Your first step: BreakThru Florida Home Buying Plan

Before You Book a Flight, Know Where to Buy, What Your Money Buys and What to Look Out For

You are not simply buying a home in Florida. You are making a decision about the life you want next, from a place where you cannot drive past the house. The plan starts with a conversation about what the move has to do for you, and ends with a short list of communities and homes worth your time, what each would cost to own, and a tour schedule built around you.

What you receive

  • A buying consultation about what you want the move to do, what worries you and what must be true for it to make sense
  • A side-by-side comparison of the South Florida communities that fit, with the trade-offs of each
  • A first shortlist of homes for sale that match, chosen by an agent rather than a filter
  • An ownership-cost review for the homes you like: property tax, insurance, flood and association fees
  • A tour plan: live video tours now, and an in-person trip scheduled so one visit covers what matters
  • How buyer representation and compensation work in Florida, in writing, before any tour

What happens next

  1. Tell us where you live now, where you are looking, your budget and your timing.
  2. A local agent replies within one business day to schedule your buying consultation.
  3. After the consultation, your agent prepares the community comparison, the shortlist and the cost review.
  4. You tour by video or in person when you are ready, and decide what happens next.

Free and without obligation. Nothing you tell us is shared with a seller, and you sign a buyer agreement only when you are ready to tour.

Plan My Move · Find My Florida Home

Will my Indiana house budget buy the same home in South Florida? Usually not near the coast. The same money often buys a smaller house on a tighter lot, a townhome or a condo, and insurance and association dues add to the monthly cost. Farther west or north, in places like Pembroke Pines or Port St. Lucie, it buys more room. A local agent can show you each option with its full carrying cost before you decide.

You want a South Florida home that feels like a step up from Indiana, not a smaller house with a bigger insurance bill. That takes preparation, not a weekend of scrolling listings from Carmel or Fort Wayne. An Indiana asking price and an Indiana tax bill are poor guides to what the same money buys near the Atlantic, where the difference shows up in lot size, insurance and association dues as much as in price. A brokerage already working for you here walks the homes and prices the ownership, so you decide with the whole picture.

What Will It Cost to Move From Indiana to Florida?

The truck and the flights are the small part; the monthly cost of the home you choose is the part that decides the move. A mover from Indianapolis or Fort Wayne, the trips to see finalists and the utility deposits can be quoted in advance. The lines that repeat are the ones to study: the mortgage, property tax on an assessment that resets to your purchase price, wind and flood insurance, association dues where you buy into a community, and lawn and pool service for a house. No single number belongs on this page, because the honest answer changes with the county and the building. Run your Indiana bills and the Florida quotes through the Florida Home Cost Calculator together, and the comparison is built from your figures rather than someone’s average.

Is Florida Cheaper Than Indiana to Live In?

On wages, yes; on the full set of bills, only when the home is chosen for them. Indiana taxes income at a flat state rate and every Indiana county adds an income tax of its own, while Florida has no personal income tax, state or local. Indiana does not tax Social Security and Indiana housing is inexpensive by national standards, so the gain for a retiree can be smaller than the gain for a working household, and a CPA should compare your actual income sources. Against the tax gain stand the lines Indiana rarely sends: windstorm coverage carrying a hurricane deductible, a flood policy of its own, condominium reserves and a property tax bill built from what you pay rather than from the seller’s capped assessment. Most Indiana buyers expect property tax to be the big adjustment; in South Florida, the insurance quote and the dues often decide instead. Compare a specific Florida home with your Fishers or Evansville house before the tax story drives the decision.

What Will an Indiana Budget Buy in South Florida?

Near the coast, usually less land and a smaller house than the same money buys in Indiana; farther west or north, the match improves. Consider a hypothetical household selling a four bedroom house with a basement in Fishers. Its budget might buy a three bedroom single story house in Port St. Lucie or Pembroke Pines, a townhome closer to the water, or a condo with an ocean view. None of those is wrong; the mistake is setting the budget from Indiana prices and then shopping the beach. Land along this coast is pinned between the Atlantic and the Everglades, and buyers compete for the same few miles. Davie offers lots big enough for a workshop and a boat trailer in central Broward, and Fort Pierce pairs an older downtown with newer subdivisions to the west. Your agent shows you each version of your budget on video, with the monthly carrying cost of each, before you settle on a county.

What Keeps an Indiana Buyer Up at Night, and What Is in the Plan for It?

Five things, in our experience of the questions: that the budget will buy a disappointment, that an association will cost or restrict more than expected, that a storm will turn the purchase into a regret, that an agent will put a buyer in another state behind the ones in the lobby, and that no one in Indiana can vouch for a Florida brokerage. The Florida Home Buying Plan meets each with something written down and delivered rather than a reassurance.

  • A disappointing budget: a written comparison of what your number buys in each community, with the monthly cost of each version
  • Association surprises: the budget, the rules, recent minutes and any pending assessment read with you before an offer
  • Storm exposure: roof age, window and door protection, the flood zone and insurance quotes collected for every finalist
  • Being second in line: a named agent, dated next steps and camera tours you steer from Indiana
  • An unknown brokerage: a written representation agreement before the first showing and a broker of record licensed in Florida

Should You Sell the Indiana House First, Keep It as a Rental or Buy Here Before It Sells?

