Moving From Delaware to Florida? Settle the Home Before You Book the Movers.
A warmer version of the community you already know. The costs on paper before you commit. A Florida closing timed to your Delaware settlement.
You want the Florida home settled, priced and insured before the movers are booked. A local BreakThru Realty agent tours each home on camera, reads the association file and fits your Delaware settlement and the Florida closing into one calendar.

Find Your Florida Lifestyle
Tell us where in Delaware you are moving from, your budget, what matters most (beach access, walkability, a larger home, luxury living or retirement) and when you plan to move. The page recommends the communities and the homes for sale that fit, and the same answers start your plan.
Homes Matching Your Criteria
Live listings from the MLS for each community, by the kind of home: waterfront, condominiums, houses and new construction.
Your first step: BreakThru Florida Home Buying Plan
Before You Book a Flight, Know Where to Buy, What Your Money Buys and What to Look Out For
You are not simply buying a home in Florida. You are making a decision about the life you want next, from a place where you cannot drive past the house. The plan starts with a conversation about what the move has to do for you, and ends with a short list of communities and homes worth your time, what each would cost to own, and a tour schedule built around you.
What you receive
- A buying consultation about what you want the move to do, what worries you and what must be true for it to make sense
- A side-by-side comparison of the South Florida communities that fit, with the trade-offs of each
- A first shortlist of homes for sale that match, chosen by an agent rather than a filter
- An ownership-cost review for the homes you like: property tax, insurance, flood and association fees
- A tour plan: live video tours now, and an in-person trip scheduled so one visit covers what matters
- How buyer representation and compensation work in Florida, in writing, before any tour
What happens next
- Tell us where you live now, where you are looking, your budget and your timing.
- A local agent replies within one business day to schedule your buying consultation.
- After the consultation, your agent prepares the community comparison, the shortlist and the cost review.
- You tour by video or in person when you are ready, and decide what happens next.
Free and without obligation. Nothing you tell us is shared with a seller, and you sign a buyer agreement only when you are ready to tour.
How do I buy a house in Florida while I am still living in Delaware? Begin with a planning call and a signed buyer agreement, then let a local agent tour homes for you live on camera, read the association papers and gather insurance quotes. You join the inspection by phone, and the title company can often arrange a courier or online notary closing. Decide early whether to sell in Delaware first or buy here first, and consult a mortgage lender about bridging.
You can leave Delaware with the Florida address already chosen, the insurance priced and the closing papers signed at your own table, instead of a storage unit and a guess. Delaware buyers often know newer gated communities with dues from Sussex County, or older brick homes from Wilmington and its suburbs, and both kinds of experience transfer well here. BreakThru Realty works for buyers still in Wilmington, Newark, Dover or the beach towns: we put what you know to use in South Florida, film homes on request and read each association file, since a Delaware buyer used to attorney run settlements needs someone here who knows how a Florida title closing actually runs.
What Will the Move and the First Year Cost Coming From Delaware?
The trip is a two day drive and a mover’s weight based quote; the first year of owning is the number to study. After you arrive, the recurring bills are the mortgage, a property tax figured from what you paid rather than from the seller’s protected assessment, a wind policy with a hurricane deductible, flood insurance where the lot calls for it, association dues and, in many gated communities, club or amenity charges stacked on top. A buyer coming from a Sussex County community already pays dues and carries flood coverage, so the shape of the budget is familiar even when the amounts are not. There is no total on this page because the roof, the building and the county move it. Enter the quotes for a specific Florida address into the Florida Home Cost Calculator, beside your Delaware tax, dues and insurance bills, and read the difference for that home.
Is Florida Cheaper When Delaware Has No Sales Tax and Low Property Tax?
Sometimes, and the answer runs through three taxes rather than one. Delaware taxes income and Florida does not, a gap that matters most to a household still earning wages or drawing taxable retirement income. Delaware charges no sales tax and Florida does, which shows up in every purchase from a sofa to a car. Delaware property tax is low by national standards, and a Florida bill based on your purchase price can be larger even after the homestead exemption. Layer on insurance priced for hurricanes and the fees of a gated community, and a hypothetical New Castle County couple who pick an older oceanfront building because of the tax gap can find their monthly outlay higher than it is today. The useful comparison sets your current home against one particular Florida home, every line included, and a CPA should sign off on the tax side.
