Live listings from the MLS for each community, by the kind of home: waterfront, condominiums, houses and new construction.

Your first step: BreakThru Florida Home Buying Plan

Before You Book a Flight, Know Where to Buy, What Your Money Buys and What to Look Out For

You are not simply buying a home in Florida. You are making a decision about the life you want next, from a place where you cannot drive past the house. The plan starts with a conversation about what the move has to do for you, and ends with a short list of communities and homes worth your time, what each would cost to own, and a tour schedule built around you.

What you receive

  • A buying consultation about what you want the move to do, what worries you and what must be true for it to make sense
  • A side-by-side comparison of the South Florida communities that fit, with the trade-offs of each
  • A first shortlist of homes for sale that match, chosen by an agent rather than a filter
  • An ownership-cost review for the homes you like: property tax, insurance, flood and association fees
  • A tour plan: live video tours now, and an in-person trip scheduled so one visit covers what matters
  • How buyer representation and compensation work in Florida, in writing, before any tour

What happens next

  1. Tell us where you live now, where you are looking, your budget and your timing.
  2. A local agent replies within one business day to schedule your buying consultation.
  3. After the consultation, your agent prepares the community comparison, the shortlist and the cost review.
  4. You tour by video or in person when you are ready, and decide what happens next.

Free and without obligation. Nothing you tell us is shared with a seller, and you sign a buyer agreement only when you are ready to tour.

Plan My Move · Find My Florida Home

How much house can I get in South Florida coming from West Virginia? Usually less than the same budget buys at home, especially near the coast in Broward and Palm Beach counties, where lots are small and prices are high. The Treasure Coast, inland Broward and southern Miami-Dade offer more space for the money, with longer drives. Ask a local agent to compare what your price range buys in several areas, and consult a mortgage lender about financing.

A good move from West Virginia ends with a Florida home that fits your budget as well as your plans, and with no surprise in the first insurance bill or the first tax bill. That takes clear numbers early, because South Florida prices, lot sizes and carrying costs run differently from Charleston, Morgantown or the Eastern Panhandle. BreakThru Realty works for buyers who still live in West Virginia: we show what your money buys in each area, tour homes on camera and put the full cost of owning in writing, since a buyer weighing the Treasure Coast against inland Broward from several states away needs local eyes before any deposit goes down.

Where Does a West Virginia Budget Get Tested in a Florida Move?

In the first year of owning, not on moving day. A mover quotes by weight and distance, and leaving the snow gear, the wood splitter and the basement contents behind trims the bill. What tests the budget is the set of monthly costs that arrive afterward: the mortgage, a property tax keyed to the price you paid instead of the seller’s capped figure, wind insurance with its own hurricane deductible, flood insurance if the lot sits low, association dues in a planned community and, for a house, the pool and lawn service a Florida yard usually needs. Any figure on this page would mislead you, because the roof, the elevation and the county move it more than the house does. Run real quotes for a single address through the Florida Home Cost Calculator, hold the result up against your Kanawha or Monongalia County bills, and judge the move on that home rather than on an average.

Will Florida Cost You Less Than West Virginia?

Usually not on housing, and the income tax difference is smaller than you might expect. West Virginia taxes income, though it has lowered its rates in recent years, while Florida skips a personal income tax altogether, so a paycheck stretches somewhat further once domicile has changed. On the other side, a West Virginia budget buys a full basement, a garage and a yard at home, while near the South Florida coast the same money buys a smaller lot, a townhome or a condominium. Add insurance priced for hurricanes, association fees and a property tax recalculated from your purchase price, and the move rarely pays for itself on paper; it pays in winters, water and a flat driveway. Do not let a tax estimate choose your home. Weigh one actual Florida property against your current house, cost by cost, and ask a CPA or tax adviser to check the tax side, retirement income included.

Which Parts of South Florida Give a West Virginia Budget Room?

