Open water instead of open prairie. A home that still feels roomy. Costs you saw in writing before you signed.

Find Your Florida Lifestyle
Tell us where in Kansas you are moving from, your budget, what matters most (beach access, walkability, a larger home, luxury living or retirement) and when you plan to move. The page recommends the communities and the homes for sale that fit, and the same answers start your plan.
Homes Matching Your Criteria
Live listings from the MLS for each community, by the kind of home: waterfront, condominiums, houses and new construction.
Your first step: BreakThru Florida Home Buying Plan
Before You Book a Flight, Know Where to Buy, What Your Money Buys and What to Look Out For
You are not simply buying a home in Florida. You are making a decision about the life you want next, from a place where you cannot drive past the house. The plan starts with a conversation about what the move has to do for you, and ends with a short list of communities and homes worth your time, what each would cost to own, and a tour schedule built around you.
What you receive
- A buying consultation about what you want the move to do, what worries you and what must be true for it to make sense
- A side-by-side comparison of the South Florida communities that fit, with the trade-offs of each
- A first shortlist of homes for sale that match, chosen by an agent rather than a filter
- An ownership-cost review for the homes you like: property tax, insurance, flood and association fees
- A tour plan: live video tours now, and an in-person trip scheduled so one visit covers what matters
- How buyer representation and compensation work in Florida, in writing, before any tour
What happens next
- Tell us where you live now, where you are looking, your budget and your timing.
- A local agent replies within one business day to schedule your buying consultation.
- After the consultation, your agent prepares the community comparison, the shortlist and the cost review.
- You tour by video or in person when you are ready, and decide what happens next.
Free and without obligation. Nothing you tell us is shared with a seller, and you sign a buyer agreement only when you are ready to tour.
What should I know before moving from Kansas to South Florida? Expect smaller lots and more association living near the coast, houses on slabs with no basement, and insurance built around wind and flood rather than hail. Florida homestead can lower the tax on a primary home, and a local buyer’s agent can tour homes for you on video, compare inland areas with more room and time your Kansas sale with the purchase.
What you want from South Florida is easy to name: warm winters, open water and a home that still feels roomy after a Kansas house and yard. What gets in the way is just as clear. Buildable land here is squeezed between the Atlantic and the Everglades, so lots are smaller than around Wichita or Olathe and priced for their scarcity, and most neighborhoods sit inside an association. This is where an agent already on the ground in Florida earns the difference. BreakThru Realty shows you what your budget buys here, tours it for you and keeps your Kansas sale in step with the purchase.
How Much Does It Cost to Move From Kansas to Florida?
The haul from Wichita or Johnson County is the easy number; owning here is the one a Kansas budget has to rebuild. A mover prices the truck, and flights and deposits follow. What a Kansas household seldom plans for is the monthly shape of a Florida home: a windstorm policy with a deductible of its own, flood coverage wherever the map requires it, dues that can include the building’s insurance and reserves, a community development district charge in some newer subdivisions, and a lawn, pool and pest bill that never takes a winter off. Property tax is calculated from what you pay, not from the seller’s capped bill. No single figure appears on this page because the honest one belongs to a specific address. Your plan collects actual quotes for each finalist and sets them in the Florida Home Cost Calculator against your Kansas numbers.
Will Florida Cost Less Than Kansas Each Month?
Some lines fall away and others arrive, and the total depends on the home more than on the state. Kansas taxes income, simplified its rates recently and stopped taxing Social Security benefits, which narrows the gap for many retirees, while Florida has no personal income tax, which tends to matter more to a working household or a business owner. Florida also does not tax the value of your vehicles each year, the charge Kansas collects when you renew a tag. On the other side of the ledger sit coastal insurance, association dues and a property tax bill reset at your purchase price. A homesteaded home does receive relief: for 2026 the exemption can remove up to $51,411 of assessed value, made of $25,000 that every taxing authority applies and $26,411 more, adjusted yearly for inflation, which school taxes do not recognize, and Save Our Homes then limits the assessment’s growth to 3% or the CPI change, whichever is smaller. A CPA should check the whole comparison for your figures.
Where in South Florida Does a Johnson County or Wichita Household Land?
