Moving From Alaska to Florida? Choose the Home Before the Barge Sails.
Daylight all winter. A house chosen on evidence instead of photos. A closing timed to the day your goods land.
Winters with daylight and a home you understand before you sign. Compare South Florida communities, know the insurance and tax lines, and buy with a licensed agent here doing the walking for you.

Find Your Florida Lifestyle
Tell us where in Alaska you are moving from, your budget, what matters most (beach access, walkability, a larger home, luxury living or retirement) and when you plan to move. The page recommends the communities and the homes for sale that fit, and the same answers start your plan.
Homes Matching Your Criteria
Live listings from the MLS for each community, by the kind of home: waterfront, condominiums, houses and new construction.
Your first step: BreakThru Florida Home Buying Plan
Before You Book a Flight, Know Where to Buy, What Your Money Buys and What to Look Out For
You are not simply buying a home in Florida. You are making a decision about the life you want next, from a place where you cannot drive past the house. The plan starts with a conversation about what the move has to do for you, and ends with a short list of communities and homes worth your time, what each would cost to own, and a tour schedule built around you.
What you receive
- A buying consultation about what you want the move to do, what worries you and what must be true for it to make sense
- A side-by-side comparison of the South Florida communities that fit, with the trade-offs of each
- A first shortlist of homes for sale that match, chosen by an agent rather than a filter
- An ownership-cost review for the homes you like: property tax, insurance, flood and association fees
- A tour plan: live video tours now, and an in-person trip scheduled so one visit covers what matters
- How buyer representation and compensation work in Florida, in writing, before any tour
What happens next
- Tell us where you live now, where you are looking, your budget and your timing.
- A local agent replies within one business day to schedule your buying consultation.
- After the consultation, your agent prepares the community comparison, the shortlist and the cost review.
- You tour by video or in person when you are ready, and decide what happens next.
Free and without obligation. Nothing you tell us is shared with a seller, and you sign a buyer agreement only when you are ready to tour.
How do I buy a house in Florida while I still live in Alaska? Work with a South Florida buyer’s agent under a written agreement, and let that agent tour homes for you on live video, time the drive to work or the base, join you to the inspection by phone and gather insurance quotes. Alaska does not tax wages and Florida has no personal income tax either, so compare property tax, insurance and association costs instead. Closing papers can often be signed from Alaska by courier or online notary.
An Alaska move is shipped rather than driven, and the date is usually set by orders or a job offer rather than by you. BreakThru Realty represents Alaska buyers in South Florida: we compare the areas near your new base or office, price what each home costs to carry, and tour on live video during your morning. Neither state taxes wages, so the decision rests on the house, and an agent in Florida who answers to you is how that decision gets made well from four time zones away.
What Does a Move From Alaska to Florida Really Cost?
More in freight than almost any other move in the country, and the freight is the part you can quote before you leave. Household goods go by barge or container, a vehicle usually rides an ocean carrier, and the few who drive face the Alaska Highway through Canada before the long run down the East Coast. Service members have the shipment arranged through the transportation office; civilians should get mover quotes early, because sailings fill. Once you are here, a different set of bills takes over, and those are the ones that decide whether the move works: the mortgage, a property tax bill based on what you paid, windstorm and flood coverage, association dues in many neighborhoods, and electricity for cooling where heating oil used to be. No single figure belongs on this page, because every one of those lines depends on the home and the county. Your agent gathers the actual quotes on every finalist and runs them through the Florida Home Cost Calculator next to what the Alaska house costs you to heat, insure and tax.
Will Living in Florida Cost Less Than Living in Alaska?
On the paycheck, nothing changes, because neither state taxes wages. The ledger moves in other places. Alaska has no statewide sales tax, though many boroughs and cities collect their own sales and property taxes and some collect none; Florida charges a state sales tax with county additions, and every home here carries property tax that is reassessed at market value once it changes hands. Heating oil and the cost of groceries flown or barged north usually fall away; summer electricity, wind coverage and a separate flood policy take their place. If you receive the Permanent Fund dividend, leaving ends your eligibility, and a CPA should tell you how the year you move is treated. Put your current address beside one specific Florida home, bill by bill, and let a tax adviser check the tax lines before you draw a conclusion.