Which South Florida Communities Suit a Sussex County or Wilmington Buyer?
Two kinds of Delaware buyer usually arrive, and they want different places. One owns a newer home in a gated community near Lewes, Millsboro or Rehoboth, already pays dues and carries flood coverage, and wants the same kind of neighborhood with a warmer winter; the planned communities west of Boynton Beach, in Coconut Creek and in Palm Beach Gardens will feel familiar, gate, clubhouse, pool and fee included. The other is leaving a stone colonial in north Wilmington after a career in banking or law and wants a condominium near the ocean with nothing to mow; the oceanfront buildings of Highland Beach and Deerfield Beach are where that search begins, and the most important reading is the building’s own records. Which of the two sounds like you decides whether your agent starts with clubhouse rules or with reserve studies.
What Do Delaware Buyers Ask Us to Solve, and What Does the Plan Deliver?
Five problems, each with a deliverable attached. Delaware buyers worry that their house will settle later than planned and leave two mortgages running, that an oceanfront building carries a repair bill the photos hide, that Florida fees and insurance will cancel out the income tax difference, that a buyer who cannot drive down for a weekend gets less attention, and that a Florida closing will work nothing like a Delaware settlement. The Florida Home Buying Plan answers them in that order.
- The late settlement: a calendar that fixes the order of the two closings, and a referral to a Delaware listing agent if you need one
- The hidden repair bill: inspection reports, the reserve study, the budget and board minutes from the past year gone over with you before any offer
- Fees and insurance: an itemized ownership estimate for each finalist, real quotes where we can get them and projections labeled as such
- Less attention: your own named agent and a dated plan, with tours and file reviews matching what a buyer living here receives
- The unfamiliar closing: the title company’s process, the escrow deposit and the courier or online notary options explained before the contract is signed
How Do a Delaware Settlement and a Florida Closing Fit Together?
On one shared calendar, built around which home you need to sell first. Buy first and you hold the right Florida home while paying for both; settle the Delaware house first and you have the proceeds, a clear budget and, usually, a few months of Florida rent. A rent back lets you stay in the Delaware house for a set time after its settlement, and you can ask a Florida seller to accept an offer tied to your sale, though one holding other offers may refuse. Delaware settlements are typically handled by an attorney, while Florida closings usually run through a title company, so the two sides keep different paperwork on different schedules and we coordinate the dates with both. If you need a Delaware agent, we arrange a referral between brokerages. Consult a mortgage lender at the start if any loan has to bridge both homes.
Should You Rent Before Choosing Between a Gated Community and the Ocean?
If you are genuinely split between the two, a year’s lease will tell you more than any tour; if you are not, buying now avoids paying rent. A season inland shows you whether the drive to the beach bothers you, and a season in an oceanfront building shows you whether elevators, valet parking and board rules suit you. A lease also means a Florida job can begin before the Delaware house settles. Renting costs payments that build no equity and delays homestead, which goes only to an owner living in the home on January 1. Your agent applies purchase level scrutiny to rentals, from association approval to lease terms, and starts the buying search early enough to finish as the lease does.
Can the Whole Florida Purchase Be Run From Wilmington or the Beach?
Yes, and many Delaware buyers handle nearly all of it from home. Since August 2024 an agent signs a written agreement with a buyer before showing that buyer any home, and a showing over live video counts the same as one in person, so we sign it first, after explaining the terms, compensation and how either side can end it. Your agent then tours homes for you on camera, opening cabinets, checking the water heater and the electrical panel, and filming the view from each balcony and the parking. Drive times to the airport and to the doctors you would use are measured at real hours. The inspector takes your questions by phone during the inspection. The association’s rules, budget and minutes are reviewed with you before any offer, request insurance quotes for the address during the inspection period, and arrange a courier closing or an online notary session with the title company where allowed. Wiring instructions get confirmed by voice with the title office, never trusted from an email alone.
What Does Delaware Still Tax After You Leave?
Income earned while you were a resident, and possibly more if domicile has not clearly moved; the move year usually calls for a part year Delaware return. Delaware taxes income and has no sales tax; Florida collects sales tax and has no personal income tax. How those differences net out depends on your income, your spending and your property, and that is a calculation for a CPA or tax adviser rather than a web page. Delaware repealed its estate tax, but a will or trust drafted under Delaware law should still be reviewed by a Florida attorney after you move. To become a Florida resident, trade your Delaware license for a Florida one within 30 days of establishing residency, move your vehicle titles and registration here, sign up to vote and, if you wish, file a declaration of domicile, a sworn filing with the clerk of court that names Florida as your permanent home. Residency rests on where you actually live, not on any single document.
