Living in Wellington

Wellington was planned in the 1970s as a family community west of West Palm Beach, and it still is one: gated sections around lakes, a mall, parks and the school assignment that draws families across the county. What sets it apart is the equestrian season. From January to April the Wellington International show grounds, the polo fields and the dressage stadium fill the village with riders and owners from around the world, and the farms on the bridle paths around them are the most valuable horse property in the country. The two markets, family homes and equestrian estates, run side by side and rarely overlap.

Equestrian Estates and Farms

Grand Prix Village, Saddle Trail Park, Equestrian Club Estates and Southfields sit beside the show grounds and are connected to them by bridle paths, so a rider can hack from the barn to the ring. Properties are working farms: barns, paddocks, rings, staff quarters and lots of two to ten acres. Palm Beach Polo & Country Club holds the estates, villas and condos around the polo fields, and Paddock Park, Rustic Ranches and Little Ranches offer acre-plus lots zoned for horses at lower prices. We price the land, the barn and the ring separately from the house, because buyers here do.

Gated Family Communities and Lakes

Olympia, Versailles, the Isles at Wellington, Black Diamond and Castellina are the guard-gated family sections built from the late 1990s onward, with clubhouses, resort pools and homes on the lakes. Binks Forest, Lakefield and Greenview Shores are the established sections around the Wellington National golf course; Sugar Pond Manor, Pinewood and South Shore are the original non-gated neighbourhoods with no association fees; and Buena Vida is the 55-plus community. Lakefront lots are the premium position on most streets, and the school assignment drives value as much as square footage.
