Moving From South Carolina to Florida? Finish the Trip South on Your Terms.
Winters warmer than the Lowcountry. The coastal questions answered before you offer. A closing that works from Charleston, Columbia or Greenville.
Complete the move south with the coastal questions already answered. A local agent compares beach towns, tours homes on video, reads the condo file and prices each home before you offer.

Find Your Florida Lifestyle
Tell us where in South Carolina you are moving from, your budget, what matters most (beach access, walkability, a larger home, luxury living or retirement) and when you plan to move. The page recommends the communities and the homes for sale that fit, and the same answers start your plan.
Homes Matching Your Criteria
Live listings from the MLS for each community, by the kind of home: waterfront, condominiums, houses and new construction.
Your first step: BreakThru Florida Home Buying Plan
Before You Book a Flight, Know Where to Buy, What Your Money Buys and What to Look Out For
You are not simply buying a home in Florida. You are making a decision about the life you want next, from a place where you cannot drive past the house. The plan starts with a conversation about what the move has to do for you, and ends with a short list of communities and homes worth your time, what each would cost to own, and a tour schedule built around you.
What you receive
- A buying consultation about what you want the move to do, what worries you and what must be true for it to make sense
- A side-by-side comparison of the South Florida communities that fit, with the trade-offs of each
- A first shortlist of homes for sale that match, chosen by an agent rather than a filter
- An ownership-cost review for the homes you like: property tax, insurance, flood and association fees
- A tour plan: live video tours now, and an in-person trip scheduled so one visit covers what matters
- How buyer representation and compensation work in Florida, in writing, before any tour
What happens next
- Tell us where you live now, where you are looking, your budget and your timing.
- A local agent replies within one business day to schedule your buying consultation.
- After the consultation, your agent prepares the community comparison, the shortlist and the cost review.
- You tour by video or in person when you are ready, and decide what happens next.
Free and without obligation. Nothing you tell us is shared with a seller, and you sign a buyer agreement only when you are ready to tour.
Do I need a lawyer to close on a Florida home if I am from South Carolina? Florida does not require an attorney at closing the way South Carolina does. A title company usually handles the closing, the title search, title insurance and recording the deed, and documents can often be signed remotely. Many buyers still hire a Florida real estate attorney to review the contract. A local agent coordinates with whichever you choose and keeps the deadlines.
Some South Carolina owners already made one move south, from Ohio or New Jersey to Greenville or the Lowcountry, and now want the rest of the trip; others grew up in Charleston or Myrtle Beach and know hurricanes well. Either way, the decisions that matter, wind and flood costs, condo reserves and a closing without an attorney at the table, look different in Florida. BreakThru Realty represents South Carolina buyers in South Florida, so an agent who already works this coast checks each of them on the ground before you decide.
How Much Does Moving From South Carolina to Florida Cost Once You Own?
Interstate 95 and one mover’s quote handle the trip; the year after the closing is the part to budget. Lowcountry owners already carry wind and flood policies, and the Florida versions bring their own hurricane deductible plus a tax bill figured on your price, not the seller’s. Upstate owners meet those policies for the first time. Everyone picks up association or condo dues that now fund reserves and yard and pool service through a winter that never arrives. Because the county, the building and the roof drive each line, and because one budget buys a different home in Vero Beach than in Delray Beach, we publish no figure. Your agent gathers quotes for the homes you like, and the Florida Home Cost Calculator compares them with what you pay in Charleston, Columbia or Greenville.
Will Your Costs Fall After Leaving South Carolina for Florida?
Income tax falls, property tax depends on the house, and coastal insurance is expensive in both states. South Carolina levies a personal income tax that Florida lacks, so pay earned after a genuine change of domicile is taxed less. South Carolina assesses a legal residence at a lower ratio than a second home and reassesses at a sale, so a break for the home you live in and a reset when you buy will both feel familiar; Florida’s homestead exemption and Save Our Homes cap reach a similar place by different rules. A Mount Pleasant owner already knows wind coverage through the state wind pool and a separate flood policy; a Greenville owner meets them here for the first time. Compare your house with one Florida address, every bill included, and have a CPA confirm the tax side.
Lowcountry, Upstate or Grand Strand: Which South Florida Town Fits Your South Carolina Life?