What Will Feel Familiar About a Florida Home, and What Will Not?
Planned communities and dues will feel familiar to a Sussex County owner; block construction, hurricane rules and condominium law will not. Around Wilmington and Newark, homes are brick or stone colonials, twins and rowhouses with basements built decades ago; downstate, newer houses on slabs sit in planned communities with amenities and dues. South Florida builds with concrete block on slabs, skips the basement, protects openings with impact glass or shutters, and insures largely on the roof’s age. Look up the flood zone and the lot’s height; a fresh NFIP policy normally begins 30 days after purchase. For an oceanfront condominium, the 2022 condominium law puts buildings of three stories and up through milestone inspections, structural evaluations at set points in a building’s life, and a structural integrity reserve study that sets how much the association must save for the roof, structure and waterproofing. If an association falls behind on either, dues rise or a special assessment arrives, and new owners pay it like everyone else. Request the inspection reports, reserve study, budget, insurance summary and the last twelve months of board minutes.
How Do Homestead and Save Our Homes Work in Plain Language?
Homestead is Florida’s property tax exemption for a permanent residence. To qualify, you need title to the home, you need to be living in it as your permanent residence on January 1, and the application is due by March 1. For 2026 it can remove up to $51,411 from the assessed value: $25,000 off the value used for all taxes, and an additional $26,411, adjusted each year for inflation, that applies to every tax except school taxes. Save Our Homes is the companion rule: once a homestead is in place, its assessed value can climb each year by 3% or the CPI change, whichever is smaller, and no more. Two practical cautions follow. The listing shows the seller’s tax bill, which may reflect years of capped growth; after you buy, your assessment begins again at market value. And some newer communities show a CDD assessment on the tax bill, the repayment of a community development district that built roads, drainage and amenities. Your agent prepares a first year estimate for every finalist for a CPA to confirm.
How Quickly Can You Get Back to Delaware From South Florida?
In a morning, with no change of clock. South Florida keeps Eastern time, and the Philadelphia and Baltimore airports, each a short drive from most of Delaware, fly nonstop to Fort Lauderdale, Miami and West Palm Beach, so a trip back for family fits into a single day. The road trip down Interstate 95 takes two long days. If you plan to keep a beach house in Delaware for summers, remember that Florida homestead requires the Florida home to be your permanent residence and that Delaware looks at where you spend your time, so settle the plan with a CPA before you buy. Get your Florida Home Buying Plan started, and within one business day a local agent will reach you to fix a consultation time, then assemble a community comparison, a shortlist of homes and a cost review you can check line by line.
Where in Florida Should a Delaware Buyer Live?
- Boynton Beach: West of town, gated communities of single story homes fold lawn care into the dues; nearer the coast are condos and a marina district, and the beach is a drive from the western gates.
- Coconut Creek: A north Broward city of condos, villas and planned subdivisions set around lakes and parks, with association fees and quick access to the Turnpike; the sand is several miles east.
- Highland Beach: A narrow barrier island town between Boca Raton and Delray Beach made up mostly of oceanfront and Intracoastal condo buildings and a few houses, with no commercial strip of its own.
- Deerfield Beach: Oceanfront condos near a fishing pier and a walkable beach strip, with inland neighborhoods of older single story homes; many coastal buildings are older and fall under the new inspection rules.
- Palm Beach Gardens: Gated golf communities and newer planned neighborhoods inland, with major shopping and medical offices nearby; club dues and association fees add up and the ocean is a drive east.
Each link opens that community’s page, with the homes for sale there now. Your agent adds the streets, the buildings and the trade-offs a listing does not show.
Before You Fall in Love With a Florida Home, Understand What It Costs to Own
The price is one number. The mortgage, property tax, homeowners insurance, flood insurance and association fees are the ones you pay every month. Put your own figures into the calculator, mark which ones are real quotes and which are still estimates, and compare the total with what you pay where you live now.
Why Work With BreakThru Realty Instead of Searching for Homes Yourself?
