Moving From South Dakota to Florida? Buy the Home That Delivers the Life You Moved For.
Fishing in January instead of ice fishing. A pace set by the tide, not the wind. A Florida home chosen for the life, with the costs in writing.
Choose the Florida home that gives you the water and the winters you moved for. A local BreakThru agent tours homes for you, compares property tax and insurance and times your South Dakota sale.

Find Your Florida Lifestyle
Tell us where in South Dakota you are moving from, your budget, what matters most (beach access, walkability, a larger home, luxury living or retirement) and when you plan to move. The page recommends the communities and the homes for sale that fit, and the same answers start your plan.
Homes Matching Your Criteria
Live listings from the MLS for each community, by the kind of home: waterfront, condominiums, houses and new construction.
Your first step: BreakThru Florida Home Buying Plan
Before You Book a Flight, Know Where to Buy, What Your Money Buys and What to Look Out For
You are not simply buying a home in Florida. You are making a decision about the life you want next, from a place where you cannot drive past the house. The plan starts with a conversation about what the move has to do for you, and ends with a short list of communities and homes worth your time, what each would cost to own, and a tour schedule built around you.
What you receive
- A buying consultation about what you want the move to do, what worries you and what must be true for it to make sense
- A side-by-side comparison of the South Florida communities that fit, with the trade-offs of each
- A first shortlist of homes for sale that match, chosen by an agent rather than a filter
- An ownership-cost review for the homes you like: property tax, insurance, flood and association fees
- A tour plan: live video tours now, and an in-person trip scheduled so one visit covers what matters
- How buyer representation and compensation work in Florida, in writing, before any tour
What happens next
- Tell us where you live now, where you are looking, your budget and your timing.
- A local agent replies within one business day to schedule your buying consultation.
- After the consultation, your agent prepares the community comparison, the shortlist and the cost review.
- You tour by video or in person when you are ready, and decide what happens next.
Free and without obligation. Nothing you tell us is shared with a seller, and you sign a buyer agreement only when you are ready to tour.
Is it worth moving from South Dakota to Florida if neither state has an income tax? It can be, for the climate, the coast and the way of life rather than taxes. Neither state taxes wages, so compare property tax and insurance for a specific Florida home with a CPA. Expect houses on slabs with no basement, smaller lots near the coast, associations, and wind and flood coverage. A local buyer’s agent can tour homes for you on video and time your sale.
South Dakota does not tax wages and neither does Florida, so this move is not a tax play. It is a decision about winters, water and how you want to spend your days, and it deserves a home that delivers all three. What stands in the way is distance: you cannot tour houses from Sioux Falls or Rapid City, or tell from photos how a street drains in August. That gap is what a brokerage already on your side in Florida closes. A BreakThru Realty agent walks the properties and puts insurance, property tax and association costs in writing before you commit.
How Much Does It Cost to Move From South Dakota to Florida?
Three days of trucking, and then a budget with lines you have never paid. The haul from Sioux Falls or Rapid City is a quote a mover gives you today, and the airfare and deposits are easy to tally. What no South Dakota budget has carried is the rest: a hurricane deductible on the wind policy, a separate flood policy on many streets, association dues that may cover a building’s insurance and reserves, a CDD assessment where a newer community has one, and yard, pool, pest and air conditioning service twelve months a year. Property tax begins from your purchase price. The honest total belongs to a specific address, so we do not print one here. Your plan prices each finalist with real quotes and enters them in the Florida Home Cost Calculator against your current South Dakota costs, estimates flagged as estimates.
Does Living in Florida Cost Less Than South Dakota?
Not on income tax, because neither state taxes wages, so the comparison is property tax and insurance against property tax and heating, and it can come out either way depending on the home. South Dakota relies on property tax for local services and schools, and owner occupied homes there have their own classification, so bring your current bill. In Florida, the house you make your permanent home is eligible for the homestead exemption, which for 2026 can remove up to $51,411 of assessed value: the first $25,000 applies to every tax on the bill, and the second portion, $26,411 this year and adjusted for inflation, is not applied to school levies. From then on the assessed value rises by no more than 3% a year or the CPI change, whichever is lower. The seller’s tax line on a listing tells you little, because your assessment resets to market value after the sale. Insurance, dues and year round service push the total up; the heating bill goes away. A CPA should compare the two bills for a specific address.
