Your first step: BreakThru Florida Home Buying Plan

Before You Book a Flight, Know Where to Buy, What Your Money Buys and What to Look Out For

You are not simply buying a home in Florida. You are making a decision about the life you want next, from a place where you cannot drive past the house. The plan starts with a conversation about what the move has to do for you, and ends with a short list of communities and homes worth your time, what each would cost to own, and a tour schedule built around you.

What you receive

  • A buying consultation about what you want the move to do, what worries you and what must be true for it to make sense
  • A side-by-side comparison of the South Florida communities that fit, with the trade-offs of each
  • A first shortlist of homes for sale that match, chosen by an agent rather than a filter
  • An ownership-cost review for the homes you like: property tax, insurance, flood and association fees
  • A tour plan: live video tours now, and an in-person trip scheduled so one visit covers what matters
  • How buyer representation and compensation work in Florida, in writing, before any tour

What happens next

  1. Tell us where you live now, where you are looking, your budget and your timing.
  2. A local agent replies within one business day to schedule your buying consultation.
  3. After the consultation, your agent prepares the community comparison, the shortlist and the cost review.
  4. You tour by video or in person when you are ready, and decide what happens next.

Free and without obligation. Nothing you tell us is shared with a seller, and you sign a buyer agreement only when you are ready to tour.

Plan My Move · Find My Florida Home

Which part of South Florida is most like the Mississippi Gulf Coast? A Gulf Coast buyer might start with the Treasure Coast, where Fort Pierce, Hutchinson Island and Sebastian offer smaller towns on a lagoon and inlets, with marinas and low buildings. The trade is distance from the major airports and Miami. Florida adds its own coastal rules, including a state construction line on beachfront lots and separate wind and flood policies. A local agent can tour each area for you and price the insurance before you offer.

The right South Florida home is the one that still makes sense after the first hurricane season and the first insurance renewal, and judging that from Jackson, Madison, DeSoto County or the Gulf Coast takes someone standing on the lot. BreakThru Realty represents Mississippi buyers in South Florida, and because we already work here, your agent can check the elevation, read the condo file, collect wind and flood quotes and give you each home’s yearly cost in writing before you offer.

Beyond the Moving Truck, What Does a Florida Move Cost a Mississippian?

The truck is a single quote and the drive is one long day on Interstate 10; the bills that matter arrive every month after the closing. For an owner in Gulfport or Bay St. Louis that list already includes wind and flood coverage, and Florida layers on a hurricane deductible of its own and a tax bill based on what you paid rather than on the seller’s capped value. For a household in Jackson, Madison or DeSoto County most of the list is new: windstorm insurance, flood insurance when the map or the lender asks for it, condo or association dues that now build reserves, and yard and pool service with no off season. The county, the building and the elevation set each line, so we do not publish a number. Your agent gathers real quotes and the Florida Home Cost Calculator compares them with your Mississippi bills.

Will a Mississippi Worker or Retiree Spend Less in Florida?

A worker often keeps more of each check, a retiree may notice little change in income tax, and the house usually costs more for both. Mississippi taxes personal income and has been phasing that tax down, and Florida has none, so a working household that truly changes domicile gains on payday. Much retirement income is already treated gently in Mississippi, which shrinks the income tax gain for many retirees. Mississippi’s homestead exemption holds plenty of property tax bills down, and Florida usually collects more on the same price even after its own exemption. For inland buyers the bigger jolt is insurance: wind coverage with a hurricane deductible and a separate flood policy, neither of which a Jackson budget has carried. Compare your current home with one particular Florida address, cost by cost, and let a CPA or tax adviser say what the income side is worth to you.

Gulf Coast Town or Jackson Suburb: Where Does a Mississippian Fit in South Florida?

For a Coast household, the Treasure Coast; for a Jackson or DeSoto County household, it depends on the airport and the commute. St. Lucie, Martin and Indian River counties share the scale of Bay St. Louis, Pass Christian and Ocean Springs: small downtowns on a lagoon, inlets, marinas, fishing piers and low buildings instead of a skyline. Fort Pierce has the historic downtown, Hutchinson Island the oceanfront condos with beach parks between them, and Sebastian the larger lots near its inlet. The tradeoff is distance from the large airports and from the Miami job market. A Madison or Rankin County household with a remote role and monthly flights, or a DeSoto County commuter who wants a city within reach, should compare Boynton Beach and Singer Island, nearer Palm Beach’s airport. Your agent tours both kinds of place so you weigh scale against convenience with evidence.

What Worries Mississippi Buyers Most, and Which Document Answers Each?

Five concerns lead almost every first conversation, and the Florida Home Buying Plan meets each with a document rather than a reassurance. Mississippi buyers ask how to choose a town they have only seen on a screen, whether the insurance will run far past what the listing suggested, whether a better home will sell while they wait in Mississippi, whether an agent here will rank a buyer a day’s drive away behind local ones, and how to trust a brokerage they have never met. The plan’s answer to each follows.

