Florida Hotel Investment Research
South Florida hotel and motel listing data, computed from the MLS and dated.
This page is the hospitality edition of BreakThru Realty Research. Every figure on it is computed from the active hotel and motel listings in the BeachesMLS commercial feed for the six South Florida counties, refreshed through the day and frozen monthly in the commercial market report. They are asking figures, not closed sales, and the method is stated below the tables.

Methodology
The market index holds every active commercial sale and lease listing in Miami-Dade, Broward, Palm Beach, Martin, St. Lucie and Indian River counties. A listing is a hotel or motel when the MLS property subtype says hotel, motel or hospitality. Medians are shown only where five or more listings report the figure; price per square foot divides the asking price by the building area the listing reports and leaves out listings that report none. Room counts are not reliably reported in the feed, so price per key is not computed from it; it is computed in a valuation from the property's own figures.
How to Read the Figures
A rising count of price-reduced listings and lengthening days on market mean sellers are ahead of buyers; a falling count of active listings with steady asking prices means the opposite. Median asking price per square foot is a building figure, and a 30-room motel and a 300-room resort sit in the same median, so read it beside the city table rather than on its own.
Closed Hotel Sales
The monthly commercial report records closed hotel and motel sales from the MLS where they exist, and shows a median only when five or more closed in the month. Hotel closings are few, and many Florida hotels trade off-market, so the report states the count and the volume and does not invent a median from two sales.
What the Research Is For
An owner uses it to see what their hotel competes with before pricing it. A buyer uses it to test an asking price against the market before offering. The brokerage uses it in every valuation and every buyer brief, and publishes it so both sides start from the same facts.
Register as a Hotel Buyer
Give us the brief: preferred markets, budget (under $2 million to over $50 million), room count, property type (independent hotel or motel, branded or franchised hotel, boutique hotel or inn), financing (cash or equity in hand, lender pre-approved or term sheet, starting the financing conversation, 1031 exchange) and timeline (ready to offer now, within 6 months, 6 to 12 months, building a pipeline). A registered buyer is sent the listings that fit, the financials under NDA, and the off-market opportunities as they arise. A listing's financials are released only as the listing brokerage authorises.

Questions About the Figures
- Are these figures closed sales or asking prices?
- Asking figures, computed from active listings. Closed hotel sales are reported in the monthly commercial report where the MLS records them, with a median only when five or more closed.
- How often are the figures updated?
- The live figures refresh through the day as the MLS feed changes. The monthly commercial report freezes each month's figures at month end so earlier editions can be compared.
- Why is there no price per room?
- The MLS feed does not reliably report room counts for hotel listings, and a price per key computed from guessed room counts would be wrong. Price per key is computed in a valuation from the property's own figures.
