Your first step: BreakThru Florida Home Buying Plan

Before You Book a Flight, Know Where to Buy, What Your Money Buys and What to Look Out For

You are not simply buying a home in Florida. You are making a decision about the life you want next, from a place where you cannot drive past the house. The plan starts with a conversation about what the move has to do for you, and ends with a short list of communities and homes worth your time, what each would cost to own, and a tour schedule built around you.

What you receive

  • A buying consultation about what you want the move to do, what worries you and what must be true for it to make sense
  • A side-by-side comparison of the South Florida communities that fit, with the trade-offs of each
  • A first shortlist of homes for sale that match, chosen by an agent rather than a filter
  • An ownership-cost review for the homes you like: property tax, insurance, flood and association fees
  • A tour plan: live video tours now, and an in-person trip scheduled so one visit covers what matters
  • How buyer representation and compensation work in Florida, in writing, before any tour

What happens next

  1. Tell us where you live now, where you are looking, your budget and your timing.
  2. A local agent replies within one business day to schedule your buying consultation.
  3. After the consultation, your agent prepares the community comparison, the shortlist and the cost review.
  4. You tour by video or in person when you are ready, and decide what happens next.

Free and without obligation. Nothing you tell us is shared with a seller, and you sign a buyer agreement only when you are ready to tour.

Plan My Move · Find My Florida Home

How is buying a home in South Florida different from New Mexico? The stucco and tile look familiar, but the house underneath is concrete block built for humidity, wind and heavy rain at sea level. Evaporative coolers do not work here, so the air conditioning system matters, along with the roof’s age, the flood zone and windstorm insurance. A local agent tours homes on video, reads association documents and gathers insurance quotes, and a CPA should review the tax and domicile change.

A stucco house with a tile roof and a courtyard will look familiar the first time you browse South Florida listings, and that familiarity can cost you. BreakThru Realty represents New Mexico buyers here. We explain what sits under the stucco, read the flood map and the roof permit for every house you like, and price the cooling, insurance and tax lines before you offer. An agent on this coast who represents you is how a buyer from the high desert avoids judging a sea level house by altitude rules.

What Will a Move From New Mexico to Florida Cost?

The drive is two long days on Interstate 10 and a mover can quote it in an afternoon; the costs worth studying are the ones that follow you into the house. Owning in South Florida brings a mortgage, a county tax bill pegged to what you pay, wind insurance with a separate deductible for hurricanes, flood insurance on any lot the map or common sense flags, association dues in many neighborhoods, and refrigerated air running through most of the year where a swamp cooler used to run for a few months. New Mexico property tax is modest and New Mexico insurance is cheap by Florida standards, so price these lines from quotes, not from what you are used to paying. A number printed here would be wrong for your house, your roof and your county. The useful version is the one your agent assembles from actual quotes for each finalist, set in the Florida Home Cost Calculator against what your Albuquerque or Santa Fe home costs now.

Does Trading New Mexico for Florida Lower Your Yearly Costs?

The income tax goes away; whether the total falls depends on how carefully you buy. New Mexico taxes income and Florida does not, so earnings stop drawing state tax once your domicile truly changes, and a tax adviser can put a figure on it for you. New Mexico applies gross receipts tax to most goods and services, while Florida’s sales tax, with county surtaxes on top, reaches fewer services, and for most households the two land in a similar place. The lines that grow are insurance and property tax: windstorm premiums set by hurricane exposure, flood written as its own policy, and an assessment that resets to market value at the sale and stays there until homestead applies. Owners in New Mexico may know a cap on how fast taxable value can rise; Florida’s version for a homestead is Save Our Homes, under which assessed value may rise each year by no more than 3% or the CPI change, if lower. Weigh your New Mexico house against one actual Florida home, item by item, and ask a CPA to check the tax column.

Which South Florida Neighborhoods Suit a Buyer From New Mexico?