In a different county depending on which Kansas you are leaving, so consider a few hypothetical buyers. A household in Overland Park or Olathe, used to a newer two story with a finished basement and an HOA pool, tends to feel at home in Weston or Pembroke Pines, the planned cities of western Broward. A Wichita owner whose career followed aviation manufacturing may be choosing between a job near Miami International Airport, which points at Doral, and a remote role that only needs good internet, which opens the whole coast. A faculty household from Lawrence or Manhattan often wants a downtown it can walk and a university nearby. A farm couple from western Kansas, used to running equipment and fixing everything themselves, might want a smaller house with no lawn to mow at all, or the opposite, acreage in Southwest Ranches. None of these is a real client. Tell your agent which description comes closest, and the community comparison starts from it instead of from a map of every town on the coast.
What Worries a Kansas Buyer, and What Does the Plan Hand You for Each?
Kansas buyers tend to raise the same five concerns: losing the space they are used to, insurance they cannot price from a distance, an association that will not let them keep the truck or the boat, an agent who files a buyer in another state under “later”, and a closing they cannot attend. Each one maps to something the Florida Home Buying Plan hands you in writing, so the worry becomes a line you can check rather than a feeling you carry.
- Losing space: lot sizes, garages and floor plans in each community measured against the house you have now
- Insurance you cannot price: windstorm and flood quotes pulled for every finalist address while the inspection period is still open
- Association rules: the covenants on trucks, trailers, boats and fences read aloud with you before an offer goes out
- Filed under later: one agent by name, a schedule with dates, and live tours at hours you can actually watch
- A closing you cannot attend: the courier or online notary route agreed with the title company before you sign the contract
Sell the Kansas House First, or Buy in Florida First?
The question is not whether to sell the Kansas house. It is how to sell it on the right terms while you buy here, and four routes work, each with a cost. Sell first, and you know your budget but may rent here for a season. Buy first, and you secure the Florida home while carrying two sets of payments. Ask your Kansas buyer for a rent back so you can stay through a school year or a harvest. Or make the Florida offer contingent on your sale, knowing some sellers will pass. We can connect you with a licensed Kansas agent through a referral between brokerages, and for bridge loans or any financing that spans both homes, a mortgage lender should be consulted before either contract is written. Your agent tracks both closing dates together so the Florida contract follows the Kansas closing rather than fighting it.
Rent First or Buy Now After Leaving Kansas?
Buy now if you have been here in August and know which county you want; rent first if you are torn between two areas or have only visited in March. A lease in the neighborhood you think you want shows you the heat, the afternoon storms, the traffic on the east west roads and whether a planned community’s rules suit you. The cost is a second move and a later start on homestead, which you claim for a home you own and live in on January 1, filing by March 1. If you rent, your agent handles that search with the care a purchase gets, including the association approval many communities require, and sets the purchase timeline around the lease so the rental becomes a first step rather than a lost year.
How Does Your Agent Tour Homes While You Stay in Kansas?
On live video, at your pace, and you decide what is worth a trip. Since August 2024 an agent in Florida signs a written buyer agreement with you before showing anything, video included, so we go through it line by line, compensation and cancellation covered, before you sign. Then the field work begins. Your agent films the house, the neighboring yards and the street, checks the roof and the age of the air conditioner, and returns at night if traffic or noise is a concern. The inspector reviews findings with you on a call. Association budgets and rules are read together before you commit. At the end, the title company can often send closing papers to Kansas by courier or arrange an online notary session, so the only trip you plan is the one you want.
Will Kansas Keep Taxing You After You Move to Florida?
Not on wages you earn as a Florida resident, provided your domicile has actually moved and your income is not Kansas source income. Domicile is your permanent legal home, and Florida residency is built from steps: swap the license inside the 30 days the state gives new residents, register to vote, record a declaration of domicile if you want the paper trail, and file for homestead. If you live in Johnson County and work across the line in Missouri, you already know what two state returns look like; a remote job kept with a Kansas or Missouri employer after you move raises its own questions about where wages are taxed, and Missouri’s Kansas City earnings tax can follow the work. Service members leaving Fort Riley, Fort Leavenworth or McConnell, and military spouses, have residency rules of their own. Neither state has an inheritance tax. Have a CPA, tax adviser or attorney review your situation before you rely on any of it. Sources, at the foot of this page, links the Kansas Department of Revenue.