Sell first when the budget depends on the proceeds, buy first when you can carry two homes for a season, and keep the house only after a CPA has looked at the rental income. Some Indiana owners keep a paid off house in Carmel or Bloomington and rent it out, which turns them into landlords from a distance and can keep the rental income taxable in Indiana. If you sell, settle the order before either contract. Selling first gives you an exact figure and usually a lease in between. Buying first gets you the house you want and two sets of bills for a while; your Indiana buyer may let you stay briefly after closing, and a Florida contract can hinge on the Indiana sale, though a seller holding a clean offer may take it instead. Plan around two peak seasons, since Indiana buyers shop hardest in the warm months and Florida buyers in the cool ones. A listing agent licensed in Indiana can be introduced under a broker to broker agreement, and if two homes need financing at once, consult a mortgage lender.

Rent First or Buy Now After Leaving Indiana?

Buy now if you have already spent a summer here and the county is chosen; rent first if the move hinges on a job or a school assignment still being settled. A lease for a year tells you how the heat feels in your own routine, which roads you actually sit on and whether a planned community’s rules suit the way you live. It also lets you start a Florida job before the Indiana house sells. The price is a year of rent and a homestead exemption that cannot start until a January 1 passes with you as owner and occupant. A rental search gets the same attention from us as a purchase, approval by the community included, and we time the purchase to the lease end so the year of renting leads straight into the home.

How Does Buying in Florida Work While You Stay in Indiana?

It works as a sequence built for a buyer several states away. Your first conversation covers the written buyer agreement that Florida practice has required since August 2024 before any home is shown; a live video walkthrough by your agent is a showing under that rule, so the agreement comes first with compensation and cancellation spelled out. Then your agent goes where you cannot. Homes are toured on camera with you directing, and the agent stays after the tour to film the street, listen for road noise and look at the neighbors’ yards. The drive to work, to a hospital and to the airport you will use is timed at real hours. You listen in on the inspection and ask your own questions. Insurance quotes for the exact address arrive inside the inspection period. Closings in Florida usually run through a title company, and many can send papers to Indiana by courier or arrange an online notary. Phone the title company yourself, on a number you did not get from an email, before any money moves.

Will Indiana Keep Taxing You After You Move to Florida?

Yes for income from Indiana sources, and yes for the months before your domicile changed. Indiana taxes residents and taxes income that Indiana produces, such as rent from a house you keep or wages from an Indiana employer, so your last Indiana return is usually a part year return, and a tax adviser can tell you which date to use. Indiana ended its inheritance tax years ago, but a Florida estate attorney should still review your will and any trust after the move. Residency in Florida is something you document: trade the Indiana license for a Florida one inside your first 30 days of living here, move your vehicle and voter registrations, consider a declaration of domicile filed with the circuit court clerk, and apply for homestead by the March 1 deadline for a home you owned and lived in when the year began. Your Indiana homestead deduction and the constitutional cap on your Indiana bill end when Indiana is no longer home, and you should not claim residence based exemptions in both states. Ask a CPA to put the steps in order.

What Changes Between an Indiana House and a Florida Home?

The crawl space, the vinyl siding and the tornado siren give way to block walls, hurricane shutters and an association. Indiana houses are mostly wood frame with a basement or a crawl space, a gas furnace and a roof that rarely worries an insurer; weather planning means a run to the lowest interior room. Most South Florida houses stand on a concrete slab with block walls and stucco, and a hurricane usually arrives with days of warning, so preparation means shutters or impact glass on every opening and a decision about whether to stay or go. Insurers price wind coverage on the roof’s age and shape and on that protection. If you live in Carmel, Westfield or Noblesville you already know covenants and a clubhouse calendar, and that experience transfers; what changes is how much an association controls and costs. Dues may cover lawn care, exterior paint, the roof on attached villas and a staffed gate, and newer neighborhoods sometimes carry a CDD assessment, a special district charge collected with the property tax to repay the roads and drainage built for them. Florida protects a primary residence through the homestead exemption, worth as much as $51,411 of assessed value in 2026, after which Save Our Homes caps the assessment’s yearly rise at 3% or that year’s CPI movement, whichever is smaller, but the seller’s tax line on a listing is never your future bill. Condo buyers add one more file: a building three stories or taller must pass milestone inspections and fund the reserves its structural integrity reserve study calls for, and one that fell behind may assess whoever owns the unit at the time.

How Far Is Indiana From Your New Florida Home, Really?

A morning flight and no change of clock. Most of Indiana shares Eastern time with South Florida, so a call to an Indianapolis office or a parent in Fort Wayne lands in the same hour, and Indianapolis offers nonstop service to Fort Lauderdale, Miami and Palm Beach on many days, with seasonal nonstops from Fort Wayne and South Bend to Florida airports. A trip back for a graduation is a short flight rather than two days on the interstate. Ask for the Florida Home Buying Plan and expect a local agent to answer within one business day to schedule a consultation; the comparison, the shortlist and the cost review are then built from what you tell us about your Indiana budget. Your financial interests matter, and so does the home you end up in.

