Land for Sale with Seller Financing in South Florida

Lots, acreage and development sites whose seller will finance part of the price, which the MLS records as owner financing, "owner will carry" or private financing. Few lenders finance raw land on home-loan terms, so a seller who carries the note can be the difference between buying a parcel and not. The buyer makes a down payment and pays the seller over an agreed term, often with a balloon payment at the end, and the terms are whatever buyer and seller negotiate.

208 land listings with seller financing are in the MLS as of October 17, 2026.

Land for Sale with Seller Financing in South Florida: Questions

How much land is for sale with seller financing in South Florida?
208 active MLS land listings offer seller financing as of October 17, 2026, with a median asking price of $1,200,000. 34 came on the market in the last 30 days and 68 have had a price reduction.
How does seller financing work on land?
The seller acts as the lender for part of the price. You pay a down payment at closing and sign a promissory note for the balance, usually secured by a mortgage on the parcel that is recorded in the county. The rate, the term and any balloon payment are negotiated with the seller. A real estate attorney should prepare or review the documents, and a title company closes the sale as usual.
What is an agreement for deed?
In an agreement for deed, also called a contract for deed, the seller keeps legal title until the price is paid. With a note and mortgage, the buyer takes title at closing and the seller records a mortgage. The two give a buyer different protections, so have a Florida real estate attorney review which one is being offered before you sign.
Can I build on land I am buying with seller financing?
That depends on the note. Some sellers do not allow clearing, building or another loan ahead of theirs until the note is paid or a release is agreed. A construction lender will usually want its loan in first position, so consult a mortgage lender early and settle the question in the contract.
Does "seller financing" on a listing fix the terms?
No. The listing only says the seller is open to it. The amount financed, the rate and the term are rarely in the MLS; they are negotiated in the offer. Ask the listing broker what the seller has in mind before you write one.