The older neighborhoods, if character brought you to Santa Fe; the suburbs with mature trees, if Albuquerque’s Northeast Heights felt like home; the newer single level houses, if Las Cruces did. Coral Gables was planned around Mediterranean Revival architecture and Miami Shores kept its older Mediterranean and midcentury houses, so a buyer who loves an adobe with history finds the closest thing here, with older roofs and plumbing to inspect. Plantation offers ranch houses on larger lots under a canopy in central Broward, a familiar shape for a suburban Albuquerque household. Lake Worth Beach has small cottages near a walkable downtown and a public beach. A scientist leaving a national laboratory for a research post wants a commute that works and a quiet room for remote days. An Air Force household finishing at Kirtland, Holloman or Cannon with orders to Homestead or Southern Command wants a short list near the gate. Name the New Mexico you are leaving and your agent opens the search in the right neighborhood.

What Makes a High Desert Buyer Hesitate, and What Does the Plan Put in Front of Them?

The worries from New Mexico tend to be five: buying a house that looks right and hides a tired roof or a failing air handler, a flood zone nobody mentioned, carrying costs that outrun a budget set at altitude prices, missing the right house because you could not see it, and whether an office in another time zone will give your purchase real attention. The Florida Home Buying Plan responds to each in writing, and the writing is yours to keep rather than a pitch to sit through.

  • The house underneath: the roof permit year, the window protection and the air conditioning age gathered for each home you like, before you offer
  • Water at sea level: the flood zone, the floor height and the street drainage reviewed for every address, with the flood quote ordered early
  • Carrying costs: a cost review per home with the wind, flood, association and cooling lines filled from real quotes where we can get them
  • Missing the right house: an agent tracking new listings for you and touring the promising ones on camera, front walk to back wall
  • Taking it seriously: a named agent, a written plan with dated next steps, and a Florida licensed broker of record behind it

Buy in Florida Before the New Mexico House Sells?

Yes if your finances can carry two homes for a season, and no if the Albuquerque sale funds the Florida purchase. A purchase first means picking the house without a clock running and moving the household a single time, while two mortgage payments overlap until the New Mexico closing, so a mortgage lender should review that before you offer. Selling first sets a firm budget and usually means a short lease here. A rent back after your New Mexico closing keeps you in the house for a period, and a Florida contract that depends on your sale is possible when a seller agrees. Santa Fe and Taos homes, like any smaller market, can take longer to sell than a house in Rio Rancho, so give the dates slack. If you need a listing agent in Albuquerque, Santa Fe or Las Cruces, our broker refers you to a New Mexico licensee under a written agreement between the brokerages, and your Florida agent holds both sets of dates in one place.

Rent First in Florida, or Buy Now From New Mexico?

Buy now if the job or the duty station fixes the area and you have lived through a humid summer somewhere; rent first if your only visits were in the dry months and you cannot yet choose between the older neighborhoods and the suburbs. A year’s lease teaches you what August feels like without a swamp cooler, how the afternoon storms compare with a monsoon, and whether the street you admired drains or ponds. It also means you can take the Florida job before the Albuquerque house closes. Renting first has its own bill: the rent, a second move, and a homestead exemption that waits a year, since it begins only for a home you already own and live in when a January 1 arrives. If you rent, your agent approaches the lease search with a buyer’s diligence and sets the purchase to close near the lease end.

How Does a New Mexico Buyer Handle a Florida Purchase From Home?

With video, phone calls and a courier, and the clock helps: New Mexico runs two hours behind Florida, so a late morning tour here is an easy early call for you. The first signature is the buyer agreement Florida has expected in writing since August 2024, and a tour you watch live on your agent’s phone counts as a showing under it; we explain compensation and cancellation before you sign. Your agent then films each home from the street to the back fence, including the condo lobby where there is one, drives the commute or the airport run at the hour you would make it, goes through the association file with you, sets up the inspection so you can listen and ask questions by phone, and orders wind and flood quotes on the actual address. At the end, the title company can usually courier the closing documents to New Mexico or connect you with an online notary. The one call you place yourself is to the title office, using a number from its website or your contract, to hear the wiring instructions read back.

Does New Mexico Income Tax Follow You to Florida?

