyer agreement you sign before touring. In many South Florida sales the seller or listing broker offers to pay some or all of it, but that is never certain, so we explain the position on each home before you tour it.
I can search listings myself.
You can, and you should keep looking. What a listing cannot tell you is what the insurance will cost, whether the building has an assessment coming, or how the street feels at eight in the morning. That is the part the plan covers.
I have a home to sell first.
Most out-of-state buyers do. The plan works through the order: selling first and renting, buying first, or a contingency where the market allows it. We can introduce an agent where you live now, and for anything about bridging the two, consult a lender.

Questions People Ask Before Moving

How do I buy a home in Florida while living in Boston?
You start with a conversation, not a flight. The BreakThru Florida Home Buying Plan sets out which towns fit your plan, a first shortlist, and what each home would cost to own once tax, insurance and fees are counted. Your agent then shows homes on live video, collects association documents, arranges inspections you attend by phone and coordinates a closing you can usually sign in Massachusetts.
Do I need to come to Florida before I buy?
Not strictly. Live video tours, an inspection you listen to in real time and documents reviewed ahead of the offer cover most of what matters. A visit still helps with what a camera cannot carry, such as heat, noise and how far the beach really is on foot. If you can come once, come when you have two finalists, and see both at the hours you would use them.
Is a Florida condo a good choice for a snowbird?
It can be, since the association maintains the exterior and common areas while you are away. The checks that matter are the building’s inspection and reserve reports, pending special assessments, the insurance on the building, and the rules on vacant units, guests and leasing. A unit with impact windows and a responsive manager is easier to own from a distance. We review each of those before you offer.
How does a Florida second home compare with a house on the Cape?
The seasons are reversed and so are the risks. A Cape house is closed against cold; a Florida home is closed against humidity and storms, and should be checked regularly while empty. Rental demand peaks in winter, and many communities limit short stays. Flights replace the drive over the bridge. Costs differ too, with wind insurance and association fees playing a larger part. We price both the purchase and the months it sits empty.
Which parts of South Florida suit a Boston buyer who likes to walk?
Look first at places with a real center: downtown West Palm Beach, Lake Worth Beach, central Delray Beach, Las Olas in Fort Lauderdale and the core of Coral Gables. In each you can reach restaurants, coffee and some errands on foot, though a car is still needed for much of the week. Homes close to those centers cost more than homes a short drive out. We compare what your budget buys inside and just outside each one.
Can I keep the residential exemption on my Boston condo and claim Florida homestead?
Plan on choosing one. Both benefits are meant for the home you actually live in as your main residence, and Florida property appraisers ask whether you receive a residency-based exemption anywhere else. Claiming both risks a denial, back taxes and penalties, and it undercuts a change of domicile for income tax purposes. Before applying here, speak with a CPA or attorney, and tell the assessor in Massachusetts if your status there has changed.