Where Do Sioux Falls, Rapid City and Ranch Country Buyers End Up?
In different corners of the coast, because the outdoors you are used to decides the county, so take a few hypothetical examples. A Sioux Falls household in a newer subdivision, with a finished basement and a three stall garage, might want a similar house in a planned community, which points at Homestead’s newer subdivisions or the planned cities of Broward. A Rapid City couple used to hiking the Black Hills wants quick access to wild land, which here means the Everglades, the bay and the reefs rather than mountains, and Homestead or Palmetto Bay put them closest. A rancher from West River who spent decades on horseback looks at larger lots inland. An angler who knows Lake Oahe wants a dock and an inlet, which is Tequesta. A farm couple from East River might rent the land and spend the cold months in a condo in Juno Beach or Deerfield Beach before deciding on full time. These are illustrations, not clients. Each points to a different part of the coast, so the first job is placing you on the map before anyone sends you a listing.
What Does a South Dakota Buyer Ask First, and What Is the Plan’s Answer?
South Dakota buyers raise five worries early: whether the truck, the trailer and the boat can come along, what wind and flood coverage will cost at the coast, how to judge a neighborhood from two thousand miles away, whether an agent here will keep a distant buyer on the schedule, and how the domicile paperwork works when the state you are leaving never asked much of you. The Florida Home Buying Plan answers each one with something you receive in writing.
- The truck, the trailer and the boat: association rules on vehicles, trailers and boats checked for every finalist, with side yard parking flagged where it exists
- Wind and flood costs: both premiums quoted on each finalist while you are still inside the inspection period
- Judging from a distance: the house, the street and the neighbors toured live, and the hospital, grocery and airport drives timed when you would make them
- Staying on the schedule: a named agent, a written plan with dates and the inspection joined by phone
- Domicile paperwork: the Florida steps listed in order, with a CPA or attorney named for the questions a brokerage cannot answer
Sell in South Dakota First, or Buy Here First?
Settle the order first, because every other date follows from it. A sale first fixes your budget, though you may lease here for a while; a purchase first locks in the Florida house while you pay for two. Remaining in your house as the buyer’s tenant for a few weeks, or a contingent offer here that hinges on your sale, can close a short gap, and some Florida sellers refuse the contingency. Snow and the cattle calendar shape when a South Dakota house or acreage shows well, while South Florida touring crowds into winter, so your agent maps both calendars before either contract is signed. A broker to broker referral can find you a licensed South Dakota agent if you have none, and for financing across both closings, consult a mortgage lender at the start.
Rent First or Buy Now After Leaving South Dakota?
Buy now if you know the county and have felt a Florida July; take a winter lease if the cold months are all you have seen. A lease is a fair test when you are weighing the quiet of Tequesta against the beachfront of Deerfield Beach, or when the ranch sale sets your budget and has not closed. The price is a second move and seasonal rents at their highest, plus a later homestead claim, which requires ownership and occupancy on January 1 with the application in by March 1. If you rent, the search gets the attention a purchase would, association approval included, and the purchase is scheduled around the lease. If you buy now, your agent tours in the heat of the afternoon and after a downpour, so your single trip is spent choosing between finalists.
How Do You Buy in Florida From Sioux Falls or Rapid City?
By letting your agent do the legwork here and report it honestly. A written buyer agreement, standard in Florida since August 2024, is signed before the first tour, including a tour on video, so we explain that agreement first: what your agent does, how compensation works and how you can end it. Then your agent tours each candidate on camera, from the roof line and the electrical panel to the house next door, and drives the route to the nearest hospital, grocery and airport at realistic hours. Condo and HOA documents are read together before an offer, including budgets and any special assessment. During the inspection period you join the inspector by phone, and insurance quotes for that address are requested. Closing can often be completed from South Dakota by courier or an online notary session where the title company permits. Call the title company yourself before sending any wire, at a number you did not get from an email.
What Does Changing Domicile From South Dakota to Florida Involve?
Paperwork and estate planning rather than an income tax question, since neither state taxes wages, and it still deserves care. In Florida, you trade the license for a Florida one within 30 days of making the state your home, register to vote, record a declaration of domicile, a sworn statement that Florida is now your permanent home, with the clerk of court if you wish, and apply for homestead. If your South Dakota residency rests on a mail forwarding service rather than a house, as it does for many full time travelers, ask an attorney how the change works and what it means for vehicle registration and your will. South Dakota has no inheritance tax, Florida has no inheritance or estate tax, but a plan drafted there still deserves a review here. A CPA or attorney should confirm the order of the steps. The South Dakota Department of Revenue is listed below under Sources.