Where in South Florida Does an Alaska Household Fit?
Near the gate if orders brought you, near the office if a job did, and farther north if the whole coast is open to you. A household reporting to Homestead Air Reserve Base or Southern Command in Doral wants a short, accurate list within a sensible drive, which points at Homestead, Palmetto Bay and the suburbs west of Miami. A household coming for work on the coast usually wants a predictable commute, which points at Pembroke Pines and the Broward grid. A household that simply chose warm winters and open water often prefers the Treasure Coast: Port St. Lucie for a newer house on a larger lot, Jensen Beach for a quieter street by the lagoon. Fishing, boating and paddling carry over well; mountains and snow do not. Your starting point, Anchorage, Fairbanks, Juneau or a village off the road system, shapes the first list your agent builds.
What Worries an Alaska Buyer Most, and How Does the Plan Answer Each Worry?
Five things, in our experience of first calls from the north: buying near the wrong base or office, a home that costs more to carry than the listing suggested, missing the right house because you could not be here, an agent who treats a buyer four time zones away as an afterthought, and not knowing which brokerage to trust from that distance. The Florida Home Buying Plan was built to answer those five in writing. It is a document, not a sales call with a new name, and this is what it holds for each.
- The wrong area: a written comparison of the communities within reach of your duty station or office, built from your commute, your budget and how you live
- Hidden carrying costs: a review for every home you like, with insurance and association figures gathered for the address and any estimate marked as one
- Missing the right house: a first list an agent picks from live listings and keeps current, with video walkthroughs of the ones that fit
- Being an afterthought: a named agent, dated next steps and tours booked for your Alaska morning, the same work a buyer standing here would get
- Trusting the brokerage: a Florida licensed broker of record, the buyer agreement signed before you see a home, and your position never passed to a seller
Buy in Florida First, or Sell the Alaska House First?
When orders set the date, buy first, because the report date will not wait for a buyer in Anchorage. That means choosing the Florida home on its merits and moving once, while carrying two homes until the Alaska sale closes, which a mortgage lender needs to approve before you write an offer. Selling first fixes your budget and removes the overlap, usually at the cost of a short rental here while you shop. Two tools cover a gap: a rent back, where your Alaska buyer lets you stay for a period after closing, and a Florida contract conditioned on your sale, which some sellers accept and others refuse. Some military owners keep the Alaska house as a rental instead; how that is taxed is a CPA question. No listing agent there yet? Our broker refers you to an Alaska licensee, broker to broker, and your Florida agent keeps the two closings in step.
Should You Rent in Florida Before You Buy, or Buy Now?
Buy now if the duty station or the job fixes the area and your household is settled; rent first if you have never been through a South Florida August or cannot yet choose between the Miami suburbs and the Treasure Coast. A lease teaches you the heat, the afternoon storms and the traffic at the hours you will drive, and it lets you start work before the Alaska house sells. Waiting has a price: twelve months of rent, a second move, and a homestead exemption that cannot begin until a January 1 finds you owning and living in the home. Your agent treats the rental search as seriously as a purchase, association approval included, and times the purchase to the lease end so the lease is a step and not a detour.
Can the Whole Purchase Be Done From Alaska?
Yes, and the time difference helps more than it hurts: most of Alaska runs four hours behind Florida, so a midday tour here lands in your morning. Florida practice since August 2024 puts the buyer agreement in writing before any showing, and a walkthrough your agent streams to you live is a showing, so we go through that agreement with you first, fees and exit terms included. Then your agent works as your crew on the ground: filming each home from the curb to the back fence, opening the garage, driving the route to the base or office at rush hour, reading the association file with you, patching you into the inspection by phone and requesting insurance quotes for the exact address. Closing papers can often reach you by courier or be signed with an online notary where the title company allows. Before any money moves, call the title company yourself at a number you looked up, and confirm the wiring instructions by voice.
