Find Your Florida Lifestyle
Tell us where in Arizona you are moving from, your budget, what matters most (beach access, walkability, a larger home, luxury living or retirement) and when you plan to move. The page recommends the communities and the homes for sale that fit, and the same answers start your plan.
Homes Matching Your Criteria
Live listings from the MLS for each community, by the kind of home: waterfront, condominiums, houses and new construction.
Your first step: BreakThru Florida Home Buying Plan
Before You Book a Flight, Know Where to Buy, What Your Money Buys and What to Look Out For
You are not simply buying a home in Florida. You are making a decision about the life you want next, from a place where you cannot drive past the house. The plan starts with a conversation about what the move has to do for you, and ends with a short list of communities and homes worth your time, what each would cost to own, and a tour schedule built around you.
What you receive
- A buying consultation about what you want the move to do, what worries you and what must be true for it to make sense
- A side-by-side comparison of the South Florida communities that fit, with the trade-offs of each
- A first shortlist of homes for sale that match, chosen by an agent rather than a filter
- An ownership-cost review for the homes you like: property tax, insurance, flood and association fees
- A tour plan: live video tours now, and an in-person trip scheduled so one visit covers what matters
- How buyer representation and compensation work in Florida, in writing, before any tour
What happens next
- Tell us where you live now, where you are looking, your budget and your timing.
- A local agent replies within one business day to schedule your buying consultation.
- After the consultation, your agent prepares the community comparison, the shortlist and the cost review.
- You tour by video or in person when you are ready, and decide what happens next.
Free and without obligation. Nothing you tell us is shared with a seller, and you sign a buyer agreement only when you are ready to tour.
How is buying a home in Florida different from buying in Arizona? The houses can look alike, but a Florida purchase turns on wind, water and humidity. Expect concrete block construction, impact windows or shutters, a separate hurricane deductible, a flood coverage decision and condo inspection rules. A title company or attorney closes instead of an Arizona escrow company, and remote signing is often available. Have a local agent price insurance and read association documents before you commit.
From the curb, a South Florida house will look like the one you are leaving: one story, a tile roof, a pool, a gate at the subdivision entrance. What you want is a home that handles a wet August as well as a mild February, chosen from Phoenix, Tucson or Flagstaff with insurance quotes and association records read before you commit. Under the stucco the coast works differently, and the costs follow the roof, the windows and the flood zone rather than the sun. That is why the first thing to line up is a brokerage representing you here, not a listing app.
What Will Arizona to Florida Cost Beyond the Moving Truck?
The truck is the predictable part; the first year of ownership is the figure that deserves respect. Hauling a household east along Interstate 10, moving a car and buying flights are one time costs you can price before you leave Phoenix. The lines that repeat decide the move: a mortgage, a county tax bill recalculated at your price, a homeowners policy priced on wind with a separate hurricane deductible, flood coverage, dues that in a condominium include the building’s own insurance, and pool and lawn service for a yard of grass instead of gravel and desert plants. We do not quote a single total, since a newer house in Pembroke Pines and an older one near the Intracoastal in Boynton Beach carry very different monthly costs. The Florida Home Cost Calculator lets you set one specific home’s real quotes beside your Arizona costs, which is the only comparison worth trusting.
Does Florida Cost an Arizona Household Less Each Month?
Sometimes on income tax, rarely on insurance, and the two have to be read together. Arizona takes a flat share of personal income and Florida takes nothing from wages, a difference that shows up most in a working household’s paycheck. Arizona property taxes are moderate; Florida reassesses at your price, and the relief that follows, a homestead exemption plus the cap on yearly assessment growth, starts only when the home is your permanent residence. Insurance is the real change. In Arizona it seldom shapes a purchase; here carriers price wind risk from the roof, the openings and the distance to the coast, hurricane claims carry their own deductible, and flood is a separate policy. Gated community dues will feel familiar, though a condominium also funds the building’s insurance and reserves. Compare a real Florida address with your current home, and let a CPA confirm the income side.
Which Florida Communities Feel Like Chandler, Scottsdale or Prescott?
