Living in Miami Shores

Miami Shores is a village in northeast Miami-Dade County, on Biscayne Bay between the City of Miami's Upper Eastside to the south and North Miami and Biscayne Park to the north, with El Portal along part of its southern edge. The Shoreland Company laid out its streets and boulevards, the Grand Concourse among them, during the land boom of the 1920s, and the village incorporated in 1932. Biscayne Boulevard runs through the middle, and NE 2nd Avenue is the main street, with the village hall, the Brockway Memorial Library, cafes, restaurants and shops in a short walkable downtown. Barry University sits at the north end of NE 2nd Avenue, Miami Country Day School is on NE 107th Street, and the Miami Shores Country Club, a village owned golf course and clubhouse, faces Biscayne Boulevard. The village has its own police department and recreation programs. Downtown Miami and Brickell are about twenty minutes south, the Design District about ten, the beaches of Bal Harbour and Surfside about fifteen minutes east across the Broad Causeway, and Miami International Airport about half an hour away.

Historic Houses, Renovations and New Construction

Miami Shores was built in waves. The first houses went up in the middle 1920s in the Mediterranean Revival style, with barrel tile roofs, stucco walls, arched windows and courtyards; a second wave in the 1930s added more Mediterranean houses and some with Art Deco and Prairie School details; and after the Second World War the village filled in with masonry ranch and mid century modern houses on lots of a fifth to a third of an acre. Today those houses stand beside full renovations and new houses built where an older one came down. Several houses are designated village historic landmarks, and exterior work on a designated house goes through the village's historic preservation review, so ask whether a house is designated before you plan changes. The village also reviews the design of new houses and many exterior changes. Most houses here are on septic tanks rather than public sewer, so the septic system deserves its own inspection, along with the roof, the electrical and plumbing, and the permits for any addition, enclosed porch or converted garage.

The Bay, the Canals and the Golf Course

East of Biscayne Boulevard the streets run toward Biscayne Bay. Bay Lure, Belvidere Park, Golden Gate Park, Kirby's Addition, Earleton Shores and Gordon Shores fill the blocks between the boulevard and the water, and North Bayshore Drive carries the bayfront houses. At the north end of the bayfront, where the Biscayne Canal meets the bay, canal lots around NE 104th and NE 105th Streets give some houses, townhomes and condos a dock. A few listings claim no fixed bridge between the dock and the ocean, which depends on the route and the height of the boat, so we confirm it for yours. Most of the bay side lies in flood zone AE, where the elevation certificate, the flood insurance quote and the seawall matter as much as the house. West of the boulevard the Miami Shores Country Club course gives the houses of Golf View Estates and the streets around it a long green view, and the lots on Mirror Lake, near NE 105th Street, face fresh water.

Townhomes and Condos

Miami Shores is mostly houses, and its townhomes and condos are a short list near the edges of the village. Shores Villas, a community of two story townhomes from the 1970s on NE 4th Avenue Road, sits at the south end, and garden apartment buildings such as Shores Plaza East and West and the Miami Shores Condominium line the blocks around NE 91st and NE 92nd Streets and NE 8th Avenue. On the bay at the end of NE 105th Street, The Shores condominium has units with wide water views, and townhome communities such as Harbour Club Villas sit on the canals nearby. Shores Pointe, on NE 3rd Avenue near Barry University, is a new community of twin homes. For any condo or townhome, ask for the budget, the reserves, recent assessments and the leasing and pet rules, and for buildings of three stories or more the milestone inspection and the structural integrity reserve study.

Neighborhoods

Most Miami Shores listings name a numbered section of the original plat rather than a neighbourhood, and buyers describe the village by its sides. East of Biscayne Boulevard toward the bay, the named plats are Bay Lure with North Bayshore Drive, Belvidere Park, Golden Gate Park, Kirby's Addition, Earleton Shores, Gordon Shores and, on the canals, Biscayne River Heights. Between the boulevard and NE 2nd Avenue, the numbered sections hold the Grand Concourse, many of the 1920s and 1930s houses and the downtown, with Golf View Estates beside the golf course, Mirror Lake, Pasadena Park and Miami Shores Estates further north. West of NE 2nd Avenue and Miami Avenue, plats such as Bonmar Park and Dunnings Miami Shores Extension hold many of the 1940s houses, and at the north end Shores Pointe is building new twin homes near Barry University. Shores Villas is the townhome community at the south end. Each neighbourhood page carries its live listings, and the price, property type and lifestyle pages below cut the whole village the way buyers search it.