Where in Florida Should a Hoosier Live?

Each link opens that community’s page, with the homes for sale there now. Your agent adds the streets, the buildings and the trade-offs a listing does not show.

Before You Fall in Love With a Florida Home, Understand What It Costs to Own

The price is one number. The mortgage, property tax, homeowners insurance, flood insurance and association fees are the ones you pay every month. Put your own figures into the calculator, mark which ones are real quotes and which are still estimates, and compare the total with what you pay where you live now.

Why Work With BreakThru Realty Instead of Searching for Homes Yourself?

Anyone with an internet connection can search Florida homes. When you are buying from another state, the information you do not have matters as much as the listings you can see: the insurance that costs more than you expected, the special assessment the condominium has pending, the street that does not fit your daily routine. Our role is to help you understand what you are buying before you commit.

  • Find Your Community. An area comparison built from your commute, budget, schools and the way you live, before any listing is sent, so you choose between real neighborhoods rather than reputations.
  • Explore Homes Remotely. Your agent tours each home live on video, walks the street and the building, and attends the inspection with you on the line, so distance stops being the reason you miss the right home.
  • Understand Ownership Costs. Property tax at the reset value, homeowners and flood insurance, association fees and reserves, set beside the price of every home you like, so the monthly number is real before you offer.
  • Negotiate With Confidence. Local market information, an offer strategy talked through with you, and the contract deadlines worked through to closing, with the Florida specifics explained before they cost you.
  • Close With Local Representation. A licensed Florida broker of record, a written buyer agreement before any tour, and a closing you can usually sign from where you live, with wiring instructions confirmed by phone.

You are not simply buying a home in Florida. You are making a decision about the life you want next. We will help you make an informed one.

Questions you may be asking

I am months away from moving.
That is the right time to start. The plan tells you which areas to watch, what homes there cost to own and what a realistic offer looks like, so the trip you eventually book is spent on the right streets.
Can I really buy without being there?
People do, and it takes more care, not less. Your agent tours live on video, walks the street and the building, attends the inspection with you watching, and coordinates a closing you can sign remotely where the title company and your lender allow it.
Does a buyer's agent cost me anything?
Buyer-agent compensation is negotiable and set out in the written buyer agreement you sign before touring. In many South Florida sales the seller or listing broker offers to pay some or all of it, but that is never certain, so we explain the position on each home before you tour it.
I can search listings myself.
You can, and you should keep looking. What a listing cannot tell you is what the insurance will cost, whether the building has an assessment coming, or how the street feels at eight in the morning. That is the part the plan covers.
I have a home to sell first.
Most out-of-state buyers do. The plan works through the order: selling first and renting, buying first, or a contingency where the market allows it. We can introduce an agent where you live now, and for anything about bridging the two, consult a lender.

Questions People Ask Before Moving

What does the Florida Home Buying Plan include, and what does it cost?
There is no charge and no obligation. The plan has six parts: a consultation about what your budget needs to do here, a written comparison of the communities where it works, a shortlist an agent pulls from live listings, a review of the ownership cost of each home you like, a tour plan, and buyer representation terms you can read before you sign. Your form reaches a local agent, who responds within one business day to set up the consultation.
Will Indiana tax me after I move?
Indiana taxes residents, and income from Indiana sources, such as rent from a house you keep or wages from an Indiana employer, can remain taxable there after you leave. Florida has no personal income tax, but you benefit only once your domicile actually changes. Your last Indiana return is usually a part year return, and a CPA or tax adviser should review the dates and your income sources.
Are Florida HOAs like the ones in Carmel or Fishers?
In many ways, yes: a board, covenants, dues and an architectural review. The differences are scope and cost. Florida dues may cover lawn care, exterior paint, roofs on attached homes, cable and staffed gates, some communities add a CDD assessment on the tax bill, and condominium buildings of three or more stories carry inspection and reserve duties. We read the budget and rules with you before any offer.
Why does the same budget buy less house near the Florida coast?
Buildable land along the coast is limited, with the ocean on one side and the Everglades on the other, and buyers compete for the same areas. Insurance and association dues also take a larger share of the monthly cost near the water. Moving west or north, to places like Pembroke Pines, Davie or Port St. Lucie, usually brings more house and more yard for the money.
How do hurricanes compare with Indiana tornadoes for a homeowner?
A hurricane usually gives days of warning, so preparation is the job: shutters or impact glass, a plan for loose items outdoors and a decision on whether to leave. Newer homes are built for wind, with concrete block walls and roofs tied to the structure. The cost shows up in insurance, with a separate hurricane deductible, so your agent gathers quotes before you commit to a home.
Should I keep my Indiana house as a rental?
It can make sense if the house is paid off and the rent covers the costs, but you take on management from far away and the income may stay taxable in Indiana. Selling gives you a clear budget for Florida. A CPA can compare the two, and if you sell, we can introduce an Indiana licensed agent under a broker to broker agreement and keep both closings on one calendar.
