Your first step: BreakThru Florida Home Buying Plan

Before You Book a Flight, Know Where to Buy, What Your Money Buys and What to Look Out For

You are not simply buying a home in Florida. You are making a decision about the life you want next, from a place where you cannot drive past the house. The plan starts with a conversation about what the move has to do for you, and ends with a short list of communities and homes worth your time, what each would cost to own, and a tour schedule built around you.

What you receive

  • A buying consultation about what you want the move to do, what worries you and what must be true for it to make sense
  • A side-by-side comparison of the South Florida communities that fit, with the trade-offs of each
  • A first shortlist of homes for sale that match, chosen by an agent rather than a filter
  • An ownership-cost review for the homes you like: property tax, insurance, flood and association fees
  • A tour plan: live video tours now, and an in-person trip scheduled so one visit covers what matters
  • How buyer representation and compensation work in Florida, in writing, before any tour

What happens next

  1. Tell us where you live now, where you are looking, your budget and your timing.
  2. A local agent replies within one business day to schedule your buying consultation.
  3. After the consultation, your agent prepares the community comparison, the shortlist and the cost review.
  4. You tour by video or in person when you are ready, and decide what happens next.

Free and without obligation. Nothing you tell us is shared with a seller, and you sign a buyer agreement only when you are ready to tour.

Plan My Move · Find My Florida Home

How do I buy a home in Florida while I still live in Maine? Start with a planning call and a written buyer agreement, then let a local agent narrow the areas and tour homes for you live on camera. The agent times the drives, joins the inspection with you on the phone and gathers insurance quotes for the address. One trip to see finalists helps, and the closing can often be signed in Maine by courier or online notary.

Interstate 95 begins at the Canadian border in Houlton and ends in Miami, so a move from Maine to South Florida covers the whole length of the coast. Most Mainers who make it want the winters, the warm water and a single story house with no oil tank to fill. BreakThru Realty works for buyers still living in Portland, Bangor, Lewiston or a midcoast harbor town: we compare the towns that keep a Maine pace, price each home on paper and walk the finalists on live video. From that far north, it pays to have the people reading the condo file and timing the closing already on the ground here and answering to you.

What Will a Florida Home Cost a Mainer Each Month?

More than the listing price suggests and often less than people fear, once the right lines are counted. The trip is the cheap part: a moving truck priced on weight for the full run of Interstate 95, a couple of flights and some deposits, and every snowblower, roof rake and cord of wood you sell before loading is weight you never pay to haul. The lines that last are monthly. A Florida owner pays a mortgage, a property tax bill based on what they paid rather than on the last owner’s history, a windstorm premium, flood coverage near the water, condominium or association dues and, for a house, pool and yard care that take the place of the plow guy. Each of those depends on the roof, the town and the building, so this page prints none of them. Enter real quotes for one address in the Florida Home Cost Calculator, set them against your Maine heating and tax bills, and you have a comparison for that house rather than a statewide guess.

Does Leaving Maine Lower Your Taxes, or Just Move Them Around?

It lowers some and adds others, so the answer is settled one home at a time. Maine taxes income and Florida does not, and the oil or propane that carries a Maine house through January stops being a budget line, though an air conditioner running from April into November takes some of that back. Florida adds insurance a Maine owner has rarely priced: a wind policy whose hurricane deductible sits apart from the ordinary one, a flood policy if the lot is low, and association dues that now fund the reserves state law requires. The Florida property tax also starts over at your purchase price. Take a hypothetical retired couple from Falmouth who sell a paid off house and buy an older oceanfront condo for the income tax alone; the dues and one special assessment can outrun the savings. Price one real Florida address against your actual Maine costs, and ask a CPA to check the tax column before you count on any gain.

Which Florida Towns Keep a Maine Pace?