The ones with land, which means looking past the beachfront. A retired teacher in Charleston who wants a single story house, a little ground and a short drive to doctors does well in Port St. Lucie or Fort Pierce on the Treasure Coast, where newer subdivisions and older lagoon front streets cost less than the southern counties. A remote worker in Morgantown who wants an office, reliable internet and a beach within reach on weekends looks at Coral Springs or the Treasure Coast. A household in the Eastern Panhandle that commuted toward Washington for years and wants warm winters without the long drive looks at Davie, where ranch style houses sit on generous lots near the highways, or at Homestead at the southern edge of Miami-Dade, where prices sit below the northern suburbs. Your agent begins the shortlist wherever your price range buys the space you are used to.

What Keeps a West Virginia Buyer Cautious, and How Does the Plan Answer?

The worries from West Virginia are practical: that the budget will not stretch to anything near the coast, that the first insurance quote will be a shock, that a rural property at home will take a year to sell, that an agent will steer a buyer toward whatever is easiest to show, and that a Florida house on flat ground will flood. The Florida Home Buying Plan meets each with a piece of work you can check.

  • The stretched budget: a look at what your price range buys in three or four areas, shown on camera before you pick one
  • The insurance shock: wind and flood premiums quoted on every finalist before the inspection deadline, and a wind mitigation report where the house qualifies for credits
  • The slow sale at home: a calendar for both closings, plus a referral to a West Virginia listing agent if you need one
  • Being steered: one named agent, a written plan with dates, and a shortlist drawn from your list rather than ours
  • The flat lot: the flood zone, the elevation and the drainage of every finalist checked, and the street filmed after a storm when timing allows

Should the West Virginia House Sell Before You Buy?

Often yes, unless a mortgage lender confirms you can carry both, because a rural West Virginia property can take time to sell and appeals to a narrower group of buyers. Closing at home first puts the proceeds in hand and fixes your budget, usually with a short Florida lease while you shop. Buying first secures the Florida house at the cost of two payments. Renting the West Virginia house back from your buyer for an agreed stretch after closing can cover a gap, and a sale contingency may work with some Florida sellers, though many prefer offers without one. If you have no agent at home yet, we can introduce one licensed in West Virginia, and we line the Florida contract up with the closing at home rather than hoping the dates land. Any bridge loan is a question for a mortgage lender, and an early one.

Is Renting First Worth It When You Are Torn Between Two Regions?

Yes, for anyone who has not lived through a Florida summer or keeps going back and forth between the Treasure Coast and inland Broward, because those are different drives, different prices and different lives. If you know the area and your sale at home is in view, buying now saves a year of rent. A lease teaches you the heat, the Turnpike commute at your actual commuting hours, and whether the neighborhood you liked in February still suits you in August. Renting also pushes back homestead, because the exemption looks at who owns and occupies the home each January 1. The rental and its association rules get the same vetting from your agent as a purchase would, and the buying search is timed to wrap up near the lease end.

How Do You Buy in Florida Without Leaving Charleston or Morgantown?

With a signed agreement, live video tours and a closing you can sign at home. The first document is the written buyer agreement that Florida practice has required ahead of any showing since August 2024. A live video call in which your agent walks a home counts as a showing, so you sign before the tours, once we have explained the agent’s duties, the pay arrangement and the exit terms. After that your agent covers the ground for you: touring homes on camera, checking the roof, the air conditioner, the water heater and the drainage in the yard, and timing the drives to the hospital, the grocery store and the airport. The inspector’s findings reach you live, by phone, with time for your questions. Before an offer, we read the association’s rules and finances with you and ask insurance agents to quote that exact address. The closing package can usually travel by courier, or the title company can set up an online notary, so you sign at your own kitchen table in Charleston or Morgantown. Treat any emailed change to wiring instructions as suspect and confirm it by phone with the title office before money leaves your bank.

What Does West Virginia Still Tax After You Move?

The income from the year you move and any income from West Virginia sources afterward. West Virginia taxes income, and the year of the move usually calls for a part year return; income you keep earning there, such as rent from a house you keep and lease out, can stay taxable after you leave. Residency is about facts: where you live, vote, register your vehicles and keep your life. West Virginia has no separate estate tax, but your will and any trust deserve a review by a Florida attorney after the move. In Florida, the clock starts when you become a resident: you have 30 days to switch to a Florida driver license, and you can register as a voter in your new county. A declaration of domicile, a short sworn filing with the clerk naming Florida as your permanent home, is optional but adds to the record. Keeping property in West Virginia is possible, but plan its effect on residency with a CPA or tax adviser while the dates are still open.