Lowcountry owners usually look north of Palm Beach, Upstate households to the walkable towns, and condo owners to the small beach towns of Broward. A Mount Pleasant or Sullivan’s Island household with a raised house and a beach routine finds its scale in Vero Beach, Juno Beach or Hobe Sound, barrier islands and quiet mainland streets with the big airports a drive away. A Greenville family that moved south from the Northeast years ago and knows subdivisions better than storms tends to prefer Delray Beach, where a downtown along Atlantic Avenue sits a short walk from the sand. A Myrtle Beach or Hilton Head condo owner weighing a building with stronger reserves often starts in Lauderdale By The Sea, low buildings near the beach with the Fort Lauderdale airport close. Name the part of the state you are leaving, and your agent opens the search in the matching county.
What Should a South Carolina Buyer Expect the Plan to Settle?
It should settle the five questions South Carolina buyers raise first, and the Florida Home Buying Plan does so on paper. Will I pick the wrong beach town from a distance? Will wind and flood premiums outrun the budget? Will the right home sell while I am still in South Carolina? Will an agent here give an out of state buyer full attention? How does a closing without a lawyer at the table protect me? The plan answers each one.
- The wrong beach town: a written comparison built from your budget, your home airport and your week, sent before any listing
- Premiums that outrun the budget: a review of each home listing its own wind and flood quotes, the wind mitigation report and the roof permit date
- The right home lost: a named agent keeping a live listings shortlist current, with video tours of the strongest fits
- Attention from afar: a calendar of next steps, drives clocked at the times you would make them and a seat on the inspection call
- No lawyer at the table: the buyer agreement in writing, the title company or a Florida attorney chosen early and each contract deadline tracked
Should a South Carolina Attorney Closing Come Before Your Florida Purchase?
Yes if the South Carolina proceeds fund Florida; no if the Florida home is the scarce one and you can hold both until your attorney closes the sale at home. Charleston area houses and Upstate subdivisions sell on different clocks, and a buyer whose loan stalls can move your date, so decide the order deliberately. Owning both for a while means bridge financing or a second loan, which a mortgage lender should cost out before the house goes on the market. Renting here after a sale fixes the budget, at the price of a second move and a year’s delay on homestead. A rent back keeps you in the South Carolina house a few weeks past its closing, and a contingent Florida offer suits a patient seller. Your South Carolina closing runs through an attorney and your Florida one through a title company, so two calendars need one coordinator; your agent keeps both and can introduce a South Carolina listing agent, broker to broker.
Is Renting in Florida a Smart First Step After South Carolina?
It is if you are still choosing between the Treasure Coast and Broward from an April visit; it is not if a summer here already decided it. A year’s lease shows the heat, the hours the beach roads jam in season and whether a barrier island or a mainland street suits you once winter visitors arrive. The cost is twelve months of rent, one more move and a homestead exemption deferred until a January 1 when the home is yours and you live in it. For a Greenville household finishing a move south that started years ago in the Northeast, the year often shows which coastal town is home rather than which one photographed well. Rentals get the same scrutiny as a purchase from your agent, condo approvals included, and the purchase is timed to the lease end.
How Much of a Florida Purchase Happens Without You in the Room?
Almost all of it; the field work is your agent’s and the decisions stay yours. Before any tour you sign a written buyer agreement, a Florida requirement since August 2024 that also covers live video tours, and we go over its compensation terms and how to end it first. Next your agent sorts areas by budget and commute, tours candidates live with attention to the roof, the windows, the parking and the walk to the beach, clocks the drive to the airport you will fly from, and reads association documents before any offer is written. During the contract the inspector walks you through findings by phone and insurers quote the actual address. The closing can be signed in Charleston, Columbia or Greenville when the title company allows a courier package or an online notary. A visit to see your finalists is worthwhile if you can fit it in.
Do You Need an Attorney to Buy a Home in Florida?
No; Florida does not require one the way South Carolina does, though hiring one is a sound choice when anything is unusual. In South Carolina a licensed attorney conducts or supervises a residential closing, so you may expect a lawyer at the table. In Florida the closing is usually run by a title company, which searches the title, issues title insurance and records the deed with the county, and some buyers use a Florida real estate attorney instead or in addition. The purchase contract decides who chooses the title agent and which side buys each title policy, and your agent negotiates that alongside price and repairs. Florida closings are built for distance: the title company can send documents to you by courier or run an online notary session while the money and the deed move here. Should you want a lawyer to review the contract or the deed, hire a Florida real estate attorney early; your agent works alongside them and keeps every deadline in view.