On New Mexico source income, yes; on everything else, only until your domicile actually changes. Nonresidents still owe New Mexico on income from New Mexico sources, so rent from a casita you keep in Santa Fe, or a sale that closes once you have moved, can leave you filing a New Mexico return, and retirement or military income is treated by rules a CPA should explain for your case. The move is shown by evidence: obtaining a Florida driver license, which the state expects within 30 days, moving vehicle titles and voter registration, recording a declaration of domicile if you want the extra proof, and filing for homestead by March 1 on the house that is your permanent home on January 1. In 2026 the exemption can shave up to $51,411 off assessed value; $25,000 of that applies to every levy, and the remaining $26,411, which is indexed to inflation, applies to all of them but the school tax. Military households are governed by separate domicile rules, so ask a tax adviser who knows them. You will find the New Mexico Taxation and Revenue Department and the Florida Department of Revenue under Sources.

Does a Swamp Cooler Work in South Florida?

No, and the reason explains half of what is different about a house here. An evaporative cooler adds moisture to dry air, which is why it works at altitude in Albuquerque, and South Florida air is already humid most of the year. Every home here relies on refrigerated air conditioning, which removes moisture as it cools, and that moisture control protects the house as much as it comforts you; a home left closed without cooling can grow mold in a single summer. Treat the system as a major component, like a roof: ask its age and service records, find out whether the air handler sits in a closet or the attic, and budget for regular maintenance, because salt air near the coast shortens equipment life. The summer pattern itself will feel familiar. New Mexico’s monsoon brings afternoon storms and so does a South Florida summer, but the rain here is heavier and more frequent, and it arrives inside a hurricane season that runs June through November.

What Sits Under the Stucco in a Florida House?

Concrete block, and under the lot, a flood map. A New Mexico home may be true adobe, sun dried block or frame with stucco over it, often with a flat roof behind a parapet that drains through canales. Here the stucco covers block, roofs are pitched tile, shingle or metal, and the flat roofs that exist must shed tropical rain without ponding; vigas and kiva fireplaces are rare. The roof’s permit year, the window protection and the cooling system decide comfort, insurance and repair costs, so your agent notes all three on every tour. The lot is judged differently too. At altitude a site is read by its view, its slope and its water rights; at sea level, elevation is measured in feet and a small difference decides whether a yard drains or floods. Every address has a zone on the federal flood map, lenders generally require flood insurance in the higher risk zones, and a new NFIP policy generally does not start for 30 days, so the quote is ordered early. Water comes from a city or county utility rather than a well or an acequia share. In a condo, Florida has required milestone inspections and a structural integrity reserve study of buildings three or more stories tall since its 2022 law, and a shortfall becomes an assessment.

How Far Is New Mexico From a South Florida Airport?

One connection away, through Dallas, Houston, Denver or Phoenix; Albuquerque has no direct flight from South Florida, so count on a travel day each way and two hours gained on the way home. Calls work in your favor, since your evening is late afternoon there, and a midmorning tour here catches you over coffee. The light changes less than you might expect, but the air changes completely: no dry cold, no altitude, and a sun that is strong year round at sea level. If a parent, a rental or a house in Santa Fe keeps part of your life in New Mexico, ask a tax adviser to walk through the residency effect before you divide the year between the two states.

Where in South Florida Should a New Mexican Live?

Each link opens that community’s page, with the homes for sale there now. Your agent adds the streets, the buildings and the trade-offs a listing does not show.

Before You Fall in Love With a Florida Home, Understand What It Costs to Own

The price is one number. The mortgage, property tax, homeowners insurance, flood insurance and association fees are the ones you pay every month. Put your own figures into the calculator, mark which ones are real quotes and which are still estimates, and compare the total with what you pay where you live now.

Why Work With BreakThru Realty Instead of Searching for Homes Yourself?

Anyone with an internet connection can search Florida homes. When you are buying from another state, the information you do not have matters as much as the listings you can see: the insurance that costs more than you expected, the special assessment the condominium has pending, the street that does not fit your daily routine. Our role is to help you understand what you are buying before you commit.

