Florida Condo Hotels for Sale: Own a Hotel Suite on the Beach

A deeded suite in a hotel, the hotel running it while you are away, and the rules that decide whether it fits you

Want a place on a Florida beach you can use several times a year without running a second household? A condo hotel sells you a deeded suite inside an operating hotel: you own it, the hotel rents it when you are not there, and the hotel staff looks after it in between. It is the right product for one kind of owner and the wrong one for another, and the difference comes down to a calendar and a set of documents. This page explains the product, where to find it on the South Florida coast, the rules that govern it, what it costs to own and how BreakThru Realty represents a buyer through the purchase.

What is a condo hotel, and who should buy one? A condo hotel is a hotel whose suites are owned by individuals: a deeded, furnished unit the owner uses on reserved dates and places in the hotel rental program the rest of the year. It suits a buyer who visits several times a year for days or weeks and wants the hotel to run the place in between. The city code, the declaration and the program agreement cap owner use, so a buyer who wants the whole winter in one stay needs a condominium instead.

What a Condo Hotel Is, and What It Is Not

A condo hotel is a hotel whose rooms are owned by individuals rather than by the hotel company. Each suite is a condominium unit with its own deed and its own assessment, delivered furnished and finished to the brand standard, inside a building that operates as a hotel with a front desk, housekeeping, a restaurant and a pool deck. The owner uses the suite as a guest would, on dates reserved through the operator, and places it in the hotel rental program for the rest of the year. It is not a timeshare, because you own the whole unit and not a slice of its calendar. It is not an ordinary condominium either, because the city, the declaration and the program agreement limit how much of the year you may spend in it and how it may be furnished and used. And it is not a financial product: it is real estate with a hotel operator attached, and the operator promises nothing about what the suite will earn.

Where Florida Condo Hotels Stand

The product follows the beach and the brands. On the South Florida coast the condo hotels cluster along Collins Avenue in Miami Beach and Sunny Isles Beach, on Fort Lauderdale beach, in Hollywood and, more recently, in Pompano Beach, where W Pompano Beach pairs a hotel of furnished suites with a separate condominium of private residences on the same site by the pier. Farther afield the same model appears in Orlando near the theme parks and on the Gulf coast resorts, where the buyer is often a family visiting the parks rather than a snowbird on the sand. BreakThru Realty works the Miami to Palm Beach coast, so this cluster concentrates on the oceanfront projects there, with their live listings and their documents, and sends a reader looking elsewhere to a brokerage that works that market.

Who Buys a Condo Hotel Suite, and Why

Three owners, mostly. The frequent visitor who comes for long weekends and short weeks several times a year, who wants a place that is theirs on the dates they reserve and wants nothing to do with it in between. The family that would otherwise book the same resort every spring break and summer and would rather own the room. And the buyer who wants exposure to a beachfront address and a hotel brand without furnishing, managing or renting a condominium themselves. What the three have in common is that none of them wants to spend the whole winter in the unit, because the rules will not let them. A buyer who wants four to six months in one stay is reading about the wrong product, and the comparison guide in this cluster explains what fits that calendar instead.

The Rules That Decide Everything

Four documents govern a condo hotel suite, and they outrank every rendering and every sales conversation. The city code sets the outer limit on owner use: Pompano Beach, for one, caps an owner at thirty consecutive days and one hundred eighty days in any twelve month period and requires the restriction to be written into the declaration. The declaration of condominium sets the rules of the building: furnishing standards, pets, guests, and whether a unit may be withdrawn from the hotel. The rental program agreement sets the revenue split with the operator, the charges deducted before the split, how your own stays are reserved, blackout dates and how you leave the program. And the hotel management agreement between the association and the brand decides how long the name on the door stays there. We obtain all four before a client reserves and read them with the client inside the cancellation period Florida law provides.

What It Costs to Own, Beyond the Price

A condo hotel suite carries costs in every month of the year, whether or not you visit and whether or not it rented. The regular assessment to the condominium association, which pays for the building, its insurance and its reserves. The fees for the hotel amenities and services, which most projects charge on top of the assessment: the beach club, the spa, valet, housekeeping of your own stays. Property tax on the full assessed value, because a second home gets no homestead exemption. Insurance on your contents and your share of any deductible. The program operator's charges when the suite is rented, deducted before your share. And a reserve for special assessments, which Florida's structural inspection and reserve rules make more likely in older oceanfront buildings. The estimated budget in the offering documents, or the association's current budget for a resale, is the figure to read, and we put it on one page beside any revenue statement the operator provides.

