Living in Lighthouse Point
Lighthouse Point is a small city incorporated in 1956 in the northeast corner of Broward County, between Pompano Beach and Deerfield Beach, with the Intracoastal Waterway on its east side and the town of Hillsboro Beach across the water. It takes its name from the Hillsboro Inlet Lighthouse, which stands on the north side of the inlet just south-east of the city. Life here is organised around the water: much of the city is laid out on canals, the Lighthouse Point Yacht & Racquet Club sits on the Intracoastal, and Cap's Place, a restaurant dating to the 1920s, is still reached by boat launch. Federal Highway carries the shops and restaurants, and the public beaches of Pompano Beach and Deerfield Beach are a short drive away.
Boating and the Hillsboro Inlet
Lighthouse Point is built for boaters. Canal homes across the city reach the Intracoastal Waterway within minutes and the Hillsboro Inlet shortly after, and many have no fixed bridge between the dock and the inlet, which is why owners of sport-fishing boats and larger yachts search here first. The A1A drawbridge crosses the inlet, and the inlet is known for strong currents, so local captains plan around the tide. For every canal home we show we check the water depth at low tide, the canal width and turning room, the dock and lift capacity, the seawall and its cap, and the exact route to the inlet.
Condos, Co-ops and Townhomes
Not every Lighthouse Point address has a dock. The city also has a stock of 1960s and 1970s condominiums and co-operatives, from garden buildings such as Venetian Park to the Palm-Aire at Coral Key buildings, age-restricted 55-plus complexes such as Tarelton Manor and Lighthouse Point Gardens, and townhomes that range from older complexes to new boutique communities. In a co-op you buy shares in the corporation that owns the building, so board approval, financing and what the maintenance fee covers work differently than in a condo. For buildings three stories and taller, Florida's milestone inspection and structural integrity reserve study apply; in every building, the reserves, any special assessment and the leasing rules decide the real cost of owning.
Neighborhoods
Lighthouse Point is small enough that buyers think street by street and canal by canal. Venetian Isles, platted in three sections, holds many of the city's canal homes, including lots on the Grand Canal and the Intracoastal. Coral Key pairs the deep-water single-family homes of Coral Key Villas with the Palm-Aire at Coral Key condominiums. Lake Placid sets its homes around a wide waterway on quiet streets, and Venetian Park offers garden co-ops and condos east of Federal Highway. Each neighbourhood page carries its live listings and recent sales, and the price, waterfront and property-type pages below cut the whole city the way buyers search it.
Selling a Home in Lighthouse Point
A Lighthouse Point home is priced by its water as much as its square footage. Frontage, canal width, water depth, the run to the Hillsboro Inlet, any fixed bridge on the route, the dock, lift and seawall, and whether the house is original, renovated or new construction can separate two homes on the same street. Your buyers are also looking in Pompano Beach, Deerfield Beach and Boca Raton, so we price from the closed sales that match your water and condition. Start with a free valuation built on recent MLS sales, ask for a full comparative market analysis, or request a guaranteed cash offer if you need a fast, as-is sale.
Investing in Lighthouse Point
Investors in Lighthouse Point usually buy one of four things: an original canal home to renovate or replace with new construction, a waterfront home to lease to boaters who want a dock close to the inlet, an attainable condo or co-op to hold as a rental, or one of the few duplexes and small multifamily buildings in the city. Each has its own checks. A rebuild depends on the city's zoning and permits, the flood zone and the FEMA substantial-improvement rule, which requires an older home below flood elevation to be brought up to current standards once the work passes half its value. A condo or co-op depends on the association's leasing rules and any waiting period before a first lease. The rental pages show live Lighthouse Point rents, and the price-reduced page tracks sellers who have cut the price.

Lighthouse Point Real Estate FAQ
- How much does a home in Lighthouse Point cost?
- It depends mostly on the water. Garden co-ops and condos such as Venetian Park are the most attainable, townhomes and single-family homes away from the canals sit in the middle, and deep-water canal and Intracoastal homes in Venetian Isles, Coral Key Villas and Lake Placid, especially new construction, carry the highest prices. The market table on this page shows the current median list and sold prices for single-family homes and condos, updated daily from the MLS.
- Are there homes with no fixed bridges to the ocean in Lighthouse Point?
- Yes. Many Lighthouse Point canal homes reach the Hillsboro Inlet along the Intracoastal Waterway without passing under a fixed bridge, which is why owners of tall sport-fishing boats and sailboats look here. The no-fixed-bridges page lists the homes for sale the MLS marks that way. The A1A drawbridge over the inlet still has to open for taller boats, and clearance depends on the route from your canal, so we confirm it for every home.
- Is Lighthouse Point a separate city from Pompano Beach?
- Yes. Lighthouse Point is its own city, incorporated in 1956, with its own city government, even though it shares the 33064 ZIP code with part of Pompano Beach. Check the municipality on the property tax record, because the city sets the millage rate, issues the building and dock permits and provides the services the home receives.
- What should I know before buying a condo or co-op in Lighthouse Point?
- Read the documents as closely as the listing. Most buildings here date from the 1960s and 1970s, so the reserve funding, any special assessment and, for buildings three stories or taller, the milestone inspection and structural integrity reserve study matter. In a co-op you buy shares rather than a deed, which changes the financing and gives the board approval over buyers and tenants; some buildings are also age-restricted or limit leasing.
- What is my Lighthouse Point home worth?
- Request a free valuation and we build it from recent closed sales that match your home's water frontage, canal width, route to the inlet, dock and seawall, and condition, rather than a citywide median. For a listing decision we prepare a full comparative market analysis, and homeowners who need a fast sale can request a guaranteed cash offer.