How Is Flat Florida Ground Different From a West Virginia Hillside?

Water collects on it instead of running off, which changes how you judge a lot. Many West Virginia houses are wood frame on a hillside, with a basement or a walkout lower level, gas or electric heat, and in the country a drilled well, a septic tank and a gravel drive up the hill. Flooding along creeks and rivers is a familiar worry, and so is a slipping slope. South Florida reverses much of that: the land is flat, and the elevation of a lot, even by a few feet, matters for flood insurance. Houses are mostly block walls on a concrete slab, protected by impact windows or shutters, and insurers ask about the roof’s age before anything else. Federal flood policies generally carry a 30 day waiting period, so yours should be requested as soon as you are under contract. If a condominium appeals, Florida’s 2022 law has buildings three stories or taller complete milestone inspections and study the reserves needed for major components, and gaps in either can mean a special assessment for the owner of record.

Why Is Insurance the Number to Get First?

Because for a buyer from West Virginia it is usually the largest surprise in the Florida budget. Homeowners coverage here includes windstorm protection with a separate hurricane deductible, and the premium depends on the roof’s age and shape, the protection on windows and doors and the distance to the coast. A wind mitigation inspection documents those features and can lower the premium. Flood insurance is a separate policy, priced on flood zone and elevation. In a condominium, the association insures the building through the dues and you insure the interior. In newer communities, a CDD assessment, a charge that repays a community development district for roads and utilities, may sit on the tax bill. Our recommendation is to get real quotes for each finalist during the inspection period, before the deposit is at risk, and to let those quotes rule a home out before you grow attached to it.

How Will Your Florida Property Tax Be Figured?

By state rules rather than county habit. Own the home, live in it as your permanent residence on January 1 and file by March 1, and the homestead exemption can take as much as $51,411 off its assessed value for 2026. Of that, $25,000 comes off the value for every tax, and the remaining $26,411, recalculated each year for inflation, is excluded from school taxes. After the first year, Save Our Homes limits the annual rise in your assessment to the lesser of 3% and the CPI change. One thing to remember: the listing’s tax line reflects the seller’s ownership, may reflect years of capped growth, and resets to market value once you buy, so your first bill can be noticeably higher than the listing shows. We estimate it for each finalist, and your CPA or tax adviser can test it.

How Do You Get Back to West Virginia From South Florida?

Usually by a connecting flight or a two day drive, with no change of clock. There is no time zone to cross. Charleston’s airport has a limited set of direct flights, so most trips connect through Charlotte or Atlanta, and Eastern Panhandle households often drive to Dulles or Baltimore for a direct flight to Fort Lauderdale, Palm Beach or Miami. The road trip runs down Interstate 77 into the Carolinas and then onto Interstate 95. If you keep a house or land in West Virginia, work out with your tax adviser how many weeks there your residency plan can absorb. Then start your Florida Home Buying Plan; an agent will be in touch within one business day to arrange the consultation and put together the area comparison, a list of finalists and a cost breakdown for each.

Where in Florida Should a West Virginian Live?

Each link opens that community’s page, with the homes for sale there now. Your agent adds the streets, the buildings and the trade-offs a listing does not show.

Before You Fall in Love With a Florida Home, Understand What It Costs to Own

The price is one number. The mortgage, property tax, homeowners insurance, flood insurance and association fees are the ones you pay every month. Put your own figures into the calculator, mark which ones are real quotes and which are still estimates, and compare the total with what you pay where you live now.

Why Work With BreakThru Realty Instead of Searching for Homes Yourself?

Anyone with an internet connection can search Florida homes. When you are buying from another state, the information you do not have matters as much as the listings you can see: the insurance that costs more than you expected, the special assessment the condominium has pending, the street that does not fit your daily routine. Our role is to help you understand what you are buying before you commit.

