BreakThru Realty

BreakThru Realty Departments

One brokerage. Eight divisions. A specialist for the move you are making.

BreakThru Realty is organised the way clients actually need help: by the kind of transaction, not by whoever answers the phone. Eight divisions hold twenty-five specialist departments, from first-time buyers and condo towers to hotels, businesses and bank-owned property. Every one works under one licence and one broker of record, Tyson E. Sam.

Talk to the Right Department

Our Divisions and Departments

Residential Sales Division

Buying or selling a home in South Florida, with a specialist for the kind of home and the kind of move.

Homebuyer Representation Department

Buyer's agents who search with you, pull the recent sales, negotiate the offer and manage inspections, appraisal and closing.

First-Time Homebuyer Department

Help for a first purchase: the Florida and county assistance programs, what you need saved, and each step explained before you take it.

Condominium & High-Rise Department

Condo specialists who read the association budget, reserves, milestone inspection and rental rules before you buy, and who know the buildings by name.

Residential Listing Specialists Department

Listing agents who price from closed sales, prepare and market the home, and negotiate every offer through to closing.

Buying from another state, moving a family, or moving employees: the plan, the remote buying process and the employer programs.

Estate, Probate & Downsizing Department

Selling a home after a change in the household: an estate, a trust, an inheritance, or a move from a larger home to a smaller one, with the sale and the next move planned together.

Luxury & Private Client Division

Business Acquisitions Department

Help for buyers: finding a business worth owning, checking its books and lease, and lining up SBA or seller financing before the offer.

55+ & Active Adult Division

The next home, chosen for the life you want in it.

55+ Home Sales Department

Buying and selling homes, villas and condos in South Florida's 55-and-over communities, city by city and community by community.

55+ Rentals Department

Renting a home, villa or condo in a 55-and-over community, often the best way to learn a community before buying in it, with the association's leasing rules and application handled.

Why a Brokerage Organised by Department

Buying a first home, leasing a warehouse and selling a restaurant are different jobs with different laws, documents and buyers. A department is a specialty with its own process and its own pages of guidance, so you start with people who do your kind of transaction, and the rest of the brokerage is behind them when a deal crosses lines: a business sold with its building, a condo bought by a relocating family, an estate that holds a rental.

Specialists Who Also Know the City

Geography runs across every department rather than splitting them. A condominium specialist serving Fort Lauderdale belongs to the Condominium & High-Rise Department and knows Fort Lauderdale; the same agent may also qualify for Luxury Sales. You get the specialty and the local knowledge in the same person, across Miami-Dade, Broward, Palm Beach, Martin, St. Lucie and Indian River counties.

One Licence, One Broker of Record

Every department works under BreakThru Realty LLC, a licensed Florida real estate brokerage, and every transaction is supervised by Tyson E. Sam, founder and broker of record of BreakThru Realty (Florida license 3565210). A department is a specialty inside the brokerage, not a separate company, so the standards, the contracts and the accountability are the same whichever door you come in through.

Frequently Asked Questions

How is BreakThru Realty organised?
Into eight divisions: Residential Sales, Luxury & Private Client, Residential Leasing, Commercial Real Estate, Business Brokerage, Investment & Institutional, New Development & Builders, and 55+ & Active Adult. Each division holds the specialist departments for its kind of transaction, twenty-five in all.
Which department should I contact?
The one that matches the transaction: the division pages describe who each department serves. If you are not sure, or your move involves more than one, call or send one message and we will bring the right specialists in. You do not need to work out our structure to get help.
Are the departments separate companies?
No. Every department is part of BreakThru Realty LLC, a licensed Florida real estate brokerage, and every transaction is supervised by its broker of record, Tyson E. Sam.
Can one agent help with more than one thing?
Yes. Agents qualify for departments by specialty, and many qualify for more than one: a condo specialist may also work in Luxury Sales, and a seller who is also buying stays with the same agent for both sides. When a deal needs a different specialty, such as a business sold with its building, the departments work it together.
Do you work outside South Florida?
The residential departments serve Miami-Dade, Broward, Palm Beach and the Treasure Coast counties. The commercial, business brokerage, hospitality, franchise and institutional departments work anywhere in Florida.
