Living in West Palm Beach
West Palm Beach is the county seat and the city that has changed most in Palm Beach County over the last decade. Financial firms moving to Flagler Drive, the Brightline station and a wave of new office and condo towers have turned downtown into a year-round market. South of downtown, El Cid, Prospect Park, SoSo and Southland Park hold 1920s Mediterranean homes and rebuilt houses within sight of the island bridges; west of Dixie Highway, Flamingo Park and Grandview Heights are walkable historic districts; north of downtown, Northwood is the next area to renovate. West of I-95 the city becomes suburban, with Ibis, Breakers West, RiverWalk, Bear Lakes and Ironhorse behind gates and the largest 55-plus communities in the state.
Downtown and the Waterfront
Flagler Drive is the address: condominium towers on the Intracoastal looking across to Palm Beach, from 1970s buildings with big floor plans to new luxury residences with doormen and water views. Behind it, Rosemary Square, Clematis Street and the Kravis Center make downtown walkable, and new towers keep adding inventory. Single-family waterfront is scarce and prized: the Flagler Drive lots in El Cid and Prospect Park and the canal streets in Northwood Shores carry docks with a short run to the Palm Beach Inlet.
Historic Districts and Suburban Clubs
The historic districts are where most single-family buyers land: El Cid, Flamingo Park, Grandview Heights, Prospect Park, Old Northwood and the SoSo neighbourhoods, each with its own guidelines and price level, all within a few minutes of downtown. West of the Turnpike, Ibis Golf & Country Club with its three Nicklaus courses, Breakers West with its optional Breakers club, Bear Lakes, Ironhorse and RiverWalk offer gated living, while Century Village, Golden Lakes, Cypress Lakes, Baywinds and the Lands of the President serve buyers over 55 at the most attainable prices in the county.
Neighborhoods
Historic and waterfront: El Cid, SoSo, Prospect Park, Southland Park, Flamingo Park, Grandview Heights and Northwood. Downtown condos: Flagler Drive and Rosemary Square. Gated and golf: Ibis, Breakers West, Bear Lakes, Ironhorse and RiverWalk. 55+: Century Village, Golden Lakes, Cypress Lakes, Baywinds and the Lands of the President. Central and attainable: Roosevelt Estates and Palm Beach Lakes. Each has its own page with live listings.
Selling a Home in West Palm Beach
A West Palm Beach home is priced by its neighbourhood, its historic status, its distance from the water and downtown, and on the west side by its club or community and the fees that come with it. Start with a free valuation built on recent BeachesMLS sales in your neighbourhood, request a cash offer for a fast as-is sale, or ask for a full comparative market analysis and a marketing plan before you list.
Investing in West Palm Beach
Investors buy in West Palm Beach for the rental demand created by the new downtown office market and the Brightline, for the renovation upside in Northwood and the neighbourhoods west of Dixie Highway, and for the entry-priced condos in the 55-plus communities where rules allow leasing. We track price reductions, new listings and days on market daily to surface opportunities before the portals do.

West Palm Beach Real Estate FAQ
- How much does a home cost in West Palm Beach?
- The range is one of the widest in the county. Condos in Century Village, Golden Lakes and the Lands of the President start at the lowest prices in Palm Beach County, single-family homes in Roosevelt Estates, Palm Beach Lakes and the western subdivisions sit in the middle, the historic districts of Flamingo Park, Grandview Heights, Prospect Park and SoSo run from the high six figures into the millions, and El Cid, the Flagler Drive waterfront and the new downtown towers set the top of the market. The market table on this page shows current medians for single-family homes and condos.
- Which West Palm Beach neighborhoods are historic?
- El Cid, Flamingo Park, Grandview Heights, Old Northwood, Prospect Park and Del-Ida Park in the south end are designated historic districts, with 1920s Mediterranean Revival and Mission homes and guidelines on exterior changes. They are the most sought-after single-family neighbourhoods in the city because they sit within a few minutes of downtown and the island bridges, and each has its own page here with live listings.
- Are there waterfront homes in West Palm Beach?
- Yes, though single-family waterfront is scarce. The Flagler Drive lots in El Cid and Prospect Park, the canal streets in Northwood Shores and a handful of Intracoastal lots in the south end have docks with a short run to the Palm Beach Inlet. Most waterfront inventory is condominium: the towers along Flagler Drive facing Palm Beach, listed on the waterfront condo page of this site.
- What is my West Palm Beach home worth?
- Request a free valuation and we will build it from recent closed sales in your neighbourhood, adjusted for historic status, water views, condition and upgrades, or for club and community terms on the west side. For a listing decision we prepare a full comparative market analysis, and homeowners who need a fast sale can request a cash offer.
- How does West Palm Beach compare with Palm Beach and Palm Beach Gardens?
- West Palm Beach is the urban centre: the downtown, the towers, the historic districts and the widest range of prices. Palm Beach, across the bridges, is the island of estates and oceanfront condos at the highest prices in the county. Palm Beach Gardens, to the north, is the golf and gated suburb with PGA National, the Gardens Mall and the newest construction. We cover all three and can compare specific homes side by side.
