Moving From Long Island to Florida

Want the house, the yard and the boat without the winter? Find the Florida town that fits before you sell.

The goal is a Florida house that does what your Long Island house does, without the winter: room for the household, a yard or a pool, a school you have verified, and, if you keep a boat, water behind the house that truly reaches the ocean. BreakThru Realty represents Nassau and Suffolk buyers who are purchasing here while still living there. We compare towns against your daily routine, price each address for tax and insurance before you bid, and time the purchase around the sale of the home you are leaving.

Your first step: BreakThru Florida Home Buying Plan

Before You Book a Flight, Know Where to Buy, What Your Money Buys and What to Look Out For

You are not simply buying a home in Florida. You are making a decision about the life you want next, from a place where you cannot drive past the house. The plan starts with a conversation about what the move has to do for you, and ends with a short list of communities and homes worth your time, what each would cost to own, and a tour schedule built around you.

What you receive

  • A buying consultation about what you want the move to do, what worries you and what must be true for it to make sense
  • A side-by-side comparison of the South Florida communities that fit, with the trade-offs of each
  • A first shortlist of homes for sale that match, chosen by an agent rather than a filter
  • An ownership-cost review for the homes you like: property tax, insurance, flood and association fees
  • A tour plan: live video tours now, and an in-person trip scheduled so one visit covers what matters
  • How buyer representation and compensation work in Florida, in writing, before any tour

What happens next

  1. Tell us where you live now, where you are looking, your budget and your timing.
  2. A local agent replies within one business day to schedule your buying consultation.
  3. After the consultation, your agent prepares the community comparison, the shortlist and the cost review.
  4. You tour by video or in person when you are ready, and decide what happens next.

Free and without obligation. Nothing you tell us is shared with a seller, and you sign a buyer agreement only when you are ready to tour.

The Long Island Household, Moved South

A Long Island move is rarely one person and a suitcase. It is a house full of things, a driveway of cars, kids in a district you chose on purpose, maybe parents nearby, and a boat on a lift or in a slip. People leave because the winters got long, the tax bill kept climbing, the commute ate the day, or the kids are grown and the house is too much. What they want here is recognizable: a real house on a real street, good light, water close by, and a town with a main street. South Florida can deliver that, though not everywhere and not in the same shape. Lots near the coast are tighter, most newer neighborhoods come with an association, and nobody has a basement. The BreakThru Florida Home Buying Plan starts by listing what your current house does for you, so the search replaces each of those things on purpose.

What Replaces the Cape, the Colonial and the Basement

The house types change first. Capes, colonials, splits and high ranches give way to single-story plans and two-story homes built of concrete block on a slab, with tile, metal or shingle roofs and central air doing the work your boiler did. With no basement and very little attic, the garage, the closets and sometimes a storage unit absorb what the basement held, so measure before you ship. Oil tanks and cesspools drop off the worry list. Roof age, impact windows and the condition of the air conditioning take their place. A pool inside a screen enclosure is common and comes with weekly service. Many subdivisions are gated and governed by an HOA with rules on fences, exterior paint and what may be parked in a driveway, which can feel strict after an unincorporated hamlet. We check those rules for each address, since a work van or a boat trailer can rule a community out.

From the Great South Bay to the Intracoastal: Boating Homes Compared

Long Island boaters know canals, bulkheads and the run to an inlet, so the vocabulary carries over. The details do not. The season here never ends, which means no hauling, no shrink-wrap and no winter storage, and in their place year-round sun, salt and storm planning. Waterfront listings turn on a few facts your agent verifies instead of taking them from the remarks: how far the dock sits from the nearest inlet, whether a fixed bridge stands between the house and open water and how much clearance it leaves, how deep the canal runs at low tide, and what shape the seawall is in. Replacing a seawall is the owner’s expense, and a large one. Manatee and no-wake zones stretch a short trip. We trace the route on a chart and, where it matters, film it at low tide.

