Florida Hotel Brokerage & Investment Sales
Sell a hotel. Buy a hotel. Read the market.
BreakThru Realty represents hotel and motel owners selling in Florida and investors acquiring hospitality property, and publishes South Florida hotel listing data from the MLS. This page is the front door to the division: what the brokerage does for a hotel owner, what it does for a hotel buyer, the live inventory, and the research both sides read before they talk to us.

For Hotel and Motel Owners
An owner selling a hotel is selling a business and a building at the same time, and the price depends on both. BreakThru Realty prices the property from its operating history and its real estate, quietly finds the buyers who can close on it, and manages the franchisor, the lender and the PIP so none of them derails the sale.
- Confidential valuation from occupancy, ADR, RevPAR, NOI and the real estate
- Blind marketing to qualified buyers under NDA
- Franchise transfer and property improvement plan handled early
- One broker from the first call to the closing table
For Hotel Buyers and Investors
A buyer gets a licensed Florida broker on their side of the table: a brief, a search of the MLS and the off-market conversations the listing portals do not have, the financials requested under NDA, the underwriting checked before the offer, and the negotiation, due diligence and closing managed to the contract date.
- Every active hotel and motel listing in the MLS, updated daily
- Price per key, cap rate and RevPAR compared across properties
- Financing introductions: SBA, hospitality lenders, private capital
- Due diligence checklist built for hotels, not generic commercial property
Hotel Market Research
The brokerage computes hotel and motel listing figures from every active commercial listing in the six counties it serves: how many are for sale, the median asking price, the asking price per square foot, how many have cut their price and how long they have sat. The figures are dated, sourced and labelled asking prices, not closed sales.
Where the Inventory Is
South Florida's hotel listings concentrate in Miami Beach, Hollywood and Fort Lauderdale, with smaller motel and inn inventory in Lauderdale-by-the-Sea, Fort Pierce and the Keys-bound corridor. Each market with its own page carries its live listings and figures. Statewide, the brokerage represents buyers and sellers anywhere in Florida and searches the whole MLS feed for them.
Who You Work With
Hotel inquiries go to the broker of record, Tyson E. Sam, not to a rotation. A hotel sale is a long conversation with a franchisor, a lender and a buyer's counsel, and the person who priced the property is the one who negotiates it.
Selling a Hotel or Motel? Start Here
Tell us about the property: where it is, how many rooms (under 20 rooms to 200 rooms or more), whether it is independent hotel or motel, branded or franchised hotel, boutique hotel or inn, your role, and when you are considering selling (as soon as possible, within 6 months, 6 to 12 months, exploring options). The financials come later, under NDA, in the valuation conversation with the broker of record. A hotel inquiry is confidential. Staff, guests, franchisors and lenders hear about a sale when you decide they should, not from a listing.

Buying a Hotel? Register Your Brief
Give us the brief: preferred markets, budget (under $2 million to over $50 million), room count, property type (independent hotel or motel, branded or franchised hotel, boutique hotel or inn), financing (cash or equity in hand, lender pre-approved or term sheet, starting the financing conversation, 1031 exchange) and timeline (ready to offer now, within 6 months, 6 to 12 months, building a pipeline). A registered buyer is sent the listings that fit, the financials under NDA, and the off-market opportunities as they arise. A listing's financials are released only as the listing brokerage authorises.

Questions About BreakThru Hospitality
- Does BreakThru Realty broker hotels outside South Florida?
- Yes. The live listings and figures on this site cover the six South Florida counties the MLS feed serves, and the brokerage represents hotel owners and buyers anywhere in Florida, searching the statewide feed and off-market channels for them.
- What kinds of hotels does the brokerage work with?
- Independent and flagged limited-service hotels, boutique hotels, roadside and beach motels, inns and small resorts. The approach is the same at every size: value the operation and the real estate, then find the buyer who fits both.
- Is a hotel sale confidential?
- Yes. The property is marketed as a blind profile with its key numbers and no address. Full information goes only to buyers who have signed an NDA and shown proof of funds, and the staff, guests and franchisor hear about the sale when the owner decides they should.
- Where do the hotel market figures come from?
- From the BeachesMLS commercial feed, computed from every active hotel and motel listing in the six counties, refreshed through the day. They are asking prices and asking figures, not closed sales, and the monthly commercial report freezes them at month end.