Does Moving From Alaska to Florida Change Your State Taxes?
Not on your wages. Alaska does not tax them and Florida has no personal income tax, so any pitch built on income tax savings is selling the wrong reason to move. What changes is sales tax, property tax, the Permanent Fund dividend and where you are domiciled. Civilians who settle here have 30 days from establishing residency to obtain a Florida driver license, then register vehicles and register to vote, and may record a declaration of domicile with the clerk of court; a CPA or attorney can put those steps in order and confirm how the dividend is handled for the year you leave. Service members follow domicile rules of their own, and a tax adviser who knows them should confirm your state of legal residence before anything is filed. The Florida Department of Revenue page on homestead and property tax is linked under Sources at the foot of this page.
What Is Different About the House Itself?
The house stops fighting cold and starts fighting wind and water. An Alaska home holds heat in: thick framing, an arctic entry, a boiler or furnace, often a wood stove, and outside Anchorage frequently a well and septic. A South Florida house is concrete block on a slab with no basement or crawl space, a roof whose permit year is the first thing an insurer asks about, and windows that are impact rated or covered by shutters. Air conditioning runs most of the year and controls humidity as much as heat. Flood is a separate risk from wind: your agent reads the federal flood zone, the elevation and how the street drains, and orders the flood quote early because a new NFIP policy generally waits 30 days to take effect. For a condo, Florida has required milestone structural inspections and a structural integrity reserve study of buildings three or more stories tall since its 2022 law, and a building behind on either can assess its owners, so ask for both reports before you offer.
How Hard Is It to Get Back to Alaska?
Harder than from anywhere else you could move, and still routine: a connection through Seattle, a travel day each way, and no direct flight, so a trip north is planned rather than spontaneous. Fort Lauderdale, Miami and Palm Beach airports all offer the westbound legs, and the four hour difference means you reach Anchorage in time for dinner on the same calendar day. Calls home work best in your evening, when it is late afternoon in Alaska. The light changes more than the clock: no midnight sun and no winter dark, just days whose length barely moves across the year. If your household will split time between the states, a tax adviser should say how a kept Alaska home affects residency before you settle how the year divides.
Where in South Florida Should an Alaskan Live?
- Homestead: Newer single family subdivisions and townhomes at the south end of Miami-Dade, close to the air reserve base and the Everglades, priced below the coastal cities.
- Doral: Townhomes, condos and gated streets west of the Miami airport and beside Southern Command, with warehouses nearby and slow arterial roads at commute hours.
- Pembroke Pines: A wide suburban grid of single family houses, villas and planned neighborhoods in southwest Broward, between Miami and Fort Lauderdale, where a car does every errand.
- Port St. Lucie: Newer houses on larger lots in St. Lucie County, some inside community development districts, a long drive from the Miami and Fort Lauderdale airports.
- Jensen Beach: Older ranch houses and low rise condos along the Indian River Lagoon in Martin County, a bridge from the Hutchinson Island beaches and a longer run to any big airport.
Each link opens that community’s page, with the homes for sale there now. Your agent adds the streets, the buildings and the trade-offs a listing does not show.
Before You Fall in Love With a Florida Home, Understand What It Costs to Own
The price is one number. The mortgage, property tax, homeowners insurance, flood insurance and association fees are the ones you pay every month. Put your own figures into the calculator, mark which ones are real quotes and which are still estimates, and compare the total with what you pay where you live now.
Why Work With BreakThru Realty Instead of Searching for Homes Yourself?
Anyone with an internet connection can search Florida homes. When you are buying from another state, the information you do not have matters as much as the listings you can see: the insurance that costs more than you expected, the special assessment the condominium has pending, the street that does not fit your daily routine. Our role is to help you understand what you are buying before you commit.
- Find Your Community. An area comparison built from your commute, budget, schools and the way you live, before any listing is sent, so you choose between real neighborhoods rather than reputations.
