Buy Your Florida Home Without Flying Back and Forth

One local team for the search, the live tours, the numbers, the inspections and the closing.

Every trip to look at houses costs you flights, hotel nights and days away from work, and the home you flew down for is often under contract before you land. You can do nearly all of it from where you are, as long as someone you trust is standing in the house. BreakThru Realty runs the search, tours live on video, prices the true cost of owning, attends the inspections and coordinates the closing, so the one trip you do make is spent choosing, not hunting.

Your first step: BreakThru Florida Home Buying Plan

Before You Book a Flight, Know Where to Buy, What Your Money Buys and What to Look Out For

You are not simply buying a home in Florida. You are making a decision about the life you want next, from a place where you cannot drive past the house. The plan starts with a conversation about what the move has to do for you, and ends with a short list of communities and homes worth your time, what each would cost to own, and a tour schedule built around you.

What you receive

  • A buying consultation about what you want the move to do, what worries you and what must be true for it to make sense
  • A side-by-side comparison of the South Florida communities that fit, with the trade-offs of each
  • A first shortlist of homes for sale that match, chosen by an agent rather than a filter
  • An ownership-cost review for the homes you like: property tax, insurance, flood and association fees
  • A tour plan: live video tours now, and an in-person trip scheduled so one visit covers what matters
  • How buyer representation and compensation work in Florida, in writing, before any tour

What happens next

  1. Tell us where you live now, where you are looking, your budget and your timing.
  2. A local agent replies within one business day to schedule your buying consultation.
  3. After the consultation, your agent prepares the community comparison, the shortlist and the cost review.
  4. You tour by video or in person when you are ready, and decide what happens next.

Free and without obligation. Nothing you tell us is shared with a seller, and you sign a buyer agreement only when you are ready to tour.

What Buying Remotely Really Means

Buying remotely does not mean buying blind. It means moving the work that used to require your presence onto someone who is already here, and keeping the decisions with you. You still choose the area, the house, the price and the terms. What changes is who walks the rooms, who meets the inspector at the door and who drives the street after dark. Done properly, a remote purchase involves more checking than a local one, because every assumption a local buyer makes without thinking has to be tested on your behalf and reported back to you in plain words, with video you can watch twice.

Remote Discovery: A Shortlist Instead of a Feed

An automated email of new listings gives you volume when what you need is judgment. After your consultation, your agent builds a shortlist by hand and explains each choice: why this building and not the one beside it, why this street floods less than the next, why a house that looks dated in photos is the stronger buy. Homes are removed as readily as they are added. If the roof is near the end of its life, if the association is in the middle of a large repair, or if the price is ahead of recent sales, you hear that before you spend an evening imagining your furniture there.

Live Tours That Show What a Listing Leaves Out

A live tour is a conversation, with your agent holding the camera and you directing it. Ask to see inside the electrical panel, behind the water heater, under the kitchen sink and along the ceiling where a stain would be. Ask for the balcony view to the left and right, not only straight ahead. Ask to stand in the bedroom with the windows shut and listen. Then the tour goes outside, to the parking, the pool deck, the lobby and the block itself. Florida practice treats a live tour led by your agent as a showing, so the written buyer agreement comes first, and we walk you through it before the first call.

  • The roof line, the gutters and the condition of the exterior paint and stucco
  • Impact glass or shutters on every opening, and how the shutters are deployed
  • The age plates on the air conditioner and the water heater
  • Water pressure, drains and any sign of past leaks under sinks and around windows
  • The street, the neighboring lots and the nearest busy road, at more than one time of day

Cost Analysis Before the Offer, Not After

From a distance it is tempting to make the offer and sort out the bills later. In South Florida that order can end a purchase. Before you offer, we help you gather the figures that decide whether the home is affordable to keep: an insurance quote based on the actual roof and wind-mitigation report, a flood quote for the property’s zone and elevation, the association’s current fee and any assessment that has been approved or discussed, and an estimate of the tax bill at your purchase price. Where a figure is a real quote, we mark it as one. Where it is still an estimate, we say so, and you decide with both in view.

Inspections and Insurance With You Watching

Once a contract is signed, the inspection period is short and it does not pause because you are in another state. Your agent schedules the general inspection and, where the insurer will want them, the four-point and wind-mitigation reports, then attends in your place and puts the inspector on a call with you at the end. You receive the written reports the same day they are issued. If repairs or a price change are worth asking for, we draft the request with you while there is still time to negotiate or to walk away. Insurance is bound before closing, and flood coverage is arranged early because a new federal flood policy usually takes thirty days to begin.

Local Coordination: The People Who Have to Show Up

A purchase involves a small crowd, and most of them need access to the property or an answer by a deadline. The appraiser has to be let in. The surveyor needs the gate code. The association wants an application and sometimes an interview, which many will hold by video. The title company needs documents from you, from the seller and from your lender in a particular sequence. Your agent keeps one calendar for all of it and tells you each week what was done, what is next and what is needed from you. You hire the inspector, the insurance agent and the lender yourself; we make the introductions if you want them and keep everyone on the contract’s dates.

Signing and Closing From Where You Are

Many Florida closings no longer need the buyer in the room. Title companies can often send the documents to you for signing in front of a notary where you live, or conduct the signing online with a remote notary, which Florida law allows. Whether your closing can be handled that way depends on the title company and, if you are financing, on your lender’s rules, so ask both at the start. Consult a mortgage lender about its signing requirements before you set a closing date. One warning applies to every buyer: never wire money on instructions that arrive by email alone. Call the title company on a number you looked up yourself and confirm them by voice.