What Happens to the Basement, the Big Garage and the County Road Lot?
They mostly do not make the trip, and the storm you prepare for becomes a slow one. South Florida houses sit on concrete slabs because the water table is close to the surface, so storage shifts to the garage and closets. Lots near the coast are compact, and many neighborhoods belong to an association that sets rules on fences, parking, boats, trailers and exterior paint. Garages are usually smaller, and a pickup with a trailer or a boat may need a home with a side yard or a community that allows them. What you gain is a covered, screened patio, called a lanai, usable all year, and often a pool. A South Dakota winter teaches you to keep a blanket and a shovel in the car; East River summers bring tornado watches and hail. Hurricanes are tracked for days, so readiness means impact glass or shutters already fitted, a plan for the car, the patio furniture and the pool, and knowing your evacuation zone. Every policy here includes a hurricane deductible, triggered by a named storm and typically expressed as a slice of the dwelling coverage, and carriers look hard at the roof age, the protection on each opening and the distance to salt water. Flood needs its own policy, and NFIP coverage you buy new typically begins only after 30 days. Hail, the claim you may know best, gives way to wind and water.
Where Does a Black Hills Hiker or Missouri River Angler Go in South Florida?
To the southern end of the region for wild land and to the inlets for fishing, so choose the address by the water and the ground you want to reach. Anglers who know Lake Oahe and Lake Francis Case will find a different kind of fishing here: offshore boats out of the inlets, the flats of Biscayne Bay and the canals and marshes of the Everglades. Homestead sits at the doorway to Everglades and Biscayne national parks and the road to the Keys, with newer subdivisions and a long commute north. Palmetto Bay offers older ranch style houses near the bay. Tequesta, at the top of Palm Beach County, gives river and inlet access in a small village, with the Loxahatchee River for paddling. Juno Beach is a narrow strip of condos and houses between the ocean and the Intracoastal with a fishing pier. Deerfield Beach mixes beachfront condos with older inland neighborhoods. We line these up with current listings so you compare homes, not brochures. Mountains you will not find; water in every form you will.
How Hard Is It to Get Back to South Dakota?
Harder than from most states, which is worth knowing before you choose how often you will go. South Florida keeps Eastern time; Sioux Falls is on Central and Rapid City on Mountain, so a West River office runs two hours behind you. Neither Sioux Falls nor Rapid City has a dependable nonstop to Fort Lauderdale, Miami or Palm Beach, so expect one stop in Minneapolis, Denver, Chicago or Dallas, or a seasonal low fare flight into another Florida airport followed by a drive. Driving takes three days and is how the second car, the trailer and the boat usually arrive. If you intend to split the year between the two states, ask a CPA how the days are counted before you decide which address is home, since the homestead exemption follows your permanent residence.
Where in Florida Should a South Dakotan Live?
- Homestead: Newer single family subdivisions and older houses on larger lots at the southern end of the region, near Everglades and Biscayne national parks and the road to the Keys; commutes north are long.
- Palmetto Bay: Ranch style houses on generous lots under heavy tree canopy near Biscayne Bay; older homes, flood zone checks near the water and a slow drive to downtown Miami.
- Tequesta: Single family houses and low rise condos with river and inlet access in a small village at the north end of Palm Beach County; quiet streets and a long drive to Miami.
- Juno Beach: Condos and a few blocks of houses in a narrow beachfront town between the ocean and the Intracoastal, with a fishing pier; inventory is thin and building age needs checking.
- Deerfield Beach: Beachfront condos, a fishing pier and older single family neighborhoods inland in a northern Broward city; prices cover a wide range and many buildings are older.
Each link opens that community’s page, with the homes for sale there now. Your agent adds the streets, the buildings and the trade-offs a listing does not show.
Before You Fall in Love With a Florida Home, Understand What It Costs to Own
The price is one number. The mortgage, property tax, homeowners insurance, flood insurance and association fees are the ones you pay every month. Put your own figures into the calculator, mark which ones are real quotes and which are still estimates, and compare the total with what you pay where you live now.
Why Work With BreakThru Realty Instead of Searching for Homes Yourself?