Can South Carolina Still Tax You After You Become a Floridian?
It can tax South Carolina source income, and it can tax the rest until your domicile has truly changed. Rent from a Mount Pleasant house you keep, profit from a South Carolina business or pay from a South Carolina employer can stay taxable there after a real move, and the months before you left remain South Carolina months. Domicile turns on facts such as where your home, license, voting, family and year are. The Florida file is built from records: a license within 30 days, tags and voter card transferred, a declaration of domicile if you want one, and a homestead claim filed no later than March 1 for the house that was yours and your residence on January 1. A beach house on Edisto or a condo at Myrtle Beach makes the file matter more. Have a CPA or tax adviser time the move and estimate both returns before you sell.
How Is a South Florida House Built Differently From a Lowcountry One?
It sits on a slab instead of piers or a crawl space, a lanai replaces the piazza, and the condo file gets thicker. South Carolina houses often sit above the ground: Charleston single houses with side piazzas, Lowcountry homes raised on piers, Upstate houses on crawl spaces or basements. South Florida houses usually rest on a concrete slab under block walls, and a screened lanai does the work a porch did, often beside a pool. With no crawl space, the plumbing lies under the slab, where the inspector checks for leaks, while ductwork runs through a hot attic. Roofs are tile, metal or shingle and their permit date drives the insurance quote; a wind mitigation report shows how the roof is tied down and how the openings are covered, and it can earn credits. Wind through Citizens Property Insurance or a private carrier replaces the state wind pool, each policy with a hurricane deductible, and the NFIP sets a 30 day wait on new flood policies. Condo owners from Myrtle Beach or Hilton Head know dues and assessments; Florida’s 2022 law adds milestone inspections and a funded reserve study once a building reaches three stories, and a shortfall follows the unit as a special assessment.
How Easy Is the Trip Back to Charleston, Columbia or Greenville?
Easier than from almost any other state we serve: the same time zone, one interstate and short flights. South Carolina shares Eastern time with South Florida, so a remote worker keeping Greenville or Columbia hours loses nothing. Interstate 95 runs from the Lowcountry straight down the Florida coast, a long day’s drive that is practical for a holiday with the car full. Flights from Charleston, Greenville or Columbia to Fort Lauderdale, Miami or Palm Beach are short, nonstop on some routes and connecting on others, so look at the timetable for your airport before choosing between the Treasure Coast and Broward. A family house on Edisto, a condo at Myrtle Beach or grandchildren in the Upstate will pull you back often; mention them at the start, and your agent will rank finalists partly on the airport drive.
Where in Florida Should a South Carolinian Live?
- Delray Beach: A downtown built along Atlantic Avenue with cottages, townhomes and condos near the beach; homes close to the center cost more and winter parking is tight.
- Lauderdale By The Sea: A small beach town of low buildings, condos and cottages near the sand between Fort Lauderdale and Pompano Beach, with the Fort Lauderdale airport a short drive.
- Juno Beach: Condos along the ocean and single family streets west of US 1 in a small northern Palm Beach County town; quieter, and farther from Miami.
- Vero Beach: A low rise barrier island and a mainland of older beach cottages and newer subdivisions in Indian River County; the major airports are a long drive.
- Hobe Sound: Modest houses, some larger lots and rural edges near Jupiter Island and a large state park in Martin County; shopping and services are a drive.
Each link opens that community’s page, with the homes for sale there now. Your agent adds the streets, the buildings and the trade-offs a listing does not show.
Before You Fall in Love With a Florida Home, Understand What It Costs to Own
The price is one number. The mortgage, property tax, homeowners insurance, flood insurance and association fees are the ones you pay every month. Put your own figures into the calculator, mark which ones are real quotes and which are still estimates, and compare the total with what you pay where you live now.
Why Work With BreakThru Realty Instead of Searching for Homes Yourself?