  • Ocean access with no fixed bridges, or a bridge your boat can clear
  • Distance and idle-speed zones between the dock and the inlet
  • Canal depth and width at low tide, with room to turn the boat
  • Seawall and dock age, permits and any city height requirement
  • Lift capacity, and where the boat goes when a hurricane is forecast

A Nassau or Suffolk Tax Bill Next to a Florida One

On Long Island the school district drives the tax bill, and plenty of Nassau owners grieve their assessment every year as routine. A Florida bill is built differently. It combines county, school board, city and special-district levies, and it rests on a value that resets to the market when you buy. So the amount the seller pays tells you little. For a primary residence, the 2026 homestead exemption takes up to $51,411 off the assessed value: the first $25,000 applies to every taxing authority, and the additional $26,411, a figure adjusted yearly for inflation, skips school taxes. After that, Save Our Homes holds the homestead’s yearly assessment increase to 3% or the change in CPI, whichever is lower. You must own and occupy the home on January 1 and apply by March 1. We estimate each bill as a new owner would pay it; have your CPA set it beside what you pay now.

South Shore Flood Lessons, Applied to a Flatter Coast

If you owned in Freeport, Long Beach, Lindenhurst or Mastic Beach when Sandy came through, you learned flood insurance the hard way, and you ask sharper questions than most buyers. Keep asking them here, with a few changes. South Florida is low and flat well inland, so flood risk is not only a waterfront matter; heavy summer rain and the highest autumn tides can put water on streets that never see storm surge. Ask for the elevation certificate, the flood zone, the finished-floor height and the seller’s claims history. Flood and wind are written as separate policies, and wind is often the larger premium, shaped by roof age, roof shape and window protection. A policy from the National Flood Insurance Program usually carries a 30-day wait, so we order quotes while you are still inside the inspection period, not during closing week.

Trading the LIRR for the Driver’s Seat, and a Village District for a County One

Plenty of Long Island schedules are built around a train to Penn Station or Grand Central and a permit for the station lot. Few South Florida jobs work that way. Most commutes are by car on the interstate, the Turnpike or the Sawgrass Expressway, and a drive that is easy mid-morning can crawl at rush hour. Tri-Rail and Brightline help only when home and office both sit near a stop. If you will keep a New York job remotely, the airport matters more than the highway, and flights to the New York airports leave Fort Lauderdale, West Palm Beach and Miami through the day. Schools change shape too. Each Florida county is a single district, so the line that counts is an attendance boundary, not a village border. Boundaries move, and choice and magnet programs add options, so we show you how to confirm an address with the district itself before you bid.

How a Purchase Runs While You Are Still in Nassau or Suffolk

You can keep your weekends. After a first conversation, your agent sends a comparison of towns that match your list and a short set of houses worth a closer look. Under the rule in effect since August 2024, you and the agent sign a written buyer agreement before any showing, and a live video tour the agent leads counts as one. Tours are live, with the camera on the roof line, the electrical panel, the seawall and the neighbors’ yards. Once a house earns an offer, the inspection period is where a distant buyer is protected: a general inspection, a wind-mitigation report, a four-point report on an older home and, for waterfront, a seawall and dock evaluation, each of which you can join by phone. Closing papers can usually be signed by mail or through remote online notarization. Verify wire instructions by calling the title company at a number you found independently.

Selling in New York and Buying Here Without Carrying Two Houses

The Long Island sale usually funds the Florida purchase, so the order matters. Contracts there are prepared by attorneys and can take a while to be fully signed after an accepted offer, and a spring listing may not close until summer. Three routes are common. Sell first, then rent here for a season and shop with cash in hand. Buy first, if your finances allow carrying both, and move once. Or sell with a rent-back, so the household stays put until the Florida closing. School calendars push many households toward a summer move, which also shows you Florida at its hottest, a useful test. Consult a mortgage lender about bridge options before you list. If you plan to keep the Long Island house for summers, ask a CPA how New York will view your residency, since a home you keep there changes the analysis. We can refer you to a licensed agent there through a broker-to-broker agreement.

Why Work With BreakThru Realty Instead of Searching for Homes Yourself?

Anyone with an internet connection can search Florida homes. But when you are buying from another state, the information you do not have matters as much as the listings you can see.

A property can look perfect in photographs. Then you learn the insurance costs more than you expected, the condominium has a special assessment pending, or the neighborhood does not fit your daily routine. Your home search deserves more than photographs, estimated payments and descriptions written to sell the property. Our role is to help you understand what you are buying before you commit.

