Moving From Los Angeles to Florida

Leaving Los Angeles for the Atlantic? Know the home, the street and the real costs first.

You can keep the ocean, the car and the outdoor table and still end up with a home that fits you better than the one you are leaving, provided you choose it with someone who is standing in it. BreakThru Realty represents Los Angeles buyers from first conversation to closing: we match Westside, Valley and South Bay routines to towns on this coast, tour homes for you live on video, get wind and flood coverage priced for the address, and time the purchase around your escrow or lease in California.

Your first step: BreakThru Florida Home Buying Plan

Before You Book a Flight, Know Where to Buy, What Your Money Buys and What to Look Out For

You are not simply buying a home in Florida. You are making a decision about the life you want next, from a place where you cannot drive past the house. The plan starts with a conversation about what the move has to do for you, and ends with a short list of communities and homes worth your time, what each would cost to own, and a tour schedule built around you.

What you receive

  • A buying consultation about what you want the move to do, what worries you and what must be true for it to make sense
  • A side-by-side comparison of the South Florida communities that fit, with the trade-offs of each
  • A first shortlist of homes for sale that match, chosen by an agent rather than a filter
  • An ownership-cost review for the homes you like: property tax, insurance, flood and association fees
  • A tour plan: live video tours now, and an in-person trip scheduled so one visit covers what matters
  • How buyer representation and compensation work in Florida, in writing, before any tour

What happens next

  1. Tell us where you live now, where you are looking, your budget and your timing.
  2. A local agent replies within one business day to schedule your buying consultation.
  3. After the consultation, your agent prepares the community comparison, the shortlist and the cost review.
  4. You tour by video or in person when you are ready, and decide what happens next.

Free and without obligation. Nothing you tell us is shared with a seller, and you sign a buyer agreement only when you are ready to tour.

Westside, Valley or South Bay: Begin With the Los Angeles You Live In

Los Angeles is several cities sharing a name, and the one you live in predicts what will satisfy you here. A Santa Monica or Venice household that walks to coffee and the sand usually starts with Miami Beach, Coconut Grove or the beach side of Fort Lauderdale. A Sherman Oaks or Encino household with a pool, a yard and a garage full of gear tends to fit the single-family suburbs west of the interstate in Broward and Palm Beach counties. A Manhattan Beach or Redondo owner who wants a small-town beach grid looks at Delray Beach, Lauderdale-by-the-Sea or Jupiter. Reasons differ too: some are following work or relatives east, some want to see what their equity does in another market, and some simply want warm water. Tell us which describes you, and the community comparison in your plan begins in the right county.

Hillsides and Canyons Versus a Flat Coast Cut by Canals

In Los Angeles, value climbs with the hill: the view, the privacy, the switchback road. South Florida has no hills at all. Here the premium attaches to water, and the questions that replace slope, retaining walls and brush clearance concern elevation measured in feet, flood zone, seawall condition and whether a boat can reach the ocean from the dock. The canals are not the Venice kind, either. Many in Fort Lauderdale, Pompano Beach and Lighthouse Point are deep, navigable and lined with working docks. If you love a canyon for its seclusion, the nearest substitutes are heavily planted lots in Coconut Grove, Pinecrest or the acreage neighborhoods inland. On video we show you the lot from the street, the yard after a hard rain when we can, and the water side from the seawall, because photographs flatten exactly what you need to judge.

Earthquake and Wildfire Habits Do Not Transfer

Angelenos carry a particular mental model of risk: earthquake coverage is a separate purchase many owners skip, and wildfire decides whether a hillside home can be insured at a sensible price. Neither instinct helps here. Windstorm protection is something a lender will insist on, it normally carries its own hurricane deductible, and its price turns on the roof, the build year and how the openings are protected. Flood sits in a separate policy worth considering even where no lender demands it, and coverage bought through the National Flood Insurance Program generally begins only after a 30-day waiting period. The habit to adopt is quoting before committing. We request the wind-mitigation report, order quotes for the exact address during your inspection window, and add association fees and estimated taxes so you can run the monthly total through our Florida home cost calculator.

