Renting in Ocean Ridge

Ocean Ridge rentals follow the winter season. Furnished beach cottages on Tropical Drive, Adams Road and Beachway Drive, canal homes with docks at Inlet Cay and McCormick Mile, oceanfront estates on North Ocean Boulevard and units in the lagoon and beach condos along A1A lease for the season, by the month or for the summer off-season, and many are spoken for before January. Annual leases are fewer: mostly condo and co-op units subject to each board's approval, and the occasional house whose owner prefers a year-round tenant. Renters do well to settle dates early and have their references ready before they tour.

Houses, Condos and Apartments

Rentals in Ocean Ridge range from studio apartments to furnished estate homes. The market table on this page splits the median rent between houses and townhomes on one side and condos and apartments on the other, because the two markets price very differently, and the pages below narrow the search by home type, monthly rent, furnishing, pets and lease length.

How Renting With BreakThru Works

Tell us your budget, move-in date and must-haves, and a licensed rental agent builds a shortlist, schedules tours and helps you apply with a complete file. In most South Florida rentals the landlord pays the agent commission, so our help costs a renter nothing.

Own a Home in Ocean Ridge?

An Ocean Ridge landlord chooses between a furnished seasonal lease and a twelve-month tenant, and the choice is shaped by the town's rules on lease length, the condominium or co-operative board's minimum term and approval process where the home is a unit, and what the rent will include, from the pool and the beach path to the dock. We check those rules first, then price your home from live Ocean Ridge rents and from the seasonal leases that actually closed, and screen every tenant before a showing.

Renting in Ocean Ridge: What to Know Before You Apply

Where renters live

Renters in Ocean Ridge choose between the beach streets and the water. East of A1A, cottages and houses on Tropical Drive, Adams Road, Beachway Drive and Osprey Drive lease furnished with a pool and a private path to the sand, and oceanfront estates on North Ocean Boulevard lease by the season. On the Intracoastal side, canal houses at Inlet Cay and McCormick Mile come with a dock, and the lagoon condos at Ocean Park Manor and Wellington Arms face the water across from Oceanfront Park. The condo and co-operative communities along North Ocean Boulevard, Colonial Ridge and Crown Colony Club among them, hold the one and two bedroom units. Shops and restaurants are over the Ocean Avenue bridge in Boynton Beach or a short drive south in Delray Beach.

Annual or seasonal

Ocean Ridge is a seasonal rental town first. Furnished houses and condos lease for the winter months, often to families who return each year, and the same homes are then offered for the summer off-season at a different rent or by the month, so a tenant with flexible dates can find a beach house in Ocean Ridge in May that was out of reach in January. Twelve-month leases are fewer and tend to be condo and co-operative units or a canal house whose owner prefers a year-round tenant. Winter renters should be looking by early autumn, and anyone wanting an annual lease should watch late spring, when the season ends and owners decide.

What to have ready

An Ocean Ridge rental application is read by an owner who wants to know who will live in a furnished house, so bring more than the standard file. Photo identification, proof of income, bank and landlord references and consent to credit and background checks are expected, and for a beach house the owner may ask about pets, boats, guests and how many people will stay. A unit in one of the Ocean Ridge condo or co-operative communities adds the association's own application and fee, and a co-operative board interviews the tenant. Many owners are away for the summer, so a complete packet sent before the showing shortens the wait for an answer.

Association approval

Association approval applies to most of the apartment-style rentals in Ocean Ridge. Colonial Ridge Club, Crown Colony Club, Parkdale Manor House, Ocean Park Manor and the other communities along North Ocean Boulevard each review the tenant, charge an application fee and set a minimum term, and a co-operative board can decline a tenant outright, with the application often handled by a manager when the board is away. Houses and cottages in Ocean Ridge usually have no association, but the town limits how short a lease may be, and a private beach path owned by the street's residents may have its own rules for tenants. Ask about all three before you commit to dates.

Deposits and move-in costs

Deposits on an Ocean Ridge rental reflect what is in the house. A furnished beach house or canal home usually asks for the season in advance plus a security deposit sized to the furnishings, the pool and, where there is one, the dock, and the lease states who pays for utilities, the pool service, the lawn and the heating of the pool. A condo or co-operative unit adds the association's application fee and sometimes a separate deposit for the building. Florida law sets how a security deposit must be held and returned, and a tenant in Ocean Ridge should ask for the inventory of a furnished home to be attached to the lease and photograph the house on arrival.

Ocean Ridge Rentals FAQ

How much is rent in Ocean Ridge?
The median asking rent in Ocean Ridge is $9,750 a month across 24 active rentals in BeachesMLS. Houses and townhomes ask a median $13,500 and condos and apartments $4,500. Leases signed in the last 90 days closed at a median $10,500 for houses and townhomes and $2,200 for condos and apartments. These figures update daily on this page.
Do I pay a fee to rent a home in Ocean Ridge through BreakThru Realty?
In most South Florida rentals the landlord pays the agent commission, so working with a BreakThru rental agent costs a renter nothing. If a specific listing works differently, we tell you before you tour it.
What do I need to apply for a rental in Ocean Ridge?
Most landlords ask for a government-issued photo ID, recent pay stubs or an offer letter showing income of roughly three times the monthly rent, recent bank statements, a credit report and rental references. Having these ready before you tour lets you apply the same day.
How long does rental approval take in Ocean Ridge?
Landlord approval usually takes one to three business days. If the home is in a condo or HOA community, which is common in Ocean Ridge, the association runs its own application and approval, and that can take two to four weeks in many buildings. We start the association paperwork the moment you are accepted.
Can I rent a pet-friendly home in Ocean Ridge?
Yes. The pet-friendly page lists every current Ocean Ridge rental whose listing says pets are allowed. Most still set limits, such as breed or size restrictions, a maximum number of pets and a pet fee or deposit, and condo associations often add rules of their own, so we confirm the policy for your pet before you apply.
Are there seasonal rentals in Ocean Ridge?
Yes. Furnished homes and condos in Ocean Ridge are let by the month or the season, with the strongest demand from January through April. Seasonal rents run higher than annual leases and the best winter rentals book months ahead, so start early; the seasonal and furnished pages show what is available now.