  • A town seen only on a screen: a comparison built from your budget, your nearest airport and your weekly routine, sent before any home is shown
  • Insurance past the listing: a per home review with wind and flood quotes, the elevation certificate when there is one and the roof permit date
  • A better home sold first: a shortlist your named agent refreshes from live listings, plus video tours of the homes that fit
  • Ranked behind local buyers: dated next steps in writing, timed drives and a seat on the inspection call
  • An unknown brokerage: a Florida broker of record you can look up, representation terms signed before touring and your position kept private from the seller

Which Should Close First, the Mississippi Sale or the Florida Purchase?

Close the Mississippi sale first if its proceeds fund Florida; close the Florida purchase first if that home is the scarce one and you can carry both for a while. A brick house in Madison and a raised home in Long Beach can sell on very different clocks, and a buyer whose financing stalls can shift your date, so choose the order instead of hoping. Owning both for a stretch means a second mortgage or bridge financing, a cost to put to a mortgage lender before you list. Selling first and renting here locks in the budget but means another move and a homestead start a year out. A rent back from your Mississippi buyer, or an offer here contingent on your sale, can bridge the gap, though in a busy winter some Florida sellers want a cleaner offer. Your agent sets the Florida dates against the Mississippi closing and can connect you with a Mississippi listing agent, the referral paid broker to broker.

Should You Lease in Florida Before Buying, Coming From Mississippi?

Lease first when the Treasure Coast versus Palm Beach County is undecided; buy now when a summer here already answered it. A year in a rental near the shortlist shows you the heat, the drive to the airport at your flight times and whether island living or a mainland street suits you after the season turns. The year costs rent, a second move and a homestead exemption that will not start until you own and occupy a home on a January 1. For an Oxford or Starkville couple deciding where retirement happens, or a Jackson professional trying a remote role, that year usually justifies itself. Your agent runs the rental search as closely as a purchase, including any condo board approval, and plans the closing for the month the lease ends.

How Does a Mississippi Buyer Shop for a Florida Home From Home?

Your agent does the field work and you make the decisions from Mississippi. Since August 2024, nothing is shown in Florida before a written buyer agreement is signed, video tours included, so we review its compensation and cancellation terms with you first. Your agent narrows the areas first and tours homes second, live on camera, including the roof line, the parking, the walk to the beach and the street after a heavy rain. The drive to the nearest major airport is timed at the hour you would fly home. Condo and association files are requested and read with you. The inspector reports on a call you join, and insurers quote that exact address before your cancellation window closes. At closing, the title company can usually courier documents to Mississippi or book a remote online notary. A trip to see the finalists in person is worth it if you can manage it.

How Long Does Mississippi Keep a Claim on Your Income?

On Mississippi source income, for as long as that income exists; on everything else, until your domicile has really moved. Rent from a house you keep, profit from a Mississippi business or pay from a Mississippi employer can remain taxable there, and the months before the move are Mississippi months. The state looks at facts such as your home, license, voter registration, family, doctors and how the year divides. Florida asks for its own proof: a Florida license within 30 days of arriving as a resident, retitled cars, voter registration, an optional declaration of domicile, and a homestead filing before March 1 on a home you owned and occupied as of the first of January. A camp, a rental or a Coast condo left behind raises the stakes. Have a CPA or tax adviser set the dates, and an attorney review whether your will needs updating under Florida law.

What Do Coast and Inland Mississippi Buyers Need to Relearn About a Florida House?

For Coast owners, mostly the paperwork; for inland owners, the whole approach to storms. Katrina taught the Coast flood zones, base flood elevation and raised construction, and that knowledge carries straight over. Florida adds a Coastal Construction Control Line on sandy beaches, so building or rebuilding seaward of it needs a state permit, and barrier island addresses often sit in velocity zones where storm waves drive the rules and the premiums. In place of the wind pool, Florida’s backstop is Citizens Property Insurance, a state created insurer for owners private carriers will not cover, and every wind policy carries its own hurricane deductible. Jackson and DeSoto County buyers who know tornadoes and ice learn that the protection here is the house: concrete block on a slab, a strapped roof, impact rated openings or shutters, and no basement because the water table sits near the surface. Flood coverage is separate, with a 30 day wait on a new NFIP policy. On Hutchinson Island or Singer Island, where many homes are condos, the 2022 law means asking every building of three or more stories for its milestone inspection and reserve study.

How Far Is Mississippi From South Florida by Air and by Road?

A day with a plane change, and an hour apart on the clock. Mississippi runs on Central time, an hour behind South Florida, which matters for a remote worker on Jackson hours or a family that calls home at supper. Flights from Jackson or Gulfport to Fort Lauderdale, Miami or Palm Beach usually change in Atlanta, Dallas or Houston, and DeSoto County households often fly out of Memphis, so check your airport’s routes before picking between the Treasure Coast and Palm Beach County. The drive is Interstate 10 across Alabama and the Panhandle and then the length of Florida, fine for moving day and too long for a weekend. If a family house or a camp will pull you back regularly, tell your agent at the start so every finalist’s airport drive is timed.