The quieter Treasure Coast towns, for most people leaving the midcoast or Down East. Sebastian, Jensen Beach and Hobe Sound have fishing docks, low buildings and space between houses, and the river towns around Stuart add a small historic downtown without high rises. A Portland household used to walking the Old Port to dinner may prefer Lake Worth Beach or downtown Stuart, where shops and restaurants sit a short walk from the water. If summers at a camp on a Maine lake are part of the plan, choose for absence as well as presence: a condominium with staff on site, or a village such as Tequesta with Jupiter’s doctors and grocery stores minutes away. Southern Palm Beach County and Broward offer more of everything, traffic included. Describe the Maine town you are leaving and the months you plan to spend here, and your agent narrows the map to two or three places before sending a single listing.

What Could Go Wrong From So Far Away, and How Does the Plan Prevent It?

Five things, and each one has a specific answer you receive in writing. Buyers calling from Maine tend to fear choosing a town from one February vacation, learning after closing what the home really costs to carry, losing a good house to someone who could see it that afternoon, being treated as a long shot by a busy agent, and buying into a condominium with a structural bill on the way. The Florida Home Buying Plan was built to meet those five head on, as follows.

  • Choosing from a vacation: a town comparison covering August heat, storm season and the drive to a hospital, finished before any listing arrives
  • The true carrying cost: insurance, dues and the reset property tax estimated for each home you like, with quotes marked apart from guesses
  • Losing the good house: new listings watched daily and a live video walk scheduled the day one fits
  • Being a long shot: one agent assigned by name, dated next steps and a reply when you write, the same as a buyer down the street
  • The structural bill: the milestone inspection, reserve study, budget and board minutes gone through with you before you offer

Can You Buy in the Fall and List the Maine House in May?

Yes, and the seasons make that order unusually workable for Mainers. Maine listings draw their strongest interest from late spring into early fall, while South Florida does its briskest business in the cooler months, so buying here in October or November and listing at home once the snow is gone is a common sequence. The price is a winter of carrying two properties, which a mortgage lender should confirm you can afford before you sign anything. Selling first gives you a fixed budget and adds a winter rental plus a second move. Two tools sit between those options: renting the Maine house back from its buyer for a short, agreed stretch after that closing, and a Florida offer that depends on the Maine sale, which some sellers take and others refuse. If you have no Maine listing agent yet, we refer you to one licensed there, broker to broker, and set the Florida contract dates against the Maine closing.

Is a Winter Rental a Smart Trial Run?

For buyers who have only seen Florida in February, often yes; for buyers who already know the town, it mostly adds cost. Seasonal rentals near the water book a year ahead and charge peak prices, and a lease means packing twice. What a season buys you is evidence: whether the one bridge to the beach backs up at noon, how the building you liked handles parking and noise, and whether you still want the place when the snowbirds leave in April. Waiting carries a tax cost too. The homestead exemption applies only to a home you own and occupy on January 1, so a rental winter can push your first exempt year back by twelve months. If you rent, your agent checks the rental the way a buyer’s agent checks a house, screening for association approvals and lease rules, and lines up the buying search so it ends when the lease does.

How Does a Purchase Work While You Are Still in Maine?

Mostly by video, phone and courier, with one trip at most. Florida practice since August 2024 is that a buyer signs a written agreement with an agent before any showing, and a live video walk counts as one, so the agreement comes first; we go through how the agent is paid, what the agent owes you and how either of you can end it. After that your agent is the one in the car. Each home is filmed in real time on your schedule: cabinets opened, faucets run, the roofline and the neighbor’s yard in view, the route to the nearest hospital and to Palm Beach International driven at a normal hour. You listen in on the inspection and question the inspector yourself. Wind and flood quotes come in for that exact address while you can still cancel. Most title companies can mail the closing papers to Maine or arrange a notary over video. Scammers target remote closings, so verify any wiring instruction with a phone call to the title office, using the number on its website rather than one in an email.

Does Keeping the Camp Keep You a Maine Resident?