Selling a Home in Miami Shores

Your Miami Shores buyer may already be looking. BreakThru Realty works with hundreds of prequalified buyers searching for properties. Each one tells us the areas, the price range, the property type and the features they want, and we keep that on file. Before you list, a broker checks your home against those requests and prices it from recent MLS sales near it, and if no buyer on file fits, the plan reaches the rest of the market. A Miami Shores house is priced by its side of the village, its lot and its age before anything else. A house east of Biscayne Boulevard near the bay, a house on the Grand Concourse or beside the golf course, and a 1940s house on the west side are different markets, and within each the condition decides the rest: a renovated house with impact glass, a newer roof and updated systems sells far from an original one priced for its lot and bought by a builder. Historic designation, septic or sewer, the flood zone and the permits for past additions all come up in a buyer's due diligence, so we gather them before listing. Your buyers are also looking at the historic neighbourhoods of Miami's Upper Eastside, such as Morningside, so we price from closed sales inside the village that match your side, lot and condition. Start with a free valuation built on recent MLS sales, ask for a full comparative market analysis, or request a cash offer if you need a fast sale as is.

Investing in Miami Shores

Investors in Miami Shores usually buy one of three things: an older house to renovate and resell or to replace with a new one, a house to lease by the year to a family, or a townhome or condo near Biscayne Boulevard to lease to Barry University staff and students and to people working nearby. Each has its own checks. A renovation or rebuild depends on the village's design review, any historic designation, the flood zone and the FEMA substantial improvement rule, which requires an older house below flood elevation to be brought up to current standards once the work passes half its value, and on septic, since adding bedrooms can require a larger system and a new permit. A condo or townhome depends on the association's leasing rules, approval and fees. Duplexes and apartment buildings inside the village are rare. The Miami Shores rental pages show live rents, and the price reduced page tracks sellers who have cut the price.

Miami Shores Real Estate FAQ

Where is Miami Shores, Florida?
Miami Shores is a village in northeast Miami-Dade County on Biscayne Bay, about twenty minutes north of downtown Miami along Biscayne Boulevard. The City of Miami's Upper Eastside lies to the south, North Miami and Biscayne Park to the north and El Portal along part of its southern edge, and Interstate 95 runs just to the west. The beaches of Bal Harbour and Surfside are about fifteen minutes east across the Broad Causeway.
How much does a home in Miami Shores cost?
The range inside the village is wide. Condos in the garden buildings near Biscayne Boulevard and townhomes such as Shores Villas are the most attainable way to own here, original 1940s and 1950s houses on the west side come next, renovated houses in the centre of the village sit above them, and bayside houses east of the boulevard and new construction carry the highest prices. The market table on this page shows the current median list and sold prices, updated daily from the MLS.
Are Miami Shores homes on septic or sewer?
Most houses in Miami Shores are on septic tanks rather than public sewer, while many condos and some newer buildings near Biscayne Boulevard are on sewer. Check the listing and the records for the exact house, ask for the last pump out and any repair records, and add a septic inspection to the home inspection. If you plan to add bedrooms or bathrooms, confirm whether the system would need to be enlarged and permitted again.
Can I renovate or replace an older house in Miami Shores?
Yes, and many buyers do. The village reviews the design of new houses and many exterior changes, and houses designated as village historic landmarks need historic preservation review for exterior work, so ask whether a house is designated before you buy it for its lot. East of Biscayne Boulevard, check the flood zone and the FEMA substantial improvement rule, which can require a full elevation of the house once the work passes half its value, and confirm septic capacity for any addition.
Which schools serve homes in Miami Shores?
Miami-Dade County Public Schools assigns students by address. Most Miami Shores listings on the MLS name Miami Shores Elementary, Horace Mann Middle and Miami Edison Senior High, while some streets at the north and west edges are zoned to other schools. Doctors Charter School of Miami Shores, Miami Country Day School and several church schools are nearby, and Barry University is in the village. Boundaries change, so we confirm the assigned schools for the exact address.
Is Miami Shores in a flood zone?
Part of it. On the current maps most of the central and western streets of Miami Shores are in flood zone X, while the blocks east of Biscayne Boulevard toward the bay and the canals are largely in zone AE, where lenders require flood insurance. The zone can change within a single plat, so ask for the elevation certificate and a flood insurance quote for the exact house before you make an offer.
What is my Miami Shores home worth?
Request a free valuation and we build it from recent closed sales inside the village that match your side of Biscayne Boulevard, your lot size, the age and condition of the house, sewer or septic, the flood zone and features such as a pool, impact glass and roof age, rather than a ZIP code median. If your house is likely to sell for its land, we price it against recent lot and rebuild sales too. For a listing decision we prepare a full comparative market analysis, and homeowners who need a fast sale can request a cash offer.
Do you already have buyers looking for homes in Miami Shores?
BreakThru Realty works with hundreds of prequalified buyers searching for properties. We keep each buyer's requirements on file: the neighborhoods, the price range, the property type and the features they are waiting for. Whether one of them fits your home is something a licensed broker checks for your property specifically, before the call. Your home may be the one a buyer is waiting to find; we confirm it before we call it a match, and a potential match is a conversation, not an offer.
