Jupiter Island is the town on the barrier island of southern Martin County, between the Atlantic Ocean and the Intracoastal Waterway, reached by the Bridge Road bridge from Hobe Sound: oceanfront and ocean-to-Intracoastal estates along South Beach Road and North Beach Road, homes around the Jupiter Island Club on Gomez Road and Links Road, and a handful of buildable lots.

Living in Jupiter Island
The Town of Jupiter Island was incorporated in 1953 by the families who had built the Jupiter Island Club in the 1930s, and it still runs the way they intended: one road the length of the island, no commercial district, its own town hall and building department beside the bridge, and a public safety department that handles police and fire for the town. The Hobe Sound National Wildlife Refuge takes up the north end of the island beyond the last houses on North Beach Road, Blowing Rocks Preserve holds the south end, and Hobe Sound Beach, the county park at the foot of Bridge Road, is the public beach in between. Residents cross the Bridge Road bridge to Hobe Sound for the post office, the shops on Dixie Highway and the Martin County schools, or drive south along Beach Road through Jupiter Inlet Colony to Tequesta and Jupiter for restaurants and the interstate. Palm Beach International Airport is about forty minutes south. What buyers notice first is the quiet: the town's tree ordinance keeps the canopy, the zoning keeps the lots large, and there is no through traffic because the road leads nowhere else.
Oceanfront Estates and the Intracoastal
Jupiter Island's signature property is the oceanfront estate on South Beach Road or North Beach Road: a lot of an acre or more running from the road to the Atlantic, on a dune ridge that stands higher above the sea than most of the Florida coast, with the house set back behind the coastal construction control line and a path through the sea grape to a private beach. Several listings run the other way as well, from the road to the Intracoastal Waterway, where the water is called Jupiter Sound or Hobe Sound depending on where you stand, and a few parcels claim both the ocean and the sound on one deed. The Intracoastal side carries the docks: estates on the south end describe wide water, deep-water dockage for a large yacht and ocean access with no fixed bridge, and homes on Harbor Way at the north end have docks with lifts in a sheltered basin. Boats reach the Atlantic through the Jupiter Inlet to the south or the St. Lucie Inlet to the north, and the route, the clearances and the depth at the dock differ from one lot to the next, so we confirm them for every waterfront home we show.
Club Homes, Lots and New Construction
Not every home on Jupiter Island faces the water. Gomez Road, Links Road and the streets around the Jupiter Island Club hold houses from the 1950s onward on wooded lots of half an acre and up, some looking across the club's golf course to the Intracoastal, and these are where the island's mid-century cottages, Bermuda-style houses and architect-designed homes trade. The Jupiter Island Club is private and member-owned, with golf, tennis, a beach club and a clubhouse, and membership is by invitation rather than by purchase of a house, so a buyer who wants the club confirms the membership process before relying on it. Land is a market of its own here: cleared lots in the new Bon Aire Desire plat off North Beach Road are offered individually, older houses on the ocean are sold for the site, and estates are offered before completion with the builder named in the listing. Every project passes the town's zoning, architectural and tree review, and anything seaward of the coastal construction control line needs a state permit as well, so the permit file is the first thing we read.
Neighborhoods
Jupiter Island has no subdivisions in the usual sense, and buyers describe it by road and by end. The south end, along South Beach Road from Blowing Rocks Preserve up toward Bridge Road, holds the largest oceanfront and ocean-to-sound estates, the deep-water docks and the houses closest to Tequesta and the Jupiter Inlet. The centre of the island, around Bridge Road, the town hall and the Jupiter Island Club, is Gomez Road, Links Road and the club streets, with golf-course and sound views and the island's older houses. The north end, along North Beach Road toward the Hobe Sound National Wildlife Refuge, has the Bon Air Beach plat, the Bon Aire Desire lots, Harbor Way on the sound side and some of the island's more approachable beach houses. The waterfront, dock, acreage, land and luxury pages below cut the island the way buyers search it, and the recently sold page shows which roads have closed sales.