Where in Florida Should a Mississippian Live?

Each link opens that community’s page, with the homes for sale there now. Your agent adds the streets, the buildings and the trade-offs a listing does not show.

Before You Fall in Love With a Florida Home, Understand What It Costs to Own

The price is one number. The mortgage, property tax, homeowners insurance, flood insurance and association fees are the ones you pay every month. Put your own figures into the calculator, mark which ones are real quotes and which are still estimates, and compare the total with what you pay where you live now.

Why Work With BreakThru Realty Instead of Searching for Homes Yourself?

Anyone with an internet connection can search Florida homes. When you are buying from another state, the information you do not have matters as much as the listings you can see: the insurance that costs more than you expected, the special assessment the condominium has pending, the street that does not fit your daily routine. Our role is to help you understand what you are buying before you commit.

  • Find Your Community. An area comparison built from your commute, budget, schools and the way you live, before any listing is sent, so you choose between real neighborhoods rather than reputations.
  • Explore Homes Remotely. Your agent tours each home live on video, walks the street and the building, and attends the inspection with you on the line, so distance stops being the reason you miss the right home.
  • Understand Ownership Costs. Property tax at the reset value, homeowners and flood insurance, association fees and reserves, set beside the price of every home you like, so the monthly number is real before you offer.
  • Negotiate With Confidence. Local market information, an offer strategy talked through with you, and the contract deadlines worked through to closing, with the Florida specifics explained before they cost you.
  • Close With Local Representation. A licensed Florida broker of record, a written buyer agreement before any tour, and a closing you can usually sign from where you live, with wiring instructions confirmed by phone.

You are not simply buying a home in Florida. You are making a decision about the life you want next. We will help you make an informed one.

Questions you may be asking

I am months away from moving.
That is the right time to start. The plan tells you which areas to watch, what homes there cost to own and what a realistic offer looks like, so the trip you eventually book is spent on the right streets.
Can I really buy without being there?
People do, and it takes more care, not less. Your agent tours live on video, walks the street and the building, attends the inspection with you watching, and coordinates a closing you can sign remotely where the title company and your lender allow it.
Does a buyer's agent cost me anything?
Buyer-agent compensation is negotiable and set out in the written buyer agreement you sign before touring. In many South Florida sales the seller or listing broker offers to pay some or all of it, but that is never certain, so we explain the position on each home before you tour it.
I can search listings myself.
You can, and you should keep looking. What a listing cannot tell you is what the insurance will cost, whether the building has an assessment coming, or how the street feels at eight in the morning. That is the part the plan covers.
I have a home to sell first.
Most out-of-state buyers do. The plan works through the order: selling first and renting, buying first, or a contingency where the market allows it. We can introduce an agent where you live now, and for anything about bridging the two, consult a lender.

Questions People Ask Before Moving

What does the Florida Home Buying Plan include, and what does it cost?
Free, with no strings: the plan includes a buying consultation, a comparison of the Treasure Coast and Palm Beach communities that suit your routine, a first shortlist pulled by an agent from live listings, a cost review of the homes you like, a tour plan and the buyer representation terms in writing. Once you ask, a local agent replies within one business day so the consultation can go on the calendar.
Will Mississippi still tax my retirement income after I move?
That depends on the type of income, its source and when your residency changes. Florida has no personal income tax, and Mississippi has its own rules for retirement income that already treat much of it favorably. A CPA or tax adviser should look at your accounts, your pension and your move date together before you count on any difference.
Is Florida’s Citizens like the Mississippi wind pool?
They fill a similar role. Citizens Property Insurance is Florida’s state created insurer for owners who cannot find private coverage, and it writes both full homeowners and wind only policies. Rules and pricing differ, and owners often compare Citizens with private carriers. Get quotes for the specific address during your inspection period, not the week before closing.
Which South Florida towns feel closest to the Mississippi coast?
A Gulf Coast buyer might start on the Treasure Coast: Fort Pierce for its downtown on the lagoon and its inlet, Hutchinson Island for oceanfront condos, and Sebastian for a quiet setting near its inlet. The trade is distance from the major airports and from Miami. Your agent tours each so you can compare them on cost and commute.
Can I build or rebuild on a Florida beachfront lot?
Often, with permits. Florida draws a Coastal Construction Control Line on sandy beaches, and work seaward of it needs a state permit in addition to local approvals. Barrier island lots may also sit in velocity flood zones with stricter rules. Ask your agent to confirm both, and consult an attorney or an engineer for a specific project.
Do I have to fly to Florida to buy a home from Mississippi?
No, though one trip for your finalists is worth it if you can manage it. Everything else can happen while you stay home: video tours led by your agent, flood zone and elevation checks, an inspection you join by phone, insurance quotes for the address and, in most cases, closing documents sent by courier or signed with an online notary.