The master planned ones will feel familiar right away, so choose by distance to the water and to work instead of by the gatehouse. A Chandler or Gilbert household used to a newer house, a community pool and a fixed monthly fee fits Weston or Pembroke Pines, where the layout matches and the ocean is a drive. A Scottsdale owner who wants the club, the single story house and the beach in one city looks at Boca Raton or Boynton Beach, with fees that vary gate by gate. A Flagstaff or Prescott household trading snow and pine for water and a smaller footprint often prefers Palm City, with bigger lots and a slower pace. Arizonans already know a market that fills with visitors each winter and slows in summer; South Florida keeps the same calendar. Say which Arizona routine you want to keep, and the search opens in the right county.
What Trips Up Arizona Buyers, and What Does the Plan Put in Writing?
Five predictable traps, each answered by a deliverable inside the Florida Home Buying Plan rather than a line of reassurance. Arizona buyers worry about picking a community from a brochure that looks like home, about the insurance bill arriving after closing instead of before, about losing the right house while they were in Tucson, about trailing behind buyers who can visit on a weekday, and about trusting a brokerage they have only met on a screen. The plan is a written document, and this is what it holds for each trap.
- The familiar brochure: a comparison of areas built around your commute, your distance to the beach, your price range and your weekday
- The late insurance bill: wind and flood quotes, the roof permit record and association figures collected for each finalist during the inspection period
- The house lost from Tucson: listings matched to your brief as they appear and shown to you on camera within days
- Trailing local buyers: an agent you know by name, a written schedule, the inspection attended with you on the phone and every document read before an offer
- The brokerage on a screen: a broker of record whose license the state publishes, a buyer agreement you sign before any tour, and your plans kept from every seller
Both Markets Peak in Winter: Should You Sell in Arizona or Buy in Florida First?
Sell first when the Arizona equity is the down payment; buy first when you can carry two sets of costs for a season and want one move. Phoenix and Tucson draw winter residents just as South Florida does, so both markets can be at their busiest in the same months, which shapes your timing more than it would for a buyer from the Midwest. A rent back from your Arizona buyer can cover a few weeks, and a Florida offer contingent on your sale may work with a patient seller. Arizona sales usually close through an escrow company, whose officer can map your dates once the buyer’s loan is moving. If no one is listing the Arizona house yet, our broker can introduce an Arizona licensed agent by referral, and a mortgage lender should look at any plan to carry two homes before the first tour.
Should Arizonans Try a Florida Summer as Renters Before Buying?
Yes if dry heat is the only summer you know or you cannot choose between the suburbs and the coast; no if the community, the job and the household are settled. Monsoon season gives Arizonans a preview, but a Florida summer is wetter, longer and more humid, and a lease shows you the afternoon storms, the mowing schedule, the mosquitoes and whether a screened pool feels like a room or a cage. It also lets a Florida job begin before the Arizona house closes. The cost is a year of rent, another move and a delayed homestead exemption, since homestead is granted only to a home you owned and lived in as of January 1. Your agent screens rentals the way a purchase is screened, association approval included, and keeps an eye on the communities you liked so you are ready when the lease ends.
How Do You Buy in Florida From a State That Skips Daylight Saving Time?
By scheduling around a gap that changes with the season, and then running nearly everything else remotely. Most of Arizona stays on standard time all year, so South Florida is three hours ahead from March to November and two hours ahead in winter; a late morning tour here is breakfast in Phoenix for most of the year. Since August 2024 a signed buyer agreement comes before any showing, streamed tours included, so we explain its terms, pay and exit first. On camera your agent shows the screen enclosure, the roofline, the lake or canal behind the yard and the neighbors on each side, times the commute at the hour you would drive it and keeps you on the line through the inspection. Arizona buyers know escrow; in Florida the closing runs through a title company or an attorney, often by courier or online notary. Call the title company yourself to confirm wiring instructions.
What Income Can Arizona Still Tax After You Settle in Florida?