  • Personalized Property Selection. Instead of sending you every listing that matches a filter, your agent narrows the search to the homes that fit what you told us you need, and tells you why each one made the list.
  • Local Representation. You have someone in Florida who walks the homes and the streets, coordinates the inspections, and works the purchase with you from the first tour to the final walkthrough.
  • Financial Clarity. We look at property taxes, homeowners and flood insurance, association fees and the other costs of owning alongside the purchase price, so the monthly number is real before you offer.
  • Virtual Buying Support. If you cannot visit yet, your agent tours for you live on video and coordinates the transaction remotely, including a closing you may be able to sign from where you are.
  • Negotiation and Transaction Guidance. Your agent brings local market information, talks through offer strategy with you, and works the negotiation and the contract deadlines through to closing.

You are not simply buying a home in Florida. You are making a decision about the life you want next. We will help you make an informed one.

Before You Fall in Love With a Florida Home, Understand What It Costs to Own

The price is one number. The mortgage, property tax, homeowners insurance, flood insurance and association fees are the ones you pay every month. Put your own figures into the calculator, mark which ones are real quotes and which are still estimates, and compare the total with what you pay where you live now.

Estimate My Monthly Cost

Questions you may be asking

I am months away from moving.
That is the right time to start. The plan tells you which areas to watch, what homes there cost to own and what a realistic offer looks like, so the trip you eventually book is spent on the right streets.
Can I really buy without being there?
People do, and it takes more care, not less. Your agent tours live on video, walks the street and the building, attends the inspection with you watching, and coordinates a closing you can sign remotely where the title company and your lender allow it.
Does a buyer's agent cost me anything?
Buyer-agent compensation is negotiable and set out in the written buyer agreement you sign before touring. In many South Florida sales the seller or listing broker offers to pay some or all of it, but that is never certain, so we explain the position on each home before you tour it.
I can search listings myself.
You can, and you should keep looking. What a listing cannot tell you is what the insurance will cost, whether the building has an assessment coming, or how the street feels at eight in the morning. That is the part the plan covers.
I have a home to sell first.
Most out-of-state buyers do. The plan works through the order: selling first and renting, buying first, or a contingency where the market allows it. We can introduce an agent where you live now, and for anything about bridging the two, consult a lender.

Questions People Ask Before Moving

How do I buy a house in Florida while still living on Long Island?
Begin with the BreakThru Florida Home Buying Plan, which turns your list of needs into a comparison of towns, a first shortlist and an estimate of yearly ownership costs for each address. Your agent then tours live on video, checks flood zone, roof age and association rules, and manages inspections and closing dates. You stay on Long Island until there is a house worth a flight, or until moving day.
Will my Florida property tax bill be lower than my Nassau or Suffolk bill?
It may be, but do not assume it from the listing. A Florida assessment resets to market value at purchase, your first bill arrives without homestead, and insurance and association fees add costs your current budget may not carry. Once homestead applies, the exemption and the Save Our Homes cap help a primary residence. Price a specific address and ask your CPA to compare it with your current bill.
What should a boater check before buying a canal home in South Florida?
Check the route before the house: distance to the inlet, any fixed bridge and its clearance, depth at low tide and idle-speed zones along the way. Then check the structures you will own, meaning the seawall, dock and lift, including age and permits. Ask the insurer how the dock and lift are treated, and ask the city about seawall rules. We verify each point instead of relying on listing remarks.
Do we have to visit Florida before we buy?
It is not required, and a careful remote purchase is workable with live tours, inspections you attend by phone and a closing signed from home. For a house the whole household will live in, though, one visit to the final two or three addresses is worth the airfare. Drive the school run and the commute at the real hour, and stand in the yard at midday in summer if you can.
Which Florida towns feel most like the South Shore or the North Shore?
No town is a copy, but settings rhyme. Canal-front blocks in Lighthouse Point and parts of Pompano Beach and Fort Lauderdale recall South Shore boating streets. Jupiter and Stuart offer river and harbor settings closer to a North Shore village, at lower density. Inland, Parkland and western Boca Raton resemble newer subdivision living. We match on housing type, water access and commute, then let you compare.
Should we rent for a year before buying a house in Florida?
Rent first if you are torn between counties, need the Long Island sale to close before you can bid, or want one full summer and hurricane season before committing. The costs are a year of rent, a second move and, for a primary residence, a later start for homestead, which depends on owning and occupying by January 1. Buy first if the town is settled. A CPA can weigh the tax timing.