It can, which is why the camp needs a plan before the move date. Maine treats you as a resident while your domicile stays there, and it can also tax you as one if you keep a permanent place to live in the state and spend over 183 days of a year there. A lake camp used all summer, doctors and a bank in Augusta, and a car still registered in Maine all point north. Maine has an estate tax of its own as well, so property left in the state matters to your heirs. If your town gives you a homestead exemption, tell the assessor when the house stops being your home. On the Florida side the record is built from acts: a Florida driver license, required within 30 days of becoming a resident, a new voter registration, Florida plates and, if you like, a sworn declaration of domicile lodged with the clerk of the circuit court. A CPA or tax adviser who works with Maine returns should set the dates, and an estate attorney should review your will and any trust.

How Is a Concrete Block House Different From a Maine Cape?

It trades cold weather chores for wind and water ones. A Maine cape or farmhouse is wood frame over a basement that holds the boiler, the oil tank and the overflow from the garage, often with a drilled well and a septic field out back. A typical South Florida house sits on a concrete slab inside block walls, with no cellar and a shallow attic, so storage moves to the garage and the air handler sits in a closet. Heat is an electric strip used a few mornings a year. The questions change to match. How old is the roof, since insurers price it first? Is every window and door impact rated or shuttered? Which flood zone holds the lot, and how high does it sit? Flood coverage through the federal program normally takes 30 days to begin, so it is ordered early. In a condominium of three or more stories, Florida now requires milestone structural inspections and a funded reserve plan, and a board that falls behind can bill owners through a special assessment.

What Will the Florida Property Tax Bill Look Like After Year One?

With homestead in place it is usually lighter than an unexempted bill and climbs slowly, which is steadier than a Maine town revaluation. A home you own and live in as your permanent residence on January 1 qualifies when you apply by March 1, and for 2026 the exemption removes up to $51,411 from its assessed value. The first $25,000 counts against every levy; the second portion, $26,411 this year and indexed to inflation, leaves the school levy untouched. In the years after, Save Our Homes keeps the assessment from rising more than 3% or the CPI change, whichever is less. Do not budget from the tax line on the listing: that is the seller’s bill, held down by years under the cap, and the assessment resets to market value once you buy. A few newer communities add a CDD charge to the bill for the bonds that built their roads and utilities. We work out a first year estimate for each finalist, and a CPA can review it.

How Far Is Maine, Really, Once You Live in Florida?

A day by air and two long days by car, on the same clock. South Florida runs on Eastern time, so a call to a sister in Bangor or a meeting with a Portland office needs no conversion. Portland and Bangor have direct Florida flights for parts of the year, and the rest of the time most trips connect or begin with a drive to Boston Logan. By road it is Interstate 95 end to end, a trip many Maine households make once each spring with the dog in the back seat. If summers at the camp are part of the plan, count those days carefully with your tax adviser, because the calendar is exactly what Maine’s residency test reads. When you are ready, request your Florida Home Buying Plan. An agent here answers within one business day, sets up the consultation and then prepares the town comparison, the first shortlist and a cost review built on what you told us.

Where in Florida Should a Mainer Live?

Each link opens that community’s page, with the homes for sale there now. Your agent adds the streets, the buildings and the trade-offs a listing does not show.

Before You Fall in Love With a Florida Home, Understand What It Costs to Own

The price is one number. The mortgage, property tax, homeowners insurance, flood insurance and association fees are the ones you pay every month. Put your own figures into the calculator, mark which ones are real quotes and which are still estimates, and compare the total with what you pay where you live now.

Why Work With BreakThru Realty Instead of Searching for Homes Yourself?

Anyone with an internet connection can search Florida homes. When you are buying from another state, the information you do not have matters as much as the listings you can see: the insurance that costs more than you expected, the special assessment the condominium has pending, the street that does not fit your daily routine. Our role is to help you understand what you are buying before you commit.