Pacific Clients, Eastern Clock: Creative Work From Here

Writers, editors, composers, producers and designers who keep Los Angeles clients can do the work from South Florida, but the day rearranges itself. A studio’s morning meeting lands after your lunch, notes arrive at dinner, and a late session in Burbank can run toward your midnight. People who guard their mornings for focused work often like the trade; people with a household bedtime to manage sometimes do not. It shapes the house as well. You may need a room that closes and stays quiet, wiring or a detached structure for a studio, and an internet provider confirmed at the address, not assumed. In a condominium, ask about rules on noise and business use. Nonstop flights link South Florida with Los Angeles, so in-person weeks stay realistic, though each trip costs most of a day once the clock change is counted.

Indoor-Outdoor Living, With Humidity

The Los Angeles house that opens a wall of glass to a dry evening is the hardest thing to recreate here, and it helps to know why before you shop. Summer air is heavy, nights stay warm and afternoon storms arrive most days from late spring into fall. So the Florida version of indoor-outdoor living runs through a screened enclosure over the patio or pool, a covered terrace with fans, and impact-rated sliders that stay shut while the air conditioning works. From roughly November to April the doors do open, and those months are as pleasant as any in Southern California. The ocean is warm enough to swim without a wetsuit, the surf is modest, and shade matters more than sun. When we tour for you we note which way the outdoor space faces, whether it is screened and how the house handles moisture, since those details decide how often you will use it.

How a Florida Purchase Differs From a California Escrow

California buyers expect a thick packet of seller and hazard disclosures and an escrow company steering the file. Florida sellers must disclose known defects that materially affect value and are not easy to see, but the paperwork is thinner, so your inspection period does more of the work. A written buyer agreement is signed before any tour, as has been required since August 2024, and a live video walk-through led by your agent counts as a tour. After that your agent films the block and the commute, tours the home while you direct the camera, and attends the general, roof and seawall inspections with you on the call. A title company or closing attorney takes the place of escrow, and it can usually arrange for you to sign in Los Angeles before a notary or online. Verify wire instructions by phoning the title company on a number you looked up yourself.

Closing a Los Angeles Sale: Points to Raise With a CPA Before You List

Several items deserve a conversation with a CPA or tax attorney before the sign goes up. California treats the profit on a home sale as income, beyond whatever exclusion you qualify for. The City of Los Angeles charges transfer taxes of its own, including an added one on higher-priced sales, so ask your escrow officer whether your address and price fall under it. And the low assessed value you have enjoyed under California’s rules stays behind: a Florida purchase is assessed near what you pay. What Florida offers in return is a homestead exemption worth up to $51,411 of assessed value in 2026, with the first $25,000 counting against all taxes and the additional $26,411, a figure adjusted for inflation each year, not applying to school taxes. Consult a mortgage lender early if buying here depends on proceeds from there.

Where Los Angeles Instincts Mislead You Here

Driving transfers almost perfectly: you already plan your day around traffic, and I-95 will feel like a smaller cousin of the freeways you know. Other instincts mislead. A sunny morning says nothing about the afternoon, when storms build quickly in summer. Toll roads are common and paid by transponder. Drawbridges rise for boat traffic and hold up cars on the way to the beach. A condominium or gated community may need to approve you before closing, which can add weeks a Los Angeles buyer would not expect. The busy season is winter, so a town that feels sleepy on an August scouting trip is crowded in February. And flatness changes exercise as well as navigation: there is no canyon hike, but there are long waterfront paths, bike routes and the ocean itself. Your agent flags which of these apply to each address, so the home you choose still suits you after a full year.

Towns Los Angeles Buyers Put Side by Side

Each link opens that community’s page, with the homes for sale there now. Your agent adds the streets, the buildings and the trade-offs a listing does not show.

Why Work With BreakThru Realty Instead of Searching for Homes Yourself?

Anyone with an internet connection can search Florida homes. But when you are buying from another state, the information you do not have matters as much as the listings you can see.

A property can look perfect in photographs. Then you learn the insurance costs more than you expected, the condominium has a special assessment pending, or the neighborhood does not fit your daily routine. Your home search deserves more than photographs, estimated payments and descriptions written to sell the property. Our role is to help you understand what you are buying before you commit.