The One Trip Worth Making

If you can come once, come late in the process, not early. An early trip is spent driving between open houses in areas you have not yet ruled out. A late trip has a purpose: you arrive with two or three finalists already toured on video and priced, and you spend a day or two standing in them, walking the blocks around them and eating dinner nearby. Many buyers time that trip for the inspection period of the home they have under contract, so the visit doubles as their own look at the property before the deadline to cancel passes. Your agent builds the schedule so that nothing on it is a first impression.

When Buying Remotely Is the Wrong Call

It is not right for everyone, and we will tell you if it is not right for you. If you have never been to South Florida, a visit to feel the summer heat and see the scale of the region should come before any contract. If you are torn between two very different areas, a few months in a rental will teach you more than any number of video calls. And if a property has a serious open question, such as an unresolved structural report or an insurance quote nobody will give, the answer is to wait, however good the photographs look. A remote purchase should remove travel, not caution.

Where Remote Buyers Often Begin

Each link opens that community’s page, with the homes for sale there now. Your agent adds the streets, the buildings and the trade-offs a listing does not show.

Why Work With BreakThru Realty Instead of Searching for Homes Yourself?

Anyone with an internet connection can search Florida homes. But when you are buying from another state, the information you do not have matters as much as the listings you can see.

A property can look perfect in photographs. Then you learn the insurance costs more than you expected, the condominium has a special assessment pending, or the neighborhood does not fit your daily routine. Your home search deserves more than photographs, estimated payments and descriptions written to sell the property. Our role is to help you understand what you are buying before you commit.

  • Personalized Property Selection. Instead of sending you every listing that matches a filter, your agent narrows the search to the homes that fit what you told us you need, and tells you why each one made the list.
  • Local Representation. You have someone in Florida who walks the homes and the streets, coordinates the inspections, and works the purchase with you from the first tour to the final walkthrough.
  • Financial Clarity. We look at property taxes, homeowners and flood insurance, association fees and the other costs of owning alongside the purchase price, so the monthly number is real before you offer.
  • Virtual Buying Support. If you cannot visit yet, your agent tours for you live on video and coordinates the transaction remotely, including a closing you may be able to sign from where you are.
  • Negotiation and Transaction Guidance. Your agent brings local market information, talks through offer strategy with you, and works the negotiation and the contract deadlines through to closing.

You are not simply buying a home in Florida. You are making a decision about the life you want next. We will help you make an informed one.

Before You Fall in Love With a Florida Home, Understand What It Costs to Own

The price is one number. The mortgage, property tax, homeowners insurance, flood insurance and association fees are the ones you pay every month. Put your own figures into the calculator, mark which ones are real quotes and which are still estimates, and compare the total with what you pay where you live now.

Estimate My Monthly Cost

Questions you may be asking

I am months away from moving.
That is the right time to start. The plan tells you which areas to watch, what homes there cost to own and what a realistic offer looks like, so the trip you eventually book is spent on the right streets.
Can I really buy without being there?
People do, and it takes more care, not less. Your agent tours live on video, walks the street and the building, attends the inspection with you watching, and coordinates a closing you can sign remotely where the title company and your lender allow it.
Does a buyer's agent cost me anything?
Buyer-agent compensation is negotiable and set out in the written buyer agreement you sign before touring. In many South Florida sales the seller or listing broker offers to pay some or all of it, but that is never certain, so we explain the position on each home before you tour it.
I can search listings myself.
You can, and you should keep looking. What a listing cannot tell you is what the insurance will cost, whether the building has an assessment coming, or how the street feels at eight in the morning. That is the part the plan covers.
I have a home to sell first.
Most out-of-state buyers do. The plan works through the order: selling first and renting, buying first, or a contingency where the market allows it. We can introduce an agent where you live now, and for anything about bridging the two, consult a lender.

Questions People Ask Before Moving

Can I buy a house in Florida without ever seeing it in person?
Yes. Buyers do it with live video tours, an agent who attends the inspection for them, complete association and insurance information before the offer, and a remote signing at closing. It demands more checking, not less, and we recommend at least one visit to the area at some point before you commit if you have never been here.
Is a video tour as good as walking through the home?
It shows more than photos and less than being there. Video cannot convey smell, humidity or how sound carries, so your agent reports on those in words and returns at a different time of day when it matters. Used with an inspection you listen in on, it is enough for many buyers to decide with confidence.
Do I have to sign a buyer agreement before a virtual tour?
Yes, when the tour is live and led by your agent. Since August 2024 a buyer and agent put their working relationship in writing before the agent shows a home, and a live video walk-through counts. We explain what the agreement covers, how compensation is handled and how either side can end it before you sign.
Can I close on a Florida home from another state?
Often, yes. Title companies commonly arrange a mail-away signing with a notary near you or an online signing with a remote notary. Your lender may have its own requirements, so confirm with both early. Always verify wiring instructions by phone using a number you found independently of any email.
Who attends the home inspection if I am not there?
Your agent attends for you, walks the property with the inspector, and connects you by phone or video for the summary. You receive the full written report and photos, and we go through it together in time to request repairs, renegotiate or cancel within the inspection period set by your contract.
What if I visit after closing and the home is not what I expected?
The work before closing exists to prevent that. A live tour of every room, an inspection report, a walkthrough on the day of closing and honest notes on the surroundings should leave few surprises. If something material changes between contract and closing, the walkthrough is where it is caught, before you sign.