Income with an Arizona source, and a part year Arizona filing for the move year. Arizona taxes personal income; Florida does not. Once your domicile changes, Arizona’s reach narrows to money earned there, such as rent from an Arizona property or profit from a business that stays behind. Keeping a house in each state is where the questions multiply: Florida’s homestead exemption belongs only to a permanent residence, and which state counts as home turns on where you spend the year, vote, register vehicles and hold a license. New residents are expected to get a Florida driver license within 30 days, and a declaration of domicile can be filed with the clerk of court. Have a CPA or attorney settle the two house question before you decide which one to keep, and use the Arizona Department of Revenue site listed under Sources as the official reference.
Does a South Florida House Really Work Like an Arizona House?
From the street, yes; inside the walls, no, and the differences are the ones that cost money. Many Phoenix area houses are wood framed with a stucco skin; here the walls are concrete block built against wind, with impact glass or shutters at every opening. Pools sit inside screen enclosures to keep out insects and leaves, yards are grass that needs cutting most of the year, and the air conditioner has to pull moisture as well as heat, so its age is a comfort question and a mold question. A tile roof that looks fine from the curb may be older than an insurer will accept. A condominium adds a layer Arizona HOAs rarely face: Florida requires towers of three or more stories to undergo milestone structural inspections and to fund reserves set by a structural integrity reserve study, and when the money is short, owners cover it through a special assessment that transfers with the unit. Your agent shows each difference on video and gathers the documents before you offer.
- Block construction and impact openings, plus the wind mitigation report that earns insurance credits
- The roof permit date, which moves the windstorm premium more than almost anything else
- Flood map designation and elevation, with a flood policy quoted in the first days of the contract, since federal coverage generally waits 30 days to start
- The screen enclosure, the yard drainage and the air conditioner’s service record on every tour
- Condominium paperwork: milestone findings, the reserve study, this year’s budget and any assessment on the books
What Does a Trip Back to Phoenix or Tucson Involve?
A nonstop flight of several hours from the bigger airport, or a connection from the smaller ones. Phoenix has nonstop service to Fort Lauderdale and Miami on most days, while Tucson, Flagstaff and Yuma usually route through a hub. The clock is the quirk: for most of the year Florida is three hours ahead of Arizona, so a morning call from here reaches a Phoenix office before it opens, and in winter the gap narrows to two. If you plan to winter here and summer there, the days you spend in Arizona matter to your residency record, so your tax adviser should know the pattern. Buyers who expect frequent trips often choose Weston, Pembroke Pines or Boca Raton for the airport drive, and your agent drives that route at your usual departure hour before you commit.
Where in Florida Should an Arizonan Live?
- Weston: Planned neighborhoods behind guarded entrances, with lakes and newer stucco houses at the western edge of Broward; association rules cover most streets and the beach is a long drive.
- Pembroke Pines: A broad southwest Broward city of planned subdivisions, townhomes and gated streets, newer toward the west; most homes carry dues and the drive east takes time at rush hour.
- Boca Raton: Club communities, one story houses and beach condos in one city with a corporate office base; membership rules and fees change from one gate to the next.
- Boynton Beach: Single level houses behind gates west of Interstate 95 and condos near the downtown marina on the Intracoastal; the western subdivisions are a drive from the sand.
- Palm City: Larger lots, golf communities and a slower pace west of the St. Lucie River in Martin County; shopping is spread out and the nearest big airport is an hour or more away.
Each link opens that community’s page, with the homes for sale there now. Your agent adds the streets, the buildings and the trade-offs a listing does not show.
Before You Fall in Love With a Florida Home, Understand What It Costs to Own
The price is one number. The mortgage, property tax, homeowners insurance, flood insurance and association fees are the ones you pay every month. Put your own figures into the calculator, mark which ones are real quotes and which are still estimates, and compare the total with what you pay where you live now.
Why Work With BreakThru Realty Instead of Searching for Homes Yourself?
Anyone with an internet connection can search Florida homes. When you are buying from another state, the information you do not have matters as much as the listings you can see: the insurance that costs more than you expected, the special assessment the condominium has pending, the street that does not fit your daily routine. Our role is to help you understand what you are buying before you commit.
- Find Your Community. An area comparison built from your commute, budget, schools and the way you live, before any listing is sent, so you choose between real neighborhoods rather than reputations.