  • Personalized Property Selection. Instead of sending you every listing that matches a filter, your agent narrows the search to the homes that fit what you told us you need, and tells you why each one made the list.
  • Local Representation. You have someone in Florida who walks the homes and the streets, coordinates the inspections, and works the purchase with you from the first tour to the final walkthrough.
  • Financial Clarity. We look at property taxes, homeowners and flood insurance, association fees and the other costs of owning alongside the purchase price, so the monthly number is real before you offer.
  • Virtual Buying Support. If you cannot visit yet, your agent tours for you live on video and coordinates the transaction remotely, including a closing you may be able to sign from where you are.
  • Negotiation and Transaction Guidance. Your agent brings local market information, talks through offer strategy with you, and works the negotiation and the contract deadlines through to closing.

You are not simply buying a home in Florida. You are making a decision about the life you want next. We will help you make an informed one.

Before You Fall in Love With a Florida Home, Understand What It Costs to Own

The price is one number. The mortgage, property tax, homeowners insurance, flood insurance and association fees are the ones you pay every month. Put your own figures into the calculator, mark which ones are real quotes and which are still estimates, and compare the total with what you pay where you live now.

Estimate My Monthly Cost

Questions you may be asking

I am months away from moving.
That is the right time to start. The plan tells you which areas to watch, what homes there cost to own and what a realistic offer looks like, so the trip you eventually book is spent on the right streets.
Can I really buy without being there?
People do, and it takes more care, not less. Your agent tours live on video, walks the street and the building, attends the inspection with you watching, and coordinates a closing you can sign remotely where the title company and your lender allow it.
Does a buyer's agent cost me anything?
Buyer-agent compensation is negotiable and set out in the written buyer agreement you sign before touring. In many South Florida sales the seller or listing broker offers to pay some or all of it, but that is never certain, so we explain the position on each home before you tour it.
I can search listings myself.
You can, and you should keep looking. What a listing cannot tell you is what the insurance will cost, whether the building has an assessment coming, or how the street feels at eight in the morning. That is the part the plan covers.
I have a home to sell first.
Most out-of-state buyers do. The plan works through the order: selling first and renting, buying first, or a contingency where the market allows it. We can introduce an agent where you live now, and for anything about bridging the two, consult a lender.

Questions People Ask Before Moving

How do I buy a home in Florida while I still live in Los Angeles?
You work with a buyer’s agent who is physically here. After a consultation and a written buyer agreement, we compare communities with you, build a shortlist, tour on live video, and coordinate inspections, insurance quotes and the title company. Most documents are signed electronically, and the closing itself can usually be completed from California with a notary or an approved online session.
Do I have to visit South Florida before I buy?
It is not required, and some buyers close without a trip. We recommend a visit if you can manage it, ideally in summer, because humidity and afternoon storms are the things video cannot convey. Spend the trip comparing areas at different hours. Individual homes, including ones listed after you fly home, can be toured live on camera with your agent.
Which South Florida areas suit a Westside, Valley or South Bay budget and lifestyle?
Walkable beach living points toward Miami Beach, Coconut Grove and parts of Fort Lauderdale. A larger house with a pool and yard is more common in the western suburbs of Broward and Palm Beach. Smaller beach towns such as Delray Beach, Lauderdale-by-the-Sea and Jupiter suit a South Bay pace. Price ranges overlap widely, so we compare actual listings and carrying costs, not reputations.
Is renting for a year smarter than buying right away?
It can be, especially if you have never spent a summer in humidity or cannot decide between Miami-Dade and Palm Beach County. The costs are a year of rent, a second move and a later start for homestead protections. Buyers who already know the housing type and area they want often prefer to purchase and adjust. We lay out both timelines against your California sale or lease end.
Is there a Florida version of an earthquake retrofit I should ask about?
The equivalent here is wind hardening. Ask about roof-to-wall connections, the roof covering’s age, impact-rated windows and doors or shutters, and garage door bracing. A wind-mitigation inspection documents those features and can lower the windstorm premium. For waterfront homes, add the seawall’s condition and the finished floor elevation relative to the flood map.
Can I get a canal home where the boat reaches the ocean?
Yes, in many neighborhoods of Fort Lauderdale, Pompano Beach, Lighthouse Point and elsewhere, but each address has to be checked. Fixed bridges limit boat height on some routes, canal depth limits draft, and the distance to an inlet varies widely. We confirm those points, along with dock and seawall condition, before you spend time touring a waterfront property.