Anyone with an internet connection can search Florida homes. When you are buying from another state, the information you do not have matters as much as the listings you can see: the insurance that costs more than you expected, the special assessment the condominium has pending, the street that does not fit your daily routine. Our role is to help you understand what you are buying before you commit.
- Find Your Community. An area comparison built from your commute, budget, schools and the way you live, before any listing is sent, so you choose between real neighborhoods rather than reputations.
- Explore Homes Remotely. Your agent tours each home live on video, walks the street and the building, and attends the inspection with you on the line, so distance stops being the reason you miss the right home.
- Understand Ownership Costs. Property tax at the reset value, homeowners and flood insurance, association fees and reserves, set beside the price of every home you like, so the monthly number is real before you offer.
- Negotiate With Confidence. Local market information, an offer strategy talked through with you, and the contract deadlines worked through to closing, with the Florida specifics explained before they cost you.
- Close With Local Representation. A licensed Florida broker of record, a written buyer agreement before any tour, and a closing you can usually sign from where you live, with wiring instructions confirmed by phone.
You are not simply buying a home in Florida. You are making a decision about the life you want next. We will help you make an informed one.
Questions you may be asking
- I am months away from moving.
- That is the right time to start. The plan tells you which areas to watch, what homes there cost to own and what a realistic offer looks like, so the trip you eventually book is spent on the right streets.
- Can I really buy without being there?
- People do, and it takes more care, not less. Your agent tours live on video, walks the street and the building, attends the inspection with you watching, and coordinates a closing you can sign remotely where the title company and your lender allow it.
- Does a buyer's agent cost me anything?
- Buyer-agent compensation is negotiable and set out in the written buyer agreement you sign before touring. In many South Florida sales the seller or listing broker offers to pay some or all of it, but that is never certain, so we explain the position on each home before you tour it.
- I can search listings myself.
- You can, and you should keep looking. What a listing cannot tell you is what the insurance will cost, whether the building has an assessment coming, or how the street feels at eight in the morning. That is the part the plan covers.
- I have a home to sell first.
- Most out-of-state buyers do. The plan works through the order: selling first and renting, buying first, or a contingency where the market allows it. We can introduce an agent where you live now, and for anything about bridging the two, consult a lender.

Questions People Ask Before Moving
- What does the Florida Home Buying Plan include, and what does it cost?
- It is free and there is no obligation attached. The plan brings you a consultation about the outcome you want from the move, a comparison of the communities that match it, a shortlist chosen by your agent, an ownership cost review for each favorite, a tour plan, and the written terms of representation. After you send the form, a local agent responds within one business day to schedule the consultation.
- Is moving from South Dakota to Florida a tax decision?
- Not on income, since neither state has a personal income tax. Property tax and insurance can come out higher or lower depending on the home, the homestead exemption and the distance to the coast. Have a CPA compare a specific Florida address with your current South Dakota costs before you rely on any difference, and choose the move for the life it gives you.
- What should a South Dakota buyer check in a Florida condo building?
- Whether the building has completed its milestone inspection and funded the reserves its structural integrity study calls for, both of which Florida requires for buildings of three or more stories, and whether any special assessment has already been voted, since it transfers with the unit. Your agent gathers those reports with the budget and the minutes and reads them with you before you offer, parking and leasing rules included.
- Can I bring my truck, trailer or boat?
- Often, but check the rules first. Associations frequently restrict trailers, boats, commercial vehicles and some trucks parked outside, and some lots have no room for them at all. Your agent reads the association rules for every finalist and looks for homes with side yard parking or communities that allow boats and trailers, so the move does not force you to sell them.
- Do I need to visit before buying?
- It is not required. Once the buyer agreement is in place, your agent streams each tour live, goes back at a different hour when something needs a second look, and sits through the inspection with you on the phone. We still suggest one trip for finalists when you can, because standing in the house settles questions video leaves open, and the papers can usually be signed from South Dakota.
- How do I time selling in South Dakota with buying in Florida?
- Settle the order first. A sale first fixes your budget, though you may lease here for a while; a purchase first locks in the Florida house while you pay for two. Remaining in your house as the buyer’s tenant for a few weeks, or a contingent offer here, can close a short gap. We work alongside your South Dakota listing agent, or arrange a referral to one, and you should talk with a mortgage lender about financing across both sales.
