Living in Fort Lauderdale

Fort Lauderdale is the centre of Broward County and of South Florida's boating world: seven miles of beach, the New River and the Intracoastal running through the city, Port Everglades and the Fort Lauderdale-Hollywood airport at its south end, and a downtown that has grown into a skyline of condo towers along Las Olas Boulevard and Flagler Village. Buyers choose between waterfront isles with deep-water docks, historic neighborhoods such as Victoria Park, Rio Vista and Colee Hammock, oceanfront condos on the Galt Ocean Mile and along A1A, and attainable single-family streets east of I-95.

Waterfront and Yachting

No city in Florida has more deep-water residential frontage. The Las Olas Isles, Seven Isles, Nurmi Isles, Idlewyld, Rio Vista Isles and Harbor Beach all sit on canals with no fixed bridges to Port Everglades and the Atlantic, which is why yachts of 80 feet and more dock behind homes here. Farther north, Coral Ridge, The Landings and the Coral Ridge Isles offer ocean-access canals at lower price points. We list waterfront homes by what matters to a boat owner: dock and ocean access, no fixed bridges, Intracoastal frontage and canal frontage.

Condos and New Construction

Fort Lauderdale has three condo markets: the oceanfront towers of the Galt Ocean Mile and Fort Lauderdale beach, the downtown and Las Olas high-rises with river and skyline views, and the new construction filling Flagler Village and the beachfront. Our condo pages separate oceanfront, beachfront, waterfront, luxury and under-$500,000 inventory, and we check each building's fees, reserves, milestone inspection and rental rules before a client makes an offer.

Neighborhoods

On the water: Las Olas Isles, Seven Isles, Nurmi Isles, Idlewyld, Harbor Beach, Rio Vista, Coral Ridge, Coral Ridge Country Club and The Landings. Historic and central: Victoria Park, Colee Hammock, Tarpon River, Sailboat Bend, Poinsettia Heights, Lake Ridge and Croissant Park. Urban and beach: Flagler Village and the Galt Ocean Mile. Each neighborhood page carries its live listings and a local guide.

Selling a Home in Fort Lauderdale

Fort Lauderdale sellers work with agents who know what dockage, bridge clearance, a river view or a historic street is worth on this block. Start with a free valuation built on recent BeachesMLS sales, request a cash offer if you need a fast, as-is sale, or ask for a full comparative market analysis and a marketing plan before you list.

Investing in Fort Lauderdale

Investors buy in Fort Lauderdale for the depth of the rental market around downtown, the beach and the airport, the redevelopment of Flagler Village and the beachfront, and the scarcity of deep-water lots that keeps waterfront values firm. We track price reductions, new listings and days on market daily to surface the opportunities the portals bury.

Fort Lauderdale Real Estate FAQ

How much does a home cost in Fort Lauderdale?
It depends on the water and the neighborhood. Dry-lot single-family homes in Lake Ridge, Poinsettia Heights or Croissant Park list well below the citywide median, canal homes with ocean access in Coral Ridge or The Landings run from roughly a million dollars, and the Las Olas Isles, Seven Isles and Harbor Beach carry estates in the several-million-dollar range. The market table on this page shows the current median list and sold prices for single-family homes and condos, updated daily from BeachesMLS.
Which Fort Lauderdale neighborhoods have no fixed bridges to the ocean?
The Las Olas Isles, Seven Isles, Nurmi Isles, Idlewyld, Rio Vista Isles and Harbor Beach all have deep water with no fixed bridges between the dock and Port Everglades. Because clearance varies canal by canal, we verify the route to the inlet, water depth and dock length for every waterfront home we show.
Is Fort Lauderdale a good place to buy a condo?
Fort Lauderdale offers oceanfront towers on the Galt Ocean Mile and the beach, downtown and Las Olas high-rises with skyline and river views, and new construction in Flagler Village and on the beachfront. The key checks are the monthly fee, reserve funding, the milestone structural inspection, rental restrictions and any pending assessments; we pull these for every building a client considers.
What is my Fort Lauderdale home worth?
Request a free valuation and we will build it from recent closed sales in your neighborhood, adjusted for waterfront features, condition and upgrades. For a listing decision we prepare a full comparative market analysis, and homeowners who need a fast sale can request a cash offer.
How is Fort Lauderdale different from Pompano Beach and Boca Raton?
Fort Lauderdale is the region's urban and yachting centre, with the deepest waterfront inventory, the largest downtown and the highest prices on the isles. Pompano Beach, ten miles north, offers ocean-access canal homes and oceanfront condos at lower prices; Boca Raton, farther north in Palm Beach County, is known for gated golf communities and a quieter beachfront. We cover all three and can compare specific homes side by side.