  • Find Your Community. An area comparison built from your commute, budget, schools and the way you live, before any listing is sent, so you choose between real neighborhoods rather than reputations.
  • Explore Homes Remotely. Your agent tours each home live on video, walks the street and the building, and attends the inspection with you on the line, so distance stops being the reason you miss the right home.
  • Understand Ownership Costs. Property tax at the reset value, homeowners and flood insurance, association fees and reserves, set beside the price of every home you like, so the monthly number is real before you offer.
  • Negotiate With Confidence. Local market information, an offer strategy talked through with you, and the contract deadlines worked through to closing, with the Florida specifics explained before they cost you.
  • Close With Local Representation. A licensed Florida broker of record, a written buyer agreement before any tour, and a closing you can usually sign from where you live, with wiring instructions confirmed by phone.

You are not simply buying a home in Florida. You are making a decision about the life you want next. We will help you make an informed one.

Questions you may be asking

I am months away from moving.
That is the right time to start. The plan tells you which areas to watch, what homes there cost to own and what a realistic offer looks like, so the trip you eventually book is spent on the right streets.
Can I really buy without being there?
People do, and it takes more care, not less. Your agent tours live on video, walks the street and the building, attends the inspection with you watching, and coordinates a closing you can sign remotely where the title company and your lender allow it.
Does a buyer's agent cost me anything?
Buyer-agent compensation is negotiable and set out in the written buyer agreement you sign before touring. In many South Florida sales the seller or listing broker offers to pay some or all of it, but that is never certain, so we explain the position on each home before you tour it.
I can search listings myself.
You can, and you should keep looking. What a listing cannot tell you is what the insurance will cost, whether the building has an assessment coming, or how the street feels at eight in the morning. That is the part the plan covers.
I have a home to sell first.
Most out-of-state buyers do. The plan works through the order: selling first and renting, buying first, or a contingency where the market allows it. We can introduce an agent where you live now, and for anything about bridging the two, consult a lender.

Questions People Ask Before Moving

What does the Florida Home Buying Plan include, and what does it cost?
You pay nothing and promise nothing. The six deliverables: the consultation itself, a neighborhood comparison, an agent’s first shortlist, a carrying cost review of the homes you like with the cooling and insurance lines filled in, a touring schedule, and written representation terms. Send the form and a local agent responds within one business day to schedule the consultation.
Does leaving New Mexico change my taxes?
Usually, though by how much depends on your figures. Florida has no personal income tax and New Mexico does, you will pay Florida sales tax instead of gross receipts tax, property tax is reassessed at purchase, and South Florida insurance is a large line. Income from New Mexico sources stays taxable there. A CPA or tax adviser should compare your own numbers, and military households should ask one who knows service member domicile rules.
Will an evaporative cooler work in a Florida condo or house?
No. Evaporative coolers depend on dry air, and South Florida air is humid most of the year. Homes here use refrigerated air conditioning, which also removes moisture and keeps mold at bay. In a condo, ask who maintains the air handler and what the association’s milestone inspection and reserve study say about the building before you offer.
Which South Florida areas have Spanish or Mediterranean style homes?
Coral Gables was planned around Mediterranean Revival architecture, and Miami Shores has many older Mediterranean and midcentury houses. Boca Raton’s early buildings set a similar style that newer communities still echo, and Lake Worth Beach has older cottages near a walkable downtown. Your agent compares the condition, insurance and upkeep that come with an older home in each.
Is one trip from New Mexico enough to choose a Florida home?
For many buyers it is, once your agent has narrowed the list on video. Use the trip for the finalists and for driving the areas at different hours, ideally during the rainy season so you see how streets drain. If you cannot travel, your agent returns more than once, films the street after a storm, and attends the final walkthrough for you.
Should I sell my New Mexico house before buying in Florida?
When the sale pays for the purchase, sell first and expect a brief rental here. When you can afford both houses for a few months, buying first spares you a second move. A rent back from your Albuquerque buyer, or an offer here that depends on that closing, can cover a gap. Put any loan that spans both homes in front of a mortgage lender before you sign either contract.