Branded Residences Beside the Hotel

Many new projects sell two products under one name: the hotel suites, and a separate condominium of private residences that share the site, the brand and some of the amenities but live under their own declaration. The residences are bought as homes, with no city cap on owner use, their own lobby and pool deck, and the hotel's services on call for a fee. W Pompano Beach is the clearest local example, with its suites and its residences explained product by product on our pages for the project. A buyer reading about condo hotels often ends up in the residences instead, because the calendar they described at the start fits a home rather than a hotel room. We ask about the calendar first for that reason.

  • Hotel suites: furnished, in the hotel condominium, owner use capped, the rental program attached
  • Private residences: unfurnished homes in their own condominium, leasing set by the residential declaration, hotel services charged as used
  • Both: a master association above the two, the brand under license, and fees for the amenities beyond the assessments

Resale, Liquidity and the Exit

Think about selling before you buy. A condo hotel suite resells to a narrower pool of buyers than an ordinary condominium: the next owner inherits the rental program agreement, the use cap and the furnishing standard, and must either pay cash or find a lender who finances condo hotel units, which most agency programs do not. In a building with many identical suites, the price of yours is set by the last few that sold and by the operator's results, which you do not control. None of that makes a suite a bad purchase; it makes the exit a question to answer in writing before the entry. We pull the resale history of the building, or of the comparable finished hotels nearby for a project not yet built, and show how long suites took to sell and at what price against their original contract price.

How BreakThru Realty Represents a Condo Hotel Buyer

The sales gallery works for the developer and the hotel; we work for you. Tell us how you would use the suite, where on the coast and your budget, and a BreakThru agent replies within one business day with the projects and the resale buildings that fit, registered as your representative before any visit. From there the work is documents and comparison: the declaration, the budget and the program agreement read with you line by line; the price per square foot set against the finished buildings nearby; a lender introduction where financing is wanted; and a CPA or tax adviser for the tax questions a second home and a rental program raise. Our fee in a new project is usually paid by the developer, and we confirm how it is paid in writing before you reserve. Request a private consultation on this page and we start with your calendar.

Questions Condo Hotel Buyers Ask

What is a condo hotel?
A hotel whose suites are owned by individuals. Each suite is a deeded condominium unit, furnished to the brand standard, that the owner uses on reserved dates and places in the hotel rental program the rest of the year. The city, the declaration and the program agreement limit owner use and set the terms.
How many days a year can I use a Florida condo hotel suite?
It depends on the city and the declaration. Pompano Beach caps an owner at thirty consecutive days and one hundred eighty days in any twelve month period under its condo hotel code. Other cities set their own limits, and the rental program agreement adds reservation rules. We put the exact cap for any project in writing before you reserve.
Is a condo hotel a good investment?
No page can answer that with a number, and the developers' own disclaimers say statements about rental income or appreciation should not be relied on. What a suite earns and costs is set by the program agreement, the budgets, your use and your exit, which we read with you from the documents rather than estimate.
Can I get a mortgage on a condo hotel?
Sometimes, from a bank or a portfolio lender that finances condo hotel units, usually with a larger down payment and different terms than a conventional condominium loan. Most agency programs exclude units in an operating hotel. Consult a mortgage lender before you reserve; many suite buyers pay cash.
What is the difference between a condo hotel suite and a branded residence?
The suite is a furnished hotel room you own, with owner use capped and the rental program attached. The branded residence is a home in a separate condominium on the same site, with no city cap on your own use, its own amenities and the hotel's services charged as used. Many projects sell both, and the calendar you describe decides which fits.
Do you charge a buyer to represent them at a condo hotel?
In most new projects the developer pays the cooperating brokerage, and the price list is the same whoever represents you. For a resale, the listing side usually offers compensation. We confirm in writing how our fee is paid before you reserve or offer.
