California and South Florida are both expensive coastal markets, but they charge you in different ways. California taxes income heavily; Florida does not tax it at all but asks more for insurance and association fees. For a Californian thinking about the move, the question is not which is cheaper in general but which set of costs fits your life and your income.
Two Expensive Coasts, Two Different Bills
In California, the biggest ongoing costs for a high earner are usually state income tax and the price of the home itself. In South Florida, income is not taxed by the state, but homeowners insurance, flood coverage and condo or HOA fees carry more of the weight. That means the move can be very favorable for someone with high taxable income and less so for someone whose income is modest or already sheltered. Model both sides with your CPA using a real Florida address, not a statewide average.
Leaving the California Tax System Properly
California’s Franchise Tax Board takes a hard look at people who say they have left, and it weighs your ties: where you live, where your family and work are, where you vote, bank and see doctors, and how much time you spend in each state. Some income stays taxable in California even after a genuine move, including income from California sources and, in some cases, equity compensation earned while you lived there. Plan the timing of stock sales, bonuses and the sale of your California home with a tax adviser who knows how the FTB approaches former residents.
Prop 13 and Save Our Homes, Side by Side
Both states limit how quickly a long-held home’s assessed value can rise, which is why owners who have stayed put pay less than new buyers. In California, Prop 13 ties the assessment largely to the purchase price and limits yearly increases. In Florida, the Save Our Homes cap protects only a homestead, holding each year’s rise in its assessment to the lower of 3% or CPI, and it sits alongside an exemption of up to $50,000. In both states, buying resets the assessment to market value. If you have been in your California home for many years, expect your Florida bill to be based on today’s price, and ask your CPA to compare.
Wildfire Insurance Meets Hurricane Insurance
Californians who have shopped for coverage in fire country will recognize the Florida insurance market: fewer carriers, rising premiums and a state-created insurer of last resort, which here is Citizens Property Insurance. The risk is different. In Florida, wind drives the premium, so roof age, construction year, window protection and wind-mitigation features matter most; anything built since the statewide building code arrived in 2002 generally meets tougher wind standards. Flood is its own policy, and a new National Flood Insurance Program policy normally waits 30 days before coverage begins. Get quotes early, the way you would for a home near the hills.
Remote Work on Eastern Time
Plenty of Californians making this move keep their jobs and work remotely. Eastern time puts you three hours ahead of a West Coast team, so morning standups in California land late in your day and afternoon meetings can run into your evening. Many remote workers like the early finish; others find the evenings wear on them. Check internet providers at the address before signing, set up a real office space, and ask your employer about any tax or payroll rules for remote employees in Florida. Miami, particularly Brickell, and West Palm Beach have also attracted technology and finance companies, which widens local options.
Finding California Habits in South Florida
Outdoor living translates well: beaches, biking, running and eating outside are part of daily life here. The differences are warm ocean water, no mountains or canyon hiking, and a culture built more around boats than surfboards. Walkable neighborhoods exist in pockets such as Brickell, Las Olas in Fort Lauderdale, downtown Delray Beach and downtown West Palm Beach, but most areas are car-dependent. If you are coming from the Bay Area or Los Angeles, the dining and arts scenes of Miami will feel familiar; if you are leaving a smaller coastal town, look at the Treasure Coast.