  • Find Your Community. An area comparison built from your commute, budget, schools and the way you live, before any listing is sent, so you choose between real neighborhoods rather than reputations.
  • Explore Homes Remotely. Your agent tours each home live on video, walks the street and the building, and attends the inspection with you on the line, so distance stops being the reason you miss the right home.
  • Understand Ownership Costs. Property tax at the reset value, homeowners and flood insurance, association fees and reserves, set beside the price of every home you like, so the monthly number is real before you offer.
  • Negotiate With Confidence. Local market information, an offer strategy talked through with you, and the contract deadlines worked through to closing, with the Florida specifics explained before they cost you.
  • Close With Local Representation. A licensed Florida broker of record, a written buyer agreement before any tour, and a closing you can usually sign from where you live, with wiring instructions confirmed by phone.

You are not simply buying a home in Florida. You are making a decision about the life you want next. We will help you make an informed one.

Questions you may be asking

I am months away from moving.
That is the right time to start. The plan tells you which areas to watch, what homes there cost to own and what a realistic offer looks like, so the trip you eventually book is spent on the right streets.
Can I really buy without being there?
People do, and it takes more care, not less. Your agent tours live on video, walks the street and the building, attends the inspection with you watching, and coordinates a closing you can sign remotely where the title company and your lender allow it.
Does a buyer's agent cost me anything?
Buyer-agent compensation is negotiable and set out in the written buyer agreement you sign before touring. In many South Florida sales the seller or listing broker offers to pay some or all of it, but that is never certain, so we explain the position on each home before you tour it.
I can search listings myself.
You can, and you should keep looking. What a listing cannot tell you is what the insurance will cost, whether the building has an assessment coming, or how the street feels at eight in the morning. That is the part the plan covers.
I have a home to sell first.
Most out-of-state buyers do. The plan works through the order: selling first and renting, buying first, or a contingency where the market allows it. We can introduce an agent where you live now, and for anything about bridging the two, consult a lender.

Questions People Ask Before Moving

What does the Florida Home Buying Plan include, and what does it cost?
Nothing, and asking commits you to nothing. You get six pieces of work: a consultation about what you need this move to accomplish, the South Florida towns that match your habits, compared in one place, a first shortlist an agent picks by hand, the carrying cost of each favorite worked out, a plan for touring them, and the terms of buyer representation on paper to read before you sign. After your form arrives, one of our local agents answers within one business day to set the consultation.
Can I keep a camp in Maine and still become a Florida resident?
Yes, many Mainers do, but the camp has to stay a second home on paper and in practice. Maine looks at where your life is based and counts your days there; a place to stay plus over 183 days in the state in one year can make Maine treat you as a resident for tax purposes, whatever you intended. A Florida license and a declaration of domicile support the change without proving it. Have a CPA or tax adviser who knows Maine go over your calendar before you buy.
Is any stretch of the Florida coast like home for someone from Maine?
Nothing here has granite ledges or cold surf, but the Treasure Coast is the nearest match in tempo. Sebastian, Jensen Beach and Hobe Sound keep working docks, low rooflines and light traffic, and the price of that quiet is a longer drive to the big airports. Tequesta pairs a river village with Jupiter’s services next door. Your agent can film each one, a weekday afternoon in August included, so you judge the pace yourself.
How many trips to Florida does a remote purchase need?
Usually one, saved for the last two or three homes, and some buyers never come at all. Live video covers the early rounds, you stay on the line for the inspection, insurance quotes land before the contract deadlines, and the closing papers can usually be signed in Maine with a courier or an online notary. If you do fly down, spend the trip confirming finalists rather than starting the search from scratch.
Who looks after a Florida home while I spend the summer in Maine?
Most owners hire a home watch company directly, and your agent can suggest a few to interview. Buy with absence in mind: shutters or impact glass that need nobody at home in a storm, an air conditioner set to control humidity, and an alarm company or association that checks the unit after bad weather. A building with staff on site simplifies all of this, as long as its milestone inspection and reserve study hold up.
What if my Maine house takes longer to sell than planned?
Then you choose among three paths: keep both homes until it sells, rent in Florida until the Maine closing, or write the Florida offer subject to your sale, which some sellers accept. Each moves the cost and the risk to a different place. We work alongside your Maine agent, or refer you to one licensed there, and a mortgage lender should tell you early which financing can span the gap.