Anyone with an internet connection can search Florida homes. When you are buying from another state, the information you do not have matters as much as the listings you can see: the insurance that costs more than you expected, the special assessment the condominium has pending, the street that does not fit your daily routine. Our role is to help you understand what you are buying before you commit.
- Find Your Community. An area comparison built from your commute, budget, schools and the way you live, before any listing is sent, so you choose between real neighborhoods rather than reputations.
- Explore Homes Remotely. Your agent tours each home live on video, walks the street and the building, and attends the inspection with you on the line, so distance stops being the reason you miss the right home.
- Understand Ownership Costs. Property tax at the reset value, homeowners and flood insurance, association fees and reserves, set beside the price of every home you like, so the monthly number is real before you offer.
- Negotiate With Confidence. Local market information, an offer strategy talked through with you, and the contract deadlines worked through to closing, with the Florida specifics explained before they cost you.
- Close With Local Representation. A licensed Florida broker of record, a written buyer agreement before any tour, and a closing you can usually sign from where you live, with wiring instructions confirmed by phone.
You are not simply buying a home in Florida. You are making a decision about the life you want next. We will help you make an informed one.
Questions you may be asking
- I am months away from moving.
- That is the right time to start. The plan tells you which areas to watch, what homes there cost to own and what a realistic offer looks like, so the trip you eventually book is spent on the right streets.
- Can I really buy without being there?
- People do, and it takes more care, not less. Your agent tours live on video, walks the street and the building, attends the inspection with you watching, and coordinates a closing you can sign remotely where the title company and your lender allow it.
- Does a buyer's agent cost me anything?
- Buyer-agent compensation is negotiable and set out in the written buyer agreement you sign before touring. In many South Florida sales the seller or listing broker offers to pay some or all of it, but that is never certain, so we explain the position on each home before you tour it.
- I can search listings myself.
- You can, and you should keep looking. What a listing cannot tell you is what the insurance will cost, whether the building has an assessment coming, or how the street feels at eight in the morning. That is the part the plan covers.
- I have a home to sell first.
- Most out-of-state buyers do. The plan works through the order: selling first and renting, buying first, or a contingency where the market allows it. We can introduce an agent where you live now, and for anything about bridging the two, consult a lender.

Questions People Ask Before Moving
- Is the lack of a sales tax a reason to stay in Delaware?
- It is one factor among several. Delaware has no sales tax but taxes income; Florida collects a sales tax and has no personal income tax. Which state costs you more depends on your income, spending and property, and a CPA or tax adviser can model your situation. The climate, the water and the home itself are usually better reasons to make the decision either way.
- What does the Florida Home Buying Plan include, and what does it cost?
- There is no charge and no commitment. Six deliverables are included: a consultation on what Florida has to provide for you, the gated and oceanfront communities that fit set side by side, a shortlist of homes an agent selected, an estimate of what each favorite costs to own, a schedule for touring them and a written copy of our buyer representation terms. Send the form, and you will hear from a local agent within one business day about a consultation time.
- Which South Florida communities feel like the newer developments near the Delaware beaches?
- The planned communities west of Boynton Beach and in Palm Beach Gardens, and parts of Coconut Creek and Port St. Lucie, offer gated neighborhoods with clubhouses, pools and grounds the association maintains. Read the dues, the rules and any CDD assessment closely. They sit several miles from the ocean. Your agent can tour several on camera and set the fees side by side.
- Do I need a Delaware attorney and a Florida title company?
- For two transactions in two states, you may. Delaware settlements commonly involve an attorney, while Florida closings are usually handled by a title company, sometimes with an attorney. Each side follows its own state’s practice. We coordinate dates with your Delaware agent and closing office, or introduce a Delaware agent through a broker to broker referral, so both closings land where you need them.
- How much should I trust the tax figure on a Florida listing?
- Not for your own budget. The figure on a listing is the seller’s bill, often lowered by their homestead exemption and years of Save Our Homes protection. After you buy, the assessment resets to market value, and your own homestead applies only once you qualify. We estimate your first year bill for each finalist, and a CPA can review the estimate before you rely on it.
- Should I keep my Delaware beach house and buy in Florida too?
- Some buyers do, but it changes several things. Your Florida homestead requires that Florida be your permanent residence, and Delaware may look at where you spend your time when deciding if you still count as a resident there. Insurance and upkeep on two coastal homes add up. Talk with a CPA or tax adviser before deciding, and we can cost out the Florida half so the two options sit side by side.
