Living in Ocean Ridge

Ocean Ridge is a town of roughly a mile and a half of barrier island in Palm Beach County, bounded by the Boynton Inlet to the north, the Briny Breezes trailer-park town and Gulf Stream to the south, the Atlantic to the east and the Intracoastal Waterway to the west. It was incorporated in 1931 and took its present name a few years later, when the mainland town of Boynton took the Boynton Beach name. State Road A1A runs through it as North Ocean Boulevard, and the town has its own town hall and police department at the Ocean Avenue bridge, which leads to downtown Boynton Beach and Interstate 95; the Woolbright Road bridge serves the south end. There is no commercial district: residents shop and dine in Boynton Beach and on Atlantic Avenue in Delray Beach, a few minutes south, and Palm Beach International Airport is about twenty-five minutes away. Oceanfront Park, the public beach the City of Boynton Beach owns inside the town, Ocean Inlet Park at the inlet and the Ocean Ridge Natural Area mangroves on the Intracoastal are the open spaces, and Old Ocean Boulevard, the quiet lane along the dune, is where the town walks and cycles.

Oceanfront Estates, Canals and the Inlet

Ocean Ridge has the two kinds of water that South Florida buyers pay for. On the ocean side, estates on Old Ocean Boulevard and North Ocean Boulevard stand on the dune with private beach, some on a third of an acre and a few on more than an acre with well over a hundred feet of frontage, and the newest are rebuilt behind walls with pools facing the sea. On the Intracoastal side, canals and lagoons reach into the island at Inlet Cay, Sabal Island and McCormick Mile, along Hudson Avenue and at the lagoon communities of Pelican Cove, Ocean Park Manor, Wellington Arms and the Ocean Ridge Yacht Club, with seawalls, docks and lifts and the Boynton Inlet a few minutes north; several listings report no fixed bridge between the dock and the ocean, which we confirm for the exact slip. Many streets without frontage have a deeded or private beach path instead. For every waterfront home we check the flood zone and elevation certificate, the seawall and dock permits, the depth at low tide and, on the ocean side, Florida's coastal construction control line and any state permit on file.

Condos, Co-ops and Beach Cottages

Most of Ocean Ridge's attainable homes are in the low condo and co-operative communities built from the mid 1960s to the mid 1970s along North Ocean Boulevard: Colonial Ridge Club, Crown Colony Club, Parkdale Manor House and Inlet Plaza, several of them 55-and-over, with pools, clubhouses, deeded beach access and in some cases Intracoastal docks. Portofino of Ocean Ridge, a gated oceanfront enclave of eighteen residences from the late 1990s, Ocean Manor on Old Ocean Boulevard, Gulf Stream Views and the Ocean Breeze townhomes are the newer and larger alternatives, and Ocean Ridge Yacht Club holds townhouses on the lagoon. In a co-operative you buy shares rather than a deed and the board approves buyers and tenants, which changes the financing, so consult a lender who knows co-ops. For any building of three storeys or more, read the milestone inspection, the structural reserve study and any special assessment. The beach cottages on Tropical Drive, Adams Road and Fayette Drive from the 1950s are the other way in, and many are bought for their lots.

Neighborhoods

Ocean Ridge is small enough to walk end to end, and buyers think in streets and communities rather than districts. Inlet Cay is the canal-front island enclave beside the Boynton Inlet, and Sabal Island and McCormick Mile hold the deep-water canal homes just south of it. Boynton Beach Park, the plat around the Ocean Avenue bridge and the town hall, is where the largest lots and the newest estates are, on East Ocean Avenue, Coconut Lane and Hudson Avenue. At the south end, Colonial Ridge, Crown Colony Club and the Ocean Ridge Yacht Club line North Ocean Boulevard between the beach and the Intracoastal, and Palm Beach Shore Acres is the cottage plat on Tropical Drive and Douglas Drive beside the Briny Breezes line. Each community page carries its live listings and recent sales, and the waterfront, dock, canal, condo, land and luxury pages below cut the whole town the way buyers search it.