- Explore Homes Remotely. Your agent tours each home live on video, walks the street and the building, and attends the inspection with you on the line, so distance stops being the reason you miss the right home.
- Understand Ownership Costs. Property tax at the reset value, homeowners and flood insurance, association fees and reserves, set beside the price of every home you like, so the monthly number is real before you offer.
- Negotiate With Confidence. Local market information, an offer strategy talked through with you, and the contract deadlines worked through to closing, with the Florida specifics explained before they cost you.
- Close With Local Representation. A licensed Florida broker of record, a written buyer agreement before any tour, and a closing you can usually sign from where you live, with wiring instructions confirmed by phone.
You are not simply buying a home in Florida. You are making a decision about the life you want next. We will help you make an informed one.
Questions you may be asking
- I am months away from moving.
- That is the right time to start. The plan tells you which areas to watch, what homes there cost to own and what a realistic offer looks like, so the trip you eventually book is spent on the right streets.
- Can I really buy without being there?
- People do, and it takes more care, not less. Your agent tours live on video, walks the street and the building, attends the inspection with you watching, and coordinates a closing you can sign remotely where the title company and your lender allow it.
- Does a buyer's agent cost me anything?
- Buyer-agent compensation is negotiable and set out in the written buyer agreement you sign before touring. In many South Florida sales the seller or listing broker offers to pay some or all of it, but that is never certain, so we explain the position on each home before you tour it.
- I can search listings myself.
- You can, and you should keep looking. What a listing cannot tell you is what the insurance will cost, whether the building has an assessment coming, or how the street feels at eight in the morning. That is the part the plan covers.
- I have a home to sell first.
- Most out-of-state buyers do. The plan works through the order: selling first and renting, buying first, or a contingency where the market allows it. We can introduce an agent where you live now, and for anything about bridging the two, consult a lender.

Questions People Ask Before Moving
- What does the Florida Home Buying Plan include, and what does it cost?
- Nothing, and you are under no obligation. The plan is six things: a consultation about what the move must do for you; a written comparison of the areas within reach of your base or office; a first list of homes an agent picked; the cost of carrying each one you like; a touring schedule set to your morning; and representation terms on paper. Once the form is in, an agent based here answers within one business day to schedule the consultation.
- Will I pay less income tax after moving from Alaska to Florida?
- No. Alaska does not tax wages and Florida has no personal income tax, so your paycheck sees no change at the state level. What moves is the rest: Florida sales tax, property tax on every home, insurance, and the end of Permanent Fund dividend eligibility. Ask a CPA to compare a specific Florida address with your Alaska home, and service members should confirm domicile with an adviser who knows military rules.
- How do video tours work with the time difference from Alaska?
- Well, as it happens. Florida is four hours ahead of most of Alaska, so a tour at noon here reaches you in the morning before your day fills. Your agent can show the same home in daylight and after dark, send recorded walkthroughs to share with family, and time the drive to the base at rush hour. Live tours count as showings under the written agreement you sign first.
To request a tour, call (786) 914-1017 or email sales@breakthrurealty.com.
- Should my household goods arrive before or after the Florida closing?
- Just after, ideally. A home under contract before the barge or container leaves gives the mover a delivery address and lets you set the closing a few days ahead of arrival, so nothing goes into storage twice. If the dates cannot line up, your agent weighs a short rental against storage with you, and a rent back on your Alaska sale can buy time at that end.
- Which parts of South Florida are closest to the bases?
- Homestead, Palmetto Bay and the south Miami-Dade suburbs sit nearest Homestead Air Reserve Base, and Doral surrounds Southern Command west of the Miami airport. Pembroke Pines reaches both at a longer commute. Your agent times the drive to the gate at the hour you would make it, since the map understates rush hour here.
- Can I keep my Alaska house as a rental and still buy in Florida?
- Many owners do, especially when orders may bring them back. Carrying a rental and a new mortgage at once is a question for a mortgage lender, the rental income and depreciation are questions for a CPA, and a kept home can bear on domicile, so settle the plan before the Florida contract rather than after closing.