What Is Different About Owning a House in Florida After Kansas?
The house fights heat, wind and water instead of cold and hail, and the insurance follows. The classic Kansas house is a ranch or split level with a full basement, a forced air furnace and a two or three car garage on a lot with room for a garden. In South Florida the ranch shape survives, but the basement does not: homes rest on a concrete slab because the water table sits close to the surface, so the furnace room, the storage shelves and the second family room all need a new place. Garages tend to be smaller and hotter, and many owners use them for storage rather than a workshop. What you gain is a covered patio, often screened, that South Floridians call a lanai, usable most of the year, and in many houses a pool. Storms arrive on a longer clock than a Kansas tornado: a hurricane is forecast for days, which gives time to close shutters, secure the patio and leave if your address sits in an evacuation zone that is ordered out. Policies include a hurricane deductible for named storm damage, figured as a percentage of the dwelling coverage, and flood is insured separately, with a new NFIP policy taking effect only after its waiting period. One Kansas habit transfers well: you already ask how old the roof is, and here that answer carries real weight with every insurer. A wind mitigation inspection documents how the house resists wind and can lower the premium, and your agent orders it with the general inspection. Condo buyers add the building’s milestone inspection and reserve study, required for buildings of three or more stories.
How Much Land Can a Kansas Buyer Expect in South Florida?
Much less near the water, and about what you have now if you move inland and accept a longer drive. Around Wichita, Salina or the small towns of western Kansas, a quarter acre lot is modest and an acreage with a shop building is within reach for many households. The developed coast here is a narrow strip between the ocean and the Everglades, so land is scarce and priced to match: near the beach a single family lot is compact, houses sit close together and a pool often takes most of the backyard. Room still exists. Southwest Ranches and parts of Davie offer acreage inland, often on wells and septic. The planned cities to the west offer bigger houses on ordinary lots. The Treasure Coast offers more space farther from Miami. Our judgment, offered as advice rather than a rule, is that this one decision, room or nearness to the water, settles more of your search than any other. Make it first and the shortlist gets short quickly.
How Do You Get Back to Kansas for a Weekend?
Nonstop from Kansas City, with a connection from Wichita, and one hour of time change either way. South Florida keeps Eastern time, so a Kansas office runs an hour behind you. Kansas City International has nonstop flights to South Florida airports for much of the year, with more in winter, and most Wichita trips connect once through a hub. The drive is two long days, which is how most households move the second car and whatever a mover should not carry. If part of the family stays in Kansas or you plan to keep a house there for part of each year, a tax adviser should hear your expected day count before you pick a permanent residence, since homestead and domicile both turn on where you actually live.
Where in Florida Should a Kansan Live?
- Southwest Ranches: Large lots, horse properties and custom houses under rural zoning in western Broward; private wells and septic are common, so utilities are confirmed by address, and commutes run long.
- Weston: Gated subdivisions, lakes and parks in a planned city on Broward’s western edge; association rules are strict, the houses are newer than most of the coast, and the beach is a long drive east.
- Pembroke Pines: Single family houses, townhomes and condos across a wide price range in southwest Broward; the city is inland, and the main east west roads are slow at peak hours.
- Doral: Townhomes, condos and newer gated neighborhoods beside Miami International Airport for a buyer whose work follows aviation; warehouses sit close by and rush hour is heavy.
- Boynton Beach: Single story houses and villas in planned communities west of the city, plus older neighborhoods near the Intracoastal; the western areas trade beach access for newer construction.
Each link opens that community’s page, with the homes for sale there now. Your agent adds the streets, the buildings and the trade-offs a listing does not show.
Before You Fall in Love With a Florida Home, Understand What It Costs to Own
The price is one number. The mortgage, property tax, homeowners insurance, flood insurance and association fees are the ones you pay every month. Put your own figures into the calculator, mark which ones are real quotes and which are still estimates, and compare the total with what you pay where you live now.
Why Work With BreakThru Realty Instead of Searching for Homes Yourself?
