Confidential Real Estate for Celebrities & Entertainers
Luxury real estate, discreet representation
Personal buying, selling, leasing and relocation services for entertainers, public figures and their representatives across South Florida. Your schedule, your property preferences and your privacy requirements shape the work from the first conversation: showings booked without your name, offers presented through counsel, a furnished lease arranged around a tour or a shoot, and a sale run without your interior photographs circulating. Your manager, business manager or attorney can make the first call and run the whole engagement if you prefer.

How Do Celebrities Buy a Home Privately in Florida?
They keep their name out of every step that happens before the deed is recorded, and they decide with their attorney what the deed itself will say. In practice a manager or attorney makes the first call, a confidentiality agreement is signed before any detail is shared, showings are booked without the client’s name, proof of funds is shown through counsel, the offer is presented by the attorney or in the name of the buyer’s company, and the closing takes place at a law office. Florida’s public records then show whichever owner the attorney has arranged, which is why the ownership question is settled before the contract and not after it. BreakThru Private Client, the private client division of BreakThru Realty, a licensed Florida brokerage based in Fort Lauderdale, runs that process for entertainers and public figures across Miami-Dade, Broward and Palm Beach counties.
Buying, Renting, Selling and Relocating, Discreetly
We find and secure homes to buy or lease, sell homes quietly, and move households and teams to South Florida for people whose work is watched and whose calendar is set by someone else: recording artists and touring musicians, actors and directors between projects, producers and crew leads bringing a production to Miami or Fort Lauderdale, on-air hosts, analysts and reporters tied to a studio or a stadium, and public figures with a following. Many engagements are run end to end by a talent manager, a business manager or an entertainment attorney, and the process is built for that arrangement rather than around it.

What Recognition Changes About a Home
The transaction itself is the same for everyone: contract, inspection, title, closing. What a public profile changes is everything around it. A buyer who is recognized at a showing has told the seller, the seller’s agent and anyone in the lobby that they are looking, and the price moves accordingly. A seller whose interior photographs are published has handed strangers a floor plan. An owner whose name appears on the county property appraiser’s website has made their address searchable in seconds. None of that is prevented by a good agent with good intentions. It is prevented by a process that assumes from the first call that the client will be recognized, and plans for it.
How We Can Help
A musician on a world tour and a broadcaster with a season-long contract need different leases; a producer housing a crew and an actor relocating a household need different paperwork; a seller with a known name needs to understand what a quiet sale costs before choosing one. Each page below covers one of those situations in detail. The privacy standard printed at the foot of every page is the same for all of them, and so is the team, so a client who rents during a project, buys when it wraps and sells when the next one takes them elsewhere deals with the same people throughout.
- Musicians and touring artists: a home that runs while you are on the road
- Actors, producers and film crews: housing that follows a production schedule
- Broadcasters and media personalities: a base near the studio, the stadium and the airport
- Entertainment industry relocation: moving a household and a team without an announcement
- Private homes with gated access: security as a property feature, judged on site
- Selling a high-profile home quietly: the trade-offs of a withheld-address or private sale
- Talent managers and entertainment attorneys: the working arrangement from your side
Where the Work Happens
South Florida’s entertainment geography is wider than Miami Beach. Soundstages and production offices cluster around Doral, the airport corridor and north Miami, with Fort Lauderdale and the Broward beaches used heavily for location work. The region’s arenas and stadiums sit in downtown Miami, Miami Gardens, Sunrise and Fort Lauderdale, and the amphitheater on the West Palm Beach waterfront anchors the Palm Beach County touring calendar. Television studios are spread between Miami, Doral, Miramar and Pembroke Park. Commercial flights leave from MIA, FLL and PBI, and private aviation uses Opa-locka, Fort Lauderdale Executive, Boca Raton and the FBOs at Palm Beach International. The right address is usually the one that puts the day’s work, the airport and a quiet front door within the same hour.
Which South Florida Markets Offer the Most Privacy?
Privacy here is a matter of geography before it is a matter of gates. What matters is how many roads lead in, what can be seen from the water, how close the nearest public sidewalk comes to the front door and how long the drive is to an airport that handles private aircraft. No market is private in every respect, and the places with the most famous names are often the most looked at. Each entry below says what a place hides well and what it does not.
Miami Beach and the Bay Islands
The islands between Miami and Miami Beach are the most recognized private addresses in the region and, in one respect, its least private: sightseeing boats pass the seawalls and point out the houses. What can be seen from the bay counts as much as what can be seen from the street, so the position of the dock, the planting along the seawall and the angle of the terrace are part of every viewing. Fisher Island and Key Biscayne
Fisher Island has no road in. It is reached by its own ferry, by boat or by helicopter, and that crossing is the security plan. Key Biscayne is a village at the end of a single causeway that runs through a county park, with houses toward the bay and condominiums on the ocean. Both are quiet because of where they are, and both add time to every trip to a studio or an airport, which is the trade. Key Biscayne real estate
Coral Gables and Coconut Grove
These two hide houses the old way, behind banyans, coral rock walls and long drives, and the guard-gated waterfront communities at the south end of the Gables add a staffed entrance and a route to the bay. The city’s board of architects reviews walls, gates and exterior changes, so a security upgrade there is a permit question before it is a contractor’s. Coral Gables real estate
Fort Lauderdale
The waterfront streets east of US 1 are finger isles: one road in, water on three sides and, often, a yacht at the dock that screens the house from the canal. A few communities add a guardhouse or a private beach club. The city has its own executive airport and a commercial one minutes from the beach, which shortens the distance between a front door and a departure gate more than almost anywhere else in the region. Boca Raton to the Town of Palm Beach
North of Boca Raton the coast narrows to barrier-island towns where the ocean road is the only road and estates run from the beach to the Intracoastal: Highland Beach, Gulf Stream, Manalapan and the Town of Palm Beach. The town’s architectural commission reviews new construction and exterior changes, and the town limits when building work can take place, so plans for a wall, a gate or a guesthouse belong in the first conversation. Weston, Davie and Southwest Ranches
Inland, privacy is bought with land instead of water. Southwest Ranches and parts of Davie are zoned for acreage, with houses set far back from rural roads, and Weston and Parkland have guard-gated communities on larger lots. There is no boat traffic and little through traffic, and the studio corridor around Doral and Miramar is a highway drive to the south. Weston real estate
The First Call Usually Comes From a Manager
Most engagements in this group begin with a representative, and the brokerage is set up for it. A manager or attorney can open the conversation without naming the client, describe the brief, agree a confidentiality agreement in whichever form their office prefers, and put in writing who may give instructions and who should receive documents. From then on the brokerage reports to the people named and nobody else. If the client would rather never be on a call, that is workable: the search, the offers, the inspections and most of the closing can be run through counsel and a business manager, with the client’s involvement limited to the decisions only they can make.
Public Records Do Not Bend for Fame
Discretion in the brokerage’s hands is real, but it ends where Florida’s public records begin. A recorded deed names the grantee, the county property appraiser publishes the owner of record and the assessed value, and any lien against it is recorded with the clerk of court. Buyers who want distance between their name and their address often hold a home through an LLC or a trust, and the honest version of that advice is that the structure is designed and decided by the client’s attorney and CPA, not the brokerage, and that even then the state’s corporate registry lists a registered agent and often the managers. What the brokerage controls is everything before the deed: who hears about the search, who attends showings and how the offer is presented.
How Does a Purchase Work Around a Tour or a Shooting Schedule?
It is fitted into the days the calendar leaves free, and everything that can be done from a distance is. An album cycle, a shooting schedule, a season of broadcasts or a residency decides when a performer can look at a house, sign a lease or sit at a closing table, and those dates move without consulting anyone’s real estate plans. The group works around that rather than against it: showings compressed into a single day off, video walk-throughs for the homes that do not justify a flight, remote signing where Florida law allows it, powers of attorney drafted by the client’s counsel when it does not, and a named contact who knows the tour or the shoot is the fixed point and the house is the variable.
Our Privacy Standard
- A confidentiality agreement before the first conversation
- Ask and a mutual non-disclosure agreement comes to you or your representative before any detail is shared, and it covers everyone at the brokerage who works on the file.
- Your name stays out of our marketing
- BreakThru Realty does not use a client’s name, likeness, team or transaction in its advertising, social media, website or press, before or after closing, unless the client asks for it in writing.
- Showings by appointment with verified buyers only
- When you sell, your home is shown only to buyers whose identity and proof of funds or pre-approval have been checked, by appointment, with personal items and photographs put away beforehand.
- Address withheld from internet display where the MLS allows
- A seller can ask for a listing’s address to be kept off consumer websites within the rules of the multiple listing service, and for interior photographs to leave out anything personal.
- One point of contact
- A single named contact at the brokerage runs the file, so your details are not passed around an office.
- We work through your people
- If you would rather we deal with your agent, manager, business manager, attorney or family office, that is the channel we use, and nothing is sent anywhere else.
- Documents by secure link, wires confirmed by phone
- Files are shared by secure link rather than as open email attachments, and wiring instructions are always confirmed by a phone call to a known number before any money moves.