Anyone with an internet connection can search Florida homes. When you are buying from another state, the information you do not have matters as much as the listings you can see: the insurance that costs more than you expected, the special assessment the condominium has pending, the street that does not fit your daily routine. Our role is to help you understand what you are buying before you commit.
- Find Your Community. An area comparison built from your commute, budget, schools and the way you live, before any listing is sent, so you choose between real neighborhoods rather than reputations.
- Explore Homes Remotely. Your agent tours each home live on video, walks the street and the building, and attends the inspection with you on the line, so distance stops being the reason you miss the right home.
- Understand Ownership Costs. Property tax at the reset value, homeowners and flood insurance, association fees and reserves, set beside the price of every home you like, so the monthly number is real before you offer.
- Negotiate With Confidence. Local market information, an offer strategy talked through with you, and the contract deadlines worked through to closing, with the Florida specifics explained before they cost you.
- Close With Local Representation. A licensed Florida broker of record, a written buyer agreement before any tour, and a closing you can usually sign from where you live, with wiring instructions confirmed by phone.
You are not simply buying a home in Florida. You are making a decision about the life you want next. We will help you make an informed one.
Questions you may be asking
- I am months away from moving.
- That is the right time to start. The plan tells you which areas to watch, what homes there cost to own and what a realistic offer looks like, so the trip you eventually book is spent on the right streets.
- Can I really buy without being there?
- People do, and it takes more care, not less. Your agent tours live on video, walks the street and the building, attends the inspection with you watching, and coordinates a closing you can sign remotely where the title company and your lender allow it.
- Does a buyer's agent cost me anything?
- Buyer-agent compensation is negotiable and set out in the written buyer agreement you sign before touring. In many South Florida sales the seller or listing broker offers to pay some or all of it, but that is never certain, so we explain the position on each home before you tour it.
- I can search listings myself.
- You can, and you should keep looking. What a listing cannot tell you is what the insurance will cost, whether the building has an assessment coming, or how the street feels at eight in the morning. That is the part the plan covers.
- I have a home to sell first.
- Most out-of-state buyers do. The plan works through the order: selling first and renting, buying first, or a contingency where the market allows it. We can introduce an agent where you live now, and for anything about bridging the two, consult a lender.

Questions People Ask Before Moving
- What does the Florida Home Buying Plan include, and what does it cost?
- It carries no fee and no obligation. Inside are a buying consultation, a comparison of the beach towns and neighborhoods that fit your routine, a first shortlist an agent draws from what is listed now, a cost review of your favorites with their wind and flood quotes, a touring plan and your buyer representation terms in writing. Request the plan; a local agent replies within one business day to schedule the consultation.
- Is Florida’s homestead like South Carolina’s legal residence rate?
- Both favor the home you live in, but they work differently. South Carolina assesses a legal residence at a lower ratio and reassesses at a sale; Florida subtracts a homestead exemption from assessed value, resets the assessment when a home sells and then limits yearly increases under Save Our Homes. A CPA can compare both bills for a specific address.
- Can I buy in Florida without leaving South Carolina?
- Mostly, yes. Once we have spoken and you have signed a buyer agreement, your agent handles the tours over live video, reads association files, keeps you connected during the inspection and collects insurance quotes for the address. A visit for the finalists helps, and most title companies can arrange for you to sign at home by courier or online notary.
To request a tour, call (786) 914-1017 or email sales@breakthrurealty.com.
- How do Florida condo reserve rules affect a buyer from Myrtle Beach?
- Florida’s 2022 condo law requires every building three stories or taller to complete milestone inspections and a structural integrity reserve study, then fund the reserves the study sets. An underfunded building can raise dues or levy special assessments that pass to new owners. Your agent gets those reports, the budget and the board minutes before you make an offer.
- What is a lanai?
- In South Florida, a lanai is a covered outdoor room attached to the house, usually screened and often beside the pool. It does the job a Lowcountry porch or a Charleston piazza does and shapes how the house lives day to day. Check whether it sits under the main roof, and whether its screen enclosure was permitted, before you count it as living space.
- Should I sell my South Carolina home before buying here?
- That turns on two questions: how long you could carry two homes, and how much a second move would cost you. The answers point to selling first, buying first, or a middle path such as a rent back or an offer contingent on your sale. We work alongside your South Carolina agent and closing attorney; consult a mortgage lender about bridging funds before you list.