Selling a Home in Jupiter Island
A Jupiter Island home is priced by its land before its house: ocean, sound or club frontage, feet of beach or seawall, lot size and elevation, the dock and the depth at it, and what the town and the state will allow to be built. Two houses on the same road can be worth very different amounts if one lot can carry a larger house and the other cannot, and buyers at this level compare Jupiter Island with Palm Beach, Manalapan and Gulf Stream rather than with the mainland. The sales are few in any year and each is examined on its own, so we price from the closed sales that truly match your frontage and lot, and from the land sales when the house is not the value. Start with a free valuation built on recent MLS sales, ask for a full comparative market analysis, or request a guaranteed cash offer if you need a fast, as-is sale.
Investing in Jupiter Island
Investment on Jupiter Island means land and redevelopment rather than rental yield. The usual plays are an older house on an oceanfront or sound-front lot bought to replace, a cleared lot bought to build and resell, and a new estate bought before completion. Each depends on approvals: the town's zoning and architectural review and its tree ordinance, Florida's coastal construction control line and the state permit for anything seaward of it, the flood zone, and the FEMA substantial-improvement rule for an older house below the required elevation. Seasonal leasing of furnished oceanfront houses exists and the rents are high, but the market is small and the town regulates lease terms, so confirm the rules before you count on winter income. The land page lists the lots for sale, the new construction page tracks estates being built, the acreage page shows the lots of an acre or more, and the price-reduced page shows sellers who have cut the price.

Jupiter Island Real Estate FAQ
- Where is Jupiter Island, Florida?
- Jupiter Island is a town in Martin County on the barrier island between the Atlantic Ocean and the Intracoastal Waterway, directly east of Hobe Sound and north of Jupiter Inlet Colony and Tequesta. The Bridge Road bridge connects it to Hobe Sound and U.S. 1 on the mainland, Beach Road runs south off the island to Tequesta and Jupiter, and Palm Beach International Airport is about forty minutes away.
- How much does a home on Jupiter Island cost?
- Jupiter Island is one of the most expensive addresses in Florida, and the range inside it is still wide: an older beach house on North Beach Road, a cottage or a golf-course home on Gomez Road or Links Road, a new estate on the Intracoastal and an oceanfront estate on South Beach Road are four different markets, and lots sell on their own. The market table on this page shows the current median list and sold prices, updated daily from the MLS, and the luxury and land pages show the top of the market and the lots.
- Is Jupiter Island the same as Hobe Sound?
- No. The Town of Jupiter Island is its own municipality with its own town hall, zoning and public safety department on the barrier island, while Hobe Sound is an unincorporated community on the mainland governed by Martin County. They share a ZIP code and a post office, so some island homes carry a Hobe Sound mailing address and a few are listed under Hobe Sound in the MLS; check the municipality on the property tax record before you compare prices or rules.
- Do I have to join the Jupiter Island Club to buy on the island?
- No. The Jupiter Island Club is a private, member-owned club with golf, tennis, a beach club and a clubhouse, and membership is separate from owning a house: it is by invitation and follows the club's own process rather than coming with a deed. Many owners are members and many are not. If the club matters to you, ask us what the process involves and how long it tends to take before you choose a house for its proximity to the course.
- Can I keep a boat at my home on Jupiter Island?
- Yes, on the Intracoastal side. Estates whose lots reach Jupiter Sound and homes on Harbor Way and the sound-side streets have private docks, some with lifts and some built for a large yacht, and boats reach the Atlantic through the Jupiter Inlet to the south or the St. Lucie Inlet to the north. Listings describe ocean access with no fixed bridge, but the route, the bridge clearances and the depth at the dock differ by direction and by lot, so we confirm them for every waterfront home before you offer.
- What is my Jupiter Island home worth?
- Request a free valuation and we build it from the closed sales that match your home's frontage, lot size, elevation, dock and what the town and the state would allow to be built, rather than an islandwide median, which means little in a town with so few sales a year. Where the lot is the value, we price from the land sales as well. For a listing decision we prepare a full comparative market analysis, and homeowners who need a fast sale can request a guaranteed cash offer.
