- How much do I need for a down payment?
- Less than most buyers assume. Conventional loans start around 3 to 5 percent down, FHA at 3.5 percent, and VA loans can require nothing down for eligible buyers. Jumbo and condo purchases often ask for more. We connect you with a lender who will lay out real options for your situation.
- Does it cost me anything to work with a buyer's agent?
- In most South Florida transactions the seller pays the agent commissions, so our representation typically costs you nothing. When a listing works differently, we tell you before you tour it, and our written buyer agreement spells out every term.
- How long does buying a home take?
- Once you are pre-approved and under contract, a financed purchase usually closes in 30 to 45 days. Cash closes faster. Condo purchases add the association approval, which can take two to four weeks in many buildings, so we start that process the day your offer is accepted.
- What closing costs should I plan for?
- Plan on roughly 2 to 5 percent of the purchase price for lender fees, title and escrow, prepaid taxes and insurance, and, in Florida, documentary stamps on the mortgage. Your lender's estimate and our closing review remove the surprises.