Selling a Home in Ocean Ridge

An Ocean Ridge home is priced by its water and its lot before its square footage: ocean frontage or a deeded beach path, a canal or lagoon with a dock and the route to the inlet, the lot size and what the town's low-density zoning allows to be built, the flood zone and the elevation. Buyers compare the town with Gulf Stream, Manalapan and the beach streets of Delray Beach rather than with mainland Boynton Beach, and a cottage on a buildable lot can be worth more as land than as a house. Condos and co-ops are priced building by building, by floor, view and board rules. There are few sales in any year, so we price from the closed sales that truly match your frontage, lot and building. Start with a free valuation built on recent MLS sales, ask for a full comparative market analysis, or request a guaranteed cash offer if you need a fast, as-is sale.

Investing in Ocean Ridge

Investment in Ocean Ridge takes three forms. The first is land and redevelopment: a 1950s cottage or a 1970s house bought for its lot, a vacant lot near the Intracoastal with a state wetland permit in progress, or a house nearing completion bought from the builder, each governed by the town's zoning, the coastal construction control line on the ocean side and the FEMA substantial-improvement rule, which requires an older home below flood elevation to be brought to current standards once the work passes half its value. The second is seasonal income: furnished houses and condos lease for the winter at rents the rental pages show live, and the triplex and quadruplex on Tropical Drive and Adams Road are bought for exactly that. The third is a condo or co-op unit held for an annual tenant, where the board's leasing rules and the reserves decide the return. The land page lists the lots, the investment page the multi-unit buildings, and the price-reduced page the sellers who have cut the price.

Ocean Ridge Real Estate FAQ

Where is Ocean Ridge, Florida?
Ocean Ridge is a town in Palm Beach County on the barrier island east of Boynton Beach, between the Boynton Inlet to the north and Briny Breezes and Gulf Stream to the south, with the Atlantic Ocean on one side and the Intracoastal Waterway on the other. The Ocean Avenue bridge connects it to downtown Boynton Beach and Interstate 95 and the Woolbright Road bridge serves the south end. Delray Beach is a few minutes south on A1A, Palm Beach about thirteen miles north, and Palm Beach International Airport about twenty-five minutes away.
How much does a home in Ocean Ridge cost?
The range is wide for such a small town. One-bedroom units in the 1960s co-op and condo communities on North Ocean Boulevard are the entry point, beach cottages on Tropical Drive and Adams Road and townhouses on the lagoon sit in the middle, canal homes with docks at Inlet Cay and Sabal Island come next, and oceanfront estates on Old Ocean Boulevard and North Ocean Boulevard are the top of the market. The market table on this page shows the current median list and sold prices for houses and condos, updated daily from the MLS, and the luxury and land pages show the top of the market and the lots.
Is Ocean Ridge part of Boynton Beach?
No. Ocean Ridge is its own municipality with its own town hall, police department, zoning and building permits, although it shares the 33435 ZIP code and a mailing address with the City of Boynton Beach across the Intracoastal. Oceanfront Park, the public beach inside the town, is owned by the city rather than the town, which confuses many buyers. Check the municipality on the property tax record before you compare prices, taxes or rules with the mainland.
Can I keep a boat at a home in Ocean Ridge?
Yes, on the Intracoastal side. Canal homes at Inlet Cay, Sabal Island and McCormick Mile have seawalls, docks and lifts on deep water, lagoon communities such as Pelican Cove, Ocean Park Manor and the Ocean Ridge Yacht Club have slips or dockage that may be leased, and Crown Colony Club keeps docks for residents. The Boynton Inlet is a few minutes north, and some listings report no fixed bridge on the way, which we confirm for the exact slip along with the depth at low tide, the permits and the size of boat the dock and the canal will take.
Do homes in Ocean Ridge come with beach access?
Many do, in different forms. Oceanfront estates on Old Ocean Boulevard and North Ocean Boulevard have their own sand, and condo and co-op communities such as Colonial Ridge, Crown Colony Club and Ocean Manor own a private beach or a deeded path with a deck or a gazebo. Streets west of A1A such as Adams Road and Tropical Drive often hold a private beach path owned and maintained by the residents, and everyone can use Oceanfront Park and Ocean Inlet Park. The deed or the association documents describe the access, so we read them before you rely on it.
What is my Ocean Ridge home worth?
Request a free valuation and we build it from the closed sales that match your home's frontage, beach access, lot size, dock, elevation and what the town would allow to be built, or for a condo or co-op, the building, floor, view and board rules, rather than a townwide median that mixes estates with one-bedroom units. Where the lot is the value, we price from the land sales as well. For a listing decision we prepare a full comparative market analysis, and homeowners who need a fast sale can request a guaranteed cash offer.