- Explore Homes Remotely. Your agent tours each home live on video, walks the street and the building, and attends the inspection with you on the line, so distance stops being the reason you miss the right home.
- Understand Ownership Costs. Property tax at the reset value, homeowners and flood insurance, association fees and reserves, set beside the price of every home you like, so the monthly number is real before you offer.
- Negotiate With Confidence. Local market information, an offer strategy talked through with you, and the contract deadlines worked through to closing, with the Florida specifics explained before they cost you.
- Close With Local Representation. A licensed Florida broker of record, a written buyer agreement before any tour, and a closing you can usually sign from where you live, with wiring instructions confirmed by phone.
You are not simply buying a home in Florida. You are making a decision about the life you want next. We will help you make an informed one.
Questions you may be asking
- I am months away from moving.
- That is the right time to start. The plan tells you which areas to watch, what homes there cost to own and what a realistic offer looks like, so the trip you eventually book is spent on the right streets.
- Can I really buy without being there?
- People do, and it takes more care, not less. Your agent tours live on video, walks the street and the building, attends the inspection with you watching, and coordinates a closing you can sign remotely where the title company and your lender allow it.
- Does a buyer's agent cost me anything?
- Buyer-agent compensation is negotiable and set out in the written buyer agreement you sign before touring. In many South Florida sales the seller or listing broker offers to pay some or all of it, but that is never certain, so we explain the position on each home before you tour it.
- I can search listings myself.
- You can, and you should keep looking. What a listing cannot tell you is what the insurance will cost, whether the building has an assessment coming, or how the street feels at eight in the morning. That is the part the plan covers.
- I have a home to sell first.
- Most out-of-state buyers do. The plan works through the order: selling first and renting, buying first, or a contingency where the market allows it. We can introduce an agent where you live now, and for anything about bridging the two, consult a lender.

Questions People Ask Before Moving
- What does the Florida Home Buying Plan include, and what does it cost?
- No fee, no obligation. Six deliverables arrive in writing: a planning consultation, a comparison of the communities that suit you, a first shortlist chosen by an agent from what is for sale now, a review of what each favorite would cost to own, a tour plan, and the representation terms before any showing. After you send the form, a South Florida agent from our team gets in touch within one business day to fix a consultation time.
- Can I keep my Arizona home and spend winters in Florida?
- Yes, though the choice affects both taxes and homestead. Florida’s homestead exemption applies only to your permanent residence, and which state is home depends on facts such as where you spend your time, vote and hold a license. Arizona can keep taxing income with an Arizona source. Ask a CPA or attorney how each arrangement affects you before deciding to keep both, and we shop to match.
- Is a Florida condo a good lock and leave option for a part year resident?
- Often, which is exactly why the building’s records matter more than its lobby. Any condominium building of three or more stories owes the state a milestone inspection and a structural integrity reserve study, and an association that falls behind can levy a special assessment. Many associations also limit rentals and approve buyers. We obtain the reports, the budget and the minutes and review them with you before an offer.
- Where in South Florida will a Phoenix suburb feel closest to home?
- Weston and Pembroke Pines in western Broward come closest: master planned streets, guarded entrances, lakes, newer stucco houses and a fixed monthly fee, with the beach a drive away. Boca Raton and Boynton Beach add the club and the coast in one city. We compare housing, fees and drive times in each with the community you have now.
- Can I buy a South Florida home from Phoenix without flying in?
- Yes. After the consultation and the signed buyer agreement, the search runs on video: your agent streams each home, times the drives that matter and gathers wind and flood quotes, and you listen to the inspection by phone. If you can manage one trip, save it for the finalists. Closing documents can often be signed in Arizona by courier or online notary.
To request a tour, call (786) 914-1017 or email sales@breakthrurealty.com.
- Should I sell my Arizona house before I buy in Florida?
- It turns on how long you could afford two housing payments. Selling first fixes your budget and usually means a short lease here; buying first locks in the Florida home while both payments run. A rent back, or an offer contingent on your sale, can cover a brief gap. We coordinate with whoever lists your Arizona house, or find you someone by referral; talk to a mortgage lender about any bridge plan.
