Renting in Wellington

Wellington has a rental season all its own. The Winter Equestrian Festival brings riders, trainers, grooms and owners from around the world each winter, and furnished homes, farms and barns near the showgrounds lease for the season. The rest of the year, families rent houses and townhomes in Wellington's planned communities for the parks and the schools.

Houses, Condos and Apartments

Rentals in Wellington range from studio apartments to furnished estate homes. The market table on this page splits the median rent between houses and townhomes on one side and condos and apartments on the other, because the two markets price very differently, and the pages below narrow the search by home type, monthly rent, furnishing, pets and lease length.

How Renting With BreakThru Works

Tell us your budget, move-in date and must-haves, and a licensed rental agent builds a shortlist, schedules tours and helps you apply with a complete file. In most South Florida rentals the landlord pays the agent commission, so our help costs a renter nothing.

Own a Home in Wellington?

Wellington owners near the showgrounds can lease by the equestrian season, often furnished and often with barn space, while homes in the family communities usually lease annually. We price your property for the tenant it suits best, from live Wellington rents.

Renting in Wellington: What to Know Before You Apply

Where renters live

Wellington renters fall into two groups that rarely meet. The equestrian crowd, riders, trainers, grooms and owners at the winter shows, leases farms and houses with barns in Grand Prix Village, Saddle Trail Park, Equestrian Club Estates and Southfields, or villas and condos inside Palm Beach Polo & Country Club, all within hacking distance of the show grounds. Families rent houses in the gated sections of Olympia, Versailles, the Isles at Wellington and Black Diamond for the schools, or in the original neighborhoods of Pinewood, Sugar Pond Manor and Greenview Shores, where there is no gate and rents run lower. Townhomes and condos near Wellington Green suit couples and anyone new to the village.

Annual or seasonal

Wellington's season is the equestrian season, from January to April, when the Winter Equestrian Festival, the polo fields and the dressage stadium fill the village. Farms, barns, stalls and furnished houses near the show grounds lease for those months, often at rents that dwarf the annual rate, and the good ones are committed months before the first class. The family side of Wellington ignores the calendar: houses and townhomes in Olympia, Binks Forest and Pinewood lease for twelve months whenever a family moves. A year-round renter who wants a house near the show grounds should look in late spring, when the season ends and owners who did not sell decide to lease annually.

What to have ready

A Wellington application follows the South Florida norm: photo ID, pay stubs or an offer letter, bank statements, a landlord reference and consent to a credit check, with income of about three times the rent. The equestrian twist is that many seasonal tenants are trainers, riders or grooms paid by a barn or a client rather than an employer, so landlords near the show grounds often accept a letter from the barn, proof of savings or a guarantor in place of pay stubs, and ask how many horses, staff and vehicles will come with the lease. Families in the gated sections of Wellington go through a management company that reads the file the conventional way.

Association approval

Association approval in Wellington depends on the section. The guard-gated family communities, Olympia, Versailles, the Isles at Wellington, Black Diamond and Castellina, run their own tenant application with a fee and usually a minimum lease of a year, and Buena Vida adds proof of age. Palm Beach Polo & Country Club approves every tenant and sets rules on seasonal leasing that differ by neighborhood inside the gate, and Equestrian Club Estates is gated with a review of its own. The original neighborhoods of Pinewood, Sugar Pond Manor and Little Ranches have no association, so the landlord alone decides, which is why a Wellington farm lease can close in days.

Deposits and move-in costs

Wellington landlords usually take first month, last month and a security deposit at signing, and the gated associations add an application fee and often a move-in deposit. Pet deposits are common, and on a farm the lease may add a separate deposit for the barn, the paddocks and the footing in the ring, since a season of horses is hard on a property. Seasonal leases near the show grounds are typically paid in full before the season opens, sometimes in two installments. Whatever the deposit, Florida requires a Wellington landlord to state in writing within thirty days how it is held and to return it within fifteen days of move-out when no claim is made.

Wellington Rentals FAQ

How much is rent in Wellington?
The median asking rent in Wellington is $5,100 a month across 483 active rentals in BeachesMLS. Houses and townhomes ask a median $5,500 and condos and apartments $3,000. Leases signed in the last 90 days closed at a median $3,400 for houses and townhomes and $2,650 for condos and apartments. These figures update daily on this page.
Do I pay a fee to rent a home in Wellington through BreakThru Realty?
In most South Florida rentals the landlord pays the agent commission, so working with a BreakThru rental agent costs a renter nothing. If a specific listing works differently, we tell you before you tour it.
What do I need to apply for a rental in Wellington?
Most landlords ask for a government-issued photo ID, recent pay stubs or an offer letter showing income of roughly three times the monthly rent, recent bank statements, a credit report and rental references. Having these ready before you tour lets you apply the same day.
How long does rental approval take in Wellington?
Landlord approval usually takes one to three business days. If the home is in a condo or HOA community, which is common in Wellington, the association runs its own application and approval, and that can take two to four weeks in many buildings. We start the association paperwork the moment you are accepted.
Can I rent a pet-friendly home in Wellington?
Yes. The pet-friendly page lists every current Wellington rental whose listing says pets are allowed. Most still set limits, such as breed or size restrictions, a maximum number of pets and a pet fee or deposit, and condo associations often add rules of their own, so we confirm the policy for your pet before you apply.
Are there seasonal rentals in Wellington?
Yes. Furnished homes and condos in Wellington are let by the month or the season, with the strongest demand from January through April. Seasonal rents run higher than annual leases and the best winter rentals book months ahead, so start early; the seasonal and furnished pages show what is available now.