Questions We Are Asked
- Can an entertainer’s search be run entirely by their manager?
- Yes, and many are. A manager, business manager or attorney can brief the brokerage, sign the confidentiality agreement, attend showings, receive the reports and relay decisions, with the client appearing only for the choices nobody else can make and the documents only they can sign. The arrangement is put in writing at the start so the brokerage knows exactly whose instructions to follow.
- What happens when a buyer is recognized at a showing?
- It changes the negotiation, which is why the group plans for it. Showings are booked without the client’s name, in windows when the listing agent is the only other person present, with staff and neighbors kept out of it, and the client can send a representative to the first visit and attend only the shortlist. If recognition is unavoidable, the offer is presented through counsel so the name is not attached to the price.
- Does owning through a company keep an entertainer’s address private?
- Partly, and less than people expect. The deed and the county property appraiser record then show the company rather than the person, but the state’s corporate registry lists the registered agent and often the managers, and a trust names its trustee. Whether an LLC or a trust is worth it, and how to set it up, is a decision for the client’s attorney and CPA, and the brokerage works within what they decide.
- Is this group only for people who are famous?
- No. It is for anyone whose work in entertainment or media makes a move more visible or more time-constrained than usual, which includes crew leads housing a production, a producer relocating an office and a broadcaster on a one-season contract. The level of attention a client attracts decides how much of the privacy standard is used, not whether they qualify.
- How is a celebrity client’s file kept separate from the rest of the office?
- Each file is seen only by the people working on it, documents move by secure link rather than open attachment, and the client’s name does not appear in the brokerage’s marketing, social media or press at any point unless the client asks for that in writing. Nothing learned in one client’s search is used for another, and the brokerage does not confirm whether any individual is a client.
