Real Estate Services for Sports Agents & Client Advisors

One licensed contact who works inside your arrangement, not around it

When a client with a public profile needs a home bought, leased, sold or managed in South Florida, BreakThru Private Client gives you one licensed contact who works inside your arrangement: reporting to the people you name, preparing each decision in the form your office uses, and never going around you to reach the client unless the client asks. You keep the relationship. We handle the property.

One Contact for Everyone Around the Client

The question “who should handle the house?” reaches a sports agent, a business manager, a financial advisor, a CPA and an attorney at different moments, and each needs something different from a brokerage: the agent needs the client settled before camp, the business manager needs a lease that can end early, the CPA needs the closing statement in the right entity’s name. We agree the working arrangement with each of you separately, and one named person at the brokerage answers to all of you.

Who the Brokerage Works For

The client is the principal in every transaction, and Florida law sets out the relationship: licensees are presumed to act as transaction brokers unless a single-agent relationship, or no brokerage relationship, is established in writing, and the disclosure is given before the work starts. Your authority comes from the client. Before we take instructions from anyone other than the client, we ask for a short written authorization naming who may instruct us, who may receive documents and who signs, so there is never a question later about who approved what.

How Decisions Reach You

A representative deciding on a client’s behalf needs the decision prepared, not a stream of listings. For a purchase that means a short memo per serious option: the property, the comparable sales that support a price, what ownership would cost each year in taxes, insurance, association fees and flood cover, what inspections found, and where the negotiation is likely to land. For a sale or a lease it means the pricing argument, the activity, the offers side by side and a recommendation. The format follows your office, whether that is a PDF, a shared folder or a call at a fixed time each week.

Money, Wires and Proof of Funds

Real estate closings are a favorite target for wire fraud, and a client whose name is public is a better target than most. Our rules are simple and not negotiable: wiring instructions are confirmed by a phone call to a number already known to you, never taken from an email alone, and any message claiming the instructions have changed is treated as fraud until proved otherwise. Proof of funds can be supplied in redacted form or as a letter from the bank or the business manager, and deposits are held by a Florida title company or an attorney’s trust account, never by the brokerage in a way you cannot verify.

Ownership Structure and Closing

Whether a client buys in their own name, an LLC, a land trust or another structure is a decision for the client’s attorney and CPA, made before the contract is signed because the buyer named on the contract matters. We work within whatever they decide and make sure the title company, the lender if there is one, and the association application all carry the right name. Florida permits remote online notarization, so closings can be signed from wherever the client is, and where a representative signs instead, the power of attorney is drafted by the client’s attorney. Federal reporting rules can apply to cash purchases by entities and trusts; the closing agent and attorney will say what applies.

Compensation, in Writing

How the brokerage is paid is set out in a written agreement before any home is shown or listed, so the client and their advisors see the terms before they are committed to anything. Nobody else is paid for the introduction. Florida license law only lets a real estate brokerage pay referral compensation to licensed real estate brokers and sales associates, so BreakThru Realty does not pay referral fees to sports agents, managers, financial advisors, attorneys or any other unlicensed professional. Federal law also bars payments for referrals between settlement service providers, so no relationship with a mortgage lender, title company or closing agent involves any payment for sending business either way. If a representative’s own firm charges the client for managing the purchase, that is a matter between the firm and the client, and we would simply want it disclosed so everyone is working from the same page.

When a Client Is Traded Mid-Transaction

It happens, and it is better planned for than discovered. Before a client goes under contract we talk through what a trade would mean for that deal: whether the purchase should still close and the home be leased, whether the timetable leaves room to withdraw under the contract’s own terms, and what a lease would need to allow if the client has to leave early. None of that changes the contract; it means the representative already knows the options when the phone rings.

Working With a Whole Roster

If you represent several clients, the arrangement can be set up once at the level of your office: a standing confidentiality agreement, a named contact at the brokerage, and a standard intake your staff can complete in a few minutes. Each client’s file is still kept separate. Information from one client’s search is never used in another’s, and if two of your clients were ever interested in the same property, you would be told before anything else happened so the conflict can be handled openly.

Our Privacy Standard

A confidentiality agreement before the first conversation
Ask and a mutual non-disclosure agreement comes to you or your representative before any detail is shared, and it covers everyone at the brokerage who works on the file.
Your name stays out of our marketing
BreakThru Realty does not use a client’s name, likeness, team or transaction in its advertising, social media, website or press, before or after closing, unless the client asks for it in writing.
Showings by appointment with verified buyers only
When you sell, your home is shown only to buyers whose identity and proof of funds or pre-approval have been checked, by appointment, with personal items and photographs put away beforehand.
Address withheld from internet display where the MLS allows
A seller can ask for a listing’s address to be kept off consumer websites within the rules of the multiple listing service, and for interior photographs to leave out anything personal.
One point of contact
A single named contact at the brokerage runs the file, so your details are not passed around an office.
We work through your people
If you would rather we deal with your agent, manager, business manager, attorney or family office, that is the channel we use, and nothing is sent anywhere else.
Documents by secure link, wires confirmed by phone
Files are shared by secure link rather than as open email attachments, and wiring instructions are always confirmed by a phone call to a known number before any money moves.

Introduce a Client Confidentially

Tell us what you need, the timing, and how you would like to be contacted: directly, or through your agent, manager, business manager or attorney. You do not need to give a client’s name to start, and a confidentiality agreement can come before any detail is shared.

Questions We Are Asked

Will BreakThru Realty pay me a referral fee for introducing a client?
No. Florida license law restricts referral compensation to licensed real estate brokers and sales associates, and it covers valuable consideration as well as cash, so a sports agent, manager, advisor or attorney cannot lawfully be paid for the introduction. What the relationship offers instead is a brokerage that makes you look good to the client you introduced.
Can I sign documents on my client’s behalf?
Only with authority the client has given properly, which for a real estate closing normally means a power of attorney drafted by the client’s attorney and acceptable to the title company. Otherwise the client signs, which is less of a burden than it sounds because Florida allows remote online notarization and most documents can be signed electronically from anywhere.
Can the brokerage work under our office’s confidentiality agreement instead of its own?
Yes, as long as it allows us to share the information the transaction needs with the title company, the lender, the association and the other side’s broker. Many agencies and family offices have their own form, and we would rather sign yours than slow things down negotiating ours.
How do you keep one client’s information away from another client’s?
Each client has a separate file, and only the people working on that file can see it. Nothing learned in one client’s search, such as a budget, a preference or a property they looked at, is used for anyone else. If two clients you represent were ever interested in the same home, you would hear about it before any offer was made.
Who at BreakThru Realty is accountable for my client’s file?
A named contact runs the file day to day, and every transaction is supervised by the brokerage’s broker of record, Tyson E. Sam, whose Florida license you can check on the state’s public license search. You will always know who to call, and who is responsible if something goes wrong.
