Living in Oakland Park
Oakland Park sits between Fort Lauderdale to the east and north and Wilton Manors to the south, in the middle of Broward County's coastal corridor. Dixie Highway and the Florida East Coast Railway run through its downtown, where Jaco Pastorius Park, the Funky Buddha Brewery and a cluster of restaurants sit a few blocks apart, and Oakland Park Boulevard and Commercial Boulevard carry traffic east to the beaches of Fort Lauderdale and Lauderdale-by-the-Sea. The east side is mostly 1950s and 1960s single-family streets such as Coral Heights, North Andrews Gardens and Collier Estates; further west the housing turns to gated condominium and townhome communities built around lakes. Trains run on the railway day and night, so visit a home near the tracks at different times.
Canal Homes and the Middle River
Oakland Park has no ocean or Intracoastal frontage, but it does have boating water. Canal-front homes in Royal Palm Acres, a few streets around Coral Woods and Coral Brook in the south-east, and the River Shores condominiums at the Wilton Manors line sit on canals and the Middle River, and some listings carry ocean access for smaller boats. The route to the Intracoastal Waterway passes under fixed bridges, so boat height, canal depth at low tide, dock condition and the age of the seawall matter more here than lot size. Lake frontage is the other waterfront: Lake Emerald, Summer Lake, Sailboat Pointe and Oak Tree put homes and condos on the water without saltwater upkeep.
Condos, Townhomes and New Construction
Condominiums are a large part of the Oakland Park market and the most attainable way to own here. Most were built between the 1960s and the early 1990s: River Shores and the complexes along Oakland Park Boulevard in the 1960s and 1970s, Royal Park in the mid-1970s, Lake Emerald and Oakland Forest in the 1980s and Sailboat Pointe in the early 1990s. Florida's milestone inspection and reserve-funding rules apply to condominium buildings of three or more stories, so the inspection report, the reserve study, any special assessment and the leasing rules are the first documents we pull. For newer construction, Oak Tree offers gated single-family homes and townhomes built from 2021, and new townhomes appear on infill lots in central Oakland Park.
Neighborhoods
East of I-95: Coral Heights between Dixie Highway and Federal Highway, North Andrews Gardens and Collier Estates in the north of the city, and River Shores on the Middle River at the Wilton Manors line. Around NW 18th Avenue: the Royal Palm Acres canal homes and the Royal Park condominiums beside Easterlin Park. From NW 21st Avenue west, around the lakes: Lake Emerald, Oakland Forest, Sailboat Pointe, Summer Lake and Oak Tree. The MLS files homes by mailing city, and an Oakland Park address in the west does not always mean the City of Oakland Park, so we confirm the municipality, which sets the tax rate and local rules, for every home. Each neighbourhood page carries live listings, recent sales and a local guide.
Selling a Home in Oakland Park
Oakland Park buyers are also looking in Wilton Manors, Fort Lauderdale and Pompano Beach, so a price has to hold up against the closed sales that match your home, not a citywide median. A renovated pool home in Coral Heights, an original-condition house in North Andrews Gardens, a canal home in Royal Palm Acres and a two-bedroom condo at Lake Emerald each have their own buyers and their own comparable sales, and in homes of this age the roof, the impact windows and the plumbing move the price as much as the square footage. Start with a free valuation built on recent MLS sales, request a guaranteed cash offer for a fast, as-is sale, or ask for a full comparative market analysis before you list.
Investing in Oakland Park
Investors look at Oakland Park for annual rental demand close to Fort Lauderdale, Wilton Manors and I-95, and for older single-family homes on lots with no association that can be renovated or held as rentals. Duplexes, triplexes and fourplexes come up in the central neighbourhoods, and some condominium communities allow leasing soon after purchase while others require a period of ownership first, so the association documents decide whether a unit works as a rental. Check whether converted carports, garages and additions were permitted before you count them as living space. The Oakland Park rental pages show live rents, and the price-reduced page tracks the listings that need a buyer.

Oakland Park Real Estate FAQ
- How much does a home cost in Oakland Park?
- It depends on the type of home. Condominiums in the older communities along Oakland Park Boulevard and around the lakes are the most attainable, mid-century single-family homes in North Andrews Gardens, Collier Estates and Coral Heights make up the middle of the market, and renovated pool homes, canal-front houses and the new homes in Oak Tree carry the highest prices. The market table on this page shows the current median list and sold prices for single-family homes and condos, updated daily from the MLS.
- Can I buy a home with a dock in Oakland Park?
- Yes, though the choice is smaller than in the beach cities. Royal Palm Acres has canal-front homes with docks and seawalls, a few streets around Coral Woods and Coral Brook back onto canals, and River Shores on the Middle River has a community dock. Where a listing carries ocean access, the route passes under fixed bridges, so it suits smaller boats; we check bridge clearance, canal depth and dock rules for every waterfront home we show.
- Are there homes with no HOA in Oakland Park?
- Many. Most single-family homes in Coral Heights, North Andrews Gardens, Collier Estates and Royal Palm Acres were built from the 1950s to the early 1970s on platted streets with no homeowners association, which means no association fee or approval, and more freedom to add a pool, park a boat or renovate within the zoning and permit rules. The condominiums, the lake communities and Oak Tree do have associations, each with its own fees and rules.
- What should I know before buying a condo in Oakland Park?
- Read the association documents as closely as the listing. Most Oakland Park condominiums were built between the 1960s and the early 1990s, so Florida's milestone inspection and reserve-funding requirements apply to many buildings, and the inspection report, the reserve study and any special assessment belong in your review. Ask about leasing too: some communities allow rentals right after purchase and others require a period of ownership, and pet, vehicle and approval rules vary building by building.
- What is my Oakland Park home worth?
- Request a free valuation and we build it from recent closed sales in your neighbourhood, adjusted for a pool, canal or lake frontage, roof and window updates and condition, rather than a citywide median. For a listing decision we prepare a full comparative market analysis, and homeowners who need a fast sale can request a guaranteed cash offer.