  • Find Your Community. An area comparison built from your commute, budget, schools and the way you live, before any listing is sent, so you choose between real neighborhoods rather than reputations.
  • Explore Homes Remotely. Your agent tours each home live on video, walks the street and the building, and attends the inspection with you on the line, so distance stops being the reason you miss the right home.
  • Understand Ownership Costs. Property tax at the reset value, homeowners and flood insurance, association fees and reserves, set beside the price of every home you like, so the monthly number is real before you offer.
  • Negotiate With Confidence. Local market information, an offer strategy talked through with you, and the contract deadlines worked through to closing, with the Florida specifics explained before they cost you.
  • Close With Local Representation. A licensed Florida broker of record, a written buyer agreement before any tour, and a closing you can usually sign from where you live, with wiring instructions confirmed by phone.

You are not simply buying a home in Florida. You are making a decision about the life you want next. We will help you make an informed one.

Questions you may be asking

I am months away from moving.
That is the right time to start. The plan tells you which areas to watch, what homes there cost to own and what a realistic offer looks like, so the trip you eventually book is spent on the right streets.
Can I really buy without being there?
People do, and it takes more care, not less. Your agent tours live on video, walks the street and the building, attends the inspection with you watching, and coordinates a closing you can sign remotely where the title company and your lender allow it.
Does a buyer's agent cost me anything?
Buyer-agent compensation is negotiable and set out in the written buyer agreement you sign before touring. In many South Florida sales the seller or listing broker offers to pay some or all of it, but that is never certain, so we explain the position on each home before you tour it.
I can search listings myself.
You can, and you should keep looking. What a listing cannot tell you is what the insurance will cost, whether the building has an assessment coming, or how the street feels at eight in the morning. That is the part the plan covers.
I have a home to sell first.
Most out-of-state buyers do. The plan works through the order: selling first and renting, buying first, or a contingency where the market allows it. We can introduce an agent where you live now, and for anything about bridging the two, consult a lender.

Questions People Ask Before Moving

Can I afford South Florida on a West Virginia budget?
Often, yes, with realistic expectations about location and home type. Near the coast in Broward and Palm Beach counties, prices are high and lots are small. The Treasure Coast, inland Broward and southern Miami-Dade offer more room for the money, with longer drives. Consult a mortgage lender about financing, and your agent will show you what your range buys in each area.
What does the Florida Home Buying Plan include, and what does it cost?
Nothing, with no obligation attached. You get six things: a first conversation about your goals for the move, a side by side of the areas where your budget works, a shortlist of homes an agent picked, an ownership cost review for each one you like, a touring schedule and our representation terms to read in writing. A local agent follows up within one business day of your form and sets a time for the consultation.
Is the Treasure Coast a good fit for someone from a small West Virginia town?
It can be. Fort Pierce, Port St. Lucie, Stuart and the smaller communities around them are less built up than Broward or Miami-Dade, with more room for the money and a slower pace, though the major airports and Miami are a long way south. Your agent can tour neighborhoods on camera so you can judge the pace for yourself before you commit to a drive.
Does West Virginia tax me after I move to Florida?
That depends on when your domicile changes and whether you keep income from West Virginia sources, and the year you move may still call for a West Virginia return. Florida has no personal income tax. Residency rests on facts such as where you live, vote and register your vehicles. A CPA or tax adviser should review your situation and the timing before you move.
What happens if my West Virginia house takes a long time to sell?
You have options. You can buy in Florida first and carry both homes, rent here until the sale closes, or make a contingent offer, which some Florida sellers accept. Each choice places the cost and the risk differently. We coordinate with your West Virginia agent, or introduce one by referral, and a mortgage lender should explain any bridge financing before you choose.
Do Florida homes have basements or room for storage?
Basements are almost unheard of, because most homes sit on concrete slabs on low, flat ground. Garages are common in single family homes and carry most of the storage, while a condo may offer a storage unit or none at all. Count closets and garage space carefully when you compare a Florida home with your West Virginia house, and plan to downsize before the move.
