Living in Southwest Ranches

The Town of Southwest Ranches was incorporated in 2000 by residents who wanted to keep the rural character of the acreage west of Davie, and the town code still reads that way: large minimum lot sizes, agricultural and rural-estate zoning, no sidewalks or streetlights on most roads by design, and a trail system for horses along the swales and canals. Griffin Road and Sheridan Street are the east-west spines, Stirling Road runs along the north, and Dykes Road, Volunteer Road, Holatee Trail and Flamingo Road connect them, with Interstate 75 crossing the town for the drive to Fort Lauderdale, the airport and Miami. There is almost no commercial district; shopping and restaurants are in Weston, Davie and Pembroke Pines. Public schools belong to Broward County Public Schools, Archbishop McCarthy High School is inside the town on Flamingo Road, and Rolling Oaks Park, Frontier Trails Park, the Sunshine Ranches Equestrian Park and the Southwest Meadows Sanctuary are the public open spaces.

Equestrian Estates and Acreage

Horses are the reason the town exists. Most parcels are an acre or more, and in Sunshine Ranches, Rolling Oaks and the Griffin Road plats the usual lot is two and a half acres, zoned so that stables, paddocks, arenas and guest houses can be kept on it, with the number of animals set by the zoning district and the lot size. The trail system follows the road swales and canal banks to the parks, so a rider can leave the barn without a trailer. Many homes draw on a private well and a septic system, some streets have municipal water from a neighbouring utility, and the ground drains through district canals and swales that are also the lot lines, so for every acreage home we check the zoning letter, the permits for each barn and outbuilding, the well and septic reports, the survey for easements and the flood elevation before a buyer offers. Guest houses and in-law suites are common and are permitted differently from the main house, so their paperwork matters as much.

Gated Enclaves and New Construction

Most of Southwest Ranches has no homeowners' association, but a few planned communities sit behind gates: Landmark Ranch Estates, Circle S Estates, Ivanhoe Estates and, newest of all, Akai Estates, where sixteen architect-designed estates are being built on a single parcel. These carry association fees and deed restrictions that the open acreage does not, so the rules on fences, outbuildings and horses are read before the house is. New construction elsewhere is one house at a time: an older ranch house on two and a half acres is bought for the land, demolished and replaced by a modern estate with a guest house, a pool pavilion and a barn, and several of the town's largest houses on the market today were finished in the last year or are still under construction. Each goes through the town's building department, and anything in a flood zone is built to the required finished-floor elevation, which is why a new house here often sits well above the road.

Neighborhoods

Sunshine Ranches, between Griffin Road and Sheridan Street, is the estate area most buyers name first, with two-and-a-half-acre lots and the Everglades Sugar & Land Company plats in its legal descriptions. Rolling Oaks lies north of Griffin Road in the Florida Fruit Lands plats, and the Griffin 345 Plat and the Chambers Land Company plats carry the central acreage, where the subdivision name on a listing is the plat rather than a community. Trails of El Rancho Acres and Green Glades are the builder's-acre neighbourhoods, Green Glades beside Frontier Trails Park. Behind gates are Landmark Ranch Estates, Circle S Estates, Ivanhoe Estates and Akai Estates. Each neighbourhood page carries its live listings and recent sales, and the equestrian, acreage, gated, waterfront, canal, luxury, new construction and land pages below cut the whole town the way buyers search it.

Selling a Home in Southwest Ranches

A Southwest Ranches home is priced by its land first: the usable acreage after easements and canal banks are taken out, the zoning and the number of horses it allows, the condition and permits of the barn, arena and guest house, whether it is on well and septic or municipal water, and the flood elevation. Two houses of the same size on the same road can be worth very different amounts if one sits on a buildable two and a half acres with a permitted barn and the other on an acre with an unpermitted addition, and the buyers who pay for the land are a narrower pool than the buyers of a suburban pool home in Davie or Weston. We price from the closed sales that match your lot size, zoning and improvements rather than a townwide figure, and we put the permit file together before the listing goes live. Start with a free valuation built on recent MLS sales, ask for a full comparative market analysis, or request a cash offer if you need a fast, as-is sale.

Investing in Southwest Ranches

Investment in Southwest Ranches means land and redevelopment rather than rental yield. The usual plays are an older house on two and a half acres bought to replace with a new estate, a vacant parcel zoned A-1 bought to build on, and a new house bought before completion from a builder who assembled the lot. Each depends on the town's zoning, the flood zone and the required finished-floor elevation, the cost of fill, and the permits for a well, a septic system and every outbuilding. Annual rentals exist, mostly houses on an acre leased to families who want the schools and the space, and a few furnished estates lease by the season, but the town regulates short stays and a barn without a tenant who keeps horses deteriorates quickly. The land page lists the parcels for sale, the new construction page tracks the houses being built, and the price-reduced page shows the sellers who have cut the price.

Southwest Ranches Real Estate FAQ

Where is Southwest Ranches, Florida?
Southwest Ranches is a town in south-west Broward County, bordered by Weston to the north, Davie and Cooper City to the east, Pembroke Pines to the south and the Everglades conservation area to the west. Griffin Road, Sheridan Street and Stirling Road cross it east to west, Interstate 75 runs through it, and Fort Lauderdale-Hollywood International Airport is about half an hour east. It is a residential town with almost no commercial district; shopping is in Weston, Davie and Pembroke Pines.
How much does a home in Southwest Ranches cost?
Southwest Ranches is a land market, so the price follows the lot before the house: a renovated ranch house on a builder's acre in Trails of El Rancho, a two-and-a-half-acre estate in Sunshine Ranches, a gated new build in Circle S Estates and an architect-designed house in Akai Estates are four different markets. The market table on this page shows the current median list and sold prices, updated daily from the MLS, and the luxury, acreage and land pages show the top of the market and the parcels for sale.
Can I keep horses in Southwest Ranches?
Yes. Horses are allowed as an accessory use on lots in the town's rural-estate and agricultural zoning districts, with the permitted number set by the district and the lot size, and the town's trail system along the swales and canals connects the neighbourhoods to Rolling Oaks Park, Frontier Trails Park and the Sunshine Ranches Equestrian Park. Barns, stalls and arenas need permits, so we confirm the zoning letter and the permit history for the exact parcel before you offer, and the equestrian page lists every property the MLS flags as horse property.
Are homes in Southwest Ranches on well and septic?
Many are. Much of the town was built before municipal water reached it, so a private well and a septic system are common, and some streets have water service from a neighbouring utility while keeping septic. Buyers order a well-water test and a septic inspection, ask when the drain field was last serviced and check whether the pool and irrigation run on the same pump, and lenders may ask for the same reports, so consult a lender early. The listing usually states the utilities, and we confirm them with the town before closing.
Are there gated communities in Southwest Ranches?
A few. Most of the town is open acreage with no homeowners' association, but Landmark Ranch Estates, Circle S Estates and Ivanhoe Estates sit behind gates with an association, and Akai Estates is a new gated enclave of sixteen architect-designed estates. Many individual properties are also fenced and gated by their owners. The gated communities page lists every gated home for sale now; ask us for the association budget and the rules on fences, outbuildings and horses before you compare it with an open-acreage estate.
What is my Southwest Ranches home worth?
Request a free valuation and we build it from the closed sales that match your lot size, zoning, permitted improvements, utilities and flood elevation, rather than a townwide median that mixes builder's-acre houses with five-acre estates. Where the land is the value, we price from the land sales and the teardown sales as well. For a listing decision we prepare a full comparative market analysis, and homeowners who need a fast sale can request a cash offer.