Anyone with an internet connection can search Florida homes. When you are buying from another state, the information you do not have matters as much as the listings you can see: the insurance that costs more than you expected, the special assessment the condominium has pending, the street that does not fit your daily routine. Our role is to help you understand what you are buying before you commit.
- Find Your Community. An area comparison built from your commute, budget, schools and the way you live, before any listing is sent, so you choose between real neighborhoods rather than reputations.
- Explore Homes Remotely. Your agent tours each home live on video, walks the street and the building, and attends the inspection with you on the line, so distance stops being the reason you miss the right home.
- Understand Ownership Costs. Property tax at the reset value, homeowners and flood insurance, association fees and reserves, set beside the price of every home you like, so the monthly number is real before you offer.
- Negotiate With Confidence. Local market information, an offer strategy talked through with you, and the contract deadlines worked through to closing, with the Florida specifics explained before they cost you.
- Close With Local Representation. A licensed Florida broker of record, a written buyer agreement before any tour, and a closing you can usually sign from where you live, with wiring instructions confirmed by phone.
You are not simply buying a home in Florida. You are making a decision about the life you want next. We will help you make an informed one.
Questions you may be asking
- I am months away from moving.
- That is the right time to start. The plan tells you which areas to watch, what homes there cost to own and what a realistic offer looks like, so the trip you eventually book is spent on the right streets.
- Can I really buy without being there?
- People do, and it takes more care, not less. Your agent tours live on video, walks the street and the building, attends the inspection with you watching, and coordinates a closing you can sign remotely where the title company and your lender allow it.
- Does a buyer's agent cost me anything?
- Buyer-agent compensation is negotiable and set out in the written buyer agreement you sign before touring. In many South Florida sales the seller or listing broker offers to pay some or all of it, but that is never certain, so we explain the position on each home before you tour it.
- I can search listings myself.
- You can, and you should keep looking. What a listing cannot tell you is what the insurance will cost, whether the building has an assessment coming, or how the street feels at eight in the morning. That is the part the plan covers.
- I have a home to sell first.
- Most out-of-state buyers do. The plan works through the order: selling first and renting, buying first, or a contingency where the market allows it. We can introduce an agent where you live now, and for anything about bridging the two, consult a lender.

Questions People Ask Before Moving
- What does the Florida Home Buying Plan include, and what does it cost?
- It costs nothing and commits you to nothing. You get a consultation about your goals for the move, a side by side look at the communities that fit them, a shortlist an agent picked, a review of what each shortlisted home costs to own, a tour schedule, and the representation terms in writing. After your form comes in, a local agent reaches you within one business day to arrange the consultation.
- I am stationed in Kansas. Does that change how I buy in Florida?
- The home search works the same way, but residency, taxes and timing can differ for service members and spouses, and orders may set your dates. Ask a tax adviser who knows military rules before you assume a change of domicile. For a VA loan question, including whether a condo building is approved, consult a mortgage lender early so the building choice and the financing line up.
- Is a condo a good choice for a Kansas buyer who travels back often?
- It can be, since the association keeps up the building and the grounds in your absence, whereas a house needs a neighbor or a service to check on it when a storm comes through. The trade is the dues, the rules and the building’s obligations under Florida condominium law, milestone inspections and a reserve study among them for buildings of three or more stories. Your agent reads those reports with you before you offer.
- Can I buy a South Florida home with land, like I have in Kansas?
- You can, but expect to trade location for it. Southwest Ranches, parts of Davie and some Treasure Coast areas have larger parcels, usually farther from the beach and sometimes on wells and septic. Near the coast, lots are compact and priced for where they sit. Your agent shows you both, with what your budget buys in each, before you narrow the search.
- What is a lanai, and does it replace a basement?
- A lanai is a covered patio, often screened, attached to the house and used for most of the year. It replaces the family room space a Kansas basement often provides, not the storage. Storage moves to the garage and closets, so measure what you keep downstairs now, and your agent will film the garage and closets of every finalist so you can judge whether it fits.
- How do I time a Kansas sale with a Florida purchase?
- Pick the order before either contract is signed. Selling first sets your budget; buying first secures the Florida home while you pay for both. A rent back or a sale contingency can cover a short gap. We work with your Kansas agent, or find you one through a referral, and track both closing dates together. Talk to a mortgage lender about any loan that has to span the two.
