Renting in Southwest Ranches

Southwest Ranches has a small rental market of houses rather than apartments, because the town has no condominium or apartment buildings. Families lease renovated houses on an acre in Trails of El Rancho, Green Glades and the central plats for the schools and the space, riders lease homes with a barn and paddocks in Sunshine Ranches and Rolling Oaks so the horses can live at home, and a few furnished estates lease by the season or for a year to owners between homes. Most leases are annual; the town limits short stays. Tell us early whether you need a barn, a fenced yard or a guest house, because houses with those are few.

Houses, Condos and Apartments

Rentals in Southwest Ranches range from studio apartments to furnished estate homes. The market table on this page splits the median rent between houses and townhomes on one side and condos and apartments on the other, because the two markets price very differently, and the pages below narrow the search by home type, monthly rent, furnishing, pets and lease length.

How Renting With BreakThru Works

Tell us your budget, move-in date and must-haves, and a licensed rental agent builds a shortlist, schedules tours and helps you apply with a complete file. In most South Florida rentals the landlord pays the agent commission, so our help costs a renter nothing.

Own a Home in Southwest Ranches?

A Southwest Ranches landlord is usually leasing a house on acreage, and the decisions are about the land as much as the house: whether the tenant may keep horses and how many, who maintains the pasture, the fencing, the well and the septic system, whether the guest house is included, and what the gated communities' associations require of a tenant. We check the zoning and any association rules first, then price your home from live Southwest Ranches and west Broward rents and from the leases that actually closed, and we screen every tenant before a showing.

Renting in Southwest Ranches: What to Know Before You Apply

Where renters live

Renters in Southwest Ranches live in houses, because the town has no apartments, condominiums or townhomes. Families lease renovated houses on a builder's acre in Trails of El Rancho Acres, Green Glades and the central plats, often for the schools in Weston and Davie, and riders lease homes with a barn and paddocks in Sunshine Ranches and Rolling Oaks so the horses can live at home. Furnished estates on two and a half acres lease to owners waiting for a house to be finished and to families relocating to west Broward. Shopping is in Weston and Davie, Interstate 75 is minutes away, and the trail system runs past most front gates.

Annual or seasonal

Southwest Ranches is an annual rental town. Houses lease unfurnished for a year to families and riders, and the leasing calendar follows the school year, with the most choice in late spring and summer. A furnished estate can be had for a few months by an owner between homes or a family whose own build is late, but the town limits short stays and owners rarely hold a house empty for the winter the way coastal owners do. A tenant who needs a barn should start early, because houses in Southwest Ranches with stalls and fenced pasture are few and the rider who finds one tends to stay for years.

What to have ready

A Southwest Ranches rental application goes to a private owner or a manager rather than a leasing office, and the file should be complete before the showing. Bring photo identification, recent pay statements or proof of income, bank references, references from previous landlords and consent to credit and background checks, and if horses or other animals are coming, say how many and what they need, because the owner will check the zoning. For a furnished estate, expect questions about pets, staff, vehicles and the number of occupants. Many Southwest Ranches owners live elsewhere during the summer, so a packet sent ahead shortens the wait for an answer.

Association approval

Association approval in Southwest Ranches applies only inside the gated communities. A tenant in Landmark Ranch Estates, Circle S Estates, Ivanhoe Estates or Akai Estates files an application with the association, pays its fee and waits for its approval on top of the owner's, and the association sets the minimum term and the rules on animals, trailers and vehicles on the lot. Everywhere else in Southwest Ranches there is no association, and what governs the tenancy is the town's zoning on horses and outbuildings and the lease itself. Ask the owner before applying which of the two cases the house falls into, because it changes the move-in date.

Deposits and move-in costs

Deposits on a Southwest Ranches rental reflect the acreage as well as the house. An unfurnished house usually asks for the first month, the last month and a security deposit, and the lease says who pays for the well pump, the septic pumping, the pool service, the lawn and pasture mowing and the generator. A furnished estate adds a deposit sized to the furnishings and an inventory attached to the lease, and an owner who allows horses may ask for a separate deposit for the barn and the fencing. Florida law governs how a security deposit is held and returned, and a Southwest Ranches tenant should photograph the house, the barn and the fences on moving in.

Southwest Ranches Rentals FAQ

How much is rent in Southwest Ranches?
The median asking rent in Southwest Ranches is $15,000 a month across 8 active rentals in BeachesMLS. These figures update daily on this page.
Do I pay a fee to rent a home in Southwest Ranches through BreakThru Realty?
In most South Florida rentals the landlord pays the agent commission, so working with a BreakThru rental agent costs a renter nothing. If a specific listing works differently, we tell you before you tour it.
What do I need to apply for a rental in Southwest Ranches?
Most landlords ask for a government-issued photo ID, recent pay stubs or an offer letter showing income of roughly three times the monthly rent, recent bank statements, a credit report and rental references. Having these ready before you tour lets you apply the same day.
How long does rental approval take in Southwest Ranches?
Landlord approval usually takes one to three business days. If the home is in a condo or HOA community, which is common in Southwest Ranches, the association runs its own application and approval, and that can take two to four weeks in many buildings. We start the association paperwork the moment you are accepted.
Can I rent a pet-friendly home in Southwest Ranches?
Yes. The pet-friendly page lists every current Southwest Ranches rental whose listing says pets are allowed. Most still set limits, such as breed or size restrictions, a maximum number of pets and a pet fee or deposit, and condo associations often add rules of their own, so we confirm the policy for your pet before you apply.
